Bed bugs! As I write this, I am completely and utterly revolted. I stayed here for a bachelorette party, it was great until I thought I found a tick on my pillow. I was wrong it was a bed bug. My friend and I who stayed in the bottom bunk have quarter sized welts all over our extremities. I have had to take off from work, was put on antibiotics and steroids and now am going to have to call an exterminator to check that I didn't bring them back that may home in Long Island. They have denied any responsibility even though I have never had bed bugs and this is the only place I've stayed other than my home in 6 months. Also my husband and my friends husband who were at home have not had any bites, thus the only place we could have gotten them was in this bed that we shared here. They refuse to refund me my money. We have been going to the Finger Lakes region for the last few years, but never stay close to the lake. This time we decided to find a rental closer to Seneca Lake, and this cabin was. The location, was great. Close to many wineries and not too far from Geneva's local town to go out to eat and to Wegmans. Our main concerns are actually with the home specifically. The grounds are beautiful. It looks a little colt like, with the way the houses are set up but well maintained and a very welcoming space for our two small dogs to run. What was problematic for us was the inside or structure. The water smelled horrific. It actually smelt like rotten eggs and it was apparent the water had not been treated in a very long time. We actually went and bought gallons of water to cook with, wash our hands, drink and brush our teeth. Only two of us stayed in the home, thankfully, otherwise the smell would have been even worse with more guests. Next, the grill was filthy and had not been cleaned in quite some time. The directions clearly state the renter is responsible to clean the grill and/or the cleaning crew and neither have happened in a while. It was filled with grease and made us apprehensive to even use it with foil. Another major concern was the front step was loose and rocky. When entering, I almost fell a few times. This needs to be fixed for everyone's safety. The cabin was well equipped with all necessary household essentials, but there are several cob webs that need to be cleaned and the bug zapper is filled with bugs (inside the house) which really grossed us out. We appreciate the zapper there to catch bugs inside the house, but the ceilings and zapper need to regularly be cleaned. Finally, the dishwasher is extremely loud/broken and needs to be repaired so we were unable to use that. What is really upsetting is we emailed the owners and expressed all of our concerns and how the above really impacted our stay and we felt the price was not fair in conjunction with what we paid for (over $1200 for 3 nights) Their response confirmed they would be fixing everything we notated and also made mention they planned to sell their property so they were not really worried about what review I would write. While I understand they are going to be moving on, I took that as quite a smack in the face. Basically saying well, we are retiring and selling so we do not care what you have to say. So conclusively, I felt it was necessary to share a true and candid review. ***changed from 2 to 1 stars because now I'm getting nasty emails from the owner. Unreal I'm being harassed because I told the truth. I tried to work with him via email but they weren't even sorry nor cared and claimed I was "bitching". Oh I'm sorry all we wanted was clean non contaminated water, that must be asking way too much from a $400 per night rental. I edited to add that he's now sending harassing emails with lies because he's upset that we told the truth! He's claiming his house was messy and another claiming we left dog poop - all lies! Unreal he would treat people this way. See the photos for his nasty comments. Also, after all of the harassing emails and nasty comments I decided to look up the owners and found out he was sentenced in a pedophile ring!! Omg- how horrific and now I'm worried for my safety. Makes more sense now especially since he was so rude, nasty and demeaning to us. BEWARE do not stay here!! Just look up the owner, Robert Lawty and you'll read some really disturbing news!! Buyer beware!! I was searching the internet for accommodations for an upcoming family reunion, naturally I turned to Yelp!! What I found for Cobtree was a recent review that was less than desirable so I emailed the owner, Robert to let him know and what I received from him was dialogue that was vulgar and inappropriate. So we had a few email exchanges, he tells me that those guests were less than desirable and that had never happened before. This was after he accused me of being the one who wrote the review. On the contrary, I was just letting him know. Robert is clearly not right, beware. His communication with me was something I have never experienced before. I guess those guests were correct after all. So I have continued to search for accommodation. From the language and tone of his email bashing his guests I copied and pasted the email (which he later denied) LIAR!! And because he is a coward and a liar he back pedaled and lied and even denied sending me the emails which included his personal telephone number and details only HE would know. Now he has gone and had my excellent review taken down, I will say it again, Robert you are a coward, do you have any morals? We had high hopes for Cobtree but after the exchange I would not let my family stay there if it were FREE. If you are looking for accommodation in the Finger Lakes you can do better than Cobtree. From what the owner, Robert said to me he needs to find a new profession. Clearly hospitality is NOT FOR HIM. read more

This is our favorite vacation stay. Love the area and Cobtree is a great place -especially for folks with dogs. The cabins are large and very clean. There is more kitchen stuff(knives,pots/pans/dodads/etc ) than I have at home. Lots of quiet space and room for the dog to roam (watch them as there are deer ,turkeys,etc in the area) If you can beat the price let me know where. Owners are friendly as is their dog.The area restaurants are handy and plenty of info is available on site. read more

LOVE LOVE LOVE We stayed in one of the little log cabins over the weekend, and we couldn't be happier! The place was clean and beautiful! Each cabin has its own gas grill and fire pit. Perfect for a summer getaway. And the best part, they accept and welcome dogs which can be tough to find sometimes. They even provided a door to block off the opening to the deck stairs so that our dog could enjoy the beautiful view with us! Would highly recommend this place to anyone looking for a quiet place to enjoy the beauty of Seneca! read more

Bed Bugs - Arrogant and condescending owner Seven of us stayed there in the fall of 2017 and while the cabins were nice, the presence of bed bugs ruined our visit to the Finger Lakes. When found we immediately contacted the owner who dismissed the notion that his cabins could be invested with bed bugs. He also went on to state that his cabins have had bed bugs only one other time. He then "explained" to me that bed bugs were the fault of guests, not property managers. We stated that we had photos to prove our claim. Only then did he offer to have his staff come and spray the next day. While the thought of sleeping in "recently sprayed" beds was more appealing then "bug infested" beds I pressed him to allow us to move to another unoccupied cabin. His response was "why would I allow you to infest my other property with your bed bugs?" Wow! What an a-hole response. The maid, who was shown the evidence, intervened and he finally relented. Subsequent emails to the owner were met with the response "communication on this topic are closed". The owner clearly needs a course in manners and tact. read more

Just stayed at this cottage with a number of my friends from grad school for the wedding of our mutual friend. We had a wonderful time while we were there, and loved the property. It's also beautifully located - while I went out for a morning ride around Canandaigua Lake (Quite hilly, not for the faint of heart!), my partner rode down to the lake for a swim and into Geneva for a relaxed breakfast. In the excitement of the wedding we managed to lock ourselves out of cottage; the owners' son was preparing a bonfire for other guests nearby, and let us in before we had thought to call them. Finally, I managed to leave my suit behind when we left; the owners were very helpful, found it, and UPS'd it back to me. I would love to return! read more

We had a wedding here and rented out most of the location. This was really a great location for the type of event we wanted. We had the place over a holiday weekend and rented 6 of the 7 buildings from Friday-Monday. The view is beautiful and the cabins are all clean/well taken care of. The decor inside is rather tacky, but that doesn't really bother me. There were some other minor issues like a coffee maker not working and grills not igniting properly. If it wasn't for the owners lack of hospitality this would be a five star review. Jane was always very polite, but frankly Robert was a jerk and really tainted our experience. Just a few of the issues: -We initially rented 4 of the buildings and told them that we would be renting all of them but wanted our family the cover the cost of the other 3. However, within a few days of renting the 4 someone rented one of the other houses. As a business owner, I understand the need for booking, but they never called us to give us first refusal or anything like that. We just stumbled across it and had to find other lodging for family. -During our rental Robert called one of the bridesmaids a "blonde bimbo" and made a few other sexists remarks. She was upset about it and when we confronted him about the remark he made it clear that he had the right to kick us off of his property at any time for any reason. -On the day of the wedding, one of their dogs went into the tent where the reception was being held and peed on a tablecloth. When we asked Robert about it he said it wasn't there problem because they were only dog sitting for a friend and it wasn't their dog. We asked him for soap so we could wash it ourselves and he refused. -When we moved in, there was confusion about the houses and one family member accidentally went to the wrong house with there dog. Even though they were only in the house for about 20 minutes they tried to charge us over $200 in cleaning fees. This was brought down to $100 after we said house unreasonable that was especially considering that we were spending over $5,000 to rent their property. -After the wedding was over, we moved all the trash from the event and the houses to the trash bin. This was NOT required. Robert then complained to us that we generated too much trash. -Over the weekend, Robert printed and placed fliers on everyone's windshields stating parking rules and that cars could be towed. This included not parking on the grass. No cars were actually on the grass and at most they had a tire on the edge of the grass. This is partially because the roads were barely wide enough to have 2 cars drive by. He repeated this both Saturday and Sunday. There were several other issues that came up. We really got the impression that Robert absolutely hated managing properties which is absurd considering the business he's in. It's really a shame - we had a great wedding and would not hesitate to recommend this if it wasn't for the owner. However, with everything else going on, the last thing we wanted to deal with was guest consistently coming up to us and complaining about how Robert was rude, overbearing, and or making outrageous demands. Because of this, I would think twice if we were going to book another large event at this location. read more

I recently stayed here with friends of mine from college for a bachelorette party. The place seemed lovely, until one of my friends broke out in what we thought was an allergic reaction. After she visited the doctor, it was confirmed to be bed bugs. Four girls stayed in that room and we threw away anything and everything we thought was contaminated. My one friend suffered over 150 bites all over her body and was in a substantial amount of pain for over a week after that. Something we've learned about bed bugs after this situation is that the bites can turn up up to 14 DAYS AFTER YOU'RE BITTEN! Another friend who stayed in the room noticed bites several days after we left. The owners have denied any responsibility for my second friend's condition, even though the only common denominator is COBTREE VACATION RENTAL. We loved Geneva and had a wonderful time in this city. I encourage anyone and everyone to come and visit, just do NOT stay here! read more

We (family of 5 plus a dog) just spent a week in cobtree and it was everything we were looking for - a well-stocked house with plenty of room inside and out, a quiet place with a nice view and a chance to spend time as a family. Lots of things to do, although due to the size of the lakes keep in mind that many things are 40-60 minutes away. Jane was very helpful in making sure that we would have a great stay. read more

We just returned from 5 days at Cobtree. My friend and I stayed there 2 years ago to get rest and recharge our batteries. At that time the owner was very pleasant. He talked with us about the construction noise, dust and inconvenience and we accepted the situation. We were distressed to find more construction, dust and noise 2 years later. This is an absolutely beautiful area and the houses are great but obviously, the owner is under great stress and his behavior is not acceptable. No matter how stressed an owner is there is no excuse for being rude to customers. We will not be staying there again. read more

I rented one of the Log Cabins in August,2012 for our Family reunion and my sons wedding at Ventosa winery. The cabin was very comfortable for the eight of us and the kitchen was well equipped. Having coffee every morning on the deck overlooking Seneca Lake was beautiful. I love the Finger Lakes and would surely go back. I wish they would build a highway from Binghamton directly to the Finger Lakes for better traveling. Other wise I loved it. read more

I agree with all of the negative reviews. The owner wanted to have the bride and groom arrested hours after their wedding. The cabins were infested with wasps and yellow jackets because they were so poorly built and offered many cracks to have nests built. Upon checking in a power cord was ran through our cabin window to power the newer cabins that were being built. read more

We are just back from our second visit to Cobtree. We spent 4 nights in the Keuka Cottage over the Holidays and including New Year's Eve. I can't say enough about this beautiful resort. It is so peaceful and quiet and sooooo relaxing! The cottage was spotless and we had everything we needed in the kitchen to prepare meals. The beds were very comfortable due to high quality mattresses. The resort is dog friendly and our Lab had fun making friends with other dogs staying on the property. The owner's dog, Cheeko, is very friendly too. We had no issues at all. The owners live on the resort property and so are near by but unobtrusive. We met Jane and she was very pleasant. Last trip in March, 2012, we met Robert and found him to be very pleasant too. We had no problems or issues at all and would highly recommend staying at Cobtree if you visit the Finger Lakes. It is in a great location and not many places up there accept dogs. The prices are also reasonable for all you get. The cabins come equipped with an initial supply of toilet paper, paper towels, linens and towels, cleaning supplies, etc. All you really need to bring is some food unless staying longer, then some extra toilet paper, paper towels and garbage bags. The sheets and towels are of good quality. Beds are made on arrival.............very nice! On check out, just strip the beds and place the linens and towels next to the washer in the basement. Clean up a little, empty the refrigerator and dishwasher and go! Thank you, Robert and Jane, for another great get-a-way. We'll see you again! read more
