    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

    Having just moved from an actual luxury apartment in Edgewater with The Avalon, whom I have zero…read moreissue with, please know that I am about to make an apples-to-apples comparison so you know I'm not just unfairly making these claims and complaints based on nothing. There's a lot to get into, so I won't waste any time, but be forewarned that The Edge at Freehold was by far the worst residence I've lived in during my 41 years of renting apartments, and there isn't even a close second. List of Personal Grievances: Again, I've lived in at least 15 different places that asked for a security deposit. Not only is this the first time I haven't received my security deposit in full, but the fact that I was told verbatim by Dwight, their maintenance manager, that there is no way even possible to recoup 100% of that deposit is outrageous. I went back and reviewed my lease, and nowhere does it say that you will automatically be charged for the carpet and paint no matter what. There is absolutely, positively no excuse to not even give a tenant the option to steam clean and/or paint the apartment, while you guys obviously prefer to charge us for these items at a much, much, much higher cost than it would be if we could do it ourselves. I mean, how hard would it be to give me a swatch so I could shop for the right hue of paint? One wall in my bedroom costs $450? They, of course, pay Dwight a salary, not per hour and/or per job, and it would've costed me $50 tops to do it myself, which I offered to do but was rebuffed. Every other residence I've lived in, it's been expected that, when a new tenant comes in, there will be wear and tear that you guys are responsible for. They didn't nickel and dime for everything imaginable. After speaking with their customer care department, I was told flat out that they need to revise their verbiage in the lease to make this more clear and she also said that she would need to talk to Dwight to make sure that he's communicating properly so there are proper expectations. So right off the bat, we have not one but two admissions of guilt: Improperly set expectations leaving way too much room for subjectivity when it comes to how much of your security deposit you'll receive back AND that the head of their maintenance department didn't communicate properly. Also, after I moved out, I went back there the very next day to clean up. I was there for 3 hours on my hands and knees, scrubbing, cleaning, vacuuming, mopping, and dusting the place top to bottom. There is NO way I should've been hit with a $150 charge for cleaning. Because if, after all that cleaning, I still got banged with that cleaning charge, then that means there was no way that, no matter how hard I tried, I could've avoided it, so I wasted 3 hours of my Saturday afternoon because The Edge wasn't up front that they charge $150 to clean the apartment no matter how clean you leave it! Also, if I knew that there was going to be ongoing construction literally the entire time I was living there, I wouldn't have moved in. Every day, I woke up to hammering, construction vehicles in the way as I came and went about my day, as well as a perpetually dirty car that required me paying $32/mo. for unlimited car washes. So, if anything, they should owe me almost $400 for a year's worth of recurring billings for car washes, due to all the piles of dirt blowing debris onto my black car. Also, dating back 6 months, my neighbor had complained of a gas smell in her apartment. Their maintenance crew came by and told me it was resolved, yet it wasn't. How do I know? Because the neighbor kept complaining about it, and the problem wasn't identified until the week I moved out, even though they had been there twice before to check out the issue and said it was addressed. They're lucky I'm not the letigious type, but I'd be remiss if I failed to warn a prospective resident that their staff is so incompetent that I had a gas leak in my apartment for half a year that they physically visited to check for several times and couldn't identify it for the longest time. Lest you think this is no big deal, what if I had lit a candle when the power went out with that gas billowing into my apartment? Unfortunately, Yelp doesn't leave enough room to list my remaining gripes, but just know that if you're at all in compliance with the CDC guidelines, they are NEVER enforced at The Edge at Freehold. NEVER. No one there follows the rules about mask wearing indoors, and The Edge just pretends they don't see it. So, hopefully, this serves as fair warning for those of you considering moving into The Edge at Freehold. Again, I've lived in dozens of apartments, including luxury rentals, and I've never, ever felt compelled to leave a scathing online review before. But when someone does right by me, I leave a positive review. When they do the opposite, well, you reap what you sow in life. Hope this helps, and best of luck to you!

    I was one of the first tenants in building 3. The apartment looked nice, but the Edge was not ready…read moreto have people living there yet. First, we had to pick up our mail in the concierge office, which was not a big deal. However, the office sent an email instructing tenants to stop picking the mail up in the office because it would be in the mailboxes in the building. The post office had yet to get a fob that would allow them into the building, and they hadn't installed their lock on the boxes yet. It would be another couple of weeks before mail would be in the boxes. For the first month we also dealt with a leak from the roof in our bedroom. Every time it rained heavily, the ceiling would get wet and at one point I needed to place a bucket on the bed to catch the water dripping. The entry door and the door from the living room to the patio were both poorly installed with large gaps. The patio door let water into the apartment during storms through the gaps, and also around the glass panels, so it was installed poorly and defective. The trash shoot was also inoperable often and I went into the first floor trash room and found that recyclables and trash were mixed in the same dumpsters. The paint used inside was nice but whoever painted got it onto sprinkler heads, moldings, light switches, etc. The shower leaked from the base out onto the floor. The flooring was a nice luxury vinyl, but again, installation could have been better. Some nails underneath were not hammered in all the way causing some bumps and there were some nicks as well. Parking was sometimes an issue as some tenants had a lot of cars. They all told me they had refused to pay the fee for having additional cars. I was also surprised, considering how much it cost to live at The Edge, by some of my neighbors. Some kept some crazy hours and would come home rowdy, drunk, and high. I even witnessed drug deals in the parking lot, and was woken by cars and off-road motorcycles racing around the parking lot at all hours of the night and early AM. At least once, someone had vomited in the hallway, and someone thought it was funny to spit on the windows in the stairways. I also saw college age people passing a joint around in a car around 2:30 in the morning a couple of times. I did give two stars instead of one because the people who work in the office are very nice and we were always treated well by them. Also, the appliances are high end, even if the washer and dishwasher both died within the first year, and we used them very lightly (once a week for laundry, and less than ten times total for the dishwasher). The bathroom had a very nice shower, vanity, lighting, and tile. So, in The Edge you will have a very nice apartment if the problems inside have been sorted out. Your neighbors are going to be who they are. That is out of The Edge's control really as it is not easy to evict people, especially if they pay their rent. You will also pay top dollar, and only you will be able to decide if you think it is worth it. Finally, they will nickel and dime you when you move out and that will add up and cut into your security. We were careful not to put a mark on any walls and we never hung anything. They still hit us for a couple of hundred dollars for paint for "touch-ups." They charged us $20 because we left some silverware in a drawer when we moved out, and they charged us to clean the apartment, and for professional steam cleaning of the carpet, which was only in the bedroom. In the end they kept almost five hundred dollars out of our $2100 security deposit, and the woman who did the first inspection told us she wished everyone kept their place as nice as we did.

    A disorganized mess! The office does not know what they are…read moredoing The place rents to just about anyone It is obvious there are a lot of hard drugs being used here The interior is filthy The property is not maintained at all The Laundry Facilities are a joke The machines are constantly breaking down and rather than replace them they try to repair them over and over yet they still break down You never know if you will be able to.do laundry or if the machine will fail in the process The fitness center is another bad joke The few pieces of equipment that they do have are also broken down Management doesn't give a damn if tenants are able to do laundry or use the fitness equipment and it is fairly obvious that they have no intention of correcting the problems You can only repair something so many times before it becomes obvious that the item needs replacing Like an old car you can only do so much for so long before it is obvious that the vehicle needs replacing They seem to rent to anyone It is fairly obvious that hard drugs are a big problem here The police are here on a fairly regular basis but management chooses to look the other way The carpet in the common area is filthy and stained People do not pick up after their dogs You really need to watch your step Many people here feel unsafe because of the element that is being rented too It really is too bad that they can't or wont make necessary improvements The apartments themselves are nice but what happens when you want to leave your apartment They cannot keep help They have gone thru numerous property managers and maintenance people Outside by the dumpsters looks like a slum with trash piled everywhere! Attracting rats and other vermin This property is not maintained to the standard that they would like people to believe This is supposed to be an over 55 community but many tenants have moved their non-adult children in and they simply look the other way This place is now advertising as Low Income Housing and is not doing any kind of background checks The element they are renting too would never pass muster in any decent Public Housing or private housing for that matter. It has turned into a real shithole
