I've worked in real estate for years and had experience with multiple management companies. Community management doesn't seem to care for who they "manage". They schedule projects VERY last minute with no notice. As someone who is very organized and has to travel for work often, their agency infuriates me. They sent me a notice to tow my car at MY expense because they wanted to paint new lines on the parking spots while I was away for all of 1.5 weeks. The fact that they couldn't even give me a full weeks notice is absurd. They then scheduled a fire alarm testing on my only work from home day of the week. Given 2 hours notice via email They do not answer residents when they have concerns. Not even acknowledgment of their message. One of the women that work at this agency sent me a pretty inconsiderate email (so I know they can access their email..) accusing me of some thing that I did not do. Didn't ask me about this yet I've sent complaints about the same issue! I did have a nice encounter with a male rep from this agency but overall, I don't trust this agency and have had nothing but bad experiences with them so far. read more

I've been living in a community managed by Mak with CMI for about three years now. Mak has always been incredibly kind and supportive. I wouldn't recommend this company. I'd give them ZERO stars if it were an option. In the two years that I have owned & occupied my condominium unit in Lake Oswego we have had THREE different CMI community managers... all with poor management skills. My experience has been that the don't hold people accountable for their adverse actions. I have spent countless hours reporting CC&R violations to CMI and it's generally been a waste of my time since there never seems to be any consequences for the violators. The opacity of their communication and billing is not just disappointing; it's a gross violation of trust. Our community has suffered under the yoke of their ineptitude and capricious levying of fees. Case in point: we were wrongfully charged for lawn maintenance while we were out of the country, and despite our immediate efforts to rectify their error upon notification, and relentless attempts to seek clarity, we were met with nothing but stony silence. The initial $150 charge has, through some unfathomable alchemy, remained stubbornly affixed to our account. As engineers with demanding professional lives, we cannot afford to squander our time in a futile pursuit of CMI for straightforward answers. Yet, due to their dereliction of duty, this nominal fee has inflated to a staggering sum exceeding $600. Moreover, CMI's reprehensible tactic of surreptitiously photographing residents' properties and imposing fines without forewarning is beyond the pale. Despite our diligent efforts to correct any cited issues and our barrage of correspondence, we have made no headway. Even after presenting our case at an HOA appeal meeting and diligently following up with emails, which led to the removal of the new charges, our request for an itemized explanation of the original $150 morphing into a monstrous debt was met with feigned ignorance. They claimed to have no records. Our final overture to CMI staff on July 17th was met with civility on our part. Yet, in a shocking display of treachery, by July 19th, they slapped us with a collection turnover fee of $352 and dispatched our case to a debt collection law firm. Our balance skyrocketed from $510 to $862 within a mere 48 hours, and after tacking on late fees and attorney fees, we are now being strong-armed for $1,021. CMI's role is to facilitate community operations, not to dominate and bleed us dry. We pay them for service, not subjugation. Yet, they have assumed the role of despots, wielding their power to the detriment of our neighborhood. Their conduct is not just unhelpful; it's financially predatory. If a negative rating were feasible, I would issue it without a moment's hesitation. This raises a critical question: what regulatory measures are in place to rein in such a reprehensible management entity? When I contacted the debt collection lawyer's office, they coldly advised that the most economical option for us would be to capitulate and pay the exorbitant sum of a thousand dollars. They stated that disputing the debt would only lead to them amassing evidence to justify their position, resulting in additional lawyer fees calculated by the hour being heaped onto our bill. The duplicity of HOA CMI is staggering; they feign assistance in our email exchanges, only to betray us without warning mere days later. This company has now stolen $700 from my HOA account. There seems to be a huge amount of fraud going on here and I will be filing a complaint with the attorney general office tomorrow. If you don't mind sending emails to a black hole, where your concerns will never be addressed, then this is the company for you. Their job is to manage buildings and to make residents feel heard. They absolutely fail. I also suspect that CMI is now buying google reviews. They have 20ish 5 star reviews within a few days of each other and it's incredibly suspect. I've lived in a number of condo and apartment buildings over the years, and CMI is by very far the most responsive company I have worked with both as a resident and a board member. Denise is always available and when we've had emergencies or just needed a fast response, she will pick up the phone and respond to emails even if it's 10pm. I'm extremely impressed. They've quickly and conscientiously handled any issues we've encountered with residents, security, and maintenance. If you're seeing complaints here, I can almost guarantee you that practically every single one is from a resident who was a nuisance to the rest of their building and was angry about fines the board assessed against them. I've lived in the Pearl for some years, and I personally recognize at least two names among the Google reviews of people who were absolutely horrid as neighbors, risking the security of the building by leaving gates open, yelling at or threatening neighbors, loud noise, and so on. Don't buy into their revenge posts. I also greatly appreciate the consistency we have gotten with CMI. Board members turn over every couple of years, but having a person like Denise, and competent colleagues like Meghan makes a huge difference in having that legacy knowledge about your building. They remember past issues, they know our current situation, and they can always advise us on what the norm is at other buildings. CMI has been invaluable. He is eternally cheerful, professional, polite, and goes out of his way to be helpful. He was employed by CMI when we moved into the building so i can't claim to be the founder of his fan club, but i'm definitely a dues-paying member. I live in condo managed by CMI and I am at a loss for words on how terrible the experience has been. Alex McCaffery is our community manager and I've never interacted with a more incompetent, rude, and unprofessional human being. To save time, I will skip over the numerous past interactions with him and skip to the real-time issue that truly was the straw that broke the camel's back (hence why I'm writing a review). There are two units below us that have been experiencing water damage over the last week and contractors have been sent up to our unit a few times to check to see if there was anything actively leaking in our unit that may be causing the issue. We have let them in every time, all the the contractors have been very sweet and professional, and we've been more than willing to help. Today (midday), I answered a knock at the door from a very friendly contractor asking to access my kitchen sink to test something. It was during this time he let me know they believe the leak may be in a pipe behind the wall under our sink. The contractor let me know he would need to get a permit for our unit and asked when he could have access to cut and drill holes in the wall in hopes of finding the leak. The process below us has been extremely loud (understandably) and because my husband works from home and I am home with a two year old who was getting ready to go down for a nap, I offered first thing Monday and let him know they'd have full access and the family would be out of the way. He said that would be perfect and thanked me, acknowledging that these issues our never easy with a little one running around. 10 minutes later, my husband received a call from Mr. McCaffery who claimed I was refusing to allow the contractors to work. My husband corrected him, letting him know that was in no way how the conversation went and offered to allow them access to the unit in 2-3 hours (giving everyone time to get the appropriate permits and for us to vacate the unit) to which McCaffery responded that the bylaws give them the right to "take the doors off the hinges". He also suggested that my husband pay for the contractors time while he waited around for us to be ready to which my husband responded ABSOLUTELY NOT. There was no working together to find a solution during this call. McCaffery was a bully and essentially let my husband know that there was no option for us and the call ended after finally agreeing to allow us couple hours for my husband to finish the work day early and my son to nap. My husband then approached the contractor who was still downstairs working to apologize and confirm that a small delay wouldn't completely derail the project for him. The contractor reassured him that it was no issue and that he had plenty of other things to take care of before he would absolutely need to access our unit. He also mentioned that there is a lot of black mold in the wall caused by the leak and therefore it would obviously be much better for us to be out of the unit. What this tells me, is that CMI and their community managers have no concern with courtesy, safety, or just generally human decency. I am glad to have been reassured by the contractor that we were in no way causing a delay with our request, but being threatened to have our hinges taken off the door is something I will never forget. I truly hope this review (and the other terrible reviews I'm seeing) will cause at least one person to reconsider choosing CMI. read more

Being a condo management company for a condo HOA is not an easy job, condos have diverse sets of owners all with very distinct needs, so you cannot make everyone happy. CMI tries. I've worked with several Oregon condo management companies, for the size of communities it serves, I would readily choose CMI over its competitors. CMI was professional throughout multiple big community issues in our association, always ready to serve, no matter changes in HOA boards or HOA directions. They were quick to adjust. They were standout in helping contact owners during an late hour gas emergency. I particularly appreciate their web portal meets everyday owner needs. When looking at reviews, it's hard to separate decisions of association boards from their association management company. CMI and its team, new or old, are consistently kind, consistent, hardworking, and knowledgeable. I would recommend any association consider working with them. read more

After my initial review, CMI held a board meeting and proposed a few changes as there's no one monitoring the department emails regularly even though the notices asks to respond to the email as the "fastest" way to resolve any notice. You have to know the right manager for your HOA, otherwise don't expect a response soon. After the board meeting, I received a notice for warning of a flower box that I had at the side of my house for the last 3 years and asks for an approval from some committee. Obviously the auditor was blind before even after taking pictures of this flower box in previous notices and it's time to warn you after you challenge your HOA or CMI. I already expected that so it did not surprise me but still, selective reinforcement when you are not being a lamb. The other feedback I gave about how to define repeat violation has not been resolved yet but my understanding is that it will be discussed among the boards. So I will update once I hear back from CMI or next board meeting. Given their effort trying to improve, I raise it to 2 stars and will keep updating as more progress is made. read more

I have nothing but problems with CMI, very POOR communication, always get voice mail with no call backs. Email is the same, if I do get a response from an email it's weeks later and usually only after emailing again and again or getting the HOA board involved. A tiny tilt of a piece of my screen window frame is considered a violation which sounded so ridiculous when I showed to someone else. Community Management, Inc. (CMI) has been managing our assn. for two years now and they have done a fantastic job! It's hard to find a company with their experience and skills; when you do, I don't mind paying a little more to keep the excellent expertise that they provide. There are always penny pincher owners in an association, but you get what you pay for, like invoices not being paid and budgets that aren't followed -- it can be a real nightmare!! I never heard of CMI until I started a mission to locate a new management company -- they stood out with with outstanding reviews. Plus the people are extraordinarily nice and they managed a terrific conversion that resulted in a far better accounting system post-conversion. I highly recommend CMI! They've been managing our property for a few years and it's like being held hostage. They manage the HOA board, not the other way around. They don't return phone calls/emails. They nickel and dime the HOA to death, leading to higher dues from homeowners and no money for repairs and deferred maintenance. They don't use our historical vendors, preferring their own partnerships that cost our HOA significantly more and probably leads to kick backs for CMI. If your property is looking for new management, I'd strongly suggest that you keep looking. read more

CMI has been a terrible management company for our small condo association. The grounds are unmaintained, service requests regarding property safety will often go for days unanswered, and it appears that CMI has not familiarized itself with the governing documents of an association. The recently sent us documents claiming legal rights that they did not have according to association governance, and the document was also riddled with incorrect references to another association that they manage. This matters, as differences between how CMI claims it is managing a property can conflict greatly with the expectations of all of the parties involved in a property sale. In my experience, CMI does the absolute minimum, provides very little value to homeowner associations, and appears to be a disorganized mess. read more

Very responsive. This is a challenging business to be in as homeowners typically only interact when there are challenges or problems.

If I could post a negative score, I would. They are unresponsive, unprofessional & charge fees for services they do not deliver. In emergencies, they pass the buck to the resident -- treating us, the client, condescendingly. I immediately alerted the entire condo board, and have advised them I have contacts with forensic accountants who can evaluate CMI's stewardship -- or lack thereof. Curious if it is just laziness, ineptitude or something else.... PS. Noticed that several of the positive reviews are from non-resident employees or contractors, not actual clients. Bumping up their average. Maybe we need to survey other dissatisfied residents & get all of them to Yelp, making their rating more accurate ! They also did the same thing in Google Reviews... Similarly, BBB ratings low, except for one 5 star from someone with the same name as our CMI contact. Coincidental? UPDATE: Hmm. After I declined to rescind my legimate reactions in BBB Review, my parking fob 'mysteriously' lost access to my secure parking again. Appears there us a problem internal to the fob. CMI-Kara Haley refuses to tell me who the Board is or mitigate the water under our condo. Doors are peeling apart on common areas, they charge close to $1,000 a month for grounds maintenance but the community has not been blown or touched in a very long time. Instead I receive snarky e-mails from Kara, with no resolution of the severe deferred maintenance. Our community is a slum due to the lack of care. It is ridiculous. The water mitigation company said that our unit should not be occupied until the water under the unit is mitigated, but CMI refuses to perform the repair, although Kara told me in writing that she would do it. I am instituting legal action. CMI needs to be fired, but Kara refuses to tell me, a homeowner who the board is so that we can discuss a new management company and getting the community cleaned up and deferred maintenance performed. Despite it being half way through 2024, there are no board meeting minutes posted. My daughter owned two condos in Multnomah Village and had the exact same experience with CMI there. This is beyond bad service, it is an illegal dereliction of duties. read more

If I could give 0 stars I would. Honestly...dealing with them is maddening! The lack of professionalism is astounding. There is NO communication whatsoever. You need to send multiple emails, multiple requests via their system and make multiple phone calls to even get any sort of response. They take zero ownership. And they even blame the resident! The icing on the cake is that I told them my roof was leaking...I sent an urgent request via the system (at 10pm) they have set up and I also sent an email because they have never once responded to the urgent request. At noon, I had to call 2 different people and they had not even addressed it yet. Best part....they sent a plumber. So needless to say, nothing has been fixed. And it turns out they even talk poorly about you to the Board. Definitely reason to sell my place. And o promise to never move to a place where they manage the association. read more

My first YELP review. As a client I feel we get very little for our money. Several neighbours have waited long periods for responses and action to simple repairs. I had property stolen and so far they have not reviewed the security tapes nor answered queries as to why, costs of review. In short dismissive, unhelpful and unaware of who pays them. They appear to give short shift to the HOA board and behave as if they are in charge. The monthly charge for the service is high but the service at the owner level is poor. It appears to be a smokescreen designed to fatigue owners into giving up. I have never seen management like this. Very poor and need to be replaced. read more

All these people care about is your money (including Denise who will bs you on yelp into thinking she cares - SHE DOESNT). Run as far away from this company as possible. Asked for a simple document with a couple questions that would take 5 minutes to fill out (MAX) and they straight up ghosted my email. They refuse to sign any of their work, and are so lazy that most the time will completely ignore any email you send. If they actually do decide to get off their butt and respond to your email it will probably be a one or two word answer. I'll say it again, RUN AS FAR AWAY FROM THESE PEOPLE AS YOU CAN. read more

I have had the unfortunate experience of dealing with CMI for several years now as our HOA has a contract with them. Their on the ground folks who clean and do maintenance are fine, it's their middle and upper management team that's the problem as is so often the case with these types of operations. The best way to describe them is incompetent, hostile, and unhelpful. I'd rather head over to our local DMV then have to deal with these folks. Do you like being called a liar? Well then you'll have that great opportunity when dealing with CMI if you ever complain or call them out for charging you for a service that was never delivered. I have been a client of CMI for over 5 years now. I have looked at several platforms and seen that they have severely low ratings and disappointing reviews. I personally do not have any bad remarks or issues with the present staff that i speak to when i contact them. except for a few accusations by board members and the constant threats of fees or fines. My biggest issue is that in the last 2 years. I'v become disabled and my income has changed dramatically.  This change caused me to have income difficulties the change resulted in me to being 2 months late on my HOA dues they contacted their attorneys who immediately sent a letter that they will pursue a lien if I didn't pay. I asked how do I owe this amount they sent me a spreadsheet with data that was unclear. To avoid a lien on my property since I only had 10 days to come up with the money we agreed to a payment plan. for over a year I paid more than what was agreed apon to pay off the debt, because of their confusing records I agreed. After over a year of payment. There are attorney's office contacted me to tell me I owed just as much money as I did in the beginning of are agreement. after seeking help using social media and different avenues it was obvious that they were adding fees monthly that they did not disclose in the agreement. I asked for clarity and disputed all records, they ignored my request for clarity and pursued the lien on my property exactly 10 days later.  I am currently contacting higher officials on all sides of the matter to seek information on my rights of disclosure regarding fees, the amount of time they have to impose fees, without the proper disclosure and notification read more

Too many internal errors (to the tune of $700). Unwilling to acknowledge or apologize for them. That's bad business all around. First error: We received a (inaccurate) bill that said we were 2 months late on HOA dues. I knew we were not late. Nicely included was a late fee. Spent 2 hours on the phone with CMI and our bank and it turns out CMI had deposited our money in to the wrong person's account. It's hard to believe that nobody (not CMI, not the account holder) noticed an extra $300 sitting there until we were charged a late fee for something that never should have happened. When I called Glenda at accounting at CMI there was zero explanation and zero apology. She even tried to gloss over the fact that an error had happened. Unacceptable. I did, however, leave the conversation with Glenda light-hearted and chalked it up to a one-time error. And then, the second error: We paid a move out fee of $390 in July. They charged us a SECOND $390 move-out fee this past month, October, for the same move out. Had I not gone over our title statement with a fine-toothed comb, I would not have had any idea they had recharged us. When I called Glenda (again) I received absolutely zero explanation, zero apology, and she seemed altogether put-out that this needed to be looked in to. Again, unacceptable. CMI is in the business of property management. It seems the only thing they are able to successfully manage is grossly overcharging people in error. I mean, come on, had I not actually been on top of our own finances we would have been $700 poorer and none the wiser. In summary: If you are an owner of a property under the management of CMI, review your statements like your life depends on it because 1) CMI surely won't and 2) your pockets may be a whole lot lighter if you don't! read more

The personal specifics: we live in a condominium community comprising ~100 units managed by CMI. As communities go, it's a challenge for any management agency as a function of size and aging structure. It was constructed ~40 years ago. That said, the challenges of addressing urgent individual needs, community priorities, and contractor management is an appreciable task. Add to that, the budget ceilings and constantly adjusting how the pie is sliced. It's important to consider that all community management companies are small businesses with multiple accounts. It's how they stay in business. It would be unrealistic and unreasonable to expect an individual within a property management company to have unlimited time and resources to dedicate to one person within one account. However, my recent experience with CMI provided that individual attention when an urgent need surfaced. Our unit recently developed a brief period of roof leaks leading to interior drywall, and personal property damage. Naturally, our personal alarms rang, and we did everything possible to bring our specific issue to the attention of all attending parties: HOA, CMI, and the responsible contractor. After a very brief pause, CMI responded, acted, and exceeded expectations. CMI responded across their team from individuals tasked with accounts, to their organization president. We asked, and they responded quite well. There aren't enough stars on Yelp's scale to award CMI for their prompt responses and action. I received an email from CMI notifying me a contractor was assigned, and within 2 hours he knocked on our door. Moreover, it's crucial to mention CMI's merits outside our individual unit. We have a generous grounds to maintain and it's kept tidy, clean, well-lit, and safe for the collective enjoyment of the community. Grounds maintained for a broad user group ranging from elderly residents to young children. All of us enjoy our clean, safe grounds, at all hours. Lastly, as individual and collective owners with investment in a property, one must consider the needs of protecting one's investment. The "curb appeal" of our complex is superb. Especially for an aging structure. Keeping that curb appeal in top form stemmed from CMI's attention to those details, and their prudent selection of contractors. Contractor vetting and selection is serious business, and CMI chooses and manages the very best for our needs. This past year, for example, the aging decks common to each building were removed, and replaced with beautiful, structurally sound decks. When I say deck, they were not conventional decks of a small flat surface adjacent to a porch window. Our front decks are large, complex structures connecting the entrances of each building. The task included concrete pads, support components, stairwells, final facing, and landscaping. EVERYONE loves their new decks. I witnessed the day-by-day work and progress of the appointed contractor and he took no shortcuts. His work was sound, with attention to detail and pride in craftsmanship. It's built like Fort Knox, with the aesthetic appeal of a posh country club. Seriously. When the job was complete, it was punctuated with new garage doors that function, and fit well into the building landscape. All of it required CMI's knowledge, and management to juggle our apportioned budget and then assign and manage that sizable task to a reputable contractor. Details, foremost technical details, matter, and CMI's staff includes the technical savvy to ensure things don't just look good, but work well, too.
