Living at Reed Row for the past year has been an absolute pleasure! Everything from the apartment unit, offered amenities, and on-site staff (especially Martine'a) are everything I could have hoped for when I initially signed a lease. The shared spaces are great! Living in a studio, my wife and I are sometimes looking for a place to study/work but trying to do so in our smaller space can be challenging. The club house at Reed Row offers plenty of options for us to get our work done in a comfortable and clean environment. However I do wish that it was more affordable to privately reserve these spaces for birthdays and special events. Reed Row apartments do come at a premium, but the quality of the building, and its location to 18th and U streets certainly justify the price. read more

I lived here for two years and think you can find better places for the value. The rent is high for luxury buildings without the same amenities as other buildings in the area (very small roof deck and smaller gym, no pool, etc.) Front Desk and staff are unhelpful and at time downright rude. When I moved out, they failed to send me my security deposit in the required time and I had to threaten legal action to get it back (which meant I got the full amount back because they did not send it to me in the legally-required time). The Front Desk staff also has a very high turnover. When I moved in there was 24/7 concierge, which soon changed to shorter and shorter hours. Staff would sometimes sleep in their cars on shift or be nowhere to be found when needed. As others have noted, the location is also not super convenient for transportation or walking. I moved into a studio at 1900 and because they mandate the price increase every year, after two years it would've been 2150 to stay. For the price, I'd highly recommend another luxury building in the area with more amenities and a better location. read more

Reed Row - terrible apartment experience- look elsewhere! I have lived at Reed Row for almost two years - so I have ample experience and perspective on what living here is like. I've also lived in DC for 12 years and have never experienced this level of managerial incompetence and disregard for tenant expectations and comfort. Terrible management and communication - Management consistently failed to respond to me in a timely manner, literally taking a month to respond on multiple occasions. In another instance, they simply stopped responding to me during a period of extended noise violations from my upstairs neighbors. They will also quietly change the terms of your lease without proper notification and then refuse to honor the terms of your original lease. My original lease entitled me to a second fob and I noticed that they dropped the clause about my second fob from my lease when I renewed it without notifying me. When I requested a second fob, I was told "no," even after I pointed out that it was in my original lease agreement. Literally 8 months after they denied me a second fob, they admitted that they had made an error with my lease, AFTER I had repeatedly pointed out that I was entitled to a second fob. Terrible quality apartments (video attached) - the quality of the apartments is appalling. Upon move in on my first day there were scuffs on the doors, blown fuses, a broken garbage disposal, constant smell of sewage, and multiple doors that couldn't open or close properly. After numerous maintenance requests, taking months to complete (and some outright cancelled by maintenance without offer to follow up or reschedule), several items still don't work. I've posted a video of the bathroom door in my unit which still does not close properly. If you value using the restroom in privacy, look elsewhere because you won't get it at Reed Row. The video I have posted is of the door as it currently, after multiple visits from maintenance. There has also been a missing smoke detector (pictured) in my unit for the last two years, which I also reported to management. This is a warning to all other potential residents - Reed Row is not a good apartment complex and management is useless, rude, and difficult at every turn. There are a TON of other apartment complexes in DC, especially if you're prepared to pay what Reed Row charges. This is by far the worst renting experience I have ever had (and ironically the most expensive) and I would encourage anyone to look elsewhere. read more

New management has taken over in the last 6 months and the experience living in this building has been terrible. They rarely respond when we need help and only email us when it's time to collect our rent. For example, I came back from a trip and when returning back to Reed Row, someone was parked in our parking spot. I reached out to the concierge and building management and we got no help. When speaking with Stephanie Lamar, she did not apologize for this issue. She took zero responsibility, did not apologize, and verbatim told us, "It's not my job to check who parks in the parking lot." Isn't it someone's job on her team? Especially since we pay upwards of $300/mo to park here? And we had been parking in that spot for 8+ months. We left feeling disrespected because her only response was that we owed the full month's worth of parking. Use your money elsewhere because you won't be getting treated with respect with this new building management. read more

I'm currently on my third lease at Reed Row and still love it! The best part about the building are the people who keep it running smoothly: from Greg and Kyle in the leasing office responding promptly to concerns and hosting resident appreciation events to the various amazing maintenance staff through the years (Jonathan, Bobby, Christian, etc.) While the rent is high for a building without the amenities of other buildings (no pool, for example), I appreciate the community being small enough that it feels neighborly, where you recognize the same people over time. read more

We've rented at Reed Row since it opened in 2017, and use it primarily as a second home. While there is lots to recommend at Reed Row, there are some underlying issues that have not been meaningfully addressed by the management. The most significant of these is the air conditioning. Each unit has its own thermostat and can, in theory, control the temperature in their individual apartments. First problem: the a/c is LOUD ... I mean really, truly LOUD. Second problem: if you have a south facing unit on a higher floor, the a/c system is simply not adequate and cannot comfortably cool the apartment. Maintenance has looked at our a/c several times. The unit is pushing all the cool air that it can, but it is not sufficient to effectively cool the space. It's a pretty significant design flaw in the building. Do not rent a south facing unit on an upper floor. read more

I lived in Reed Row for 15 months and while nothing is 100% perfect, I need to write about some pretty amazing things with the building. Concierge team of Sarita, Claudia, and Jamie is the best concierge team I've known. On top of everything, so friendly (they make Reed Row feel like a home), and so good with everyone's dogs. If you have a dog, they will be treated so well by the team (so many dog lovers and friendly tenants). I'm really going to miss this team (and Adam). They helped make my first year in DC pretty fantastic. They have a really nice club room which is great when working from home. The roof is fantastic. Great views, great grills, and seating on the roof. I'm going to miss it. I'm sad they limited the hours over a few rogue tenants. It was nice to be able to go up there late night. I love the courtyard with the fountain. My dogs really enjoyed relaxing there, listening to the water, and chilling out. It became a special place for us. At night, during the warm months, you can enjoy a fire by the fountain. I'm not a fan of the resident bill paying system - there's no account history and I experienced errors with the system a few times. They need an account history and need to make much needed improvements to that online system. The maintenance on the weekends has a long lead time. They should empower the concierge team to replace kitchen faucet batteries, replace apartment keys when batteries die, etc. The little things that turn into bigger problems when you have to wait 4+ hours. Security has a bit of overkill with having to go though a number of key fob areas (including elevator). It's a pain. I'm not sure why the overkill but it became very inconvenient. I'm glad I'm now at a building that doesn't always feel like it's on some kind of lock down. I will still give them all stars because the building is young and they've had some turn-over with prop. managers. Once they iron that out, I think they'll be great. I really like the building, the built-ins were great for storage, and coming home to incredibly nice people at the front desk was always so nice. They could use ramping up the tenant parties and dog yappy hours - the place needs more of those fun events again. read more

The area is located on the outskirts of Adam's Morgan, making your walk, anywhere, a little out of the way. I would expect that you would find better options in other neighborhoods, like 16th st heights. Also, you will undoubtedly experience issues with your central heating, often delivering unclean air, or inconsistent thermostat reads. This is what drove me away. read more

Everything looks nice in the model units, but after moving in problems start to crop up. Some examples: The showers were not properly constructed and have been leaking into the apartments below. This could become a mold issue over time as the drywall in the walls and ceiling have gotten wet repeatedly. They have already come through twice to tear up the bathrooms in attempt to waterproof the showers. Hopefully this last round of construction and inconvenience works. The heating and air conditioning unit is quite loud. Think vacuum cleaner running anytime the unit kicks on. Make sure you hear the AC/Heating run before you decide to live here. It is loud enough to wake me up at times. The walls are thin, so I hope you don't mind hearing the bass beat of your neighbors music, or conversations in the hallway, even at reasonable levels of noise. Cabinets look nice, but are cheaply manufactured and doors start to get crooked, or drawers start to slide open from being mounted improperly. When we moved in, they said that we should be able to apply for on street parking, but they neglected to tell us that it was yet to be approved by the city, and I had to pay for rather expensive parking for a few months until I could sell my car. The payment processing for the apartment is suspect at best. I have reached out multiple times to discuss some charges placed on my account. A month ago I was told I would be contacted by the Property Managers superior. Even after multiple times reaching out to the Property Manager, I have yet to hear back. It feels like management is looking to squeeze money out of its residents, they have begun attempting to collect money for "package storage", and push people to a package management system that automatically charges your credit card if you don't pick up your package promptly. Don't expect any of the amenities or policies they sell you on to exist for any length of time after you move in. This week they announced a coming "reserved bike storage", an amenity that was previously an offered for free. When we moved in we were told the apartment was dog friendly, and the only place dogs were not permitted was the roof deck, but recently they have started sending out "reminders" stating that pets are not permitted in common rooms. Additionally Reed Row offered 24/7 concierge service, In December they reduced the hours of the desk staffed to 9am-11pm Mon-Thursday. Not everything is bad though, maintenance requests are handled promptly and professionally. Reed Row will sell you a "luxury apartment" at a "luxurious price" and under deliver on that promise. read more

Hello! Current resident here. I've lived on the 4th floor in a studio and now the 5th floor in a 2 bedroom. I love the building and plan to be here a long time. I'm writing now because everyone should know how fantastic Bobby, our maintenance guy is. He's been a consistent smiling face from the day I moved in and has promptly and expertly fixed any minor issue I've had over the years. Today, I gave him a real challenge by accidentally locking myself in the bathroom. I attempted to fix the lock pin, which came loose and looked like it could be easily screwed back in. Spoiler alert... this was not the case and it was not a straightforward fix. He came to my rescue after business hours and kept me laughing in spite of the stressful situation. Best apartment I've ever rented. All of the fixtures are beautiful, maintenance is timely and helpful. The front desk and leasing staff are responsive and friendly. All common areas are clean. There is a business lounge where you can work remotely, a courtyard with landscaping, a gorgeous rooftop with some of the best views and a gym all on site. I'm a very new resident in this very new apartment building, but everything has been great so far! Stephanie, Wayne, Hana, and Marcus were all welcoming, professional, and helpful during the move in process. My apartment was waiting with paper towels, toilet paper, some dish soap, and clorox wipes- a really nice touch. Plus, the location is amazing for someone that loves to walk. It's only a 10-15 minute walk to dupont and u street bars and one block away from 18th street in admo. The amenities are great too. I particularly like the rooftop view and grills and hope to get up there for a nice barbecue soon. read more

Tori showed my family around and was super friendly. She showed us everything we wanted to see and is a very empathetic person. I really liked this building because of its beautiful garden both in the courtyard and on the roof. The unit we saw was also very up to date and cozy. I lived at Reed Row for 13 months. The building itself is fantastic. Everything is new, modern, and well managed. The roof and courtyard are beautiful, and I love how pet friendly it is. It truly feels like a community, and the folks at the front desk⁠--especially Claudia and Sarita⁠--are so welcoming and helpful. My problem is with the management. There were three different property managers while I was there, which made for a very inconsistent experience. The final turnover happened while I was preparing to move out, which proved problematic. One property manager, who was there for most of my lease, toured my apartment and told me that all I needed to do was have my regular cleaning service (Lapa Lopa, which has a partnership with the building) come and clean. Lapa Lopa ended up coming twice, as I've confirmed with them and the front desk staff. When I moved out, I inadvertently left some items (cleaning supplies and one small box) in a closet. I was charged for removing those items, which is very fair. But I was also charged a $150 cleaning fee, despite having done exactly what the property manager told me to do. The new property manager sent me pictures showing some dust around the washing machine/dryer and small debris in cabinets, but (1) it was minor, (2) a cleaning service had come twice, and (3) I'd done exactly what I was told to do by management. I asked for an invoice, which wasn't sent to me until about six weeks after I'd moved out. Moreover, because of the terms of my lease, I needed to pay a few days in pro-rated rent. I started asking management how much I should pay about 2.5 weeks before my lease ended. No one ever got back to me. I started calling to inquire about two days before it was due, but the new assistant property manager refused to answer the phone--for almost a week. (He only seemed to be in the office about four or five hours a day.) I spoke with a few other residents, who had similar experiences w/r/t management avoiding calls. Once the new property manager got involved, I finally was told how much I needed to pay. But while my security deposit was refunded within the statutorily required 45 days, it arrived over two weeks after the property manager told me it would be sent. All in all, Reed Row is a good place to live. Claudia and Sarita deserve all the praise in the world for making it such a wonderful home. But as a place to leave: watch out. read more

I have really enjoyed my time here so far at Reed Row. It has been such a smooth transition moving to DC. I had one day to come visit DC and basically figure out where I was going to live. I toured some basement apartments (not good, low ceilings, mildew) and then took a lunch break in Adams Morgan (most fun place for bars and restaurants!). I noticed Reed Row from a far with its striking brick and black accented balconies and decided to check it out. Well that day, I signed my lease! From all the wonderful front desk staff, to the building allowing dogs, to free coffee in the lobby every day, to how spotless and new it looked, I was sold. I chose a studio for my housing and it has been very functional for me. The flooring is gorgeous and the stainless steel appliances and beautiful bathroom make me feel like I'm living in luxury. My partner and dog both live in the studio and there is more than enough storage thanks to the floor to ceiling wall of closets and drawers. Paying rent is easy because it can be done online. Whenever I have needed maintenance, they have always been prompt and solved my issues right away. Reed row often puts on socials for guests with free food and rooftop social gatherings. I love seeing the "pet of the month" photo every time I walk in, and my dog looks forward to greeting all of the wonderful staff including Charmin, Michelle, Claudia, Andrew, Sarita, and many more! This home has made DC living fun and is walking distance to work (downtown DC/ business district). I would strongly recommend! read more

I currently move every 6 months with my job, and I have never found an apartment staff that has been so accommodating and understanding. Stephanie and her team went above and beyond to help me in every way possible with both my move-in and move-out process. Not only is the staff amazing, but this brand new apartment building has everything you could ask for. A rooftop, gym, in unit washer/dryer, and a prime location in Adams Morgan. There is always someone at the front desk and the building is always kept clean. I was extremely sad to leave this place! I highly recommend living here! read more

The Front Desk has taken away most amenities of living in a luxury building. For example, when I moved in there was the guarantee that there was 24/7 concierge, which was important for me since I previously lived somewhere where I felt unsafe. 6 months or so after moving in, they stated that after "observations," they decided to cut down on this and only have front desk staff during certain hours (9am to 9pm). Often times the coffee machine is not even available in the morning and I am unable to pick up packages at a time that is convenient for me. An additional problem of this is a noise issue. On the weekends and in the middle of the night it can be very loud. Since there is nobody downstairs, you cannot file a noise complaint or do anything to stop it. Maintenance also works odd hours and is not here on the weekends. The Front Desk also do not let any "external vendors" upstairs, which means furniture delivery, food, etc. This is incredibly inconvenient and negates the point of having something delivered if I have to carry it down a long hallway. Although I don't have an animal, a neighbor has been complaining to me that the Front Desk has started being pushy about pets, and that when he moved in pets were allowed in common places and now they are not. The apartments are nice and the building is beautiful, but a lot inside the apartments were constructed cheaply. The cabinets often fall off the hinges, and the showers were not made to be waterproof which has led to maintenance coming in a few times to fix this problem. I get the feeling that the Front Desk only cares about getting people sold but not how they are once they arrive. read more

Ever since they changed management, the leasing office is unavailable and unwilling to help. Constant inconveniences have been incurring without any resolution or ownership of mistakes.
