My experience with CHS has been smooth sailing so far. Only thing is I highly highly highly reading yours lease in its entirety before you join. I would like to say that my experience with collegiate housing services (CHS) was amazing. However that would be extremely far from the truth and misleading. My experience started off with paying the application fee of 200$; an extremely easy thing to do. Whenever speaking to CHS they informed the incorrect due date for this money. So one week beforehand my chs representative informed me that if the money was not turned in that I would not have a place to stay. Them informing me this information was via a picture of their table that was an extreme mess; also a phone call that was rude, abrupt, and unprofessional. I reported them to the college I was going to immediately but I don't know if it went anywhere. This once again was my first ever encounter with CHS, a service I PAY for to go to college AWAY from home. CHS is a scam that if you yourself, your kids or anyone else is considering, don't go because they'll rip you off and provide zero assistance in any of your issues. CHS is currently starting their apartments off at 639$ (2556$) amongst four people; However the actual cost of these apartments is 1200$ (with no govt assistance). CHS only provides you with two couches, four twin size beds, three tables, three lamps, two dressers and two nightstands. Everything else you're accountable for on your own or your roommates. So in total you're paying 2556$ for all of these amenities (on the low end) an absolute ridiculous amount for stuff you mostly have at home. CHS also retains the right to move you at will so everything you've grown accustomed to and bought with said roommates can immediately be moved with you to other apartments with different people. They will also try to break your lease to do this tactic so make sure you triple check everything your lease says because they can and will use it against you. My representative has also been one of the worst people to deal with especially in this difficult process of college. One of the experiences that comes to memory immediately is that they let a student know that their car is getting towed from the apartment building. However it was extremely snowy and icy at the time. The student let her know that and the lot hadn't snowplowed anything. Their reply when the student's car was actively getting towed was "Buy A Shovel". The student however was able to get his car before they towed it off the lot. I had a similar situation but instead my car was taken at 2-6am in the morning before school and had no warning. They provided me with no warning before costing me over 250$ in a tow bill. I've also had numerous issues with photographic evidence and more that weren't handled or laughed at. At the apartment currently the hot water was shut off for two weeks. Regularly the fire alarm goes off and the fire department shows up. We have started to have an ant infestation from the neighbors downstairs. There was also a throw up in the main landing way to the outdoors. The bathroom also has water backs up so we can't even shower. DO NOT USE CHS HOUSING!!!!!!!!! The chs staff in the phoenix location are the most unprofessional staff I have ever had to deal with. They falsely accuse their residents of things and have been actively trying to threaten and evict residents. They have been invading privacy of homes and even using our bathrooms, and going through our personal possessions. They are extremely unprofessional all around and have ridiculously high prices for their leases in this area. They are rude and lazy. If you or someone you know is already doing business with this company please record and keep all of your emails, texts, receipts of payments in the chance that you'll need it to take legal action against them. They will falsely accuse their residents of not paying rent and threaten to evict them even if your rent is payed in full and on time. If you are thinking about using this company while attending school in phoenix please remember that you are a human being with rights and that chs has absolutely no authority to invade your privacy or threaten you. From now on if they require a inspection they will be supervised by either myself or another roomate the entire time. I will no longer allow unlawful entry into my home by them without our permission. These threats and accusations that they have been using on their residents will cease and they need to personally write apology letters to the affected residents. If you are a new upcoming student in the UTI or MMI programs I just want to say that's amazing and it's such a fantastic experience! The school and staff is incredible and it's a fantastic opportunity please do it! Terrible roaches nasty room mates tiny rooms I had to drop it and get my own apartment I do not recommend.

This organization is horrible. They are rude, filled with empty promises, and take advantage of these young people who are relying on them for their housing (often times this is their first experience being on their own). The people I've dealt with in North Carolina give only lip service and don't follow through at all (Wendy and Jennifer, shout out to you...you're definitely on the fast track to Hades & remember that karma is a b#&ch and so are both of you). I am going to do everything I can to inform the school (who has contracted this company for managing the student's housing) about their business practices and will encourage them to find another company with which to do business in the future. I am also considering bringing legal action against them. Just take a look at all the other "glowing" reviews of this organization...they are only taking advantage of our children (and they're charging them about double what the rent is - when you add up what all the roommates pay). My son's apartment (in accordance with how most slum lords run their properties) was infested with fleas. It was so bad that one of the kids moved out and is still paying rent but is commuting to school for his classes (2 hours every morning and evening). After nearly 2 weeks, they still have done nothing to remedy this problem. But, don't worry, because the fleas have plenty of company...the cockroaches are there and throwing nightly ragers together with the other insects and arachnids who live on premises. In an effort to keep this short I will forego the other myriad of problems in detail, but here's an abbreviated list for you perusal (dirty upon move in - crumbs, dust and dirt everywhere; no light for the fridge; no washer and dryer; one of the rented bed frames was broken but repaired with electrical tape - furnished with bug infested beauties that look like they came straight off a crack head's front lawn; outside the front doors looks like it hasn't been cleaned for decades - but they were built only 2 years ago ; on the second night a woman was arrested around midnight after attacking a resident's car and vomiting on the stairs leading to my son's apartment). I could go on, ad nauseum, but I think you get the picture. I don't want to forget my shout out to the sh*thole they put my 18 year old son in either. Hey, Seasons at Poplar Tent, in Concord, NC...you suck!!! Your staff is ineffective, unprofessional, and full of crap, doing nothing that they promised. My only hope at this point is to get my son and the other kids out of there and into a place where the people who own/run it actually care about their residents and treat them with the respect they deserve. I hope you've enjoyed this review as much as I've enjoyed writing it. My last 2 weeks have been consumed with trying to get these problems taken care of, and, as of today, they have still not been resolved. It was an overall poor experience! They took advantage of my son. It was his first time leaving home. They put him in cockroach infested apartments and did nothing to remedy the situation. On top of moving him around constantly and charging him cleaning fees from $205-$250 each time he moved. He had his graduation date extended and they bumped his rent from $1099 to $1289. They have a 17 page leasing contract that you need a an attorney to go over. Do yourself a favor and find any other type of housing. Don't use these crooks! I live in collegiate housing and I have had nothing but issues. Are dishwasher broke and we have no hot water in the kitchen and it's been like that for 3 months we also have tried to get a hold of them numerous times and no one answers the phone. I dont even know where to start with this unprofessional company. We moved my son into his "Premium Plus" apartment with a private room in Mooresville,NC only 2.5 weeks ago and it has been a nightmare since day one. The staff at the school department one in particular lets call her "Miss Wendy" is rude and unprofessional with her customers. She has offered no help other than moving him 30miles from his school which is not an option. His apartment is infested with bugs, we have reported this numerous times and they claim they have pest control in place but they are worse and worse every day. There are thousands of tiny centipedes in every crevice of his apartment. We are paying for the Premium Plus price yet the apartment he is in is classified as basic. We are moving him out, they are fighting us saying we owe them now 2 months of rent, wait what? We paid over $1300 for him to stay in a pest infested nasty apartment for 2.5 weeks they are not getting a dime out of us! If you are considering housing through this company DO NOT DO IT! First off I would like to start out saying i would never recomend using this housing service. I went to school at mmi Phoenix and from the moment I lived in the shared housing units I was stuck with lazy roommate that refused to clean. They had rules that stated no over night guess with common sense you know that's not going to be followed. They say they have the ability to move you when there is issue with a roommate but that's not always 100% true. They should have dealt with the person causing the issue but they dont. They are only worried that you are paying them the rent money. When they are forced to move you they send a email that not well labeled with a link that say you are to move on the day they choose. So if you miss seeing email your just screwed. When I moved to my new apartment the previous tenant had roommate with no service animals. Which there are rules for no pet except for service animal. The room I moved in to smelt like dog piss and crap. I spent 4 days trying to clear out the smell. After a few weeks another roomate moved in and he started hoarding metal trailer part and propane tank. Which in any apartment complex in Arizona you cant do that. I complained to the housing service and to the school trying to get help from them to get them to removed the tank or the guy in general. It wasnt until I tried to get the Phoenix fire department and the apartment complex involved that the school and housing service inspected the issue. It took 3 to 4 month before they finally resolved that issue. Then they will come across and make you do a 60 day notice to vacate for when you go to leave the place. That is if they dont evict you before hand. If you are not out on the day your lease ends. they will threaten to charge you 60 more days rent. When I left from the apartment I sent date and time photos showing what area I cleaned and that I returned the keys to someone so they could charge me for not turning in the keys since they have one one staff member working at the school that's there just one day a week and it's not on a friday. The funniest part is if theres still people living in the apartment when you leave you are basically the maid because your the person that's suppose to clean it 100%even if the roomate make it dirty all over again. I will add picture of where I cleaned and I will show what they said I missed cleaning and I will show the tanks and how dirty some roommate are you could end up living with. They are charging an obscene amount of money for mediocre apartments at best (over $4,000 for one apartment). They will screw you over on the move out charges. For example, there were 4 people living in my son's apartment and they charged each of them the same amount so imagine the charge and multiply that by 4....they are making a killing!!! They charged each of the tenants $20 to clean a mirror... so total of $80 to clean a mirror. Then they are charging each of them $225 for trash... $900 total for trash. All the trash was outside the apartment at the doorstep due to it being valet trash and the direction of the complex is to leave the trash at the doorstep. $900.... are you serious?!?!?! BEWARE!!!! My daughter is using CHS and I have been happy with them thus far. Yes, they are more expensive than renting outright, but you are paying for their service which is to help you secure housing independent of your roommates. If your roommates move out or graduate, it doesn't affect your stay. It is especially convenient for stays of less than one year. I think they are very clear in what the rules are and what the lease is. In fact, we were not sure where our daughter was going to move after her lease expired, so we extended it. If you take into consideration that you are not bound to another student and realize their leases are constructed in a way that will keep the apartments rented as steady as possible (to keep the price down for everyone), then this is a good deal. We have found them to be responsive and respectful. We haven't gone through the checkout process yet, if I find any problems with that process I will update my rating. But for now I recommend using them. read more

Their business practices include bogus charges for "repairs and maintenance," for opening the door to your student after work hours, etc, etc. However, CHS will never send you an invoice, or real documents showing the legality of the charges. If you made the mistake of getting into a contract with them. Try to take photos of the apartment, before and after you move. Demand to be present during the so called "Move-out inspection." Will absolutely find ways to pencilwhip you while under thier agreement. The hire outside company to inspect apartments. Of course the company has to find things or they certainly are of no benefit to CHS. Everytime they would come in and we lived taking care of our unit they'd find something mostly trivial. 90 bucks here 140 here etc etc. And if you don't tell them you're not going to renew your lease ( that's tucked in the lease they rush you sign at orientation because it's like a cattle call) it's 2 months rent PLUS 275.00 collection fee. Sure there's two sides to every dispute. But my contention is the aggressive manner they impose fees fines charges that I have never seen and other parents at graduation were also upset. read more

They also said they had to do a bunch of cleaning, at their outrageous fee costs, but I saw the apartment when I moved him, and they are full of crap, they didn't provide any evidence of actually having done the cleaning I was charged for or that it needed done to begin with, besides they moved two other students out weeks earlier and never inspected the space... They stopped harassing me for three years when I pointed out the eviction violated federal housing law to start with, and I would involve lawyers, but then they sold the "debt" to a collector and the payment requests started again. They will have to sue my estate when I die, because they won't get a penny before that. Collegiate Housing Services is untrustworthy and unscrupulous and one is better off without them. CHS IS A SCAM. You pay twice the appartments rate for half of a room, they appartments are disgusting and they will evict you for anything. I got evicted for using an extension cord. One of my old roommates got evicted for not making his bed. One of my more previous roommates got evicted for leaving finger prints on his bathroom mirror. They give you less than a weeks notice to move out. When the do "inspections" they let themselves in without knocking. One time the came in the bathroom when i was in the shower! I filed a report when one of them opened my mail, and almost called the cops when they went through my personal property without my knowledge. DO NOT UNDER ANY CIRCUMSTANCES SIGN A CONTRACT WITH CHS. When he moved in there were dead flies all over food in the fridge and bong water in the closet. It was never cleaned after their last tenant and they assured us it would get professionally clean it. I was put in an apartment with a roommate who was very hostile towards me and the other roommates and there were a few times when she became aggressive. This roommate also broke the lease several times and the things she was doing made everyone else in the apartment very uncomfortable. My other roommates and I brought up this issue to our housing manager and nothing was done to try and resolve the issue so we called the corp office where we were told to talk to our housing manager. We went back and forth between the two for a few months with nothing being done. Me and my roommates were finally at our last straw when we found out she was sneaking her boyfriend in through her window in the middle of the night as well as leaving her window unlocked 24/7 on our first floor apartment. We only found this out when the police showed up to our door saying they saw her boyfriend trying to sneak in her window while she wasn't home. Our upstairs nehibors , who were also in CHS told us that they have seen him outside our window multiple times around 1-2am and they brought it up to our housing manager because they were concerned for us. When they brought it up to our housing manager she told them not to tell us and that she would deal with it, she then proceeded to do absolutely nothing about it until my roommates and I as well as our parents were calling her and corporate nonstop until they finally removed her from the apartment for this safety issue. They then ended up separating me and my other roommates into different apartment. The apartment I was moved into was a couple of months before my lease ended. I put in a work order and messaged my housing manager because there was mold in every air vent in the apartment. I then found out one of the girls that lived in the apartment before me also reported the mold, the mold was never removed for the few months I was living there. I began looking at laws around removing mold and the laws for the state I was living in gave them seven days to remove the mold. I would never recommend Collegate Housing to anybody ESPECIALLY any female looking into it. My experience was horrible and I learned very quickly they don't care about the safety of the students while in the apartment they only care about the money they can make from taking advantage of young adults who don't know very much about living on their own. I was paying more to have my own bedroom in an apartment with three other girls, I am now paying significantly less to have my own space entirley. read more

RIP OFF! I just got collections papers from them. My son has not lived there since 2018. They never gave us his $1000.00 housing credit he was granted. They moved him and his roommates in the middle of the lease no notice or anything farther away from the school. I called they said the owner no longer wanted college kids to live there. With NO NOTICE? At the end of his lease he moved out. Now they are saying he did not give 30 days notice and are trying to charge me 4x's amount of the rent. We were very excited with our initial experience with CHS housing. However as the initial lease came to an end is when all things went bad. I posted a review earlier about my concerns and it was removed. I received response to the email asking I email them so my concerns to be discussed. The email that I was provided bounced back as not able to receive emails. I have also sent multiple emails to the on-site campus in Avondale Arizona with no response back after our initial discussions. The biggest concerns I have are as it pertains to Lisa's and dates and being charged money when a lease is over. My son had an issue where a lease was signed electronically in his name with an incorrect date and too many options selected and CHS still renewed his lease without asking questions about it. The unit that my son stayed in was very nice, but for sure it is a lot of money for four people in one two bedroom apartment. Only use of absolutely needed and also make sure that you receive every single email correspondence and follow up with any questions and give 60 days notice even though your lease is over. read more

They just want your money and will do anything to get it!!! Wish I didt have to select a star for the at all. From the first visit to the campus in Mooresville my son and I's experience and interaction with CHS has been nothing but rude employees who can never give you the same answer regardless who you speak with. We called ahead to check in early were told that was fine only to get there and have the director be in disgust we were a day early. They promised that my son would be close to the school only to find out he had a 25 mile drive one way. They would promise my son could move and then take it back. Charged not only my son but the other students who moved the same fees that once added up the total tripled if not more than what a cleaning agency would charge. Once moved into a closer location was told after a few months he had to move to a new apt, so once again they charged each of the residents more than what any other agency would charge for cleaning/repairs. Unfortunately after getting one month behind on rent, my son was given a notice to quit. My son choose to quit and turn in the keys. They not only charged for cleaning fees to an apt that was STILL being lived in by others but also charged him for two months rent for breaking the lease. How do you break a lease that you were told to quit on? Some of the cleaning charges were from an apt that was still being lived in and is obvious that it was not a result of the move out. They didn't take any time once he turned in his keys and left to send his balance to collections, even though they said they would work with us. read more

Our experience with CHS was not very good. Issues... you never know who your student will get paired up with, might be good, might be bad. Sure you can move but if the experience is bad, but its a distraction from class and studies that a new student does not need. Our experience specifically had a water heater fail, and the clean up of the mess was not very timely and the communication was poor. There was confusion on who would do what (the apt complex vs CHS). The worst part of the experience is the move out. You don't get a copy of the move-out report until after your gone, and then your told that the original report that you filled out can't be found, you must not have turned it in, and now you owe money for items that we're issues before you moved in! At first we thought it was just us, and shame on me for not keeping a copy of the move in report, but turns out 4 people that my son was friends with had the same experience. That's just one graduating class of students that he communicated with on a regular enough basis to hear of the same experience. Collegiate Housing services is horrible. None of their reps give you the same answer. We paid our rent on time for my son every month. They moved him and that was a horrible experience - one night I had to get him a hotel room because they locked him and the other roommates out!! How can he sleep or study in his car in the freezing cold?!? When they moved him, I helped him move and clean his share of the apartment. Same for when he graduated - I paid the final months rent and they used our rent money for bogus cleaning charges!! I CLEANED!! Not their ridiculous cleaning service. They accounting showed our rent wasn't paid in full. I'm still dealing with this company years later as they have now tacked on late fees and sent to collection with RFGI. I'm not paying a dime to them. I was always on time with the rent - PAID in FULL!! Those cleaning charges were bogus as I cleaned my sons room, bathroom and shared areas before inspections and at move out. I will not pay a dime to them - EVER! What a scam they got going there by using your rent money to pay bogus cleaning charges and now your rent isn't paid!! I'd never use them again and just get an apartment on my own. Collegiate Housing Services is a total scam. Bait and switch! My son signed a twelve-month lease in Emeryville CA. for $979 in a two bedroom with three other students. (2 Students in each room.) A few months before the lease was up, they raised the rent to $1,425 for the following year. A 45% increase in one year!!!!!!!! Highway robbery at its best. I even contacted them to see if they would be willing to compromise on the increase and was rudely told to either pay the increase or move out. Unbelievable!!! This is my fourth child to be in college and never, never has this happened before. Collegiate Housing knows that Expression College does not have dorms, so they raise the rent without any fear of losing the students. This proves how corrupt the college system is in our country! The management is so lost that they don't know which way is up or down. I spoke with the first manager-who I signed with- and she said because I was no longer going to school their and they wouldn't let me stay in the apartment-I wouldn't have to pay the lease ending fees. HOWEVER, she was fired-unknown reasons-and the lady that replaced her was a narcissistic liar, who doesn't know her job very well, couldn't give me a straight answer. Thank you for "trying" to make college easy. I will never trust this company. I am now $2500 in debt and they keep sending me to collection company after collection company expecting me to pay for something. Firstly, I think it should be pardoned-since it is there poor management that put it there, they should honor their word. Collegiate housing is one complete and utter joke, I would never recommend them to anybody! I was a former student at UTI Exton from January 2020 until March 2020 and was a resident at Valley View Apartments during my stay until COVID hit then they sent us students home for a few months. When I returned a few months later, I was there for not even 3 days and they gave my roommate and I a 3 day notice to pack our belongings and move to a different apartment. State law of Pennsylvania requires a 10 day notice and they gave us not even 3!!! The apartment they tried shoving my roommate and I into was a literal cave, there was mold on the walls in the bathroom, holes in the walls, drywall chunks everywhere, musty odor everywhere, the place was a disaster. My parents and I made the executive decision that I shouldn't be living in those kinds of conditions, so I packed my things and went home, shortly after I decided that UTI wasn't the school for me and I cancelled my enrollment. My whole point in writing this is because they ended up taking me to collections for $800+ because I "broke the lease" and a "cleaning fee" they tried claiming I left the previous apartment in a mess when it was far from it. My roommate and I were perfectly happy with the apartment we had and it was not necessary that we be moved into a cave, now because they took me to collections my credit is ruined. Almost a year later, here I am trying to start my life and I got denied an apartment, credit cards, ect. because of the collections they put me under, long story short, they ruined my life for the next few years. What ever you do avoid this company all the reps are ass holes and don't care. I signed a 11 month lease and we turned in multiple maintenance request and they didn't do anything about them. Our first apartment got flooded and their contractors did more damage to our personal belonging then the actual incident, then the place they moved us to some of the locks didn't work. We turned all the maintenance in and said needed soon, and they blew us off and now our apartment got broke into and they stole everything of value I went to talk to our rep about getting moved cause I don't feel safe there and he told me that i signed a lease and that's where I'm staying. They want me to pay over $900 to break my lease to get moved out I will definitely be talking to higher management and possibly a lawyer about this issue. I give CHS (collegiate housing services) 1 star because it should absolutely be your last resort for housing. I'm currently renting out an apartment (2bed 2 bath) with this awful company and definitely over paying. I pay 589$ a month, share a room and live with 3 others and cockroaches .(4 total) and I did some research on the same exact complex I'm living at but without this company and it would cost around 1200-1400 to rent out the place were at now. But with CHS were bringing in $2,356 (all 4 of us) They're making good profit off of us. Please look around before signing with this company. read more

AVOID AVOID AVOID. Do yourself a huge favor and arrange private housing before you go to school. You will pay WAY less. There will be less hassle and you will be get the same or better service. This company is a total scam preying on students that do not have connections in the area to arrange housing. They charged us DOUBLE the rate in the complex in which we stayed. As in if we would've rented that condo directly, we would've paid half what chs charged to middle man us. While we were there they would very often ignore problems with appliances and issues with plumbing for days. And when we left they charged $240 to "clean" the apartment which had already been clean. read more

I would never recommend using this housing service, they have no consideration for decent renters. They will however turn their back on pot smokers, underage drinkers, and property thieves and not say a blessed thing about it, or , as in my case flame that my property was ok to use due to the fact it was in a common area. They overprice their housing, have no accommodations for people that don't want 3+ roommates and are flat out unconcerned about the well-being of their renters... oh unless you don't pay, then they'll be all over you, so my advice, unless you want a completely rotten housing experience, look elsewhere for housing. read more

Gonna give them a two star because everything was fine until I contacted the rude Assistant Supervisor of Housing Operations in Norwood, MA. I got a letter stating that my son had his Final Warning for alcohol in his room. After my son adamantly telling me they had none I called, she just blah blahed me, one of my sons roommates was more persistant and found out that they had the wrong apartment! So I called back and she admitted that she never looked it up but refused to send me a new letter or an email stating it was an error. So they get a crappy review and a certified letter to her supervisor so THERE...it IS a big deal!!! read more
