I hired Corliss Realty to manage my rental property. It's a small "mom and pop" operation but they are friendly enough. They found a great tenant for my house. Their advertising charges and their property management charges were on the higher end of the spectrum when it comes to property management companies. After the tenants moved in, they started "nickle and dime-ing" me for "repairs" Most of the "repairs" were not necessary. When they offered to buy stuff for maintenance, their prices were much higher than Costco or Amazon (for the same stuff). To avoid this, I would have to buy stuff on my own for the property. Much of their "maintenance service" consisted of simply calling my home warranty company to come out and fix stuff. My tenants stayed for 3 years. When they moved out, they broke their lease early. Corliss neglected to inform me that California law states that if tenants break their lease they are responsible for the term of their lease or for the cost of finding a new tenant. On the contrary, Corliss told me that I would be responsible for the costs associated with finding a new tenant. My tenants left the house in pretty good condition with a few minor exceptions. There were some oil stains in the driveway and some writing on the walls. Corliss claimed that the move-out inspection was perfect and failed to mention any of these problems. They insisted that the tenants should be refunded their entire security deposit in full. It struck me as odd how insistent Corliss was about the tenants being refunded their security deposit in full even though the tenants broke the lease. It turns out that Corliss realty acted as the agents for my tenants when they decided to move out and buy their own house - that seems somewhat shady and unethical. In the end, I felt that Corliss was not looking out for my best interests when it came to managing my rental property. read more

Yes I am the great & first tenant that Corliss Realty accepted with the owner's approval. Jim and Danielle have been the best property managers we have met and dealt with. Their attention to detail, personal touch, and professionalism makes them unique in this competitive market. I believe they took care of both parties' interest in keeping the rental property viable and comfortable. We took care of the home like we owned it. My husband and I are not professional repair contractors but we have enough skills to fix minor issues. We saved the owner a significant amount of money repairing items in and outside of the home, living with issues that other tenants would constantly complain about. These repairs were necessary to live comfortably and safely. Corliss Realty agreed that things needed to be fixed/addressed at the home but the owner would not give them authorization to correct the issues. We cleaned out the roof gutters; pumped out storm drains especially in the back yard because with every rain event, the house would flood & storm water from the roof would not flow properly from plugged drain pipes. We trimmed tree branches and bushes that the "hired" gardener didn't take care of because they were underpaid for their services or were told not to do the work which almost damaged our cars parked in the driveway or break windows. This leads to the dead trees around the property because the sprinkler system wasn't working properly. My husband constantly watered the grass because the owner did not want to pay to repair the broken or buried sprinkler heads AND WE PAID THE WATER BILL! We benefited from the home warranty services on the appliances because they were being used frequently. Our family used this home like any other with home cooked meals, daily showers, and constant activity. The microwave finally gave out & it took months to get it replaced because the parts needed were outdated, same issue when the fridge ice maker went out too. We kept the dishwasher clean & maintained the garbage disposal unit. We cooked a lot but the hood vent couldn't keep up yet we managed to keep it clean from grease build up. The tiled countertops were kept clean by using a toothbrush to get the white caulking sanitized. The toilets didn't flush properly because we would have to pour a bucket full of water to completely flush the unit down. We snaked it & requested for a plumber who did the same thing, only to recommend that the toilet be replaced, which never happened. So we lived for years having to take an extra step to flush a toilet! We enjoyed this home & asked the owner with Corliss Realty's guidance that we were interested to purchase at every lease renewal but owner said it wasn't for sale. So when we found a home it made logical sense for us to hire Corliss Realty with the process because we have developed a great relationship & know they would do an excellent job. In regards to "breaking a lease" we did not because our intention was to buy this property yet when we gave our move-out notice, the owner stated they intended to sell after we leave. So if they didn't sell their home, it is their responsibility to find a new tenant, not ours or Corliss Realty. There was clear evidence of the intent to sell because another real estate agent came knocking on the door wanting to come in & look at the home for property assessments. We refused entry & told them to call Corliss Realty since we had no direct relationship with the owner. We left the home in better condition than when we moved in. The owner addressed items that were already damaged prior to moving in which felt very accusatory. The items like the oil stains on the driveway were taken care of, the wall decals from our family portrait décor are removable and didn't cause any paint damage, we left motion-sensor lights in the backyard for safety reasons because the property lighting was insufficient, therefore we deserved our full security deposit back. Overall, without Corliss Realty supporting our interests, this home could have been ours to keep after investing years and energy in it. Our kids and even our neighbors were sad to see us go!
