After putting in my application, everything seemed to go well at first, with my work and references being checked. They required I have a cosigner, which I was also fine with. However, I had some trouble getting someone over the phone as did my cosigner and her references. The breaking point was when one of their representatives lied to me, telling me that my application was denied due to them not being able to get in touch with my cosigner's personal references. Now, being denied isn't the issue, but the dishonesty about something I can easily check just by asking around is unacceptable. I don't recommend renting through this company, I wouldn't trust them to be honest with you either.

Then one week later we were told that the property that they applied for is no longer available and they would not refund the total of $300 in application fees they had collected. They said it could apply toward another property. This was not on the form and never explained. I have the texts to prove it. We are not interested in any of their other properties. I have called and left a message for Abigail but have not heard back yet. This constitutes a breach of trust and may be a criminal offense but at the very least we will be pursuing this in civil court if our money is not refunded.

We discussed what we were looking for, and she promptly responded with a number of listings. She was incredibly patient, swiftly answering phone calls, text messages, even recommending local contractors, etc. her first listing recommendation was more than we hoped for, and we ended up putting in an offer right away. Miss Tammy has stayed in touch even after the sale was completed, regularly checking in. If you know what you are looking for? Miss Tammy has the house for you! If you don't? They seem to have the best reach in the multi-state Mid Atlantic area to find niche tenants and make the best fit for property owners. Julian Wilson and Lee Bussell did a superb job marketing for us and finding high quality very long-term commercial tenants making the perfect match for them and for our mother (owner), even though her property is unique. They did this in less than 2 months. Lee Bussell, realtor at Wilson and Kibler, now manages her small commercial tract and warehouse in Lexington County. His long lasting professional relationships with contractors, local permit providers such as DHEC, and other important connections allow our family to live in Arizona worry-free. He oversaw a massive 400 foot deep water well drilling and installation at our site for us even though we never left Arizona. He kept us posted on every stage of the huge job and advised us throughout while addressing the tenants needs. We have a hassle-free arrangement and know that Mr Bussell handles lots of things behind the scenes. When something is major, such as a climate event effecting the property, he has the discernment to handle what he can and should handle on his own and still knows when it is necessary to involve our family.     If you are considering Patton Properties for your college student, please look at the fine print…read more My son has been a reliable tenant for two years, yet the company just slapped him with a $268 late fee for a payment made just a few hours past the deadline due to an internet glitch. They are completely inflexible and their fees are exorbitant--nearly 25% of the rent price. They do not support the student community; they exploit it. Disappointed is an understatement.

They asked me to view the property before applying, yet when I arrived there was no lockbox. I called the number in their email and was told I had to drive 25 minutes to their office to pick up the key. That was the first red flag. I spent hours gathering bank statements, tax records, and other documents for their background check. Eventually, I received an email stating I had been approved and needed to submit a security deposit of $875. The terms said I would lose the deposit if I did not take possession of the apartment by 8/27. After driving to the bank for a money order and returning to their office, I was told--in a follow-up email--that I now needed renters' insurance with $500,000 liability coverage. Then came another email requiring a second background check through Briargate. None of these stipulations were in the agreement I had signed. They were disclosed only after I paid the $875 deposit. Emily sent me an email stating, "I'm still figuring out Briargate". When I called Briargate, I was told I needed to bring a $25 money order. After making yet another trip to the bank, I arrived at Briargate only to be told I also needed to provide my Social Security card--something Patton never mentioned. I purchased a $150 renters' insurance policy but was informed that $500,000 liability was not available. I emailed Emily, but was informed she "was no longer with the company", and Hannah stepped in. She simply emailed that the policy was "required" without offering solutions to move forward. I then purchased another policy through a company Patton recommended in a previous email--an additional $167--yet even that did not meet their requirement. At this point, I had spent $875 on a deposit, over $300 on insurance policies, $95 for the application fee, $25 for the second background check, and at least 10 hours of my time--all for requirements that were never disclosed in our agreement. When I explained this to Hannah, her response was dismissive: "It's in our advertising." Patton Proprieties is at the very least unethical. I have since issued Patton Properties a formal demand for the return of my $875 deposit. Based on my experience, I have little confidence they will return it, and I will likely need to involve an attorney. I requested a cashier's check by the end of business day Monday, 8/25. Hannah told me her boss was unavailable but that she would "let him know." Everything I've described is documented in email. My advice: run!
