I'd give ZERO stars if I could. Seriously. Take the advice of every person providing reviews here and find some other option! I saw negative reviews and ignored them...now I'm sorry. The only thing this company has going for them is that they provided our only option for a furnished apartment with other students for my daughter's first time away from home (since my daughter's school in Ventura, CA offers no housing or roommate referrals.) Looking back a year later, I wish we had found her an apartment and furnished it ourselves. Why? Students are expected to move in to dirty apartments with existing residents upon move-in, yet are charged hundreds of dollars in cleaning charges for normal wear and tear upon move-out. Sneaky, landlord-favoring terms in the lease allow on-site managers to get away with not doing their job (like, not providing a move-in inspection to document damage/dirt), and then charging all sorts of fees upon move-out (also done without the on-site manager providing a move-out inspection with the outgoing resident.) Students can be reassigned to another unit -- or have another random person placed in their own bedroom -- with barely any notice. Oh, and if you have a problem or question, good luck getting through to customer service agents in Indiana; prepare to spend a lot of time on hold since there seems to be a severe understaffing problem there, at least according to the agent I eventually spoke to when my credit card was overbilled. BUT, if you do decide to move in to a CHS property, do not simply listen to what you are told by any CHS person -- get out your lease and a microscope, then READ YOUR LEASE VERY CAREFULLY, paying extra-close attention to: (1) the LEASE END DATE. They wrote our lease to end mid-semester, I believe to force us into holdover status; when we requested a termination date that matched the end of the semester, we were assured, "no worries, you can just extend it month-to-month", but we were not told how expensive it would end up being. ($150/month per resident on top of existing rent!) (2) every little detail of move-in and move-out procedures, including INSPECTIONS (be prepared to work hard to get the property manager to actually do this, and you should bring a camera to document everything, whether dirty or clean...a video might be better), VACANCY NOTICE PROVISIONS (it's 60 days, not 30 days like normal leases), and HOLDOVER RENT (sure, you can extend your lease, but prepare to pay through the nose). (3) fees - they are hidden everywhere, especially upon move-out (4) involuntary relocation (remembering that someone could be relocated into your apartment). I'm not the sort of person to vent on Yelp about businesses, but this is one of the very worst I have ever encountered. I would prefer to be praising the place that housed my child for her first year of college, but that's not the case. Thank heavens we found someplace else for her to live. read more

And don't allow students any way to get out from the shitty living environments. Have had gun shots hit my housing aswell as my car being damaged 3 times and broken into once. Avoid CHS at all costs. My son had an apartment through CHS for a tech school. $459/mo for a 4 person that is about the size of my dining room and living room. I don't recall how but we found the place before orientation and a roommate was there. We went in and saw the hot water knob missing and a pair of vise-grips clamped to the faucet stem of the shower. During orientation we were told that they do a thorough walk through at the end and charge to fix/clean the apartment. A LIE! Then they moved my son less than 2 months from graduation so they could get a second cleaning fee from him. CROOKS! Then after graduation they sent an email with the statement that if a refund was coming it would be sent. So I waited for the letter. It never came. The morons sent the letter to an old physical address, never was a mailing address because they never updated their records when we moved. So the next thing we receive is a call from a collections agency. Seems there was no refund but a cleaning fee owed. There is so much more that we went through with this incompetent company I don't have time to write. All I can say is find some other company or an apartment on your own. The tech school must be getting a kick back from CHS. I can't believe the tech school would screw students this way. read more

They dont deserve a star at all they are supposed to be there to help these kids starting out but they are simply there to make their money. My son busted his butt working and attending school all while getting them rich! As soon as he could get out from under their lease he did only to be billed outrageous bills on cleaning....for instance $20 For a sink that wasn't clean and oh yea $20 x4 as all 4 room mates had to pay this fee separate for one sink....so they made $80 For a sink fees like this totalled $720 For a small 2bedroom apartment! They don't clean walls they paint over dirt. Upon monthly inspections they charge $20 if they can't see vacuum lines! I would never go through them again. The rent for 4 people to a unit is ridiculously high, they charged for cleaning fees on an apartment move that they kids did not request. When we originally signed up my son and i signed a lease for a year while he was going to trade school. The lease was to end on 8/31. We knew he would not stay there another year for such a high rent cost. When my son advised he was moving out, they said he had signed a lease electronically through January and would need to give 60 days notice. The document provided was with future dates and no true selection on him choosing to extend and an electronic signature that he did not sign and no way could be valid. They then made him sign a vacancy notice with a 60 days move out day, when he clearly told them he was moving out on 8/30 and now trying to hold him to two months rent. This entire time, I have not been brought into the loop and now they claim my signature is not required. Truly they take on these kids that are not fully skilled on these types of environments and choose to not include the parents on more complex things. The truth of month to month leases and being able to move out is much more complicated then they relay. I would for sure take some extra time and money to find your own housing and sign a lease on your own and take the risk of early out of lease on your own than with CHS. Because when you have a lease that ends and you are not staying past that time, they still want to charge you!! read more

Went into their office and explained the situation and how it needed immediate attention. They responded by sending out a team to resolve the issue including the rep himself. It was one thing to see the immediate response to the issue, but seeing that he personally came out resolve the situation means more. Still wound up that they reason I'm paying $539 a month is because I can see the golf course from my room. The room itself is no where near premium, but I'm paying a premium price for a room with a view of the sand bank at a golf course. That still runs me the wrong way. I'll give credit where credits due. They were eager to achieve customer satisfaction and actually engaged in coming up with a resolution. They were prompt to offer other transfer locations. I feel this shouldn't have been an issue for the price being paid, and I do understand that they deal with a high volume of student traffic in the daily, but a more thorough inspection of the units before release to renters would do justice. I give them a big Zero in Norwood, MA!! My son is accused of damaging the couch, the 15 month's that he was in the apartment their were a total 8 students that went through. They never did any inspections when the students left, only when last one left which was my son. When I went to move my son out, it was the first time I was in the apartment since I moved him BIG MISTAKE, the apartment was disgusting, dirty air vents, their so called supervisors in Norwood, MA never went into the apartments, never did any inspections, this is one organization you want to stay away from!! Their main office staff are very rude people, I guess is the only way they can handle complaints because that is their daily routine!! read more

My son lived in their apartment. They paid 180.00 non refundable move in fee. They paid over 600.00 a piece to live there with a shared bedroom. Two of the other roommates paid almost 800.00 for a private room. During the move in they had to do an inspection sheet with any damages when they moved in. They put on there there was stuff wrong with the apartment such as dirty and scuffed cupboards, dings in the doors, things that you typically see in a house from normal wear and tear. Myself and another on of the moms came in and cleaned the apartments ourselves and we left that cleaner than when they moved in. A month after move out each of the tenants got a 100.00 cleaning bill. Not a 100.00 cleaning bill together but individual. They charged them 20.00 a piece for a scratch on a cupboard, they charged them 20.00 a piece for a ring in the toilet, they said there was toothpaste all over the bathroom mirror which is a lie and and charged 20.00 a piece for that one spot, and 20.00 each for dirty oven. I tried talking to them about it and told them we didn't have a problem paying 100.00 fee between the four of them but they kept telling me nothing they can do because they signed the contract and each one had to pay it. They made 400.00 in less than a half hour of cleaning. Here is the final response I got back from them after almost four months of waiting for them to see what they could do. We are not removing the charges. They are stated at the move in orientation and several times when we have the required move out meeting. I started school at MMI Orlando in January and being from Ohio I decided I would rent through CHS instead of trying to find an apartment. I've since learned that that was a massive mistake. Firstly, they stuck one of my friends in Windrift. My friend's neighbor (who is a drug dealer) got shot on my friend's porch and walked into his apartment. When he decided he wanted to leave CHS, they still tried to make him pay $1,100 to move out. Second, we have room inspections every month. That's okay, right? Well, they tell you that they are "announced" inspections and that you are notified of when they will be each month. But really they just show up at random and claim that the place is an absolute mess. When my other 2 roommates moved out (4 people in a tiny 2 bedroom apartment), they didn't clean very well. CHS did a move-out inspection and the room hasn't been touched in the month since. Now they want to charge us 2 for cleaners and carpet cleaners when that should have been done at move-out. Third, they are making a MASSIVE profit and absolutely shafting all of their tenants. They get this apartment for probably around $1,000/mo. but they charge each of the 4 people $559/mo. That's over $1,000/mo. profit for EACH apartment. And then if you want to leave because you found someone you want to room with, they charge you 2 extra month's rent up front. So if I wanted to live somewhere else it would be $1,118 + new rent. I really wish I could leave CHS but I can't afford to. I wish I would have read all the reviews before I had any dealings with CHS. My son goes to school in Ohio, and after 5 mos. of living out there with the same kids in the same apartment, CHS tells him and his current roommate that they have to move out because the third roommate broke his Lease. My son and his roommate told the housing director for Ohio that they do not want to move and be separated and be thrown in other apartments with complete strangers. They asked the housing director for Ohio why can't she find someone else to put in their apartment instead of having both of them move out into two different apartments with different guys that they don't know, but she would not hear of it. She told them that in 8 to 9 weeks, she would be able to put them back together again in a different apartment. I don't understand why they have to keep moving back and forth and not have stable living conditions!The kids are going to school to learn and become something in the future. They already have a lot on their plate with school, work, etc., why add more pressure on them by disrupting their living conditions? I called the housing director and expressed my concerns and she did not care what I had to say. I even emailed some people from the corporate office in Indiana but no response from anyone. If I would have known of all the bad reviews this company has, I would have put my son in Independent living and not through CHS!!! CHS says they care about the kids and try to make their living arrangements as smooth as possible but that is a total joke! Its a rip off big time. They stuck me with the worst room mates ever, dirty, filthy, lazy. One room mate would do his laundry once every three months. The wall near his bed was black from his hands and arms. Then he would resort to the living room and sleep on the couch all week end. Never once he cleaned the toilet or anything else in the apt. The other room mate would hide in his room, come out only when he went to school and came back. He would sneak my food, and leave me nothing. Even though I confronted them both about how I felt, They said I was the asshole. I tried to get moved but it was worse where they wanted to put me. Now I was ready to graduate, my lease was up 30 days after graduation. They told me I could get out of my lease early due to graduation. All I needed was to stay 3 days till graduation, they told me I could stay there for a small fee. After graduation I was hit with a $555 bill. OMG $555 for three days? in this place? NEVER MOVE IN WITH COLLEGIATE HOUSING SERVICES!!! This guys steal your money! I was graduating in middle of January, my lease was till the end of it, i came in to the office a month before my move out and asked their representative hows my move-out gonna work. He told me that if I'm graduating in the middle of the month- I DONT NEED TO PAY for the month, they going to prorate my payment, so I agreed with this option, he charged me the prorated amount and said that I'm good to go, and that I dont owe them anything. I move out, come back home and recieve a final bill that says that HAD to pay the full amount+ double late charge, and even when they were doing my move out inspection, they already knew about it, because it was on file a week before my move out and they never told me about it. I call the office in IN tell them my problem with the bill, and all I hear back is "how would you like to pay your dues? Its already on papers and if we go to court with you you will lose and still will pay us"!!!!!!!!!! "GREAT SERVICE"!!!!! thank you!!! and btw you pay cosmic amounts for a jail bed and a shared house with mold. If you have a chance- find a place and a roommate by yourself it would be much cheaper. read more

This company is terrible. If I could give no stars I would. I moved to LA for acting school this is and since I didn't know how to go about getting accommodation with the school I decided to go through CHS. Firstly the man Howard who I delt with was extremely rude and unprofessional when I arrived he moved me from my original accommodation and when i asked why his response was 'because i said so' i was already nervous about moving halfway across the world with no one I knew and he made everything 10 times worse. I got nothing that i had asked for in my application and I am 24 and was put with all 18 year olds even though i specified i wanted to live with older people. I have recently been having issues with my roommate and it has triggered my anxiety I have spoken to CHS about all this hoping to either break my lease or move and they have been nothing but unhelpful. You can tell they don't care. All my friends are having similar issues with CHS, i so far have not found one person that is happy with their service I would highly suggest to stay away!! read more

I would give them -0- stars if I could. My son was attending school in Exton Pa and CHS was the company of choice used by the school. I had my concerns from the beginning when I was not getting information on where he would be living until a week before his move in. I wanted to know sooner so I could check out the neighborhood, the area stores for gift cards etc. but they said they didn't know where he would be living until a week before. A week before they sent me the info and the neighborhood did not have good reviews, at all. Some parents pulled their kids from that development but they had to buy up to get their child into another neighborhood. We didn't have the option to buy up as this is our 3rd child in college. Had we known sooner I could have tried to shuffle money around but a week out does not leave me much to work with. We moved him in and all seemed well. His development was on the outskirts of the bad part of town so he just had to stay away from that area. Four months in and he is notified that he has 2 weeks to move to another apartment. Some of his roommates were finishing the school and they were consolidating apts. They split him and his friend roommate up to different apts. I called to see if they could stay together but was told no. This move was a huge upset to their lives as they had forged a friendship, just adjusted to being away from home, had to contend with stringent school courses and the last thing they need is an upset to all that. The best part is they said they couldn't guarentee he wouldn't have to move again before the year lease was up! Meanwhile, he moves out, they do a move out inspection and send a bill for $180 for a dirty sink, dirty wall etc. Such bs and a way for them to make more money. I am waiting for a call back to explain these charges. That is $720 ($180 x 4 students). I could hire a cleaning person for 1/3 of that to clean this little 2 bedroom apartment! HIDDEN FEES EVERYWHERE!!!!! had a problem with a slob of a roommate half way into my lease, he made the apartment an absolute mess. rugs stained and dirty, his room smelled disgusting, kitchen was looking worse than a dumpster when he was around, he was a complete sick mess. he got kicked out of CHS after about 2 months of complaining to our representative, not because he was a mess, but because he didnt pay rent, but whatever -.- once he was gone a new roomate came in and complained that the place was dirty (his room and the rugs were dirty and stained) and CHS sent a cleaning crew. well guess who had to pay the cleaning crew 3 months after the cleaning? US in the apartment. we had to pay to clean the bullshit that was made by they messy guyy who we complained about for way too long. BULLSHIT!! rightnow im 2 and a half months out of that place and just now received a letter with charges of over $500 for shit that was broken or messed up in the apartment BEFORE I MOVED IN!!! they dont inspect the apartments. severe problems with roaches. Terrible scam artist. Was stuck in a 3 bedroom house with 6 people each of us paying $630 a month. I had a issue with a room mate and asked to switch apartments Michelle with collegiate housing wouldn't respond to phone calls and would all of a sudden leave the school Redstone college before I could talk to her. Took a month to track her down after I made sure rent was late because if you were late she would magically show up. So she moves me across town to a new apartment. Then tells me that I'm in trouble because I adjusted the thermostat below 75 degrees in the summer. Rooms are tiny with tiny crappy beds. So after a year about 8 months of this BS I didn't pay rent and told her that I'm moving out with a voice mail because if you got ahold of her or any one for that matter hell froze over. The same day she called me back and called me every name in the book and told me to get my shit out. So I move in with my girlfriend all is well until I check my credit report and start receiving phone calls about a past due balance of 1800 dollars I tell the what has happened thinking ok they will see their employee is doing a terrible job and will let me make a lower lump some payment. NOPE they wanted their money now and if I don't pay it they will put it against my credit. She told me how irresponsible I was for moving out when my roommate was selling prescription pills out of the apartment and how my tools got stolen was my own fault. They put it on my credit quicker then I could try and get the money together. Do not use this company they will rip you off so fast and screw you and your credit up. They will put your kid out in the cold to make more money off them. read more

DO NOT USE THIS "Service"! Being out of town and our child going to a school without student housing, we caved into the fear factor and used them. Gave a deposit seven months before school started. Had to sign the lease BEFORE we saw the assigned apartment. We had paid extra for a gated community. The assigned apartment was OUTSIDE the gate! Not their fault they said. Roommates assigned were breaking the law. No one did anything, because they "aren't the police". Random apartment inspections with no notice (the apartment always passed, so no sour grapes here). Finally, out of concern that our child would be guilty by association with the activities in the apartment, we moved him. That's where the real fun begins! They kept the unused rent (almost a full month), deposit, and charged fees for everything including $200 because the keys weren't turned in the next business day. I've complained to everyone at CHS, but gotten no response other than "it's in the contract". This is PREDATORY toward these 18 year old kids who are just starting out in life! But, you have no choice but to pay the fees ($1338) or they'll ruin your credit and that of your child! We spent $3000 for 76 days in their apartment! The only way ths company even received 1 star from me is because it was the lowest I could choose! I would strongly recommend you think twice before using this company! We used Collegiate Housing Services at the recommendation of the school my son is attending. When moving a child 900+ miles from home not knowing anyone in the vicinity you sadly enough assume a housing service associate with the school would be a safe environment for you child. Wrong!! Beware because they put photos up of what appear to be very nice apartment complexes but when you get there and its time to sign the lease on move in day that's not at all what you get! Then in order to get you to sign the lease they give empty promises that your child will be moved to the housing they originally requested when applying as soon as there is an opening. We were told in as soon as 1 week. That move has never happened. As a parent to leave your child and drive off with a sick feeling in your stomach about the location of their apartment and the fear of their safety is horrible. Follow that with the students getting written up from false allegations. The school even noted they feel the allegations were false but Collegiate Housing will refuse to remove them from their file. When you finally take action to move your child for their own safety and well being and discontinue their services they will take no responsibility and it will cost two months rent plus the loss of your deposit and a $50 administration fee, in our case $1000. This company takes total advantage of students with their extremely inflated pricing and lack of concern about the student. It's all about the almighty dollar for them. After encountering the issues we have I began searching and have found MANY parents and students who warn DO NOT USE Collegiate Housing Services. For the safety and well being of yourself or your child I strongly recommend you seek independent housing and steer clear of this company!! read more

They don't even deserve 1 star but that is the lowest I can give them. We are contracted into a 1 year agreement that can only be broken by paying 2 months of rent at once. I have researched the same apartment I am living in and it would cost me about $850 not going through CHS, I pay $509. Doesn't sound too bad? Well how about the fact that I have 4 roommates and one that has his own room for an extra $150. If you do the math, 509 x 4 = 2,036 + 660 = $2,696. THEY ARE GETTING OVER 200% PROFIT!! Do yourself, or your son/daughter or student of the house a favor and DO NOT go through CHS. This is only one of the things they have done to me and my roommates. Threatening to kick us out because of the other CHS members next door make too much noise. Demanding late fees from everyone to gain an extra $50, scamming with the automatic payment "fees". Must I actually give a star at all? My daughter went to Le Cordon Bleu in Austin, TX. Edie was her rep from CHS. All the negative reviews others gave rings true to us as well. Broken promises, pairing up with crazy roommates, over charges and being charged for damage that was not by my daughter and her roommates. The condition of the carpet was filthy and three girls moved out and one person was left behind after the semester ended. The three girls are being charged about $300 each for a dirty carpet?! That's $900 for a dirty carpet. They have pictures when they moved out and they left their rooms and common areas completely clean and actually in better condition than when they moved in. CHS also lied to them and gave them only two choices for apartments to move into and they could have moved to any other apartment. The apartment complex they lived in was terribly rude and they always said to just deal with CHS. Well, the apartments wanted to tow my daughter's moped because they would not let her park it in the parking lot because it was not running properly. She was not allowed to even park it on their porch or under the stairwell like other motorcycles and people with bicycles. They were just plain mean and picked on her. We wound up towing it to a friend of mine's house and they kept it for her on their driveway. The whole experience is awful. They even paired her with someone with major psychiatric problems and a swat team had to be called to their apartment. They do no real background checks on their applicants/students. Please find someone to rent a room from or find another method to get your student or yourself into housing near campus. Do not trust them. I have not found one person to have had a good experience with them. read more

by far the worst experience you can have with a college housing situation a person that had a conflict with my student was moved INTO THE SAME BEDROOM 3 weeks after the situation happened then its discovered that They came with drugs and is a full blown slob also of course photos and txt messages discussing the drug situation are "hearsay" and since they cant enter an apartment with out a weeks notice my kid is stuck living with drugs in their bedroom chs"s answer "we cant do anything we have no openings available right now" and you have nothing that is "admissible" so if the cops show up and the wrong kid goes to jail its "not their fault" its just "the way it is" so far continuing to escalate with chs corporate has gotten me no where and they want a grand to break the lease when THEY created this situation that my student doesn't feel comfortable in their own home yet THEY only want $$$$$$$$ to get away from it read more

This is the worst company we have ever done business with! First, they moved a kid over 21 in with my son and 2 other roommates all under 21. (promised they wouldn't mix them together before we signed the lease!) The kid was a bully and had a girlfriend who stayed over every night, while my son slept on the couch. My son complained numerous times and was told that Collegiate could only enter the apartment with a 24 hour notice given to tenants! They moved MY SON out to an apartment that was the furthest away from school - which isn't the price plan that we had with them. Gave him the wrong key. Told him they would move him to another one closer to school soon and that he could get his things from the last apartment at that time. Now they moved him to the closer apartment which was more expensive than the price plan we picked, which means we had to pay a higher price, and when he went to get his things from the first apartment, they were all thrown in the dumpster. He stayed in this apartment for a few months and they ended up closing it down. My son left school at this time for personal reasons, so we were told that if he wasn't in school he couldn't use the housing (understandable), he never received another apartment/keys and he headed home. Now they are sending us to collection agency for the last 2 months rent, plus fees of cleaning the apartment (which was cleaner when he left than when he got there) and things like disposal of a couch that was there before he was. The whole thing was a nightmare and the people are incredibly rude! It was so much added stress on top of your child moving away and going to school! I highly recommend anyone to find their own room to rent! read more
