I almost never write negative reviews, but I feel compelled to after recently renting a home from this Coldwell Banker. I have moved around a lot and lived in many different apartments, and I have NEVER felt so frustrated with a rental agency. In short, the communication from Coldwell was VERY poor all throughout our lease, both in quantity and quality, and it caused my wife and I considerable stress and financial loss as a result. My wife and I moved to Yucca Valley from Portland, OR, and, as a result, we were not able to view the home we were going to be renting from Coldwell. As we were driving down from the PNW, less than a day before our scheduled arrival, we got a call from Coldwell asking us if we had turned the water and electricity on in the rental house. No one had mentioned anything about doing this up to this point, so we had no way to know that the water and electricity would be turned off upon our arrival. I expressed great frustration to Coldwell over the phone, and instead of an apology for the late communication, I got a heartless, flat, unapologetic, and defensive response telling us that we "should have known" and that Coldwell assumes their tenants "know these things". Really? Then why did they even bother to reach out and call me last minute? Clearly someone just thought of this lapse in communication and felt compelled to call us. In a moment of panic, my wife and I called to quickly turn on the water and electric so that we could inhabit the home upon arrival. Because it was a Friday, Hi-Desert Water was closed (until Monday). If the water was off, we were basically screwed and would now need to rent a hotel room for 3 nights until being able to reach the water company. Fortunately, Coldwell's mindlessness also included an unawareness of whether or not the water was turned on or off in our soon-to-be home, and after one of their employees drove over to our home, we were essentially told, "Just kidding. The water is still on." This initial drama and poor communication with Coldwell would, unfortunately, prove to be more the rule than an exception. With a bad taste still left in my mouth, I insisted upon doing a walkthrough of our home-to-be PRIOR to signing the lease agreement. Coldwell never offered us a courtesy walkthrough to make us feel at ease, given that we had never been able to see the property. In fact, when we asked for them to meet us at the house PRIOR to signing the lease, we were suspiciously asked, "Are you considering not signing the lease?" What rental company puts their soon-to-be tenants on the spot like this when they simply ask to view their new home before signing for it? The home was fine and we returned to the office to sign the lease agreement. I took note of the fact that Coldwell's lease agreement made the tenant completely responsible for all landscaping under 6 feet tall. I had been a landlord for many years prior to this and I never made a tenant take care of my landscaping. But, with that aside, this was the desert, after all. The entire property was bone dry, all sand, and the landscaping appeared virtually negligible. So when Coldwell's employee briefly breezed over the part about landscaping anything under 6 feet tall, we thought nothing of it. Fast-forward to late-December. After the fall and winter rains, our yard is now covered with weeds and grass everywhere. What used to be a sandlot is now a patchy lawn. Surely, Coldwell doesn't expect us to remove ALL of the grass, right? Wrong! That is exactly what Coldwell expected of us, and they e-mailed all tenants to say they'd soon be doing drive-bys to ensure all weeds/grass were removed. How could Coldwell not have let us know that grass would grow in the winter and we would need to stay on top of it? Infuriated, I argued with Coldwell about the absurdity of trying to fight nature in the middle of the rainy season and attempt to restore the yard to its dry, summer appearance. I again got a cold, unapologetic, defensive position from Kelly who seemed incapable of exhibiting anything close to empathy for our situation. The end result: I had to pay $600 to a landscaper to return the yard to its original, sandy appearance. After we purchased a home, we opted for a lease take-over by finding new tenants ourselves to replace us. When it came time to move out, Coldwell had told us we were "all set" to move out, that the new tenants would be moving in in two days, and that we would stop paying rent then. They made no mention of any potential issues that could arise. Then another surprise Coldwell call: "Just a little hiccup... The tenants got delayed and can't move in yet, so you guys are still responsible for the rent until they sign the lease, which should be a week from now." I again calmly but sternly complained to Coldwell about their poor communication. The result? I was told to not call back and to only e-mail them in the future. UNBELIEVABLE. read more

This is the worst company I have ever had to deal with. They bought out another company in Twentynine Palms and since their takeover; I never received a payment from the tenants. After performing an eviction 2 months into their buyout of the former company, I ended up with six months of no payment and a plethora of lies from their rental manager Melody Heywood. I found out that the house had been vacant for an unknown amount of time, the place was destroyed, the appliances were stolen, and the plants were dead. I was told over and over again from Melody that they could not go into the house until the Sherriff lockout was completed, which could take up to 45 days. I was going on day 51. I asked her to do a walk-though but she said she couldn't because the locks were changed and the tenants never dropped off a key. So I then tell her to go inside the house. It's my house and people are living in it and changed the locks and didn't give you a key? How in anyone's right might is that even legal. In the end, they did a piss poor job of maintaining my house and after six months of trying to keep it alive, I had to walk away from it. I then complained to Coldwell Banker and they replied with the fact that since Roadrunner Realty is solely owned franchise, that I would have to resolve my issue with them personally. So they forwarded my information and complaint to Jeffrey Poland. It has now been exactly two weeks and I have heard nothing. I am now in the process of pursuing legal action against Coldwell Banker Roadrunner Realty and I do not recommend this agency to anyone. After reading the reviews from some other customers, I can clearly see why they were a bad choice to use as a property manager. read more

Terrible! My husband and I were looking for a home, I thought that since this was a coldwell banker real estate company that we would be in good hands, boy was I wrong. First of all we explained to the agent that we were coming from San Diego, almost 3 hours away and that if it was possible to see several homes in one day, the agent said yes and we set up a meeting time. When we arrived they had forgotten that we were coming. The agent told us that she could only show us two homes and that we had to hurry because she had other things to do.....here is where my extreme eye rolling began. The two homes she showed us were dirty, but wait that wasn't the worst part, the agent at both of the homes we went to left us inside the homes so that she could eat cup o ramen in the car. There was no tour, no highlighting the features of the home and when I asked her questions about the properties her answer was "I don't know,we just got the listings". So basically these ppl just want the homes to magically sell themselves. We ended up going with First Choice Property, Linda our agent was amazing! Don't waste your time with coldwell banker, save yourself the headache and go with another real estate company. read more

My experience with Roadrunner/Coldwell has been nothing but pleasant. I was first entertaining the notion of purchasing land with an old pioneer cabin in the Twentynine Palms/Yucca/Joshua Tree area and contacted Roadrunner Realty. Their agent Phillip Brown responded to me, and we discussed many options and after 10-12 emails back and forth he steered me into the direction of purchasing an existing home, rather than going through the whole permit/inspection/build process. He also suggested that I review the areas Land Use Code, as well as San Bernardino Land Use Code to be familiarized with what I am getting into. And I did. So, about a month later my fiance and I decided to buy. We went through the area, looking at homes for entertainment and we came across one that we loved. Before leaving town, we decided to call Roadrunner/Coldwell for information and they sent Phillip Brown over immediately. He did an amazing job explaining things to us, letting us look over the home, and giving us suggestions for loans (e.g. getting a loan locally, rather than out of Los Angeles) as well as many suggestions on who to contact, what to do next. Two days later, we put in an offer. Since then, all I can say is that Phillip has been a Saint. He's very patient, very, VERY thorough, and knows his job well. He has explained each and every step for us and has spoke with us countless hours and has met with us twice. He has been there for us the entire way, and has always been accessible. He has had to deal with a hard-to-deal-with seller, inspectors who have taken 3x too long, very-late plumbers, and has even went the extra mile to contact people for us who have not been so clear with the typical home inspections. We have not closed yet, and even if we don't, I have to say that Phillip has been a great agent and have made this - my second home purchase - so easy, and very much pleasant. This home isn't even something where he is set to earn a large commission, either. He has helped us because he knows his job well, and he is there for the customer every step of the way! Do not rent or do business with these crooks. They will rob you. They are very unprofessional and cooked. I was charged $450 dollars for yard work. There are no yards in the desert in case you're not familiar with the area. I paid my rent on time. I did everything to get my deposit back but sure enough they found a way to rob me. They didn't even have the decency to call and tell you. They didn't even send a receipt for the work. When I called to inquire about the charges. I was treated very disrespectfully. These people lack integrity and decency. I even took rented the property with dirty carpets yet they found a way to charge me for yard work. A yard that nothing grows in. I urge all to find another company or office to do business with. Again these people are crooks. I will file a small claim and report the results when I win the judgement. read more

First and foremost, my overall rating is mainly on the woman in charge of the rentals. When we rented the property this company was not as big as it is now. Dealing with Mr. Poland was a neutral experience. The house cleanliness was hit and miss. There was rat feces in the kitchen, exterior had more feces from a pet, bath tubs were filthy. Thankfully the carpet was new, however the kitchen, bathrooms, and closets were disgusting. Moving forward, when we were in the process of turning over the house our neutral experience with this company became an uncomfortable one to say the least. The woman in charge of rental I believe is Melody* something along those lines. This woman has a very unpleasant unprofessional demeanor and attitude. No matter how patient or polite you are she is not worth dealing with, unfortunately that's who she is. You will be given an outlandish move out list, if they gave properties in the condition they expect back then it would be understandable, that is not the case. Carpet must be professionally cleaned (demand a copy of this prior to rental) Windows must be cleaned and screens (demand clean windows) Appliances must be spotless (demand all kitchen cabinets and appliance and floors to be spotless) Bathrooms must be clean (demand clean toilets, bath tubs, and glass to be clean) Yard must be clean (demand for same prior to move in) UTILITIES must be left ON when you move out!?! *Never in the history of my experience renting have I been told that I have to pay for others to use or possibly use utilities when I'm no longer living there! Therefore, NO. When you have boxes all over the place and are under stress the last thing you want is people over. The woman in charge threatened to open the residence to show the place if I did not comply. Mind you, there were boxes everywhere and i payed my rent which makes it most disturbing. All the real estate companies I called in another city looking for new housing refused to show the house while THE TENANT was still residing in the property. Matter of fact, there was a "do NOT disturb current tenant" on the rental info on Zillow.com! What do you know . . . MILITARY FAMILIES, stay away from this place. The disrespectful comment of, "oh if there is another war that's more money for me! I get to sell more houses to military" is forever engraved in my mind. That person knows who they are, shame on you! Don't let the fancy facility fool you, rent elsewhere. THIS place needs to be BLACKLISTED. read more

As an investor, I learned to keep away from this company. I came from NYC and had an appointment, after a few minutes of conversation as I was trying to narrow my searches before the foot work and had many questions, he told me he could not help me. I think he could not understand anything about RE business. When asked about the kind of deed a parcel provided, his answer was "a deed", "a deed is a deed" and looked at me as if I was the stupid one. I think he does not know there are different deeds out there. He told me he does not depend on that job, so I guess he meant to say he doesn't really care. He literally walked me out of his office and said I could do my search on my own. Never researched on the properties I first required online or referred me to another experienced agent. Fortunately he was right, I consulted a local real estate in Joshua tree that was responsive, capable, knowledgeable and able to give me heads up on everything quickly. Be sure what you want or need before renting from this company. Had to cut my lease short do to getting orders overseas as a contractor. In hope of getting some of my $1,275 deposit back I cleaned the property thoroughly inside and out and spent another $125 getting the carpets cleaned. Even before a full month was up they sent me a letter stating they were keeping my whole deposit. If I would have known this I would not have spent my time or money cleaning their property. Best Realty office in 29 Palms! I spent about 4 months looking for a house to rent in 29 palms and every other realty office was either incompetent or incredibly rude, and some of them even managed to be both. Not at Coldwell Roadrunner! The 2 girls I have dealt with (Kelly & Danielle) are super sweet ladies and they are very good at their jobs! Kelly found thee PERFECT house for me that I absolutely love, and got me into it immediately. Danielle did a fantastic job of making sure the broken swamp cooler and gate got fixed in a timely manner. I definitely recommend everyone to this office! read more

If I could put zero stars I would! We rented a house through them and when we moved in the house was extremely dirty!! The counter tops were covered in dirt like they hadn't been wiped down in months and the floors were disgusting as well. When we went to move out we had 3 marines and myself deep clean the house.. we even wiped down the very top of the cabinets which let me say there was soo much dust and dirt I don't think it was ever cleaned!! We waited till the last day to clean the house because we wanted it to be super clean when we turned in the keys and we realized we weren't going to be done before they closed so I called and asked if I could turn in the keys first thing when they opened the next day and they said yes but they would have to charge me for one more day. I don't see what the difference is wether or not they have the keys right before they close or right when they open the next day.. its not like they are going to be able to list the house any sooner. After moving out when we finally did receive our deposit back they had taken out and charged us because they said that the house wasn't clean enough and they had to have someone clean it. The house was spotless! We cleaned based off the cleaning list they gave us and double checked that everything was perfect. We had rented through Willow Tree before (the company Coldwell Banker Road Runner Realty bought out) and we had absolutely no problems and got our full deposit back. I had even left a pile of raked weeds because the trash can was full and the trash wasn't coming for a couple days, I called them asking what I should do and they said no problem as long as its raked and easy for them to bag and throw away its fine. I was so happy with my experience through Willow Tree which is why I went back to them again. Shortly after I rented another house through Willow Tree, Coldwell Banker Road Runner Realty bought them out. Its sad that such a good company got bought out by a money taking horrible company! I strongly suggest that no one ever rents through them! Unless you like having your money taken! read more

My husband and I rented a house that was managed by a smaller, local company but taken over by Coldwell Banker within the last year. This company is beyond inept and unprofessional. On short notice, the owners decided to sell the property and my husband and I were not comfortable with the insanely pushy agent trying to sell the property and the thought of people coming through the house while we were gone for extended periods of time (often months at a time). Call me paranoid but as a renter in this situation I don't enjoy the thought of random people in the desert viewing my home while I'm gone and have no idea they were there (agents brought clients to the home and never called to confirm or try to set up any appointments with me). I would not be comfortable with this idea in many areas but especially in the desert where we have seen people breaking into air machines at gas stations to steal the few coins inside. So within a week we found a house and moved out. We had an incredibly frustrating experience moving out and dealing with the supposed "property manager" Melody. Not only was the woman difficult to reach, but she also forgot previous conversations we had about the move out process and the final walk through appointment. When I called to confirm the appointment, she could not recall scheduling it and acted as though I had made up the earlier discussion even though I scheduled the time with her in person IN HER OFFICE. Once we rescheduled, she was late in meeting me at the house and barely inspected the property. While she has absolutely NO personality whatsoever, she managed to take the time to complain about how tough her life is and how bad her day had been. I hired a company to professionally clean the entire house (and a separate company to clean the carpets...about $600 of work altogether) and she said everything was in order except for the few weeds that needed to be removed from the yard (she stated that my "initial move in inspection didn't mention those bushes"). I agreed and told her I would remove the bushes and drop the keys off within a few days. My husband and I even paid to have garbage (old fridge, TVs, oil, car batteries, etc.) removed from the garage since the owners of the house left it for us to deal with when we moved in and refused to pay for its disposal when we questioned them. Melody did not return our entire deposit and did not include an itemized statement for the $240 she chose to keep despite a clean, undamaged house and renters who paid on time every month...I plan to call and dispute the unknown charges but would definitely discourage anyone from using this company, especially when searching for a rental home or as a property management company. The new real estate/property management company we are renting from now even laughed and mentioned the bad reputation Coldwell Banker has in the area. I would not recommend this company to ANYONE. Expect unprofessional behavior, lazy employees, a lack of returned calls, and absurdly poor communication skills. I can't even begin to explain how many phone calls were necessary in order to resolve very small issues...no one ever seems to know or possess consistent answers. LOOK ELSEWHERE!! These assholes give Coldwell Banker a bad name. read more
