After our new metal roof was completed we turned to Russell and Chris to inspect the attic and the roof before we made our final payment to the roofing company. I'm glad we did, as Russ found some issues with the flashing and Chris found that there were spots allowing water into the attic at the locations Russell saw from the outside. They also saw that the ridge vents were not installed correctly. We sent the report to our roofer and they said they would correct the problems. Thanks Russ! read more

Identified a potential structural issue with the roof. Literally provided the same level of detail as for lightbulbs which needed to replaced. Getting further information was like pulling teeth. They adamantly refused to go back and take good pictures, which would have solved the problem. Consequently I had to negotiate an extension of the inspection period and scramble to find another inspector. Small things- each of the employees introduced themselves, looked me in the eye, and shook my hand. His team brought water and snacks for all of us to have while we were waiting. It's impossible to describe what an amazing service this company provides to its customers. This is far from just a Home Inspection company. Russ and his team analyze every minute detail, good and bad, of a home. He's like a doctor, and his guys are a CAT scan team. That's far from an exaggeration. Your 1st team contact is with CBC 'base,' who is Shelly; someone I quickly came to depend upon for everything I needed, like recommendations to other specific inspection companies, i.e. elevator, roofers, etc.. She's a professional with a smile and infinite patience. And she knows where Russ and his inspectors are at any given moment. I must have bugged Shelly for two days prior to inspection to seven days afterwards. If you ask a question, she has the answer. The morning the team headed to the house I was interested in buying, was under contract on and in the due diligence period, I got a call from Shelly informing me they were on their way to the property. At the end of the day, we touched base and she told me the promised report was being finished and should be in my inbox in around twenty minutes. And there it was. In PDF. I was blown away. There is a long full color "Summary" to begin which is basically like an inspection on its own. All pictures of the home. They could have stopped there. However the next section, the actual report, appeared next. I believe that second section was eighty pages long. THESE GUYS ARE EXPERTS. Every aspect of a home is indexed and analyzed. The photographs are very high quality. If a particular area needs to be pointed out, like an area of wood rot, red arrows appear in the picture. The most astounding aspect of the service is the analysis and explanation; of every single pertinent area of a home. Their criteria. Upon what scale do they offer an opinion. If there is one sentence, paragraph, two, that is in red? It contains a tremendous and vital knowledge base for you. Most important? When it's important to consult a tradesman. They identify definite and probable code violations. Areas of DANGER - electric; there was an outlet in my home of interest that was critically dangerous. THESE GENTLEMEN SAVED ME FROM SEVERAL EXPENSIVE AND SERIOUS SURPRISES, which would not have been pleasant or cheap to have discovered on my own. And there were many other negative areas of lesser importance. I could write on as if this were an essay. But I hope my point has been made. You will be happy, well served, and every dime of your money well spent. Funny. When speaking to Russ some days later, with a question; I asked him how it was that he could hit a job site early in the morning and have such an encyclopedic, brilliant report produced by six-thirty that evening. "Well we have five guys. With equipment and computer." Five guys? How to you get there? A few cars? "Well...we have...it's not a van...it's like a little bus. The guys are working and writing and putting the report together while we're driving." They're like the Ghostbusters!! And things you HAVE to know about a property you're thinking of buying? I agree with the other reviewer that maybe it is best to wait until we have lived in the house they inspected for us but I felt the need to at least tell our experience. Our realtor recommended these guys and we could not have been happier with the quality and thoroughness of their inspection and report. Even small items were described and although we don't expect the sellers to fix everything at least we are aware going in and can prepare to fix them ourselves. We had questions on a Sunday and he took a call from our realtor and patched my husband in and went on to describe the mold report and what we should or should not be concerned about. I was truly impressed with the inspection done on my home prior to the termination of my new home owner 1-year warranty. I have no way of knowing if they found every problem, but what they did discover more than compensated for the $495 fee I paid them and I was able to report these problems while they were still covered, saving myself a lot of money on needed repairs I certainly wouldn't otherwise have know about. 4 friendly, professionally dressed gentleman showed up at my door right on schedule, each with their own area of expertise. And no matter how often I interrupted them with questions, they promptly and politely answered without an attitude. I come from NYC so this was very refreshing. It only took a few hours to finished the inspection with 4 doing the appraisal, but the owner, Russ Hensel, who was one of the 4, spent a fair amount of time at the end, personally explaining and summarizing the mostly surprising flaws they found. We were astonished because the problems were not obvious to the eye and would certainly cause a good deal of damage to our home had they not been discovered by such professionals. Their report, including a photo of my house on the cover page, came the very next day. It was easy to read and understand, and it included well-organised, step by step, numbered paragraphs complete with so many detailed photos of each area. I simply had to "copy and paste" from their precise report onto the request-for-service form required by my builder. How quickly and thoroughly my builder responds is yet another question. But I feel secure in my proof, if that should be needed. I did delete one star due to some minor confusion about what services I wanted performed, but that was easily cleared up on the telephone. Having a new home in a new community, I did not feel the need for particular Radon or mold testing unless a clue were discovered in the original inspection. I had the misfortune of having my home inspected by these guys as part of the sales process. It's a million dollar home that has been meticulously maintained during our stay. Lawn, landscaping and pool professionally managed. Service contracts and regular inspections and preventive maintenance for mechanicals. Somehow, these guys came up with a 103 page report of "SIGNIFICANT OR SAFETY RELATED DEFECTS" with color photos and background info. Since when is a burnt out light bulb a significant or safety defect? How about the closure of the screen door to the lanai which was nothing more than a simple adjustment to correct? Let's not forget the 3 mulch issues. Yes, mulch was only 1/2 inch below the A/C condensation drain pipe. It needs to be 1 inch. Really? How about the plantation shutters that were professionally installed many years ago... The installers used five screws rather than six for each hinge. Did this prevent the shutters from properly working? No, yet this was listed as a "significant or safety related defect". Wow! How about the "mystery" PVC pool pipe that was terminated near the pool pump? They couldn't determine what it did and despite no bearing on the operation of the pool, they wrote it up as a defect. Dumbfounding! Let's not forget the pull-down stairs to the garage attic space...the legs of the steps were not cut to the right angle to lay flush against the garage floor. Funny, these were professionally installed when the home was built and I've used the stairs multiple times safely. The finishing touch was to write up the outdoor grill for not having a vent hood. Oh? Vent hoods are not required on external grills in homes built prior to 2010. I guess Russell didn't understand the code. When you're trying to justify the cost of your service, you have to come up with something to fill a 103 page report. There's no reasoning with this guy regarding his report. He's right and everyone else is wrong. He's the expert and all other inspectors are morons. I guess when your ego is so inflated you have no reservation calling yourself "TheBestInspector.com". read more

I would normally give a review of this kind after we have lived in a home after the inspection due to the fact, you will really know after 4-6 months after you move in if anything was missed. But I have to say this company stood head over many i have worked with in our area. I have been fulltime in Real Estate since 1978 and only one inspector out west, I have used measures up to this company. I recommend using them, they are fast moving but very thorough, and follow up has been great. I paid for what I got the best in the business. read more

Incompetent is the best way i can describe this company. Unfortunately, a home inspector in FL is not required to have any REAL world building experience. This group was hired to do an inspection on a home we were selling. WOW!!!! I am no home contractor, but if i see solar panels on a roof leading to a pool pump, one would think it would be safe to assume the pool is being heated by solr and there would be no actul pool heater on the property. One of the inspectors could not figure out why the circuit breaker was off and he was convinced he needed to find the heater. My wife explained several times that it was solar so there was no heating unit to inspect before he finally "got it". We had a very nice AC unit installed 1 year prior to this inspection and this team didnt understand how a safety float worked on the unit. They listed this as a deficiency. My AC company came out, took the float off and the AC stopped worked. As designed. I could go on, but from these 2 examples, i think the incompetence is obvious. If you are a seller, you may want to make sure you are home so you can show them how things actuaaly function. If you are a buyer, try someone else. There are 2 other home inspectors in the SW Florida area thar are terrific and have actually built homes or worked in the construction industry. read more

I thought when 4 people showed up, this would be a great inspector, but it wasn't! It seemed that almost everything was a safety issue. It seemed that some things they found wrong were just because they weren't up to today's codes, but they were when the home was built. They unplugged a switch and forgot to plug it back in. They stated that some plumbing was not acceptable, when it actually was, causing the sellers to spend money that wasn't necessary. read more

On the surface Comprehensive Building Consultants (CBC) appeared to be very professional with the fancy equipment and professional looking report. I cannot say they didn't find anything but boy did they miss a lot of things that were just so plainly obvious. My sense of them is that they rely only on their fancy cameras and equipment and forget to simply open their eyes and ears to what is in plain sight and sound. I unfortunately was not able to be at the home for the inspection as my main residence was a plane flight away. As such, I put too much faith in CBC's sales pitch and slick report. When I arrived at my new home the amount of issues missed was frankly shocking. Some of the issues were as simple as leaky faucets, broken appliances to more sophisticated issues like A/C. I subsequently had to hire various vendors to find repair parts and fix the problems. When I complained to CBC, I not only didn't get a satisfactory response but instead got this crazy tirade from a person who claimed to be the owner basically calling me a liar and suggesting I was stupid as well as suggesting that all (and I mean all) the vendors I was working with were incompetent and/or scammers trying to take me for repairs that didn't need to be done. It was the most unprofessional communication I have ever received in any business transaction that I have been involved in. I rated this company poorly not just for what I viewed as substandard work but the extremely unprofessional manner with which they handled my concerns. read more

Moreover, we needed to hire an electrician to find out the real story about the house and then a short time after the inspection we had to replace the A/C. CBC denied any responsibility. NEW CONSTRUCTION clients please read: We built a new home in Naples, FL recently. Our outlook has generally been not to get a home inspection on new construction thinking that the city inspector would catch anything major that we didn't see. This time we were really disappointed in our builder's workmanship, lack of oversite, and felt they just didn't care about producing a good product. We were tied into a strict contract that covered the builder pretty well. With this being said, we decided to get an inspection to help us document the issues and get backing from a licensed credible source. We had a list a mile long before the inspection, but the inspectors caught things we would have never dreamed of checking for. Some of these items just can't be detected by the naked eye and required top of the line equipment. Russell and his crew found windows leaking air, moisture not visible to the eye, hot water heater not functioning correctly, broken roof tiles, attic insulation not installed appropriately, etc. Every since we received the formal inspection report from Comprehensive Building Consultants, the builder has finally decided to comply and remedy the issues. They were a touch expensive but they included mold and radon in their inspection, and I was happy to have everything addressed timely.
