I am going to give CPM a generous 4 star review, could have easily been 3 star, but I'll be nice. I was a property owner in Oxford and worked with them for about 7 years. The Good: They are fairly well organized and the bills get paid and they have a lot of resources, as you would expect. I found them women there, at least now, to be fairly easy to work with and friendly. I got good summaries on a monthly basis of the expenses. I recently sold the place and they worked pretty well with me and the real estate agent through the process which I appreciated. The Not So Good: Sometimes communication and responsiveness could be lacking. It was not uncommon to have to follow up on requests. There were rules that they had to notify me in the event of larger expenses/work being done which did not always happen. Of the 7 years I had the place, they failed to find a student renter twice. In fairness, my place wasn't great and it was a bit off campus so that is not totally their fault. The first time I didn't get someone the market had shifted due to new units being built which they did not pick up on and we were stuck with an overpriced house. Both years I ended up getting month to month non-student renters who paid well below market and were bad tenants. The Bad: The main problem is that they have absolutely no motivation to save you money on repairs. They take a 15% uplift on any work being done so the more the contractor charges, the more they make. The 15% charge is probably standard, but you got the feeling they were not on your side and trying to save you money when it came to getting stuff done. There was a woman that used to work there, Leslie, who was terrible and I would get charged super high rates for minimal work and material and she would not provide receipts and was generally unpleasant to work with, but fortunately she is gone and things improved after she left. There are limited options, but if you have someone that could do repairs I would highly recommend using them as this will be the biggest difference in your expenses. Summary: I heard there was another property management company in town but they are apparently worse so CPM is probably your best bet. I am now out of that market and never going back but if I had another place I would in fact work with them again. It is difficult to be a 5 star property management company so I am grading on a curve and they have plenty of room for improvement, but my experience with them over the most recent years was mostly positive so I'll be generous and raise their average Yelp rating on here :-) read more

When I tell you to never get into bed with the DEVIL, i'm referring to the ladies at College Property Management. With not an ounce of sympathy, empathy, or any human emotion, you can expect to be hoodwinked, bamboozled, and disappointed. I am here today, on Yelp, to express not only that you should NEVER give these people business, but that if you do, you will surely lose sleep. I moved into a home that hadn't been renovated in 10+ years. There was mold between walls, horrific plumbing issues, and countless health code/ safety violations. In fact, records will show that a fireman actually fell through the floor of said home. Courtney Alexander is one of the biggest, most fraudulent "nice people" you'll ever meet. Not a single one of the people we worked with, actually cared about our health, safety, or genuine concerns. BUT, one false misstep, and they will fine you for everything you have. This is the worst property management company in AMERICA. If you go into business with these people, you're asking to lose a minimum of 5-10k more than the rent stipulates. Please help run these cowards to the ground. They care about one thing, money! You'd think in a college town of such glory, perhaps there would be compassionate people in the community, who help and do good. This company is the opposite of those people. YOU WILL BE ROBBED. The house was dirty and falling apart when we moved in. After cleaning the house extensively, (cleaner than when we got it) they still kept a huge chunk of our security deposit. The water in oxford is terrible, so it calcified in our toilets - even though they were like that on move-in, that was a charge on us. Said they were "dirty." They aren't open on the weekends when most college move in and move out is happening. Which is... super inconvenient. Would be helpful if they were open at least for those weekends. My roommates had to leave their keys with me so I could deliver them. They also kept claiming that one of my roommates did not ever turn in a security deposit. This was completely false, and we got weekly automatically generated emails about it reminding us to pay. It wasn't until after we contested our return check (that didn't include my roommate's deposit) and she proved to them for the fifth time that she HAD in fact turned in a deposit the first time that they "found it." Even with that, they still were stingy with giving us our own money back. My room had a back door that I never received a key for. Once I locked myself out of my own room. Cost me $50 for a key I should have gotten at the beginning. Would have rather picked the lock and forced the door had I had known (we'd been able to force all our doors open - they were that old and falling apart. we actually had to get a lock replaced because it stopped working entirely, locking us all out through no fault of our own). Communication in their office appears to be abysmal. Constantly felt like we were repeating things to them 10 times. Get everything in writing. Get their names when you call them. You call them and one person will tell you one thing and another will tell you something different. It's a constant chase to get any information or get anything done. We aren't the only house who they've kept huge chunks of the deposit from. I saw them try to scam other houses that my friends rented out of theirs as well. The only reason I'm even giving them that second star is because they're nice in person. Even if they can't seem to get anything else together when you call them, they are very friendly, and they went out of their way to secure another house for us... ..after the house we were scheduled to sign for got signed to someone else. read more

We rented from them and they who you want to go through to say the least. House came with black mold....get around to security deposit time after they didn't clean it the whole school year and they charge $300 to clean that bathroom! So much more to talk about with that. Run by two women who sit on their butts the entire day in the front office and all they do is tell you you're wrong, dumb and lie to your face. Great people! read more

These guys are top notch. I had a water leak once and they were literally at my door within 10 min. to fix the problem.

Awful. They tour your living space to future renters unannounced (just barge in the door and start touring with no call, text or knock) and demand you rearrange your furniture around while you are living there so they can sell it better to people. They basically treat it like their home while you are just a house guest who is oh-so-honored to be paying them. They are nice on the surface, but I was very put off by their unprofessional and oblivious behavior. Have no sense of boundaries for where someone else lives. They asked me to rearrange my furniture a certain way (again so they could sell it better to others), then came by while I was not home and moved something else around. Sorry, but I don't live at home to help you sell to other people, paying you rent is enough. These people are rude and entitled and have no business being landlord managers. Very easy to deal with! One stop shop when it comes to finding housing for the semester! They are casual and easy to talk to... they taught me a lot before I entered into a contract--that I needed to know! Love my new place! They are really nice and CAPABLE people! read more

The ladies seem nice on the outside, but they don't respect the tenant rules or laws. They will mess up things because they don't have a principle to stand on, nor professionalism to stick to. If you have to do bussiness with them, just be careful! Don't trust what seems to be obvious or what they promised. read more

Unbelievably unprofessional. These people will do anything that they can to take money from you. They recommended a house cleaning service that we paid $200 that was supposedly managed through them then found out we were charged an additional $200 for carpet cleaning that apparently wasn't included in the fee? When complaining that this was never mentioned they said we "should have asked if they cleaned carpets". We got zero apologies for the misunderstanding and instead was screamed at over the phone. The only reason they are still in business is because students are forced to rent properties from them. We left that house in better condition than it had been in two years and this is how we are rewarded. What an absolutely scum bag company that's no more money grubbing than student loan services. What a way to reward students by taking even more advantage of a situation. read more
