    I just moved into a new house and, of course, immediately got a Budget Blinds discount postcard…read more(this happened ten years ago after I'd bought a house in another state.) Wanting indoor window shutters, and impressed by the quality of my previous experience I gave the local franchise a call. The response was immediate and the owner came over the following day. Phil was extremely helpful, professional, and direct. After listening to what I wanted, he walked me through many different options explaining their relative advantages and limitations and their value relative to cost. After I'd settled on a choice he measured each window individually, and then wanting to be certain that he'd gotten it right, went to remeasure them. He'd explained to me that the shutters are manufactured in China and that I should expect a two month wait, though some times they arrived earlier. It took two full months for them to arrive. Phil and an assistant arrived early in the morning and while indicating it would possibly take a few hourse (six windows) they were done in one. Fast, efficient, warm and polite, and tidy. The shutters were a significant investment. I'd rank this a five based on Phil and his service; I only gave it a four due to how incredibly long it takes for the order to arrive. We thought the price was reasonable and paid up front. The install was done and it did not cover the entire width of the window opening. The salesperson came back and agreed. A replacement was ordered. The issue was with scheduling installation. Once scheduled they reconfirm an excessive number of times. It's intrusive. The installer was supposed to be here yesterday afternoon at 3. Never showed. Got a phone call with an apology/excuse and scheduled for noon today. The installer left a voicemail at 10:50 saying he was early and if he did not hear back from me he would be here in 15 minutes. We were NOT available early. What if I had not seen the voicemail? They need to show up when promised and not "tell" people they are coming early on voicemail. Totally inconsistent either way how organized they appear to be with scheduling and confirming. Very inconsiderate.

    ENTIRE COMPLEX IS FOR SALE BY OWNER - DO NOT MOVE IN!…read more The owner, Marvin Chudnoff, is desperately trying to dump this sinking ship. If you check the Albany Business Review, you'll see that he's already offloaded 2-3 other rental properties in recent years--this is the last one rotting in his portfolio. What does that mean for tenants? It means that as of March 2025, we're getting a front-row seat to what happens when unchecked greed collides with absolute managerial incompetence. And let me tell you, it's ugly. Of course, you won't read this in their sugar-coated pamphlets (and something tells me Chudnoff will hate that this is being exposed for potential investors), but here's what's really going on: - Only 60% occupancy--yes, you read that right, 40% of this place is a ghost town. - Potholes, crumbling infrastructure, and zero property upkeep--it's like management is actively trying to decrease property value. - Multiple lawsuits filed against Hudson Preserve LLC, Hudson Preserve Holdings LLC, and Hudson Preserve Operational LLC in recent years--go ahead, look them up. - An absolute disaster of an office--Leah, the so-called "manager," is more checked out than a high school senior in May. If you're wondering why this place is a wasteland, look no further. I could go on, but here's the kicker--Chudnoff is too greedy, too clueless, or both to realize that his laughable $90 million asking price for a property that's nearly half empty is beyond delusional. There is a reason every investor has balked. It's honestly astonishing that all it would take is $50K-$60K in basic renovations and a little effort to turn this place into what it pretends to be in the advertisements. Yet, somehow, that's too much to ask. Chudnoff or Leah, if you're reading this (which I sincerely hope you are), here's some free advice: - Dog excrement is everywhere. Maybe--and this is just a wild idea--put up a couple of signs telling pet owners to pick up after their dogs. Even better, install some trash stations so tenants don't have to navigate the sidewalks like they're dodging landmines. - The blind spots on this property are a disaster waiting to happen. How about spending a fraction of that laughable $90M asking price on a couple of mirrors so drivers can actually see what's coming? Or is that too much innovation? - Your so-called "fitness center" looks like a Cold War relic. It's embarrassing. - The "nature trail" you advertise? No one has a clue where it is. Why? Because it's never maintained, not marked, and completely useless. Either clean it up and make it an actual feature, or just admit it doesn't exist. - The dog park. Wow. Built on the side of a hill like it was a last-minute thought from someone halfway through finishing the complex who suddenly remembered they needed a dog area. And let's not forget the fences are broken, making it both useless and unsafe. All of this could be fixed with chump change, but instead, tenants get to live in a place that's falling apart while Chudnoff holds out for a sale that'll never happen at his delusional asking price. This place is a sinking ship, and no one's throwing a life raft. They advertise as a "luxury complex," yet the appliances are ancient, the power-washing happens maybe once every two years, and with zero money coming in, tenants are stuck in a nightmare scenario: Rents keep going up, while every single amenity goes downhill. It's no mystery why people are leaving in droves--this place is a complete joke, run by people who either don't care or don't have a clue. Save yourself the headache. Go literally anywhere else. P.S. In fairness--credit where credit is due--the maintenance staff here are absolute rockstars. They bust their tails every day, doing everything they can despite these awful working conditions. They're the only reason this place isn't completely falling apart. Frankly, they deserve better than working under penny-pinching Chudnoff. I genuinely hope they find employers who actually value them--because they sure as hell won't get that here.

We heard everything our upstairs neighbors did. Literally everything. We unfortunately knew when they were doing certain things and learned when to avoid being in our bedroom right under theirs. I have never lived in a place with such poor insulation. We were the first tenants in our apartment, lived there when it was brand new. I don't understand why anyone would build apartments with zero insulation. For $1448 per month, I expected that I would not have to hear the people that moved in upstairs, and I also expected to not have to freeze all winter either. It's why we picked a new luxury apartment, thinking it would be better built than an older place. We moved out a year later when we bought a house. Staff was nice when we needed a month extension. Gym and laundry also very nice. About 6 years later, I was looking for a temporary place after a divorce, and the staff was incredibly rude to me. Acted like I was not worthy of their time when I had more than enough money for their rent. I was going to choose a second floor unit this time to avoid noise and take advantage of rising heat. I only went back because the one thing that's important to me is that they didn't let people ruin the place. You could park by your apartment. Was willing to deal with the poor insulation for a year or less. I was shocked at the nasty attitude of the staff. Acted like I was bothering them to do their jobs and show me an apartment. Very disappointing. Would not recommend.
