Easy approval process but they send people to the rental property to do patch work. I rented a property with them and they sent someone to "fix" the front porch. It was completely rotten. The guy who came out painted over rotten wood. He even painted over our camera accessory. They left behind nails that one ended up puncturing a tire. It was electrical issues going on with the property that was put in for maintenance but never got fixed. I guess since I was moving out that it didn't matter to them. There was a crack in the kitchen over the glassing sliding door that leaked water when it rained. They never fixed that. I had to deal with that for a long time. They made sure that the security deposit wasn't given back. Avoid these people if you can. This was a review that I should've been written after moving out. I wish I would've looked at reviews beforehand. I never was late on payments. Not even one time....just to add that in. read more

Jennifer and her assistant are unprofessional morons who lack communication skills needed to conduct a successful business that leaves their clients happy. DO NOT RENT FROM THEM. Rebecca Fouche is a brazen thief. I was given rental assistance in the amount of 5100 and my current balance in arrears was 2100. They took the remainder of my money and did not apply to my rental balance. Then proceeded to evict me when I questioned why did I owe for the month of Dec when I should have close 3k in credits. The judge still sided with her even after agreeing that she misappropriated funds only because I was truly in arrears. His words were "If you owe a dollar or 1000 you are still delinquent so I rule in favor of the plantiff." She literally stole my money then evicted me, lied in a civil court of law and got away with it . All the while I was making payments to catch before the assistance was rendered and my balance for Dec was and even 1400 which is impossible no matter which way you look at. I'm looking to take legal action against them but don't know where to start. Any help will be appreciated read more

i usually dont write reviews but in this case i wish i would have came to these reviews BEFORE wasting my time ~ so my family an I are relocating to Columbia SC i spoke with Heather who i asked what are the requirements I am a very Direct person so I specifically said to her my husband an i both have credit around 570 so if you go off credit id rather not waste my time or yours ( my exact words) she stated they do not go off credit they go off of if you've had any evictions or anything criminal on your report which we don't have any of that~ so we scheduled a virtual tour an i was suppose to hear from Jessica prior- i was already a little skeptical because there receptionist was always weird an unprofessional however the rent and first month was only $925, the rent we've been paying at our current residence is $1750 so i just knew we were going to he approved considering " they don't go off credit lol i was wrong because i spoke to jessica an she said we werent approved due to our credit?? This property managementcompany seems to handle a lot of rentals in Columbia, unfortunately. The good- they have a lot of rentals, the office staff is professional and knowledgable. The negative- their leasing agent,the condition of the advertised properties, the price. I filled out the application online, paid my $45 app fee, and made arrangements to drive 7 hours roundtrip to see properties in Columbia. The leasing agent met me at the first property. The current renters waited outside while we took 90 seconds to look around. The second property was either photoshopped or taken the day the place was built. It barely resembled the pictures, and was disgustingly dirty. Tenants had been moved out for at least a month, according to the agent, yet the place hadn't been cleaned, and there was no electric. The carpet in the living room looked like a pack of wolves had made a kill and feasted there and the smell matched. I told the agent what I was looking for and asked if there were any other properties for rent to consider. He shrugged his shoulders and said, "I don't know. I will call you if something comes up as the end of the month comes." I didn't hear back from the leasing agent, but I did check their website and saw more properties that matched what I wanted. It ended up working out, because as I looked at other properties, I found Colapro rented higher for comparable properties than other management companies, and it is apparent their higher prices do not come with better customer service or upgraded properties. read more

Terrible, terrible, terrible. I am floored at how this company handled a potential customer. I called the office to set up a viewing of a property. First, instead of setting up an appointment with me, I had to call the agent's cell to set it up, no answer. When he called back I had to coordinate it around their schedule. We finally arrived at meeting at 10:45 the next day (which I had to spontaneously take off of work to do). On the way there I called his cell at exactly 10:45 to let him know I was running a little late, he did not answer. I arrived at the property at 10:50 and no one was there. I figured he may be running a little late as well, so I waited about 10 mins and called him back, no answer. After 20 minutes of sitting in the sun, I called the office to find out where he was. The 1st lady I spoke to said she would call him to find out. 15 more minutes later I called back again to see what was going on, the 2nd lady said she couldn't find who I was talking to and would call me back - I think it would be worthy mentioning that they were not the most pleasant people to speak to. 30 minutes and no follow up later I called back to see what the deal was. I spoke to a 3rd lady who seemed really annoyed at me because I told her I had called multiple times and I was still waiting. After receiving this kind of customer service I told her just not to worry about it because I wasn't going to deal with a company that treated it's customers this way. I got no apology at any time and all she could say was OK and then hung up on me! Running tally: 3 bad customer service employees, almost 2 hours of wasted time, a no show employee, and a partridge in a pear tree. I should have read the Yelp reviews before I set this meeting up and I would have avoided wasting my time, gas and taking off work to accommodate their schedule. Thank you Chris for wasting my day, and thank you to the office staff for living up to the negative reviews on here. ColaPro has been a nightmare since we have rented from them and we are thrilled to longer be under their tenancy. They are trying to charge us a $100 fee for breaking our lease but we complied fully with our lease protocols for terminating a lease early. Let it be known nowhere in our lease, nor in the SC Code of Laws, can the landlord charge a tenant a fee not otherwise disclosed nor signed. They will try every which way to make their tenants' lives miserable and to squeeze you for every possible penny but don't do it. They will bend the contract and laws however they can to try forcing you to give them money. This place is all but a scam of a company and treats their tenants as a commodity including breaching contract, an illegal act under SC Code of Laws Chapter 27. In addition, when referencing THEIR OWN internal document, they mis-quoted it and stated we still owe them $100 when it is in plain English the re-listing fee is taken from the security deposit. read more

For anyone who has seriously had an issue with Colapro AKA Columbia Property Management you can file a legitimate complaint with HUD. They take legitimate complaints very seriously. What I mean by legitimate is that there are bad renters and there are bad landlords but I actually own rental property so I know how it feel on both sides. My daughter rented from Colapro from August 2018 to August 2019 and did everything right because momma made sure she did and they still kept money from her deposit because that's what they do. A so called cleaning fee. Place was a dump but was cleaner than when she moved in. She called repeatedly for an explanation and was ignored until she went in and they said she would need to file a dispute. We had read all the bad reviews but we needed a place for her to live. I think Colapro needs to be put out of business. Please file a complaint with HUD and the BBB. Maybe if enough of us complain they will straighten up or go OUT OF BUSINESS!!! read more

They do make the process fairly easy in the beginning but you WILL NOT get your deposit returned to you. We got a random excuse of "painting" that was approved by the owner of the property. Nothing was ever explained as to why other than ignoring us. If you have money to burn this is the place for you. read more

We dealt with issues when moving in but were able to get them somewhat resolved after much conflict. But, we lived with holes in our 10-year-old vinyl flooring that were never fixed no matter how hard we pressed. The house's entire foundation is not level, you can see plainly where it has shifted and caused walls and doorways to be unsteady. The windows were called the worst ever seen by more than one unrelated maintenance service. Electrical wiring was not to code (outlets within a foot of sinks, the breaker box was located directly behind the dryer/within 2 feet of the duct, etc). It came with no smoke detectors, which I had to purchase myself, and wasn't aware of stringent legal codes against this at the time (laws passed January 2017 in SC requiring annual reports of smoke alarms, etc). We were broken into due to a backdoor being half-decrepit-window. I'm honestly surprised the house wasn't condemned. If it had been inspected, which it plainly was not, it probably would have been. Now upon move-out we have been effectively conned out of our security deposit. I lived with 2 roommates and we split our security deposit 3 ways. The 3 of us rented for 12 months, and one roommate who planned to stay in the property found 2 new roommates for a new lease. However, unbeknownst to us, the forms we were given to break the lease were actually more or less to allow the 2 new tenants (who we DO NOT KNOW) to take over the lease. This doesn't really make any sense since we only signed a 12 month lease and no kind of renewal. However, our security deposit was, in whole, kept, and is being used for the new tenants, including our previous roommate. We did apparently sign some document that allowed this but this is extremely shady. The property company refused to help and told us it was up to the roommate of ours who remained with the new roommates to figure it out, as she would be getting the security deposit in full at the end of their lease. They have created a horrible issue and living situation for her as the new roommates saw this as a way to get out of having to pay the deposit and refuse to refund us- the roommates who moved out- even partially. She feels as if it is her fault and there is animosity between them all. They are also now aware that they are at liberty to create any damages and the cost will be incurred by us. The property company refused to come and look over the house and refund the roommates moving out and then take new deposits from the current tenants. In essence, this company is structured to prey on the fact that most of their renters are college students and first-time renters. I understand they are likely overworked, etc but this was a problem that we really tried to have resolved and they basically threw it in our faces. They could have easily used their power as simply a third party to avoid a lot of stress for us, and have now cultivated a bad living situation for my previous roommate. It will be quite interesting to see what they come up with when it's finally time to refund our deposit. I would tell anyone to avoid this company. But, if you must, as properties can be hard to come by in the area, be VERY AWARE at all times of what they may be putting on you. If you, like I was, are a young naive student without any knowledge of renting, either find a family member or close friend who is willing to help you, or go with student-living apartments. Because you will be taken advantage of here. read more

I would not deal with this company if you paid me. Horrible customer service. I had to struggle to get in contact with someone. Multiple emails (5) before I even get a response, and I called their office minimum of 4 times before I ever spoke to someone. But they will not hesitate to take your $$ out of your bank account the very night you apply for a property. When you do eventually speak to someone, it is endless run around. These people are incompetent to say the least. I would advise anyone who wishes to find a place in Columbia to save yourself the $65 (yes, $65) on the rental application and the headache, and do not; I repeat DO NOT use this company. I was scammed out of my "rental application fee" by these clowns, and learned a valuable lesson. Do not use Columbia Property Management. I can only imagine if I would have gotten a property from them and an issue came up. Good Luck! The last time I spoke to someone from their company was over 2 weeks ago, and ended up going with another property (which took less than a week and no rental app fee!). I wish I would have come here and seen all the negative reviews, could have saved myself $65 and some headache. But you live and learn, and I am posting this to hopefully warn future victims of this "rental company". And yes, I am filing a complaint with the BBB and whoever governs these types of business at the state level. read more

I have rented from ColaPro on two separate occasions over the past few years and it has been nothing less of a dream. The staff is always pleasant and helpful, and any time I have had an issue (as will happen at any home) they have been prompt at solving the issue and are willing to work with me and my schedule. When renting for the second time, they made the search very easy for me and I was able to find the PERFECT place. When I had a tree fall down during a recent storm they had it cleaned up within the following day and had all of the power issues fixed with no problem, even though it was on the weekend. I would like to mention as well that their landscaping service is great and very convenient. I love getting home from work and finding a newly manicured yard! I highly recommend using Columbia Property Management to anyone in the Columbia area. You will love the staff and the owner, Rebecca, for their professionalism and prompt service. read more

They will take your deposit. They will come up with any reason they can - I was literally shown a picture of dust in a bathroom drawer. I drove 3 hrs round trip after moving out & cleaned our rental for 5 hours with a 6 week old baby & my grandmother - it was spotless. I was charged a cleaning fee of $145 for dust in drawer & window sills. I had even asked to do a walk thru upon moving out with an employee before being charged anything against my deposit so I could fix whatever myself & they did not comply. After bringing the issue to the owner of ColaPro - Rebecca, she told me the homeowners did not want to refund me. But what about ColaPro for denying me the walk thru ? She is heartless, & if she's not then she should change the way her business is conducted. I never made a late rent payment & left the house in better condition than when I moved in. read more

I have no beef with the management at my apartment complex (Timberland Crossing in Central, SC), but their corporate owners, United Management Services of Columbia, LLC, is another story. It was discovered that I had been over-charged by $28/month for my first 15 months here, a total of $420. Well, UMS has credited me with only $140 of that amount, but despite contacting them several times over the past 2 1/2 months concerning the remaining $280, they refuse to even respond back to me. This is a senior adult complex, so I guess they think they can get away with that kind of scam. read more

Rebecca Fouche and her team are not very professional, do not return calls and are very rude on the phone. Our son rented a a property from the local collegiate slumlord BJ Gambrill Cobb, on Devine St. When we arrived to move him in we were sick at the filth and debris that was left in the property. We paid rent all summer long for the property but were not allowed the keys to enter until we gave an exact date that we would be arriving. We found out later that this was due to the fact that BJ had given the handyman access and was allowing him to live in our sons apartment while he supposedly worked on the 6 units. The boys upstairs confirmed this. We spent 2 solid days scrubbing with bleach and still unable to make it inhabitable by our standards. I called BJ and insisted that she have the floor in the kitchen replaced it was caving in, the handyman came and shoved boards up under the house to hold the floor up. The kitchen had huge pieces of lead based paint hang in off inside of the cabinets (so we told our son not to use the cabinets) there were tons of nasty old pots and pans in the cabinets, plates and silverware, so gross but we thought since it came with the house we should NOT throw it away. The bathroom was filthy and should have been condemned by the board of health when we moved in, we scrubbed and bleached but the calcium and scum was going no where. Our son and his room mate could never use the stove due to having knobs that had nothing on them the paint was scrubbed off and so you would have no idea of the temperature of anything, they tried to bake a pizza once that was a disaster. The handyman took one of the knobs to replace and never brought it back. They had a broken washing machine first week in and it was never properly repaired so they had to go to alternate place all year to do laundry. After the flood they had 6 feet of water under the house. Our son was asked to be the liaison between all of the contractors and all of the repairs, and he was allowed to take 100.00 off his rent, wow, we were paying 600.00/month for this dump. Our son was dealing with the county folks looking at the mold in his unit, in addition to the other stuff like the leaking roof that was missing shingles. Our son was born with Asthma and has many respiratory allergies and the black mold was growing all over his room. He had to throw away many personal things, shoes, shirts, bedding, watch, books, luggage, the mold was on everything and when he tried to clean and remove it, it grew back. We carried renters insurance for this property and were told that this is not covered in SC, the landlord was responsible BJ actually told our son and his room mate to call FEMA to have the federal government cover the losses, she was not able to. Needless to say this is not how the federal government works and so we really lost out there. Just before Spring break, Ms Gambrill Cobb started telling us that she was going to have a property Management company take over as this was just too much for her to handle. So Columbia Property Management started showing up at the property and doing walk throughs of each unit. One of the ladies who works there asked my son if she could please use his unit to show potential renters (since his was in such great shape) so he agreed. One day not long after that I got a call from Rebecca Fouche and BJ Gambrill Cobb informing me that they were in my sons unit and that they had workers in there and when would the boys be finished moving out, keep in mind we had paid rent and they had not moved out yet. I asked them how they got in and they said, "we are not sure, the doors were open and there are workers in here". My son and his room mate had packed there things but had not yet moved out. In the meantime the workers took the ceiling fan out of the ceiling and left it on their sofa, were patching things on the walls, and finally making repairs we had inquired about when we moved in. Rebecca Fouche told me that she would be the one to handle things from here on out and so we had to deal with her and BJ agreed. I asked what we needed to do to get our deposit back and was told by Rebecca the unit needed to be emptied of all furniture and their personal things we had to leave the electricity on so she could switch it over to her name and we had to have the keys returned to her, with that she would give a full deposit back. We did all of those things. a few weeks later I called Rebecca to follow up and she said No, I had a contract with BJ so I had to deal with her. I contacted BJ and she said She had a contract with the boys so she could not speak with us. About a week later she sent a letter to the boys and indicating they had destroyed her property and she was going to charge then with 2 times the amount of the deposits (what a clever way to not return their deposits). SHAME on Rebecca and BJ Gambrill Cobb - she has a number of these junk rentals all over SC beware!!! read more

The landlord, Rebecca Fouche, is really creepy. Once when I was very sick and home after a lengthy hospital stay, she sent me a really creepy letter saying she had heard "noise" in my apartment and told me to stop doing whatever it was I was doing. Noise? I was asleep the entire day! (I had let her know that I was sick and then she sends this bizarre letter?!) This year, she called and told me I was being evicted but no one would tell me why! (I pay my rent on time.) I finally had to have a police officer go through his records to confirm that I was not being evicted. And yet, a few weeks later, the company called again accusing me of being a delinquent rent-payer and insisting I pay now, even though my rent check had cleared the bank!!! The guy wouldn't listen to me! I kept telling him I had paid and he kept telling me that I was delinquent! Eh?!!! And don't even get me started on the repairs I need in my apartment -- the ones I can't get fixed -- after months of begging for maintenance. Do you want to be treated like this?
