Our experience with Nick was absolutely terrible. From the beginning, communication was chaotic -- no clear updates, delays, and constantly changing numbers. We lost our deal because Nick never once asked for my wife's ID, and at the signing -- just one day before the rate lock expired -- we discovered her name was spelled incorrectly and missing from several documents. That mistake alone killed the closing. We wasted weeks, lost our locked rate, and paid $800 for an appraisal because of his negligence. When confronted, Nick was sarcastic, defensive, and unprofessional, never taking responsibility or even apologizing. Beware of these people. Seems like bait and switch pricing. They're unprofessional, spam you a lot and call from so many phone numbers you don't know what numbers to call. I spoke to 3 of them and none could stay in the conversation. This company is owned and ran by scam artists! They lied to me several times when I attempted to get a loan through them. They claimed the fed just increased its rates when the fed had just lowered them. They claimed LTV was 78% and that was why my rate was high, my LTV was only 34% so I should have qualified for much better rates. There were several times I reached out to them and never heard back, I had to chase them around. When I spoke to the same person he never could remember anything about my situation so kept asking the same questions multiple times, clearly doesn't take notes. The rates advertised are fake and no matter what the situation you will never see the advertised rates This company should never be trusted with your personal info or largest investment. read more

When I think of the people who have made the biggest difference in my life, Jonathan Yoo always comes to mind. A few years ago I had the amazing opportunity to invest in my forever dream home. I recently closed an DCSR loan for an investment property with Convoy Home Loans. Frank Torres was very helpful at first and earned my trust quickly, which was my biggest mistake. At close of escrow, it was difficult to contact him. When he finally called me back, he was very lackadaisical at meeting the closing deadline date. I could not contact him all day to get a response if we were still closing in 2 days. He was at a party all day, which is understandable since we all have our personal lives. However, he did not have anyone else, who knew what was going on with my loan, to cover for him. A day before the loan closing, he provided me with a Loan Quote which listed his broker commission under "In House Origination Fees." He charged me 2.8% for a $110,900 purchase price! This is in addition to the $2,495 lender loan fee, $1,595 lender underwriting fee, and $1,295 Convoy Home Loans In-House Processing Fee. I thought they were a direct lender. Had I known that they were a broker, I would not have asked them for help. This would have saved me $4,090 in broker fees. When I confronted him on why he was not more transparent, he said that we had "reviewed it previously and that he could have charged me way more, upto 5%." So why did he describe this as an "In-House Origination Fees" when it was actually his broker fee, if he did not mean to deceive me? He was arrogant and not apologetic at all about the miscommunication. He even went so far as badmouthing my realtor and arguing with me on the phone to recommend a more experienced realtor. If you don't mind paying 3.7% broker fees in addition to the lender fees for your closing costs, then you are welcome to work with this company. Otherwise, I recommend you to look for a direct lender. read more

This is a warning to anyone considering this loan broker. BE CAREFUL! They are not a lender. I had a very terrible experience. I was in underwriting for around almost two months. Everything was going as expected until they sent me the closing disclosure. The loan amount came back at only 67% of what I was expecting. No one from their team or their third-party processing team contacted me to notify me of the change. When I inquired as to the reason the loan amount had changed by so much, they told me that the lender who was making the loan would be using a desktop appraisal to determine the value of the property and would be disregarding the appraisal that I had already paid for. I inquired with the broker several times to obtain a copy of the reports and was unable to do so. This was despite their disclosures stating that I was entitled to receive a copy of "all appraisals and other written valuations". My other grievance with this broker is that I was required to deed the property into my LLC prior to receiving the "clear to close". I was shocked when I got the closing statement and the loan amount had changed by so much because I never would have made the change to how I hold title to the property if I had known they were going to change the loan amount. I explained to Dustin that this could complicate my ability to get a HELOAN if I ultimately went that route. I asked Dustin if Convoy would cover the title work, and he said only if I close a loan in my personal name and not in my LLC. I told him that was "fair", but at this point after everything I have been through in this loan process, I am just going to pay for the title work out of pocket and move on. The $200 that I am going to pay for title work isn't the end of the world, and maybe it won't be a waste if the property stays in the LLC. I am just utterly disappointed by my experience and I wouldn't wish this experience upon anyone. Ultimately, I did not close with this lender and I am taking my business elsewhere. I would strongly caution anyone who applies with this loan broker to be careful and make sure to document everything. read more
