My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

From the very beginning, communication was extremely poor. The property manager and office staff were consistently unavailable when we needed help. Calls and messages often went unanswered for days, yet they had no issue contacting us at any hour when it served their interests. There was no consistency, support, or sense of partnership with tenants. The situation became unbearable when we experienced a late payment during a very vulnerable time in my life--shortly after I had just had a baby. Instead of working with us or offering any compassion, American Homes immediately pursued legal action. We were given only a week to move out and taken to court, which was humiliating and emotionally overwhelming. The legal pressure felt aggressive and intimidating, not supportive or reasonable. After moving out, they refused to return our security deposit and instead applied it toward what I believe are unfair and excessive charges. We were billed for items such as light bulbs, smoke detector batteries, HVAC filters, nail holes, wall scuffs, and interior paint--things that clearly fall under normal wear and tear for a lived-in home. Charging tenants for basic maintenance items and minor cosmetic issues feels predatory and appears to be a pattern rather than an isolated incident. Many residents feel they do not have a voice, and my experience supports that concern. The process felt stacked against tenants, with policies used to intimidate rather than resolve issues fairly or humanely. I strongly caution anyone considering renting with American Homes to read every document carefully and be prepared for aggressive legal action over even minor issues. From when you first apply, the application process takes until you contact them for a viewing the property to even be considered for the property. I had to wait a week to figure this out. Once you tour, they hassle you to get in all your verification information in 3 DAYS or they deny you. Once you scramble like a chicken to get this information by THEIR timing, you still have the option of being denied, EVEN WITH A COSIGNOR, even after all your applications fees, even after your HOA fees, and even after your security deposit. THE ONLY QUALIFICATION THAT I DID NOT MEET, WAS CREDIT, WHICH IS WHY I REQUIRE A COSIGNOR. I wasn't notified about the rejection until I got to the HOA approval process, from which I was notified I cannot be approved because I have a cosignor. I wish this information was granted BEFORE I applied to Alfano Property Management and BEFORE all the required fees they made me pay. On top of that, they don't even know the facility companies who run the associations on their property, falsely providing information that is not relevant to the current tenant. All this to say that if you don't have a 750 credit score when applying to Alfano Property management, don't bother because they treat you like an orphan who can't get adopted. This manner is timely and I have wasted an entire month dealing with this management company. The only professional I spoke to was Dominic, the owner of the company.

YOU ARE LOCKED INTO USING ONLY SPECTRUM, NO OTHER PROVIDERS ALLOWED. I've reported this issue repeatedly since late February 2025. The internet constantly drops, lags, and is completely unstable. It's impossible to work from home, stream anything reliably, or even just make video calls without constant frustration. I've had FIVE separate technician visits from the internet provider (Spectrum). Each time, the issue persists immediately after they leave. The last technician even admitted the issue and couldn't fix it from their end, basically saying it's out of their hands. Management is aware of this severe, ongoing problem. I've sent multiple follow-up emails detailing the lack of service and the failed attempts to fix it. The attached ping test screenshots clearly show the pathetic state of the network here - constant packet loss and ridiculous latency. This isn't just an inconvenience; it's a fundamental failure to provide a basic utility that is expected in any decent apartment complex. The fact that this has dragged on for over two months with no resolution or even a clear plan is utterly unacceptable. The management does not allow other internet providers, or let me out of my lease. Until this is fixed (and frankly, I have zero faith it will be anytime soon given the history), save yourself the headache and look elsewhere. You've been warned.
