First of all management has allowed a dangerous criminal tenant on the 7th floor to aggressively terrorize other tenants by slamming, kicking, verbally threatening them. There are no cameras or security in the property past the lobby. Bonavista consciously leases units near this tenant aware of the danger and without disclaimer. They have also failed to maintain the physical safety of the property. Over the last months two insane instances stand out. The first is a literal window of the property fell off and slammed into the sidewalk throwing glass everywhere. luckily no one was walking there at the time because it would have killed them. Lastly management has allowed the only elevator to be out of service for over 3 weeks. If you had any sort of disability or injury you are forced to take the stairs. Management has not given any sort of estimated date for repairs. this company tragically mismanages their property and I wouldn't be surprised if their incompetence gets them on the news in the future.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

The owners, who also manage the property, are a family, and we found communicating with them about things such as repairs, renewal, and general inquiries expedient and effective. We witnessed the owners around the property throughout the year doing maintenance such as painting, insulating pipes before freezes, cleaning shared spaces, and even decorating. Our unit was well insulated, with nice and modern appliances (they replaced our fridge and stove while we lived there). We had common issues (slow drains, loose wall mounts, light bulbs expiring), and all were addressed within a reasonable amount of time. The location has a lot going for it. The building is a short walk from Greenlake, bus lines 45 and 20 for access to Link, and the E line (bus) on Aurora for rapid access to downtown. We found it quite convenient to use public transit for most places we wanted to go, including SEATAC, University of Washington, Capitol Hill, SoDo for sports games, Seattle Center, International district, and more. The intersection of Greenlake and 80th is a bit noisy, especially if your unit faces the intersection, but these are also the units with a view of Greenlake and the Seattle skyline from the patio. I guess it's a small building so the property management is affiliated but not dedicated (or it's privately owned). Immediately, she started in with application questions--"what work do you do? How long have you been in your current role?...how's your credit?" !! Whoa! Wait a minute. I said, "uh, sorry, this is not me submitting an application" (over the phone no less). Is this some Seattle thing? I was put off, to say the least.

Those 3 years happened to be…read more2019-2022, and during the height of the pandemic my roommate and I fell upon some financial struggles. The property manager, Alberto, worked with us for as long as he could. The rent was late multiple times during that period and we fell behind, but Alberto was always kind to me which I really appreciated. He needed to do his job obviously, and advocate for his clients (the owners) but he did so in a way that was professional yet compassionate. He was also helpful when my roommate moved in with their partner and I needed help finding a new roommate, and recommended some roommate finder apps he had used in the past, which I did end up finding someone from. We eventually moved out, and I got most of my deposit back, but was charged $600 for the owners new paint job which I will say the owners did a very sloppy job of in the first place (large globs of dripping paint in most corners and white paint splatter drops on laminate wood floors near baseboards, and very splotchy paint in the secondary bedroom, and darkened/blackened paint above baseboard heaters) so I didn't appreciate being charged for a new paint job for the owners, at least not that expensive of one. I guess they felt they needed that money more than I did. I didn't damage their walls beyond regular wear and tear. But I did get the rest of my $3600 deposit back so I was ok and it helped offset my moving expenses. It was one of my favorite units to rent. This review and the positive 4 stars are for Alberto because he was wonderful to work with and is overall just a really nice guy. I would recommend him to others and rent a unit managed by him again. I also want to add that when I moved into a new apartment the following year, I had to put Alberto as my rental history reference and I did so a bit reluctantly because I was worried that the many months of late rent during the pandemic would make him give me a bad review. To my surprise, he told my current manager that though we struggled at times, it was not my fault, that I was a great tenant, and he would rent to me again. I really appreciated that honest yet compassionate statement and believe that is a testament to Alberto's character.

    My experience with this company is like ordering takeout that took several weeks to make, getting…read moreoverbilled for a half-eaten plate lunch in a lopsided takeout box, and getting post-its on my door with reminders that I can't really about it... and, I'm still hangry. I personally experienced several issues with this company, who managed my home in Edmonds, (and still remain unresolved). At minimum, the issues include: 1) Unexpected withheld pet rent with this company providing explanations that didn't make sense nor did it follow contract terms, only to find part of it was waived without my knowledge. 2) Experienced stressful communication issues/ delays, and in a one case, during a critical home sale period, in which my superstar realtors had to step in to mitigate. 3) Cleaning vendors they hired, didn't finish work (for real, Eew.). In one case, if my rockstar realtors hadn't stepped in when they did, well... I hate to think what that would have done to my listing during the housing climate I was in. 4) Through the software platform they had me use, I was able to view the utility bill that belonged to someone else's property, which they said can happen until certain backend processes are done. (O.o)! 5) Found financial reports that included accounting discrepancies, incl. within the tenant's unpaid rent balance, etc. in which despite escalations, this remains unresolved, even though this tenant moved out... over a year ago. Still no clue what's going on. 6) They had lawyers send me cease-and-desist letters, bothered by what I wrote and demanding I remove my online review or face consequences; considering that I'm protected under federal law under the Consumer Review Fairness Act, I get to talk about my experience (completely backable, of course). ANYways... Sent a few things to a few folks that cover this kind of stuff (e.g. WA DOL, FTC, WA AG, this platform, BBB, etc.), and I was able to connect with some of them, that really brought peace of mind and some closure to all this humbug. I guess change is anticipated, but... nah, this company wanted me stay hush, I found about all of this right when a close family member passed (and while trying to sell my home) & I lost money... not my cup of tea, and won't recommend them to anyone either. Period.

I had friends contact them who were interested in leasing the property. Seattle Property never once contacted them. In the meantime, the yard is over growing, my old neighbors are calling me wondering if the place was abandoned. Their excuse: Oppsy-It just fails between the cracks. I have tried to call Matt on several occasions in the 1.5 years of working with them. He never once returned my voice mails. When I emailed Emily with questions about work orders, I would get short curt messages that didn't address my question at all. Just look at how dismissive they are of negative reviews here. I tried to play it cool. Then I started looking into some of the work orders. Apparently the microwave went out and they replaced it. No biggie right? However, the price of the microwave seemed a tad high. So I found the same exact model on Amazon and Home Depot for about half the price. Kind of makes me wonder if they're pocketing the extra money. Then other work orders come in, apparently normal maintenance such as changing out the HVAC filter isn't being done. The tenants aren't cleaning out the lint filters. So when that stuff breaks, who do they charge? What other kind of routine maintenance are they skipping? Are the rain gutters being cleaned out?

It's common business etiquette to at least acknowledge receiving the e-mail within 24-48hrs and ask for time to process, however we consistently are ignored for weeks on end by the accounting department and Molly. Simple mistake, but the communication could really use an improvement. Edit: so after posting this review, we immediately had our case taken care of. We got the refunds from the double charge... still think communication could be improved. If the system allowed, I think I would give them 3.5 stars. -Kevin & Elle
