The buildings are old so they are constantly doing construction. If you are on the first floor, you hear every step of the person on the top floor. The entire apartment gets mold everywhere, especially the bathroom due to the poor ventilation (not a housekeeping issue, it's an apartment issue). The flooring is cheap and sucks. Once you get one thing fix, another thing breaks. And again, the landlord whines about doing her own job. If you consider staying here, goodluck. I can't wait till my lease ends and I never have to step back in this horrible apartment or deal with such an incompetent landlord.

We already experienced 3 power outages this year (1/2021 - 7/2021), and power outage always come with no hot water to use as well. I've been living here for 2 years and power already went out 6 times, I have spent so much extra money to live in a hotel. I don't know what's wrong with this place, but if you look at power outage map in Davis, this apartment is always the area that's effected, and all other places in Davis always have power. This place is also the very last area PG&E will fix the power, so don't be surprised if you need to live in a hotel 1-3 days. ( It happened during midterm weeks twice). There are cockroaches everywhere. If you go out at night, look at the ground and bushes, the cockroaches are crawling and running around. Very gross as I walk my pet at night and I just can't stand cockroaches running around by my pet's paws. Some cockroaches even climb up the stair to second floor, and it crawled in to the apartment unit from the small gap underneath the door. They mow the grass almost every day. Enjoy being woken up by the loud sound of grass mowing. I really want a peaceful nap, but they start from early morning and stop mow at around 5 pm. Good luck with working or studying during the day time, you won't be able to hear anything. Ps. While I was writing this, just got an email from Anderson again saying we're out of hot water AGAIN. This is probably the 100th this has happened, plus our laundry room has been out of service for 2 days already. Sometimes they will send out emails saying they will cut the water off at 9 am in the morning, and guess what, my water went out while I was showing at 8:30 am :))) this has happened twice:)) I agree the location is good, they have great trees and grass, the office respond quickly to email, but there are still a lot that needed to be improved. 1 star for responsive staff 1 star for nice neighbors I know the workers here probably don't have control on some of the things I mentioned, but it has been 2 years with no improvement, I think upper management needs to look into the issue and not just assume college students have no choice but to find a place to stay, that they can just come and go every year, so no long term commitment on maintaining the community is needed. This is not a good mindset, not fair for us who loved living here too.

I lived here for about 9 months, in that time I found mold growing inside of my walls making them…read moresoft, black mold all over all my window tracks, and even a plant literally growing inside the window panes. I asked them to fix it and they said to put bleach water on it and I should be cleaning it myself. I called a professional and they tested for mold and the test came back as extremely positive for the kind of mold that causes health issues and can infect anything close to where it was growing. I needed to throw watever was close to the mold areas away, bathroom mats, bed frame in the bedroom (because there was fabric on the bed frame) I sent them the report and they said they needed to have their own "inspector" come by and test. Their report came back saying supposedly there wasn't mold. It was even growing inside both toilets in the apartment due to sooo much of it in the air. My 1 year old, my husband and I got respiratory illnesses and didn't understand why. They refused to remediate the mold and acted as if there wasn't a problem, and if there was it was due to my not cleaning my apartment. Then they hired a new manager who had no idea of this problem and by then I told them I needed to move out, I couldn't just live in that kind of environment with my baby any more. When I moved I completely hand scrubbed THE ENTIRE APARTMENT MYSELF! It took me two days. And left the place spotless. Took pictures of every inch and sent it to the manager. They wouldn't give me my deposit back and said they had to hire a professional cleaner to come clean because it was filthy. And paint the walls due to marks, and replace window blinds, i was sooooo upset. To top it off they expect me to pay for the "balance" of the amount of rent I was expected to pay for the remainder of the lease I would have been there if I stayed in that place and continue to be sick. I wouldn't have to pay if they could find someone to rent the place right after I left. (They didn't want to fix the mold just put someone else in the apartment) This place is disgusting and I was really disappointed in the way they handled everything. There are other neighbors who have an even worse mold situation than I did, their cat died from respiratory problems due to the soft walls ect. The apartments refused to fix!!!!! I was shocked. The amount of money I was paying them for rent is CRAZY. And for them to not fix such dangerous things for their tenants is outrageous! I never would have moved there if I knew this kind of thing was going to happen. I can't stress enough DONT MOVE THERE!!!!! I couldn't understand how they were trying to turn it around on me, like I made it so the mold made the walls in my bathroom soft, from cooking in my kitchen? If I could give 0 stars I would! I'm going to upload pictures of how I left my apartment and the mold all over the place YOU decide.

This place is near the freeway so be prepared for car noise and lawnmowing noises sometimes in the morning. Also, my apt. was near the Cesar Chavez parking lot, and they (not Lexington) have a weird sound that plays on speakers whenever someone enters the property. It's a voiceover saying "you are trespassing". It wasn't an issue for me, just kind of funny and something to be aware of if you have an apartment near there! Thanks for a great experience, this was the best complex I lived in during my time at Davis.

Though the building is kinda older (carpets are more worn-down, windows are drafty sometimes), this is better in price and quality than a lot of places in South Davis lol. The complex is huge!! It has laundry buildings, a study room, a gym, a games room, a pool, and a random basketball hoop in the parking lot (uhh...?). I actually really like the amenities because the complex is so far from campus. The office is one of the best parts for me: it's open 24/7. Not the staff offices of course, but with your key fob you can enter the leasing office to access the study room or gym anytime. I study in the study room all the time (computer lab, free printing if you bring your own paper, etc.) and try to use the gym's equipment when I can. Since the complex is so far from the university, and I don't drive, these apartment resources are invaluable to me. Speaking of far from campus, the bus stop is about a 5 minute walk (or a two minute sprint, if you're like me and also constantly late) away. The D line goes to the silo every 15ish minutes and the K goes to the MU every 30-40. It takes about 20 minutes to get to campus on either, so prepare ahead of time! The property manager, Jacque, is a really kind and thoughtful individual, clearly cares about her tenants. She replies to emails about concerns quickly and is really welcoming. Every time I go into the office about questions or just to pick up a package, she's been really sweet! The maintenance crew is very quick, fixing our multiple plumbing issues promptly usually within half a week of us submitting the request online. The only negative would be the mustiness of the apartment... It's so dark all the time because windows are partially blocked by fences. It's easy for the house to get kind of humid... And the draftiness of the windows. Also, the plumbing isn't great-- we had the maintenance staff come in to fix different things multiple times already.

She has decades of experience in apartment management and seems to know everyone. -Modesto. He is head maintenance and together Jacque and him have been working together for numerous years. I never saw him taking a break and always smiling. -amenities. We never had a problem with having to do laundry in a laundry room. Other tenants are respectful and will unload their clothes usually within five minutes. there is a great study room that is def underutilized with the tenants. It's accessible 24 hours and has several computers along with fast/efficient free printer use. Pool and bbq area. Free tank of gas for a really nice grill and a beautiful lounge area. Game room we never used it. Lastly, the gym. They bought my husband extra weights and system so he could power lift. -only one "technical space" but tons of easy street parking. It's a residential area so no worries about being run over crossing the street. -location. you can walk to uc davis campus or more likely bike. bus comes by often. we are on the side of campus closest to the vet med campus. You can walk one to two blocks to super owl brewery. Westlake market, lamppost pizza, boba tea, and ramen are there as well. sbux and tjs near. downtown davis is about 10 min drive. woodland is about 15 mins away which gets you to costco. airport is about 25 mins away (take the woodland way) -location! You're about 20-45 mins away from sac/uc davis health campus depending on traffic. because you're next to 113 (which goes to woodland) you have two routes to get to sac that are almost equidistant. You are about 75 minutes away from walnut creek which will get you to the bart to go into san francisco. the drive lacks traffic for the most part. Because you can take 113 exit or pedrick back road to the trees apartment, you will be able to avoid the 4-5pm davis slowdown. if you're on the other side of davis then you are going to be stuck in some traffic. -the community. pet friendly. tenants are extremely quiet. most students here are graduate and vet med/med school students. -apartment is large and has a great layout. our apartment was on the corner second floor so we had windows on 3/4 sides of our apartment. the bathroom is large with a really nice vanity/drawer system set up. the closet is a large walk in and large enough to be a bedroom. water was always warm. kitchen was large. there was so much room for storage. fan in the living room. mailbox in the office. carpet in our apt but nice wood laminate in bathroom/kitchen/entry. -never had any issues with bugs/vermin. only slight maintenance requests (dishwasher). free carpet cleaning per year. -balcony comes off the bedroom which i would prefer on living room for guests. -davis water. you can't help it if you live in davis. the water doesn't taste the same as sac water. filtering the water took care of the slight odd taste. -we liked the ability to walk to places, know our community, go to the farmers market, and enjoy all things davis. it's a bubble but a very nice bubble. -diversity. there's plenty of asians and whites in davis. hispanic/latinos are more in woodland. i saw very few African Americans. Sac seemed more racially diverse and certainly the bay area (antioch) was much much more ethnically diverse. It's students and higher socioeconomic/education attainment. Blue collar families live in woodland and sac. But there are some families that fit middle class and lower class socioeconomic status. church is mostly lutheran/academic. we went to a more modern/non domination church in woodland. -There is an islamic mosque. Different religions were tolerated well. Lgbtq+ community is well accepted in davis community! there are less DINKs but we were there! -nightlife. davis is not the place to be "hopping". -napa is about 45 mins away. lake tahoe is about 2 hours away. yosemite about 3.5 hours away. san fran about 1.5-2 hour away. you're in a good location for places to visit. -valley heat. it's hot in the summer. there's little breeze. you have to get out to vacaville to feel the breeze or placervile. it only lasts about two months though. also we don't have much forrest around us so no forrest fires. no flooding in our areas either.

I loved all of the lizards that were running around and the greenery was refreshing - Nicole + the rotating office staff were always really, really nice and professional. They were always able to answer my questions and were quick to get us help with maintenance - The shopping center down the street is really nice to have - The room sizes are very good, whether you're sharing or having a single room and nothing about the rooms other than the blinds and closet blinds are outdated. Very spacious closets too! - The website used for paying rent is very easy to use and intuitive. Just be careful setting up if you choose to set up a monthly recurring payment, it can accidentally pay for the entire amount even if you specify an amount. Cons: - Near constant bugs + rodent problems. The office gave us glue traps, but our unit was constantly seeing earwigs, and the occasional mouse or cockroach. I really hated having to throw away glue traps full of bugs or ones with mice. - The wood stove in our unit was not removed since we joined an existing lease. It was an eyesore and potentially a fire danger. - The kitchen is extremely outdated and gross. The countertops were this ugly black and white speckle, which made it impossible to see messes on it. The stove is outdated and the pantries are gross from years of wear and tear. - The shower did not get refinished until a month before we moved out, and it was super gross as well. Just old and not well-kept. Our bathroom also constantly got mold since there was no window in there and the door would just close and not stay open. - Very far from downtown and a lot of other things in Davis. - The AC was terrible. It couldn't detect the temperature upstairs so we would have to crank it really low for it to do anything, causing our PGE to be really expensive during the warmer months. - The maintenance people would always make our floors really gross (mud, grime, etc.) so I was hesitant to report issues since I didn't want to clean up after them. - The laundry machines would constantly break, not accepting coins or not doing a good job drying stuff. There are lots of machines, but I was never surprised to see 2-4 machines down. They ate a lot of my quarters. - WiFi worked well in some rooms, but not in others. I know they are upgrading the WiFi, but it had not been improved before we left. We paid $60/month for it, but it was free our last month due to the change. Overall, I didn't completely hate my time at temescal, but there are plenty of reasons why I didn't choose to renew my lease.

Units are either 1 or 2 stories, depending on how many rooms there are. For the places that are 2 stories, the downstairs has one bedroom, a bathroom, the kitchen, and the living area. Upstairs is the other bathroom and bedrooms. Overall, it's a nice set up. The stoves are also gas, not electric. There is also a pool and a hottub which is nice. There is a main laundry room and then at least one other smaller one. You may want to do your laundry at odd times to avoid having to wait. Sometimes in the evening or on the weekends all the machines are full. There's plenty of parking; no reserved spaces. And there's an overflow gravel lot behind the place is all the spaces are taken. The bus stop is also right in front of the place.
