RENTERS BEWARE: Say BYE to your security deposit even if you take great care of the apartment. In the security deposit clause of the lease agreement, YOU are responsible for returning the apartment to MOVE-IN READY condition prior to moving out. This means majority of your security deposit will be applied toward the turning costs such as cleaning, carpets, painting, blinds etc. So manage your expectations and consider the deposit gone when you rent, no matter how good you take care of the apartment, since they will call in their own cleaning services and make you pay for it out of the security deposit. read more

Looking for the PROPERTY MANAGEMENT COMPANY FROM HELL!? Rent from Cornell & Associates! Being new to Seattle, I rented an apartment in West Seattle at the 4801 Fauntleroy Apartments, and this was the BIGGEST MISTAKE OF MY LIFE! Even if they are offering a move in special, DO NOT CONSIDER! I moved in when the building was brand new in August 2018, and it didn't take me long to realize the building was built as cheaply as possible. Upon move in, the unit wasn't clean. When I wet mopped the floor, the Swiffer pad was black. There was a layer of dust/dirt covering the insides of the cabinets. The toilet seat was cracked. Most of the outlets within my unit were cut too large, so even with an outlet cover, there's space on the sides seeing into the wall. A few nights after moving in, my closet door came crashing down in the night because it was never attached to the track. I called the next morning to have maintenance repair it, and nearly a week later, I came home from work to find it had been put on the track, but the maintenance man had not only left a chip in the trim board around the closet, he also had to drill and left sheetrock dust all over the floor. I forwarded my address more than weeks before moving and was expecting a mileage reimbursement check from my previous employer to be in my mailbox upon arrival. After two weeks of receiving no mail whatsoever, I asked Benisha, the leasing agent at the time, and she said others were receiving mail, so she wasn't sure why I wouldn't be. I called my former employer and they informed me they'd sent the check, and it was returned because the location wasn't accepting mail. I called Benisha and the corporate office multiple times. Benisha continued to inform me that others were receiving mail, and the corporate office never once followed-up with me. Finally, after more than a month of not receiving any mail, another tenant asked me if I was receiving mail because they hadn't been. Once we discovered this, we asked multiple other tenants, and nobody had been receiving mail. At this point when I questioned Benisha, she informed me that the building had yet to setup mail delivery with the post office, but it'd start soon. After getting situated, I hooked up my internet router and discovered it almost never worked. I questioned the property management about this for more than a month and called the vendor multiple times and there was never a solution (note: they require you to use their internet provider - it's part of your rent). I was taking online courses at the time and had to go to other places to complete my assignments because the internet I was paying for wasn't working. Finally, after multiple calls and complaints, they came in to look at my connection, and it turns out the wires were cut during construction, and that was causing my poor connection. Upon move in, they were offering a $500 Amazon gift card upon paying the 3rd month's rent. After I paid the third month's rent, I asked Benisha about the card and she informed me that rather than receive it at the beginning of the third month, they'd give it to me at the end of the month. The next month came and I paid the fourth month's rent, and still no Amazon gift card. At the end of the fourth month, I asked what the delay was, and she informed me that they didn't have the gift cards. When I informed her that this was part of the lease agreement, she informed me they won't be able to offer me the gift card, but they'd be willing to take $500 off my rent for the month. Months into the lease, one of the Exit signs above one of the main entries fell and was hanging in the doorway by a wire for several days. I called the corporate office multiple times and never received a reply. When I finally submitted an email with a picture of it hanging, it was fixed...with duct tape. That lasted for a day or two, and then it fell and was not only hanging by a wire, it also had duct tape hanging down and it was a few more days before this was repaired. Another time, the water system for the roof top had a leak and gallons and gallons of smelly water were gushing down onto my balcony (the drain spouts were installed to drain onto a tenant's balcony). That same day, I was at the nail salon downstairs, and water was dripping down the wall inside - likely associated to the same issue. Also, I'm certain the rooftop has never been cleaned since the building opened. It's always very dirty. The times I went up there, I found food debris on the floor and the tables were slimy and greasy. The filthiness is not limited to the roof. The windows going into the building are filthy, the hallway floors are filthy. Shortly before I moved out, a dog peed in the middle of the elevator and after three days, I notified the property management, and 2-3 days after that, it was cleaned. The last week I was there, it appeared someone spilled a huge amount of baking soda in the middle of the elevator. It was there for at least a week. read more

Awful. I rented from them for almost 8 years and they did absolutely nothing as far as repairs to my place. They kept my entire deposit, despite my deep cleaning of the place and even charged me extra on top of this. Left the place far cleaner than what it was when I moved in. Double charged on last Minol bill to boot: $129 dollars for water for one month, most of which I wasn't there. I could go one, but you get ny point. My daughter and I lived in a beautiful 2br 2ba corner unit at First & Republican Apartments for nearly four years. The building manager, Ian McDowell, was always very responsive and would go above and beyond with my questions and requests. Tina Cramer, the office manager, was amazingly accommodating as well - and very friendly and compassionate. I really loved the building as well as all of our warm and friendly neighbors... We would have stayed much longer if it weren't for my daughter becoming a teenager and both of us needing more space as well as building amenities (e.g., gym, swimming pool, garden, etc). Move-in and move out were smooth and easy, once again thanks to Ian and Tina. Location is great; everything is within walking distance. Parking is available in the building and very affordable compared to most of the neighborhood. Seattle Center, which offers lots of greenspace, room for exercise (and socialization during non-pandemic times), is just a few steps away. I really loved this place and felt safe and nestled in here, albeit in the middle of the city. :) read more

We have lived at Jefferson Court for 11 years and the first 7 years were fine, we never signed anything that we were supposed to pay for parking or storage. Never agreed to pay for parking. It's a little ridicolous that there have been 3 thefts in the garage many bikes were stolen. A red Modded Honda Civic was almost stolen. My dad caught them in the act and saved the cars. But what I find ridicolous is that rent has increased ridiculously high over the past 2 years. Dont really mine the rent but I shouldnt really have to pay for parking or storage since we werent told about it or signed an agreement saying we have to pay parking or storage. Never renewed my rent agreement never signed anything and now this?... check the first and second photo. Although I no longer live in Seattle, I thought I would write a long overdue review of Cornell & Associates. I was a tenant of two Cornell properties in the ten years I lived in Seattle. The one constant, dependable and professional experience I had in Seattle was with this company. Colin, Melanie and Mindy were always pleasant and responsive. The properties were beautiful and well maintained. Every maintenance request submitted was handled lightening quick. Moving in and out of the properties was easy and seamless. Deposits were returned promptly. Rent raises were fair and proper notice was given. The only issue I ever had was with loud upstairs neighbors (who I confronted in the middle of the night and was just blown off). But, I am the one who chose to live in a downstairs apartment because it was irresistibly cute. Cornell did everything within legal and professional standards to address the situation. That's apartment life. I never write reviews, but the bad reviews pissed me off. You will not find a better, more professional company. They follow fair housing rules to a tee. If I ever return to Seattle, I will not rent from anyone else. read more

I rented from Cornell & Associates for a little over a year at the Murette Building in Upper Queen Anne. Here are my thoughts. Pro's: 1. The building and unit itself were well maintained and clean when I moved in. Ian (building manager) made move-in simple and quick which I appreciated. 2. The area has a nice & quiet neighborhood feel all while still having the conveniences of Queen Anne Ave. 3. After moving in I had an issue with poor water pressure in the shower but Ian was very quick to respond to my maintenance request and had the entire faucet and showerhead replaced which rectified the issue. 4. Upon moving out I left the apartment immaculate and was thrilled when I received a check for my entire deposit in the mail approx. 2 weeks after. I am used to leasing companies trying to find dumb reasons to not give any or all of your deposit back after move out so it was refreshing that I didn't have to fight for that money back. Con's: 1. The online portal payment system is only open for payments on 3 days of the month. (1st - 3rd) I prefer to pay my rent in 2 payments coinciding with my paydays so it was a bit annoying to not be able to have that peace of mind. read more

I would give it a negative rating if I could. These are images from Rosedale Townhomes. From rats to bed bugs to break ins this place is a waking nightmare. The landlord cares very little for tenant safety and has let people into our apartment without notice. This place almost goes out of its way to put poor quality ahead of people. They have even withheld the dumpster from tenants for four days. (Please not that it says smile your on camera but they never actually put in a camera) To top this all off the water in the shower stays hot for, if your lucky, five minutes. DO NOT LIVE HERE, the cheap rent is Enticing but it's not worth the inevitable anxiety this place causes. read more

These people are profoundly unprofessional. I live in the Linden apartments. My bathtub needed repair and the water wouldn't shut off. This was Aug 2nd. It is now Oct 10 and the tub was just repaired. Over 2 Months! I was promised several times that a repair person would come and then there were no shows. The excuse from this management company was that they can't control the service men. Guess what, I'm not paying rent to the plumbers, figure it out. I had to shower with a bag stuck to my back for a month. The only reason it was resolved in Oct is because one of the supervisors or owners stopped by for an inspection. read more

We have lived a year at Westview Gardens. Our property manager, Len, is awesome. He keeps the property clean and has always been ready and available to help whenever we had an issue in our apartment. The landscaping looks great and well maintained as well. Our apartment has been wonderful as well. I'd definitely recommend these apartments if you're in the market for a new place. read more

Their billing system is a bit odd, and I think it should be fixed. Honestly I am surprised that a leasing office can do this. We pay our leases online through their website that ONLY accepts payment from the 1st day of the new month to the 3rd. So only a 3 day window. There are a couple of funny rules to this. 1. You cannot pay earlier. Description: You cannot pay your lease earlier than the 1st day of the month. So if you were trying to pay your lease on the 25th, you're out of luck because the website doesn't allow you. You'll have to wait until the 1st day of the new month, and then it allows you. 2. You cannot setup autopay until the 1st day of the month and you have 3 days to do it. Description: That's right, you have 3 day window within a month to setup autopay otherwise the website doesn't allow you. So, you'll have to wait from 1st to the 3rd to setup autopay. So if you were on vacation, in the hospital, or had a family emergency - you're gonna have to do it during, sorry. Cannot pay earlier! BTW, our building manager Chris is awesome. It's just Cornwell & Associates payment rules that I find odd and unflattering. read more

We worked with Jacob Austin last year to secure an apartment in The Oriana on Summit E. We love the Oriana and had lived there before, but hoped to move back in several years later and got lucky with timing! I can't say enough about the excellent renting experience we had with Jacob. He helped us arrange the move-in from afar, helped with initial cleaning and setup, and generally responded to all of our requests over text immediately. He's kind and responsible. He gets repairs done quickly. He hires qualified and specialized folks to do the work. And he is available and directly present in the building when needed. I've rented from horrendous property management companies in the past. My experience here was fantastic. I didn't work with anyone else at Cornell so I can't speak about them specifically, but Jacob is a gem of a manager. Happy to DM directly if you ever have Q's. read more

My first experience with a Cornell building was fine - the only reason I'm giving this review two stars is because of the manager there, Laurie. She's absolutely wonderful, friendly, easy to work with, and maintains a great community of young artists and professionals. Everything was done in a timely manner, maintenance and updates were prompt and issues were easily resolved. I got most of my deposit back promptly, minus a small cleaning fee which was well-justified because I did leave in a hurry and didn't leave the place spotless. If only every building manager could be a Laurie. My second, and probably last, experience with Cornell was when I moved to the Seward Apartments, "managed" by Chris (no-last-name). It started out poorly and got worse - from the beginning, he mis-calculated my pro-rated rent and argued about it with me for a good fifteen minutes before calling me back two hours later to admit he was wrong. This happened again at a later time. Maintenance requests went unanswered and issues unresolved. When a prowler hopped the fence next to my window and knocked on it, then knocked on another girls's window and took photos of her without her permission, the building manager asked why we were calling him instead of the police (I called the police). Nothing was ever done about this. Simple things like fixing the freezer door or drawer panels in the built-in dresser were never addressed after repeated requests. When my stove caught on fire (!!) I called Chris twice, the managing office once, and after receiving no response had to call 911. He did not respond until 12 hours later and took 6 whole days to have the stove fixed. After I moved out, repeat requests to pick up any mis-delivered mail went unanswered, only receiving one brief phone call that didn't address the issue - and I had had to call the managing office first. Any subsequent calls went unanswered. After moving out, Cornell withheld half of my deposit for a "painting fee" even though painting is considered normal wear and tear and painting the entire flat seems rather excessive considering I'd only lived there a year and it was painted directly before I'd moved in. They claimed $160 for "cleaning" even though I'd left the place spotless and a total of $360 for "painting" even though the place was approximately 10x12'. I'm threatening legal action to have my full deposit returned. read more

I think this company is as good and bad as any others. We moved into a nice building with some damage in the apartment small things and noted it, photographed it. We've had our share of issues with neighbors and repairs. Kind of typical mostly. Some of the comments on here make me wonder why things haven't been documented at move in or why people didn't talk to lawyers after. Security deposits depending how long you've lived in a place are subjective. The two main issues we see is rent rising with little to no improvements or wasted money on "maintenance" and some rude and in one case threatening, repair people who are the bottom of the pile as far as such contractors go. Our resident manager is great and the property manager is better than most seem to report on here. I think that's key-decent managers. We'd rent from them again with the right managers. read more

I can't speak to other units run by other managers, but my apartment manager was Nick McDowell and he was really great!! He's nice and super responsive to when it came to any requests or getting any maintenance issues fixed. I lived at The Wellington in Capitol Hill for nearly 5 years. Nick McDowell oversaw management and was always friendly, flexible, and cheerful when I needed something. (This was rare, the building is in good repair.) He was a terrific manager and my neighbors were very kind. The Wellington is also a gem of a place, a bit larger than most apartments, a beautifully detailed 1920s era structure, with the gold combo of decent street parking and still walkable to central Cap Hill. HIGHLY DISORGANIZED! Rented a parking spot from Cornell & Associates in Capitol Hill, Seattle. Was rather easy to set up and get the gate key but moving out was the biggest hassle. They misplaced the remote and gate key delaying my refund. They then contacted me to tell me they couldn't reimburse my gate key deposit until they received my last months rent (which had already been paid 2 months prior). In many ways it felt like they were trying to get out of having to reimburse me my deposit. Thankfully I kept all records and documents of payments and had a tracking number for the gate key. Took 6 weeks after moving out to get my refund. read more

Potential renters: keep every receipt, keep copies of every check, make sure every encounter with Cornell that concerns money is in writing. I rent from Cornell for a year in the Windsor Arms apartments. Upon moving out I received a 595$ charge in collections, when I inquired it was said by Holly Betz that I hadn't ever paid my last months rent - that I was never required to (it's technically illegal to charge last months rent in WA state). I paid first/last together on the same check on move in and proved I was required with text messages between the property manager and myself. I had to ask to sign a lease 2 weeks after moving in, a lease that the manager lost and asked to forge a new one. He was friendly and I agreed no problem. It was then argued that "ok you did pay last month but you missed a month of rent so we applied your last month rent" They accused me of missing at least FOUR months of rent that I had to prove I paid USING THEIR ONLINE PAY PORTAL. They also claimed I never gave notice - I had to send the email I sent to the manager in which I gave more than the 20 days notice required in the lease. They accused me of not paying the full amount of rent my second month but I had to prove it was prorated, and advertised as prorated. Their accountant Monica Eddy, should not be trusted with other people's money. She left off saying "regardless of where we applied your last months rent, you owe the balance." I've never encountered someone who could be proved wrong on paper numerous times and still argue they are correct. Finally I balanced their crooked books myself (that Monica so kindly sent over without taking the time to properly figure out what happened - her job) and realized they applied my 3rd month of rent between my 500 Non-refundable fee and my second month of rent because they never changed the amount due to the prorated amount - leaving me a month behind on their books. I sent this to Monica and she simply sent me back a spreadsheet of the original books - stating (in the most unorganized way possible) that my NRF hadn't processed until 3 months after move in, and my "balance" left over from the unadjusted prorated amount hadn't processed until 3 months later - leaving a month of rent unpaid. She didn't acknowledge this even though it's clear in her books and persisted that I missed a month of rent. THE BOOK KEEPER CANT DECIPHER THEIR OWN BOOKS, THE BOOK KEEPER IS NOT WILLING TO EXAMINE THE BOOKS, THE BOOK KEEPER IS NOT KEEPING ACCURATE BOOKS. Even when they make a spread sheet of their own books they miss WHERE any money went. This incompetence shouldn't be allowed to continue. They move money around where it doesn't belong and expect you to pay for their poor performance. Holly and Monica should not be in charge of anyone's property or money - as they are not willing to act in the interest of their tenants, much less do their job fully. I'm filing a small claims case for my deposit. read more

I've been renting a unit in a building both owned and managed by Cornell & Associates on Capitol Hill for almost 2 years now, and the experience has been great. The building itself is well maintained, with a crew that comes every week to vacuum and clean the common areas, as well as maintain the foliage outside the building. Ian, our building manager, is phenomenal. He's polite, responsive, extremely easy going, and actually cares about his tenants and their well-being. The other person I've dealt with at C & A is Tina, their Accounts Manager, and she has been nothing less than phenomenal as well. She's friendly, professional, easy to deal with, and extremely responsive. I've never had to wait more than 24 hours for a response (weekends aside) after leaving her a voicemail, and she has always been able to answer my questions in a straight forward manner. She has also been understanding on a number of occasions when rent has been late (mostly due to me being laid off because of COVID19), and has been kind enough to waive any late fees. It can be intimidating dealing with landlords, property management companies, and/or their representatives, but at Cornell & Associates I haven't found that to be the case at all. Everybody I've dealt with there has been friendly, accessible, and willing to do their job. I would highly recommend leasing through them. read more

I rented a studio from Cornell & Associates from June 2013 to August 2016. My studio was located at the Francis Avenue Apartments (3618 Francis Ave N) in Fremont. I had a positive experience with Skye Wait, the on-site apartment manager. He was quick to reply to maintenance requests, didn't charge unnecessary fees, and returned my security deposit and last month's rent when I moved out. Rent increases were a modest $50/mo. each year, and the building was kept clean. I don't want to detract from the real and substantial problems raised in these reviews, but they should be balanced by my positive personal experience. read more

This review is about both a property they manage called Bay Ridge Court, and also about the poor management of Cornell and Associates. As of December 2020, Bay Ridge Court has become part of an active construction zone. There is loud drilling, hammering and sawing throughout the weekdays (also loud hammering on the weekends) and I suspect the construction surrounding the building won't be completed for at least another year or two. Since we're all working from home now due to COVID, it's really hard to get any work done at all. Would not recommend anyone move in here until the construction in the surrounding area has been finished. It's certainly not worth the price you are paying, to not be able to focus on anything at all because of the noise. After you've been greeted to the morning construction sawing and drilling starting at 7:30 or 8am, you will then be greeted by 3 days of the loudest leaf blowers you've ever heard. You will hear the leaf blowers from 3 different buildings schedules including Bay Ridge Court, on Monday, Tuesday and Thursday every week. Thursday is bay ridge courts day, which starts around 8am and lasts for at least an hour. If you try to contact the building manager, Amanda Finn about it, she will dismiss you, say nothing can be done and can't change the schedule to later in the day and that you need to just tough it out. She told us: "I just try to remember it's only an hour, and do my meditation then". So at least 3 hours of your workday, will be gone because you will not be able to hear yourself think when the leaf blowers are going. I've never had an apartment manager as ineffective and dismissive, as Amanda Finn. So then, you may try to contact the property manager Adam Landry. Adam Landry will never call you back, and if by chance you catch him at his phone to explain that there is alway a someone sleeping in the dumpster or about the state of our building, he will be very dismissive and aggressively blame it on "the state of Seattle" and tell you to get over it. We've been told by Amanda to "just wait until morning" to throw our trash away to avoid the homeless who sleep there. If you want anything to be better around properties owned by Cornell and Associates, you're waisting your time. No one wants or cares to make anything better, and will tell you to suck it up, in a rude and condescending way. The trash is always piled sky high, and you get a nice rotation of either all of the outer door locks being broken or the laundry machines being broken. Don't worry, it will always be one or the other. Side note - You can also hear other tenants through the wall, walking above you. When we inquired about getting a rental discount due to the extremely loud noise, we were told by Amanda Finn: "well, I know you guys can pay more, so it'd be silly of us to give you a discount". I would not recommend anyone live in any building managed by Cornell and Associates, and I hope this review will give you some clarity if you are thinking of moving into one. I'm sure that all of the staff are underpaid and overworked, but no one there seems to care about the state of their properties or their tenants. Bay Ridge Court seems like a nice affordable place close to downtown, but trust me when I tell you - save your money and find somewhere else. read more

The worst and that's nicest thing I have to say about the Cornell & Associates. They don't know how to manage their property and individual apartments. Their only job is to collect rent while the building, pipes, electrical maintenance and other important things are falling apart, unsafe, and sometimes hazardous. I know that yelp might not be the first thing to consider when searching for an apartment but remember that a few hundred dollars else where might save you a year of headaches for example: hot water not working or water is rusted yellow. For the amount that you can pay elsewhere, it isn't fair. It's almost criminal and fair to say that some developing nations have better standards than the Cornell & Associates. I am not happy with them and strongly recommend looking at other property management companies before wasting your money and time here. I will post a video of the place soon so you can see proof. If you do not believe me, please read the other postings about the Conrad apartments, Highland Square Apartments, and Bellevue Court. I lived in the Stratford on Fourth for over 2 years. For bang for you buck in downtown Seattle, I believe this is one of the best places to live. The resident manager Nick is a great guy and very responsive. The only knock I would give is that the elevator would go out from time to time (sometimes expected in an older building). Overall, I would highly recommend the building for anyone looking to live in downtown Seattle for a reasonable price. read more

The worst. When we moved in, the apartment was FILTHY. My first apartment in Vermont had rat shit in the cupboards and the bathroom floor was unidentifiable as linoleum it was so black. This was worse. We arrived in mid-August, even though we had paid for the whole month... did the rental company and property manager know this? Yep. Was the apartment ready? Nope. They didn't have a key for us when we arrived in Seattle. Nothing like having to wrangle a key after driving for two days. Rickety old freezing craphole with loud, obnoxious neighbors. The pipes howl in the walls at 5am, the water in the shower alternately freezes and burns you when the other people in the building are also showering. No one ever empties out the quarters in the washing machine in the basement. Want to do your laundry this week? You only have to bug the property manager 10 times! Fucking. Ridiculous. Incompetent. Assholes. Do not live at the Crest on E. Republican St. or any of the other buildings this company manages. read more

I rented from Belmont Apartments managed by Cornell & Associates. Identical situation to what other reviewers have described. I've rented from management companies before in the Bay Area, and never had a problem. When I moved in, the place was not perfectly clean, with nail holes and dirt behind the stove. I can't even begin to tell how many problems the apartment had. Well, I ended up getting charged for 3 hours of cleaning (of course, the manager supposedly "cleaned" it himself and billed $120 worth). I left the place in mint condition and there wasn't a speck of dust. I was told later that there was a bit of dust on the shelves. What? Seriously? The worst part was the sense of betrayal I feel, given that I thought I had good honest relationship with the manager and trusted that he is fair and rational. This company has no sense of good business conduct, and is only interested in getting every buck they can out of tenants. The problem is, Seattle is not very progressive when it comes to fighting such businesses. So for as long as we keep accepting such treatment, Cornell & Associates will continue. They made every effort possible to reduce my deposit through made up charges and never responded to me when I tried to reason with them. If there are other people interested in organizing something to go after this company, please let me know. read more
