    Consruction at 11pm in December

To start, I moved in blind because COVID and they lied about my unit (said I would get a balcony and I ended up with a unit where the windows open about three inches). They say they take COVID seriously but there was a literal shit in the toilet when I moved in because they toured the apartment hours before they handed me the keys- they will say and do literally anything to rent a unit because the construction that goes on all day/every day next door makes living here a nightmare. I have to keep my curtains closed all day even though I'm on the 4th floor because the construction is 8 feet from my window and the workers will wave- I'm sure they're just being friendly but it's weird. Not sure how so much construction dust gets in since the windows don't open but I've gone through a year's worth of air filters in 6 months- despite all this, I've still developed adult asthma. All in all, I miss my moldy, rat-infested basement apartment in SW...at least the windows opened. Oh, and all the reviews before me say THE PEOPLE ARE GREAT. It's true. The front desk guys are THE BEST. It's too bad they're all quitting.

Beautiful amenities and front desk staff are so helpful and lovely but be aware of the most important thing when you think about leasing an apartment or a home for your family is that you don't want your community manager/ leasing manager to take advantage of you. Renters can feel helpless because a lot of times we don't know our rights. And this place will take advantage of that. If you go check google reviews, you will see a comment that because of terrible construction noise a resident was offered onsite transfer with a $500 transfer fee. Now please click the photo which is an email from my community manager asking me to pay a month of rent ($1700) for transfer fee. And she knows the fact that I'm a first-time renter and a foreigner. I scheduled a phone call with her and told her the reason for my transfer request is that I couldn't bear the construction noise which lasts 6 days a week and starts 7am in the mornings. (The construct will last until 2022 and at have 10 floors so I wouldn't have much sunlight on floor 3). She told me there was nothing she could do and 100K does not offer onsite transfer. She's providing me the $1700 fee option for courtesy. If I insist on transfer, she will ask me to follow an early termination policy (the reason is that the absurd transfer policy is not on my lease). Fortunately the DC office of the Tenant Advocate confirmed that it was enough going on and they started a formal intake case to help me go through this. I'll keep posting on the review column so that prospective renters know what they are dealing with. Below is my community manager's email about 100K's transfer policy: --------------- Ashley Ebsworth Mon, Oct 19, 1:47 PM (1 day ago) to me Hi Victoria, Here is an overview of our onsite transfer policy: Terms/ conditions: The minimum lease term required is 10 months There must be 1-14 days of overlap between your current and new apartment 30 day notice is preferred Transfer fees: If you transfer to an apartment that is equal to or more expensive than what your current rent is the transfer fee is 1 month (of your current rent) If you transfer to an apartment that is less expensive than what your current rent is the transfer fee is equal to 1.5 month's rent (of your current rent) If you transfer within the last 30 days of your lease, there is a $250 transfer fee Additional fees: New $150 amenity fee per person Application fee and holding deposit waived Move in fee waived Security deposit will transfer over to new apartment -- Ashley Ebsworth Community Manager

I literally have to plan for no sleep until 3 am on Friday and Saturday night. There is currently community organization going on to sue The Mo due to it's lack of responsibility concerning this. We were told by managament there was nothing they could do and simply told us to file noise complaints which we do to no end. We were even told they would refuse to lower our rent or make any concession so don't even try. Check out change.org and you can see all our names (there are at least 180 of us and I'm sure more who haven't bothered to sign) on the petition to get UDR or The Mo or whoever to take responsibility.

The building itself is nice, with solid amenities and a clean, modern feel. That said, after comparing price per square foot and finishes with other nearby buildings, I ultimately decided it wasn't the right fit for me. There's a lot of competition in the area, but The Mo could be a great option depending on what you're looking for. I'd definitely recommend checking it out and seeing how it stacks up for you.

I have found this building to be extremely inconsistent and offering little to no communication…read moreregarding major issues...frequent automobile thefts in a "secured garage" and water stoppage in the building that last from hours to days, questionable billing practices, and huge noise, building, and resident issues that require aggressive resident pushing to receive information from management. Also, security is really non existent--even the basics of a secured front door is an ongoing issue, and it should be mentioned there is no physical security presence on the property. There have been some very unsettling issues in the past few years that make me question my residency--the staff requiring an id to workout and then losing it/denying window screens despite crows flying around courtyard/smoking and the smell of smoke throughout building/adding parking to rent multiple times over several years despite repeated reminders that I don't have a vehicle. The roof is nice and the gym is very basic and small, often with dated and broken equipment. Concierge and maintenance team make this place likable. As an update, I was penalized for using the term troll to report food and trash being left piled on the roof overnight. Forget that the place is constantly messy or smelly, I hurt someone's feelings who is trashing the building. Congrats, Camden!

The majority of team members have been with the building for years and from the front desk team (Freddie, Caroline, Elizabeth, Ruth) to the leasing office (Jessica, Davida, Johanna) to the maintenance duo (Nirso and Luis), you are in great hands. Any concerns/questions that may arise are addressed quickly and repairs are made quickly. The team really goes out of their way to make sure you are taken care of. The location can't be beat - right at the bottom of Meridian hill and a short walk to 14th&U. The building itself is beautiful and unlike most newer DC apartments, it is not cheaply constructed. Units are thoughtfully laid out and the walls are thick. I had no issues with sound from neighbors through walls, from the resident above me, or from 16th street. While it may not have as many amenities as other DC buildings, the gym is fantastic and the lack of a rooftop is made up for it with unbelievable management and a community atmosphere amongst many residents. It is a building where you will know some of your neighbors...especially if you have a dog! I could not recommend Camden Roosevelt more than I do!

After reading some of the filtered comments and checking out the "Camden Deception" website, I felt…read morethe need to show my support for the Camden Roosevelt. (And I actually live here.) You are not going to get a better apartment complex in the U Street area for the price. Beautiful lobby with piano, water each afternoon, free coffee and tea in the morning, a huge gym with sauna, steam room, rock climbing wall, free weights, and numerous exercise machines (definitely the best in-house gym I've ever seen). The amenities fee is well worth it, especially considering how much people in this city spend on a gym every month. And I LOVE the wine cellar! Perfect for my collection; they keep it at a nice cold 45-50 degrees. The meeting room space is available for FREE to anyone who wants to rent it out for a party (there is a security deposit, but you get it back as long as there are no damages). Have you ever tried to rent out a bar/meeting room in DC for a party? It's an insanely expensive fee, plus a food and beverage minimum. This is a great deal for Camden residents. There's a board room-style meeting room with a long table and sixteen chairs, plus two living-room areas with a flat-screen television, bar (I had to laugh when a Yelp commentator complained that there was nothing to eat and drink in the bar ... hello?! It's not your house!), and pool table. The parties have never been a disturbance since they're on the first floor and a huge lobby, plus a set of stairs separate it from the apartments on that floor. My apartment on the 8th floor is incredibly spacious with high ceilings, crown molding, lots of windows, two bedrooms, two bathrooms, and a very spacious kitchen with new appliances. It's a great deal for the high-priced area that is U Street. And the park! Meridian Hill Park, right next door, is BEAUTIFUL. There's tons of joggers, soccer players, picnickers, and all kinds of great people enjoying the park and the pretty fountains during the day. Yes, they say don't walk around the park at night, it's not safe. That's just good sense for lots of areas in DC. Hello, you live in the CITY! Don't walk around in unsafe places at night. And you just can't beat the location. The Camden Roosevelt is close to U Street, Adams Morgan, Dupont Circle, and Columbia Heights. Everything is a short 5 to 15 minute walk away. I'm bothered by some of the claims on the "Camden Deception" website. At least for me, they were very clear and upfront about the fees, and they all make sense. You know up front about the cable fee, paying for water, and paying for electricity. And if you're not sure, ASK! No one is forcing you to sign a lease. I'd sure as hell notice if I was forced to pay $500+ up front without knowing what it was. I wouldn't sign the lease and then claim I "didn't know." Since moving here in February, only once has one of the two elevators been broken (come on folks, sometimes an elevator breaks down once in a while). I was here on March 26, 2010, and I don't remember seeing both elevators down that day. And hell, what's wrong with walking up a few flights of stairs once a year? Maybe you need the exercise! Also, never had a problem with heating and AC. If I ever had any maintenance problems, one quick call is made in the morning, and by the afternoon, it's fixed. Oh, and that fee you pay if you turn in your rent late? Jeez, folks, pay your rent on time! I travel constantly and am always sure to turn in my rent early if I know I'm going to be out of town. "Forgetting" to pay rent is no excuse. You pay the price when you turn in your rent late. Complaining about having to pay a fee for turning in your rent late when you should've turned it in on time is no one's fault but your own. Sorry for the incredibly long post, but I felt the need to address some of these "complaints" on the Deception website and other comments. I've lived in several apartment buildings in the DC/VA/MD area over five years, and nothing's better than the Camden Roosevelt. It doesn't claim to be absolutely perfect, and to complain about such minor problems is ridiculous.

I found and caught a mouse in my unit on Saturday, 10/11/25 and was told by management I was unable to have pest control come until 10/14/25. This was very unsettling but I tried to understand sometimes there is a delay. Management came to inspect the apartment on Monday 10/13/25 and couldn't find a point of entry and said pest control would come the following day. On Tuesday, pest control came and said the same thing but left a note that said proper inspection requires a two week follow-up appointment to see if there was any sign of additional pests -- after two weeks I followed up with management via email with no response. I followed up via email again a month later -- no response. Today is January 16, 2026 and still, no response. I have no idea if pest control or my apartment management ever came back to inspect the unit. Landlords are legally required to ensure the property remains pest-free and habitable. My plan has never been to leave a review defaming The Hale, but desperate times call for desperate measures. I've never experienced an issue like this and have expressed frustration and discomfort since it happened. Hopefully after almost 4 months of waiting a response, this issue is properly resolved.
