The builder selected this seedy management company so that's how we ended up with them. Partners Management does not deserve any stars, but Google doesn't give that option. Keefe's "management", well lack thereof depleted our HOA account funds leaving the management of our community in dire straits. I am a member of the board and had been asking for financials repeatedly to no avail. This is not my first time serving on a HOA board, and I am accustomed to management companies sending the yearly budget status to all homeowners once a year. This never happened with Partners Management. After myself and another board member repeatedly asked for financial information, we were finally granted it end of July/early August. A portal login was created, which should have been done from the beginning of the homeowners taking over as board of directors. At this point, our HOA funds were still in the positive. But I saw that Partners management was taking over HALF of our HOA contributions. So at that point, we decided to sever ties with Partners Management. Because not only were we not receiving financials from the company, communication has been consistently subpar and Keefe acts like he doesn't have time to be bothered when you finally do get him on the phone, even though we were paying him the majority of our budget to manage our community, and there was no transparency or organization/onboarding regarding transferring ownership of the board of directors. He suddenly reaches out to the board President, which he had never initiated any communication prior, we always had to reach out to him, and says the account is in trouble and we will need a special assessment to keep the budget operable. As I stated, the budget was positive, had a few thousand dollars in it on the last monthly statement in the portal. Allegedly, the landscaping company was under invoicing for 7/8 months and now all of a sudden, there's a huge balance owed to them. Mind you, the landscaping company was getting paid every month and the amounts were consistent. So either they suddenly had a big rate increase or there is some dishonesty/mismanagement going on. We told Keefe that we were no longer going to continue business with him and he stated he would send us the remaining funds. The check was around $150. How our balance went from $3000ish to $150 in just a short time is very suspect. If the landscaping company was charging double what was actually being invoiced, we should have been notified and given the opportunity to get bids from other companies. The job they were doing was very minimal anyway and the area of lawn maintenance isn't big, so they shouldn't have been charging any more than we were being invoiced. Again, no communication was initiated from Partners management until this point. The ending budget from last year was in the positive, and expenses are pretty consistent, so this year should have been no different, so how are we out of money and several months are still left in the year? If the landscaping company raised their fees, we should have been notified and given the option to discontinue services with them because he knew what our budget was and would be able to sustain. So now we are left to pick up the pieces from his poor management. I would never recommend this company to anyone, and if you are being managed by them, look elsewhere.

The subdivision has trash all in the back, broken pallets, the trash overflows constantly, they don't take care of the landscape, they don't pressure wash the parking lot or property, the place is unkept and looks like the ghetto. They refuse to send regular financial reports so you know where the money is going, the property manager never comes out, broken blinds, trash all over the property, stray cats every where, no grass, poor landscaping, dangerous electrics this company is a law suit waiting to happen. The staff is rude as hell, the property manager Terri is rude and disrespectful, if you can STAY CLEAR! They are nothing but crooks and need to be exposed.

I have lived here for over two years at this point and I have seen the quality of life in this complex deteriorate over time, sharply dropping when Greystar took over. First off: the property is LOUD. Whether it's neighbors dogs fighting, constant construction (on this building or surrounding buildings), endless landscaping and non-stop toxic leaf blowers spewing gasoline and noise into the air (which get used for way more than just blowing leaves by the way, they even clean the hallways with them, no care at all for resident's quality of life), you're barely going to have a quiet moment. Trying to work from home here is absolute hell. The non-stop landscaping doesn't ever actually make the greenspace in the middle of the property look nice, as it is always full of dog waste anyway. On that topic, the complex is "dog friendly" but unfortunately that just means "dog waste everywhere." In the hallways, elevators, all over the grass, look out for dog waste, because nobody ever picks it up. It's so bad that management has sent out more than one email reminding residents not to let their dogs urinate in the elevator. Any time you take the elevator it's a gamble whether you're about to be trapped in there with one of the worst smells of your life, assuming the elevators are actually working, which they frequently are not. The dumpsters and trash cans on the property are often overflowing and teeming with flies. Residents leave garbage everywhere (hallways, parking lot), nobody cleans it up. We have three dumpsters and multiple trash cans around the property and they are still always surrounded with garbage anyway as well as random litter all over. Despite the lease claiming that this is essentially a non-smoking community cigarette butts are everywhere. The dumpsters smell truly revolting in the summer when it gets hot, exacerbated by the fact that residents often just throw trash into the recycling anyway. Rent is overpriced, the apartments look 20 years old inside and the appliances are the cheapest ones you could possibly buy. They're trying to spruce it up with a new coat of paint outside but it doesn't make it any nicer to actually be in the apartments. Instead of spending money on a half-baked paint job that nobody wanted you should spend it on upgrading the residents appliances to units that are from this century. The elevators frequently break down for extended periods of time. You'd barely excuse that at a sub-$1,000 apartment, definitely not at these prices. On top of the already high rent (which Greystar raised almost 20% last year) you're nickle-and-dimed for absolutely everything. Extra $5 for the statement, $5 for pest control, $25 for valet trash service, $14 for "common area electricity", $30 for Fetch Package Delivery. It's ridiculous that despite how expensive the complex is they STILL tack on all these extra fees every month. Greystar wants to force all mail through "Fetch Package," a 3rd party service where you send your mail to their address instead of yours and they deliver it to your door. I don't have a single good thing to say about their services, they lose packages and are constantly late with their delivery windows. Residents are forced to put up with this because we have no leverage. Greystar expects us to pay for the privilege of interacting with this company instead of just receiving mail at our apartment complex like any other apartment. Do not bother going to management with any of your concerns. They will pass the buck, and otherwise find any way possible to completely ignore any and all problems. They have made it clear that their focus is 100% on attracting new tenants (hence all the 5-star google reviews from people who didn't even move into the property, or have only been here for a few days) and that they do not care at all once you are locked into a lease and can not leave. They are unsympathetic to any issues, and unwilling to help. Staff on-site are not able to help and say everything is out of their control, but they will do nothing to make sure that your issues are put in front of somebody who can help as upper management are absolutely uncaring. Upper management will return no phone calls or emails, they will pretend you don't exist as long as your rent checks keep clearing. I would not recommend this place to an enemy. Greystar do not care about their residents. Once you have moved in and are paying rent, if there is a problem they are not interested. They will do nothing to make your experience living here nicer, they will never fix any problems or respond to any complaints.

This feature is a big deal for a luxury apartment complex, considering guest parking at most other locations is extremely limited and inconvenient. II. LOCATION You're close to 285, so travel is convenient. Walmart is across the street (literally walkable). Costco, Publix, and Kroger are up the road as alternatives. You could walk to the Marta (so airport travel is convenient) and you could also walk to downtown Chamblee. This location is literally a jackpot ~ you couldn't find better. You're also by all the outstanding food culture on Buford Highway. Not to mention, left of Walmart is the "Chamblee Trail" you could utilize for walks and runs daily. III. SERVICE Maintenance is always timely and considerate about entry. The administrative team is informative and helpful via email and in person. The website for payments and maintenance calls is easy to navigate as well. Can I also mention how DOG FRIENDLY this place is? IV. QUALITY Very affordable for the luxury boho, anthropology design of the complex. You won't be disappointed in the amenities and esthetic of all the shared spaces. One issue I did encounter each summer, no matter how cleanly and spotless my space was.. was cockroaches. This means it's likely a widespread issue throughout the complex, spreading to neighboring rooms and not sourced from my area. To be transparent, it's a summer-long persistent battle, no matter what floor you're on or no matter how many times you call maintenance to call pest control. The only thing that stopped the cockroach raids was winter and cold weather. V. CAPACITY This complex is pretty high demand, not going to lie, so shoot your shot and get an apartment while you can..!

So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages.
