We booked a condo through VRBO last year at Cocoa Beach at the Canaveral Towers in Cocoa Beach, a very nice place where we had stayed before. Unfortunately, we were contacted by Cocoa Beach rentals, who said they managed the room we rented, and they told us the owners were using the place we rented, and we could not go there for the days reserved. THEY TOLD MY WIFE WE WOULD BE ABLE TO STAY AT A PLACE NEARBY, AND SENT HER A CONTRACT TO SIGN 30 DAYS BEFORE WE WERE SCHEDULED TO ARRIVE. SHE SIGNED ELECTRONICALLY AND SENT IT BACK. THEN COVID HIT. SHE EMAILED THEM TO CANCEL, AS REQUIRED BY THE CONTRACT AND CANCELLED. I disputed the charge with my credit company, but Cocoa Beach LIED AND SAID WE DID NOT EMAIL so the credit company told us we had to pay, and they were acting in good faith. COCOA BEACH REFUSED TO REFUND OUR MONEY, BUT OFFERED AN EXTRA NIGHT, TO BE USED WITHIN A YEAR. So here we are this year staying in a place a couple miles down the beach, in a dated old condo. It's ok , but I would have never rented here. The place is old and worn, the bedroom in front is missing some of the slats in the blinds that might offer some privacy, the shower door came off the track and almost fell on me, some genius thinks it's ok to put rolling chairs on a hard tile floor, and god forbid we decide to cook steaks instead of going out for dinner, because there are only buter knives in the room. The other bedroom only has a couple missing slats, but the owners were at least frugal enough to recycle the old bad ones and flip them so they offer some privacy. There's more but I'm tired. I do not recommend dealing with Cocoa Beach Best at this time. Maybe our stay will improve. However, I did learn a valuable lesson about VRBO. Make sure you are dealing with an owner and not a rental company! read more

If we could give it 0 stars we would. Should be called cocoa beach worst nightmare. Rented a property for 5 nights to celebrate 25 year wedding anniversary. Was told we'd get key code 1 week before arrival. 4 days before arrival we receive an email that the property is no longer available and we can stay at a different priority in a different location or receive a refund. Total scammers, do not care about how they treat people whatsoever. Buyer beware. read more

Watch Your Credit Card with Cocoa Beach Best Vacation. In September of 2020 we made reservations for a 3 Week stay for the next February at property represented by Cocoa Beach Best Vacation Rentals for a total of slightly under $4,000. Based on uncertainty related to Covid, we made certain the contract allowed for a reasonable escape clause, in this case two month for a full refund. Melanie was the person we dealt with and provided responsive service before we paid her. We provided our our Amex card for the 1/2 down payment pursuant to the term of the contract. Our first cause for concern was when Melanie charged or credit card the full 3 week rental charge, despite only 1/2 required in the contract. When I immediately contacted her she said they typically charge the full amount upfront for longer term rentals, despite what the contract stipulated. I told her this was not acceptable and they refunded 1/2 of what they initially charged immediately. Based on changing circumstances we contacted Melanie to let her know we had to cancel the rental and that we would like a quick return of our readjusted down payment of $1,966.40. We said perhaps we might reschedule but could not commit at this time. Melanie said they would refund the money, but that their "accounting department" was releasing refunds more slowly. I checked with Melanie after three weeks and she said her "accounting department" had not released the return but would shortly. After still not receiving our refund shortly before Christmas I called the office directly and spoke with Colin who said they are getting refunds out as soon as possible and that as a very small firm they could not return funds as quickly as their customers want. Colin promised me that we would see our return in the first few days January. Finally by January 10th, I called Colin again who said he needed Melanie's ( I guess that is the accounting department) authorization to release the refund. The refund finally showed up yesterday, almost three months after my notice of cancellation. We should all be understanding of a business needing to adjust certain practices during Covid, but in the case of Cocoa Beach Best Vacations our experience makes us question their reliability and business ethics of this firm. read more

Beware of the Cocoa Beach Best Vacation Rentals Management Company handling this property or any others on VRBO. It saddens me to draft this negative review, but ethically for other travelers, I have no choice. Although the setting is amazing and the condo was very nice, upon our arrival for a week, the pool was broken and we were never advised. We understand things happen but how it was handled was the concern. We made sure we rented a property with a heated pool as our 8 yr old son loves to swim and we knew the ocean is cold this time of year. This is a big perk as we come from WI. It wasn't until day 3 of 7 we finally asked a service man by the pool what was happening. They explained the heater broke. We contacted Marla from Cocoa Beach Best hoping for other options to swim as they manage several properties. She did not respond until I reached out a second time on day 4. Then she said she would check with the owners about a solution. We never heard back from her the rest of the week. We drove 2 hours south to Boca for a day to swim where the ocean was a bit warmer. I had to contact her multiple times once we arrived home to request a credit for the one amenity we ensured we had and never received. My goal is to repurpose the credit to a waterpark so I can fulfill my promise to my son who was disappointed. No response again. I finally emailed that I planned to contact the owners directly to explain her lack of responsiveness and she finally replied that the owners had Covid so they were slow to respond. Wanting to be reasonable in case this allegation was true, I wait five more days and have to follow up again. She offered a $150 credit with a free night stay. We do not vacation but once every three years. We did not appreciate how they ignored us, then made excuses and ultimately try to secure additional revenue while having the opportunity to just make it right. I waited as long as I could to draft this review in hopes they would be reasonable. I feel terrible for the owners, Tom and Lennie, as they have a nice property but this management company will continue to cost them business over time. I am mailing the owners a complete account of the correspondence from our stay so they are accurately informed of who is managing their property. read more

Canaveral Towers Unit CT310. Managed by Cocoa Beach Best Rental. Through VRBO. Unit was not available at check in. Office was closed. We had to make multiple calls to get information. They tried to do a switch to a different complex/smaller older condo. When access to the unit we rented was finally granted, it was disgustingly dirty. (Used soap and hair in shower. Used beer bottles. Cigarette butts. No deep cleaning.) We had to clean the entire unit ourselves (including washing linens.) Roaches ('normal' sized and mega-sized). Spiders. No resolution on the bugs. Pool was closed for planned maintenance after the second day of our stay. (We had called ahead of the trip to make sure all things at condo were operating because our plan was to stay there and isolate/relax. No motive was given if pool closure.) AC went out and was not repaired. Everything was reported to mgt. Communications from mgt. and VRBO were horrible. Promises were not fulfilled. Many issues were not addressed. Worst vacation stay ever due to issues with condo and lack of full resolution from mgt. and VRBO. read more
