I recently had to suddenly move from one of their properties (at 27 Eastwind in marina Del rey) because of a mold issue caused by a leak in the wall of my bathroom that they did not properly fix. When I moved in there was a bubble in the wall from previous rain damage, and they simply just patched the wall and did not fix the source of the leak, leading to mold growth from recent rains. I had to throw out countless shoes and clothing, as well as towels, my dresser, my bed and mattress, my printer, two of my most expensive bags, and various other items because they were covered in mold. I moved 4 days after discovering it because of how horrifically it had spread. I alerted them on a Thursday (when I found the mold) and didn't hear back from them until Monday, at which time Luis was simply only concerned with doing an inspection of the apt since I said I was moving out, and wouldn't acknowledge the mold at all. While they have been seemingly accommodating about my breaking my lease a month early, they have been less than sympathetic about how much money I've had to spend to replace everything I've lost. I've spent $4k moving and replacing everything. I haven't involved a lawyer, or gone after them for damages for my things, and also the rash I developed and had to treat medically. I've wanted to make this as non confrontational as possible, and they've taken advantage of that and been slow to respond except to request I do them more favors in my move out process while not at all acknowledging or having compassion on my situation. They are saying they are going to send a "final statement" with my deposit in 3 weeks even though I have pleaded with them to please expedite the process. Zero compassion. Zero accountability. I do NOT recommend this company. They do absolute bare minimum, and do not care about tenants. Oh and my heater never worked in my apartment for the 11mos I was there. No good. read more

I'm surprised by the negative Yelp reviews, and have to assume apartment quality varies significantly depending on the building. In regards to 7215 Willoughby, I've now lived here over a year and could not be happier. The coronavirus pandemic make me especially grateful to have a safe, well-maintained place to #StayHome. I've survived numerous horror-story worthy apartments throughout my years in Los Angeles (see Elit Property Management review) and can't imagine staying quarantined in any of those. No bedbugs here, no cockroaches, no ceiling plaster randomly falling throughout the day, no cracks in walls, no noisy neighbors, and no crappy nor delayed repairs. Hallelujah is not a strong enough rejoice, but it's the first word that comes to mind. Drex, who is the Hagrid/Dumbledore of our vintage-style Hogwarts, lives onsite and is both helpful and prompt when it comes to repairs (which are rare, unlike in other rundown apartments I've lived). He actually called all tenants earlier this month just to make sure everyone is okay. Hurray for actual human beings. It's just as important to review amazing businesses as it is atrocious ones, and this WeHo gem deserves recognition. Five stars for making this the ideal lockdown location. read more

It's been a few years after I've lived in a building managed by Weerts, but after recently having an awful experience with our current building management elsewhere I wanted to leave a quick review. Veronika and her team are professional, responsive and helpful. As a tenant, there's not much more I could ask for! Every maintenance request was taken care of quickly and the move in and out was easy. They do a great job of notifying tenants of any upcoming maintenance or changes. Their office location has a dropbox in case you need to bring anything in after their normal hours and is close by to the buildings they manage. I would absolutely recommend using their services to manage your building or to live in one of their buildings as a tenant. read more

Worst property management company ever. The secretary has zero social skills and sounds like she's doing you a favor whenever you speak to her. She's worse than the Sean and Beverly's assistant on Episodes - and this is real life! But that's a side matter. What one should really be aware of is that Weerts will do anything to delay and deny maintenance. It took 9 months before my bathroom was repainted, after paint had deteriorated to a point and the stucco crumbled away. Whenever possible, they will attempt you to bill you for maintenance - even simple clogs in the main line in a 40 year old building, unrelated to your own apartment. My advice is to have a lawyer handy as this was the only way to have attempted charges removed from my account (multiple times). read more

Chris Weerts the owner of the company is one of the best property managers I know of and always picks up the phone when I call him. He managed a 16 unit building for my family in Mar Vista and gave us a detailed income and expense report every month including property tax and utility bills generated from the income. Also Chris is very clever at saving his clients money for repairs using his own work forces to perform the work. In addition Chris provides investment sales and is a very well informed of off market transactions on the westside as he already has releationships with apartment owners through his property management. If I were to sell my apartment building I would call him first as he already has a very large pool of buyers through his network of clients. If you are looking for a property manager that has many years experience especially WLA real estate give him a call. read more

I basically joined yelp so that I could write a glowing review for a property management company. We've rented a place from Weerts for a year and a half now. They're the most responsive, honest, and friendliest property managers I've ever encountered. The apartment is in excellent condition and is extremely well maintained. Whenever there's any problem I just call them up and they send a plumber or handyman immediately. The lack of email communication is the only downside, but vastly outweighed by how considerate they are, especially Nathan, who was our contact there. If I could continue renting from Weerts forever I would! read more

I've rented from Weerts Real Estate for about a year now and and I can say that the property manager is friendly and if you have an issue during office hours (M-F, 8a-5p) then they respond quickly.... HOWEVER, if you have an issue when the office is closed (nights and weekends), then you are SH*T OUT OF LUCK! No one is in the office and no one checks their e-mails...I lost my apartment key on a Friday night and didn't receive a new key until Monday morning. On the Saturday morning of that weekend I called the office repeatedly, sent an e-mail to Chris (the property manager), and I even called the emergency maintenance line. I received a call back from the emergency maintenance line a few HOURS later where a woman told me "I'm sorry but a lost apartment key isn't an emergency for US. Chris sometimes goes into the office on Saturdays, maybe you can try stopping by." I stopped by the office and no one was there. I didn't receive a call back until Monday morning to go get my apartment key. read more

I agree with all the reviews below. I recently tried to put in an application for an apartment and the front desk woman was completely rude and unprofessional. In addition, she kept adding items that I needed to have with my application upon each additional visit when I tried to drop it off. I think because I'm a student they didn't want to lease the apartment to me. But instead of just telling me that, I made multiple trips and wasted a ton of time trying to comply until eventually I realized they were just being jerks. The apartment was newly remodelled and looks great inside, and Veronika and her team assured us if there were any issues that we could call them and they would be there to help. When I first encountered the receptionist, Monica, at Weerts, I thought I was being over dramatic about her lack of professionalism and general stupidity but after reading these reviews, I guess I wasn't overreacting at all. When I called and tried to set up an appointment to turn in an application, I told her what times worked for me and she said that was when she took her break so I could sit outside the office and wait for 20 minutes while she was on her break. Are you kidding? I sat there for ten minutes trying to find out what I needed and what time would work as she chomped on food and gave me no useful information whatsoever. Finally, she told me that I either had to come before her break or wait for it to be over so I asked to get off work early so that I could accommodate her schedule. We had an appointment and turns out she took her break early and wasn't even in the office when i got there. She finally arrived, chomping on food again, and did not introduce herself or ask for my name at all. She barely made eye contact with me and just told me how much money to give her. I was turning in 2 application so I had to give her $70. I only had twenties so I handed over $80 and asked for change. She sat there with the most dumbfounded look on her face for a full three or four minutes before handing me two $10 bills.. let's do the math here. I owe her $70, I give her $80, how much change should I get back? Not two tens, that's for sure. So I looked at her and said "this is $20" and again, she sat there looking like a complete moron and finally said (with a mouth full of rice crispies treat) "yeah?" I gave her a $10 and sat back down because I was not about to give a a first grade math lesson to a grown woman. I honestly do not understand how she is still employed. I asked multiple questions and she had no answers for me so I had to call the actual realtor later and he was incredibly helpful and professional. I don't know if the company pays much attention to these reviews but if you're reading this, you need to fire her. She is quite possibly the most incompetent, rude, moronic human being I have ever encountered. Recently, he managed the project to comply with the city's mandatory seismic retrofit of soft story apartment buildings. The retrofit project was successful resulting in city's issuance of the appropriate permit. Chris Weerts managed all aspects of project including the negotiation of the construction contract. I leased an apt from Weerts Real Estate. Bottomline, they are a factory of collecting rent and evicting tenants. They are inhumane. From looking at the apt, the application process, to lease signing... they are cold, and one sided. First day in the apt, I realize the utilities can not be turned on, that they have been cut off and locked. I then realize the previous tenant is delinquent 8 months and in collections. I have no heat, I'm freezing, no stove, no way to prepare food... then I find out someone recently died in the apt!! Nathan is the Manager for my unit and he refused to disclose any info about the death, who, when, how, and did not prepare the unit for move in. Now I am stuck in a lease with a mgmt co who ... won't return phone calls, has no email, refuses to answer questions, refuses to help get utilities on, and doesn't do move in repairs requested at lease signing. NIGHTMARE!!! Do not do business with Weerts Real Estate! The only people that like them are the people being paid by them. Tenants hate them and people need to stand up, say something, and stop their abusive practices. read more

The lady who answers the phone here needs to get a clue. I called here for a landlord reference check on a potential tenant. She stated that she couldn't give out that information without a written consent form from the tenant and that I would have to submit a written request form to their fax machine, then started giving off their fax number, "310-" I said, wait, I don't have a fax machine, can I email it to you? She says no, then "310-" I interrupt her again and say is there some other way I can get the request to you? She says no, then "310-" At this point I get fed up with her intransigence and just ask to speak to the actual property manager, who gave me the information I wanted (didn't need specific numbers, just general impressions) without any problem. It's amazing how one person can turn your opinion of a business -- if I was looking for a property management company, I certainly wouldn't even give Weerts a try. read more

I couldn't agree more with the review by Forrest below. I recently dealt with Weertz Real Estate and was at first generally unimpressed. The people showing the apartment I was interested in didn't bother to bring applications to the site, and when I offered to go pick one up at the office the one man informed me that it was located 4 miles away when in fact it was only 1.5. The biggest issue with Weerts, however, is that the young lady who answers the phone and "greets" you at the office is possibly the most unprofessional human being I have ever interacted with. When we left, my mom and I both agreed that you couldn't create a character more brain-dead and unprofessional if you had a team of comedy writers. After my mother and I told her at least three times that we were from out of town she still continued to suggest that we go home that evening and fax her our information. At one point we had to wait for her while she talked on her cell phone at her desk. We were still speaking with her at 4:50pm at which point she started rudely packing her purse to go home. She popped a stick of gum in her mouth as my mom and I were trying to discuss with her things such as our bank accounts, social security cards, and credit scores. When it came time for us to take care of the application fee she told us they accept cash only (something that would be nice to know before the place is minutes from closing!) My mother offers her a bill only to be told that she doesn't have any change. No apologies. The next day we called to check on our applications and the woman had not even turned them in yet. When we heard this we demanded to speak with someone higher up and he ran our credit report and approved us right then, no problem. There is more, but I will spare the other details. If you can get past this woman and speak to someone higher up than you may be fine. read more

You know, even 1 star is too generous to give. The woman who works in the office was seriously rude and not helpful at all. She held highly discriminative attitude against me and wasn't willing to help her customer out at all. I felt very offended by every single word she spitted out. I would never recommend this crazy real estate agency to anyone. I think her name was Veronica, I don't know she had a blonde hair with no pleasant attitude. My experience with her was a disaster. Michael (property manager) is amazing!! He is very responsive and helpful. For example, I called to say I had spiders and he got an exterminator to my house the next day. When I had an after hours emergency, he called me back within 15 minutes! love it. My only complaint is not with the company itself, but with the Company's lack of tenant screening. There is no landlord on site and I don't think Weerts does a good job of selecting respectful tenants. I'm in a 1st floor unit located in a young college/20 somethings type area. The building is older and you can definitely hear through all of the walls, but it's rent controlled so whatevs. This is not the sort of place to have a baby if you ask me and there is a baby above me that wakes up the whole freakin complex throughout the night and early moring. When I have a day off, the thing is up there crying during the day too. The parents are always fighting and I can also hear all of their arguements through the walls. If you have a baby please consider a condo, house, or stand alone apartment because you are driving those of us who have decided not to have kids crazy!! On the plus side, this apartment has made me realize I will be waiting a solid 5-10 more years before considering a child. My only other complaint- I like to go out to Cabo and Qs just as much as the next girl, but I don't trash my complex when I get home. Some tenants leave beer cans and bottles in the walkways and on my patio. It's quite the combo having a bunch of drunk neighbors trashing the place and baby upstairs to top it off. read more

Weerts Real Estate has managed my WLA property for over 2 1/2 years. They have done an excellent job of keeping the house and yard in great shape. In fact, before we brought in tenants, they upgraded the property by removing the carpet, sanding & staining the original hardwood floors, painting and performing minor repairs to a point where it was in better shape than originally. Each time a repair was needed or the backyard mulberry tree needed trimming, they would inform me of the cost before proceeding. Veronika was very helpful and responsive to my needs as the owner of the property. Additionally, the monthly rent checks and statements were mailed to me like clockwork. I highly recommend Weerts for managing your property. No complaints. They are reliable...couldn't ask for more from a property management firm! read more

I should admit, i never called them on the week end. Once i had problem with my dish washer, a service my was there on the same day i complained to Nathon. I did not expect more from A LANDLORD.
