If I could rate this horrible business lower, I would. On the security deposit they didn't even have the amount we paid correct. On top of that, they don't tell you, but each time they come over they charge you at least $50. They charge for things that were never in the house to begin with. I spent 4 years in a house owned by Red Brick... and I spent most of these four years whining about how bad Red Brick was. Then I grew up, and realized how rare it was to have a landlord that you really LOVE. Yes, there was a winter where the furnace went out in November, but Red Brick did their best to fix it ASAP. Yes, there were small trees always growing out of the gutters, but what do you expect from a college house? If you pay your rent on time and don't try to use your hot tub as a saltwater aquarium, you and Red Brick will do just fine. Current student leasing with Red Brick. I absolutely could not recommend this business any less and it's my hope that future parents see this review and avoid getting involved with Red Brick. As is common in Oxford, we signed our lease two years prior to moving in. This year, Miami University extended the 2018 school year by a week. When we realized this, we asked Red Brick to grant us the courtesy of changing our lease to align with the new school calendar, or at the very least give us a reasonable plan for paying for the extra week. We reached out several weeks in advance, yet received the news the Friday before finals week that it would be an extra couple thousand to stay in the house through finals week and that we'd have 3 days to get the money (by Monday) or be evicted by the Oxford sheriff. It's our understanding that they treated all of their Oxford properties in the same or similar manner. Additionally, when parents called their office to ask for more details regarding the situation, Matt Rodbro (the owner) was incredibly rude and hung up mid conversation. We've leased through two other agencies in the Oxford area who we were extremely happy with and who ALL extended students' leases this year with no additional charge. Matt Rodbro is a quick-tempered opportunist and I would not recommend getting involved with his business. There are much better (and cheaper) options in Oxford. read more

My review is being voiced as a bulldozer mom and a small business owner. My standards are extremely high when it comes to service, with that being said let me continue with my review. Yes I think it is crazy that these students need to find housing for Junior year during 2nd semester of Freshman year. This is how it goes due to the lack of housing in Oxford. My daughter introduced me via her first housing lease that I was responsible for. Sarah answered ALL of my questions, which brought easy to my uncertainty of signing so far in advance. My son also decided to go through Red Brick for his Junior year. It is unfortunate he did not for his senior year. Again Sarah has always helped me out with all of my questions, such as storage, bill payments, and utilities. They have been nothing but helpful and have worked with me. Today I had the pleasure of speaking on the phone with snide woman from Oxford Realty and at that point I wish my son had stayed with Red Brick. Not all places are the same. I hope you will guide your children to work with the right people throughout their lives. As I said in the beginning I have extremely high standards for customer service. My daughter the graduate of Miamis finest, had a package from Nordstroms delivered to her OLD address; which is a Red Brick property. I had her call Sarah with the hopes she could have it shipped overnight as she needed it for a wedding. She did!!!!! I'm sure your children are smart enough to check where things are being shipped to, but if not, I hope they would help you out. I lived in a Red Brick house for one full school year and highly recommend you look elsewhere. The place and company seemed great until actually moving in. It was absolutely disgusting. There is no way they actually cleaned over the summer as it was covered in cobwebs, dirt, and bugs. I was surprised to see how much they charged us upon moving out to "clean the carpets" when it seemed like they have never actually cleaned them in the past. They wanted the house to be "move in ready" when we left but it was NOT clean when we moved in. We constantly had problems with the toilets and were charged a lot for them to be fixed. We always had stink bugs coming in through the cracks in the door. We had to get insulation to fill the cracks in the door because it was freezing in the winter and our electric bill was through the roof. The back door was falling apart and difficult to lock. In our lease, it said Redbrick would pay for trash but every month, we still got a trash bill. Every single month we had to go in and get reimbursed for it. This was particularly difficult because it seems whenever we needed them, they were not there. It was incredibly difficult to reach Redbrick both by phone and actually going into the office. At the end of our lease, they told us to give them self-addressed and stamped envelopes to send us our security deposit. The deposits did not get sent to the address provided which made it a huge hassle to actually get the money back. It was sent to our parents' home addressed even though most of us live 5+ hours away from our parents. I was particularly frustrated with this because they made it such a big deal to get the envelopes to them on time and then did not even use them. I realize the owner was the one to send the deposits but there was a severe lack of communication on Redbrick's part. There are many better property management offices in Oxford. I spent over a year (Summer + School) in a house from RedBrick. When we viewed the place, they made it come off that they would be attentive and easy to work with - unfortunately, this was not the case. They were very difficult to communicate with and had a few charges added at the end that they never specified would occur. During the school year, it seemed like they were always out of office when we tried to contact them. In addition, I know the atmosphere in Oxford stresses renting units far in advance, but they had already rented out our place to new tenants before we even stepped into the door. This seemed a little rude, especially paired with their lack of communication or care when interacting with them. I think the worst part about working with RedBrick came at the end of the semester when it came to moving out. They stressed that, in order to receive a deposit back, you had to give them a stamped envelope with your desired address. It seemed easy enough and straightforward. However, when it came to them sending refunds back, they did not follow their own established protocol. They sent them to different addresses than what we listed, and when we came in to figure out what happened, they did not care at all that complete strangers had received the checks containing our refunds. It demonstrated their complete lack of concern for their tenants and properties. With no surprise, I would not recommend this company for renting as a student in Oxford. There are plenty of other companies that could be more attentive and helpful than RedBrick without having to do much... simply answering a phone call could be a start. read more

DO NOT RENT FROM THIS COMPANY. AND ESPECIALLY NOT THEIR 201 W COLLINS PROPERTY. Red Brick is the most poorly managed real estate company I have ever worked with. I am currently living in one of their properties off campus and first of all let me start with the house itself. This house was built in the 1900s and has barely been updated since. The property is listed with air conditioning but sadly that's not the case. The house gets up to 85 degrees inside during warm months. During the cold months we suffered an entire week without heat. The house got down to 35 degrees during the negative degree weather. It was so cold my housemates were forced to sleep in parkas and some even resorted to sleeping at friends houses because it was so unbearably cold. When we called the "emergency" number that red brick provided us, we received no answer and even left multiple messages with our landlord and the red brick office itself. The people who did contact us were extremely rude and sent over space heaters after multiple complaints and calls from our parents. Absolutely unacceptable. The windows do not lock and we have had multiple issues with our toilets. When we communicated this to the property office they essentially told us it was not their problem and refused to fix anything. One month our gas bill was $800 and the only logical reason for this is some kind of gas leak, but again the office said it was not their problem. Another thing is the bugs. Do not live here if you don't want to wake up next to centipedes, spiders, stink bugs, and ladybugs every morning. BUGS EVERYWHERE. I pay too much in rent to be living in an absolute shit hole. Get it together red brick. DO NOT RENT FROM THIS COMPANY. AND ESPECIALLY NOT THEIR 201 W COLLINS PROPERTY. read more

Communication from Red Brick was inconsistent and flaky at best. There was no concern for the customer or sense of urgency when we asked for help. When there was communication, agents were reluctant to help or respond and were frankly very rude. They are in the business of renting homes to a lot of college students. One might think that this means they would be prepared to work with them in a mature way. I have never experienced disrespect such as this with any other real estate agency. Absolutely despicable human beings. After two years under their management it is difficult to describe how skewed their moral compass is. They try to bully around young college kids into paying thousands of extra dollars in expense. Last year, after my house mates discovered that they had us sign a contract that did not even let us live in the house through finals week and our own graduation, we approached them and asked if we could amend the contract so that we could live there during finals week as well as graduation (as every housing contract does). They demanded that we pay $8,000 for the extra week as that was the "Fair Market Value" price for one weeks rent. This is only one of the many issues we had with them throughout my time. I would prefer Satan be my landlord rather than Matt and Sarah Rodbro. read more

I am a student currently living in a home owned by Red Brick and I have to say that this is the most poorly managed real estate company I have ever seen. Matt Rodbro, who leads you on to think he is a reasonable guy, might be the biggest, most demented and unethical person there is. You sign for your house a full 2 years in advance before living in it. So when we did this, in February 2016, the academic calendar for our school was different and ended a week earlier than what it was changed to for the 2018 school year. Due to this, Red Brick is asking for a huge fee from us college kids to stay in our own house during our finals week. They are using the fact that this school has mostly affluent students and trying to pick the pockets of the parents for a little extra change. We are one of at least 20 houses that Red Brick is doing this to. I highly recommend never using Red Brick Property Management and next time you see Matt Rodbro knee him in between the legs. read more

I set up an appointment to view a property and no one ever showed up to meet me. I called, left a message, and sent an email. I never heard back from them. When I went on the website, it said the property had already rented. That's fine, but they needed to at least tell me before I showed up at the property and waited for a half hour. If that is how they treat potential renters, I would hate to see how they treat people who have already signed a lease. read more

This organization is exactly whats wrong with off-campus living. I have lived and been in various of there properties and they are no where near worth the price. The prices are driven up through the roof on properties that are beyond below average. I could find better places in NYC for less than I am paying as a college student in Oxford, Ohio. Furthermore, the owner, one in particular who shall remain nameless, is HORRIBLE to work with. They are short, rude, uncaring, inattentive, and ineffective property managers. They often resort to scare tactics in an attempt to get their money from unknowing college students. I've had the worst experience ever working with this organization and would do everything in my power to keep others from having the same experience.
