Review: In my opinion, Cornerstone Property Management has been the single worst company I've ever dealt with. I wouldn't recommend them to owners or tenants -- tenants are never heard, and owners are left footing inflated bills. This company feels all about the money, not the people. * Zero communication: At times, I waited over a month for responses. Tenants told me they were also ignored, leaving urgent issues unresolved. * Dishonest maintenance claims: They would say sprinklers were "on" or "checked" when they weren't. In reality, sprinklers were left spraying directly under the house for entire seasons, causing structural damage from neglect. * Questionable billing & conflicts of interest: In my experience, Cornerstone inflates repair charges. They funnel everything through Genesis -- the repair company they own -- while claiming work is "subcontracted out." In reality, it's subcontracted to themselves, with markups far above industry standard. * Fraudulent-feeling charges: I was billed for sod that was never installed, yet still hit with an $800 charge when tenants took the matter to court. I was told a bathtub repair would be split with the tenant, only to be charged the full amount until I fought it for months. * Unqualified labor: They bill top dollar but send out the cheapest, least-experienced workers to do the jobs, creating more problems than they solve. * Tenant dissatisfaction: Multiple tenants directly complained to me about the lack of follow-through and unaddressed maintenance issues. When I formally terminated my contract for cause and laid out these issues in writing, the owners didn't even have the professionalism to respond. I had multiple rentals managed by Cornerstone, and based on that experience, I would strongly caution both owners and tenants to look elsewhere. Update - over a year later! I'm still dealing with issues from this company. After my original review, I've now discovered an even more serious issue. While Cornerstone was managing my property, Caldwell Irrigation District confirmed that multiple billing notices were sent directly to them. I was never notified of these notices, and they were not returned to sender. As a result, I only became aware of the issue after liens were placed on my property. Regardless of whether irrigation is ultimately an owner responsibility, a property manager has a basic duty to communicate bills and notices received during management. That did not happen here. DO NOT DEAL WITH THIS COMPANY! They put a nasty letter on the front door that we were renting from them, telling us that we had to be out at the end of the month. . Later in the letter they said we could stay until the 17th of the following month, but we would have to pay for the entire month. We chose to get out at the end of the month so we wouldn't be stuck paying the full amount for two weeks. We were also told that we better leave it in as good of shape when we moved in if not better. We had texts from different people asking where the keys were. We had put the keys where they told us to. We've had continuous texts coming from different people. They do not communicate with one another. They're still insisting we have to pay even though we no longer live there. This company really sucks! They're acting as the go-betweens in a multi-year transaction worth tens of thousands of dollars, and can't be bothered to look at a calendar and say "gee, maybe people aren't going to want to rent this property without looking at it first! We should make some provision for this!" I've decided not to rent the property they were advertising, because I can't help but think that they, or whoever hired them, would make for a pretty lame landlord. read more

DO NOT RENT FROM THIS COMPANY! I was loyal and rented from them for 8 years. These people will find any way to rip you off. They kept my 2500 deposit and am having to file a court case against them. I even have the landlord on tape saying he would refund it while going through the property when I gave the key back. They will charge you outrageous fees on snow removal, paying their property taxes, etc. They even tried charging me 2000.00 a year for snow when it was only removed two times. This is something a normal person could shovel in 20 min. Half the time no one even showed up. Their parking lots are terrible, they don't do any weed maintenanc, or upfrade things that need to be fixed. Mind you, another woman in the neighborhood face planted in a big pot hole and got seriously hurt. She is also filing a case against them, They will be nice to your face, but will screw you over. *****READ THE REVIEWS on Google and Yelp and RUN!!!!!!***** My family and I are relocating to Idaho from out of state. During our home search I came across a beautiful home on Zillow that is managed by Cornerstone Property Management. I contacted Cornerstone and was connected with Alishia, who was initially very friendly. When I inquired about the home we were interested in, Alishia encouraged us to fill out an application (with $45 app fee) as she already had another applicant for consideration. I informed Alishia that I did not want to spend the money to apply if they were already considering someone else. She again pushed us to fill out an application since "she didn't really want to give the home to the other applicants." Once it was confirmed the owner would agree to longer lease terms (15-18 months) and against our better judgement, my husband filled out an application. A tour of the home was scheduled and my husband met the owner who was the current occupant. During conversation the owner stated Cornerstone informed him he could rent the home for about $200-$300 more than it's listed for, however the homeowner stated he was more concerned with finding quality tenants than receiving more money. Additionally, the owner stated he was really open to long lease terms from 15-18 months. Additionally, the owner stated my husband was the only person who has came to view at the home. After the tour I contacted Alishia again to let her know we would like to move forward in signing a lease for this home. I was told to fill out an application as well (another $45 fee). I informed Alishia on a Wednesday that I would have the application done no later than the weekend. She responded and stated I will need to submit my application ASAP as she has another set of applications she needed to approve by Friday. Again, against my better judgement I filled out the application. Four days later I was sent the approval email, and a link to sign the lease agreement. Not only was the rent amount increased, the terms of the lease length were not as agreed upon. Alishia tried to blame this on the owner, but its blatantly clear they are only trying to get more rent money as they are paid a set percentage of the rent amount. Furthermore, Cornerstone had ridiculous clauses in their lease agreement that consisted of no guests longer than 7 days per calendar year. If there are guests staying longer than 7 days the property management must be notified and the guest must be added as an approved tenant (again another application fee $$$), no decorations, posters or murals are allowed to be hung, a $65 one time move in fee, a 90 day inspection (inside and out) and a yearly inspection (again inside and outside), and the most concerning - extremely vague sections related to admin fees (Alishia was unable to give an explanation of what these might be, "until they arise"), and a mandatory cleaning fee and carpet cleaning fee - Even if the house was left in immaculate condition you are still charged both of these fees. Keep in mind the section relating to this is extreme vague and there is no set dollar amount and Cornerstone refuses to specify anything. As soon as I informed Alishia I would have to pass on the home due to the unexpected rent increase and vague terminology for Cornerstone to keep your security deposit for mandatory cleaning fees notwithstanding the condition of the home, she blocked my access to the online portal and lease agreement. If there were SO many applicants, I am confused as to why Cornerstone relisted the home for rent online, shortly after I sent my email stating I would have to pass on the home. BEFORE RENTING THIS PROPERTY READ ALL OF THE NEGATIVE REVIEWS OF TENANTS NOT GETTING THEIR SECURITY DEPOSIT BACK. CORNERSTONE HAS BEEN SUED AND FORCED TO RETURN MONEY TO TENANTS. Their lack of communication and follow through are terrible. The units are nice, but that's it, everything else is a mess.

Short version: Cornerstone let me move into a filthy rental (see photos) that I left in much better condition when I moved out. They tried to keep over half of my security deposit for things that were demonstrably false. I sued them and the judge ruled in my favor. If you have to rent with them, document everything. Long version: I had the unfortunate luck of renting a home from Cornerstone. When I arrived, there were 14-yard bags worth of leaves, weeds, and trash in the yard, brown stuff floating in the toilet, and nothing was clean. I cleaned everything myself but noted the mess and disrepair on my move-in inspection form and took pictures of everything. The pictures came in handy when I moved out and Cornerstone tried to retain over half of my security deposit for things like "baseboards needed a quick wipe down" and "toilet needed re-cleaning" (yes, the same toilet that had brown stuff floating in it when I moved in). Luckily, I also took pictures when I moved out and kept emails, receipts, etc. I shared some of these with their office and asked that they return the rest of my security deposit. They refused. I ended up having to sue them in small claims court (CV01-21-14111, Ada County Small Claims) and the court granted my claim. The judge specifically agreed that I returned the rental in much better condition than I received it. If you have to rent with them, take pictures of everything and save every email. Also, be aware that they have some wishy-washy wording in their leases that allows them to keep part of your security deposit for basic cleaning and carpet cleaning (i.e. "restrictive lease provisions" in the Idaho Attorney General's Landlord and Tenant Manual), which is legal but sketchy. read more

If you are a family that could be a prospective tenant, be aware that this company will wait until after you submit your application to give you ALL the details. Also if you have anywhere in the 600s credit score, expect to pay hundreds of dollars more into the deposit with no real explanation. Owners Beware! ZERO stars. CPM steals $ from owners (double charges, inflated invoices, charges for work not done) & tenants (security deposits). CPM managed our home for 19 mo. I've been in customer svc 30 yrs & my husband 40. When I read negative reviews, sometimes I feel it's a case of "sour grapes." I wish I'd read a review like mine bc CPM was recommended by our realtor, Chris. For 15 mo our 1st tenant paid late + 15-$125 late fees to CPM. At ~mo 9, CPM (Jamie) said the house could rent for more $ & suggested we raise rent at lease expiration & we agreed, but CPM didn't raise rent. I called ea mo w/out an increase to remind them (3 x). CPM collected $375 ($125 x 3) in late fees. Had they raised rent, their 8% commission would've been $30 ($10 x 3). They kept $1875 in late fees over those 15 mo. Mo 11, CPM sent us inspection pics & said the tenant was taking care of the home, but property damage was visible in the pics. Per contract CPM was to fine the tenant $500 (for breaking a no-pet lease) & charge them to fix damage, but they didn't--4 mo later, CPM charged US to fix the damage. CPM tried to double charge us to throw away boxes we'd paid them to do 14 mo earlier, they double charged us re-advertising & sprinkler start up fees. CPM charged us $387.04 (maintenance move out), $273 (cleaning), $125 (landscaping/tree trimming), & $258.26 (in addition to the tenant's $1650 security deposit). They didn't pay $ Jun 17-Aug 8 & said they had. I said they hadn't; they sent $ Aug 8, but less than owed & w/out statements. After this, they stopped responding to calls & emails. The 3rd mo $ didn't reconcile (+12 contract violations), I fired CPM. Before I realized CPM was stealing $ (Alishia said their "at-fault" accountant had left & to please have patience), I agreed to pay CPM for yard maintenance at $100 per mo (starting Aug). We'd paid $125+$100 (kept by CPM from Aug 8 $) for mid Jul tree/bush trimming-yard maintenance for tenant move-in & Aug yard maintenance. The new tenant took pics at move-in, showing: zero yard work/maintenance or tree trimming; weeds so high, they cut off window view; a trashed screen door left in the yard, & wall holes unpatched. I paid $1143 Aug 8 for work not done. CPM didn't return all our new tenant's security deposit, but kept $225 for "Sept yard work." Our contract was $100/mo; this is fraud & theft. They charge only 8% up front: however, if you pay them to fix anything at your home & you live in another state, make sure they send pics to prove the work was done. We always paid every invoice although it's a conflict of interest that Genesis Pro Solutions, the maintenance company they use, is actually a subsidiary &/or affiliated company of CPM (whether or not they have different EINs). Please see move-in pics taken by new tenant showing work we paid CPM for was not done. Owners, maybe CPM came highly recommended to you too. Anyone who recommends CPM hasn't experienced Owners Dan or Mike & CPM employees as either an Owner or a Tenant (or CPM knows they can check their property). You may be tempted to hire CPM bc they seem nice & professional. Once you work w/them for a length of time, you'll start to notice at the very least they're inconsistent & incompetent & at most they're criminals. They've stolen $125, & $100s more lost to them for not done work. For every negative review on Google, CPM responds w/"So sorry we don't have you in our records." I wonder if Owners Mike or Dan will say the same things here. Almost 2 yrs ago, I wrote 2 glowing reviews bc CPM asked me to. Maybe CPM solicits + reviews to offset unhappy owners. read more

Worst experience I've ever had. When I first chose them, they came of very helpful & responsive. Very unresponsive, slow, didn't follow signed agreement, kept details of the tenant from me, such as having unauthorized dogs in there pissing all over my floors. When my property became vacant, they took 2 1/2 weeks to even get me a quote for cleaning or carpet replacement. They use there own maintenance company & tried to charge me INSANE AMOUNTS & unnecessary repairs such as carpet replacement, I got it cleaned and it was fine.. For example, $900 for move out clean, I had it cleaned myself for $350. I ended up finding all the companies for each service needed myself, and saved TONS of money. They showed no urgency in trying to get repairs done to my rental so I could get it back on the market and filled. Resulting in me losing thousands of dollars in rental income & multiple hours of work on my end finding vendors so I wasn't ripped off. Although they do only charge 8%, its not worth all the money you'll lose & headache they cause. Choose a different company and pay the extra 2% if necessary. read more

They did not understand the rental market when one of my rentals became vacant resulting in thousands of dollars of lost rent. We were placed in one of their rentals because our own house burned down Their company does not care about you, maintenance requests take months. In 9 months of living here, I have gone 3 months without a fridge, 1 month without a microwave, 2 months without air conditioning, and now I am being told that they will not repair the dishwasher because it is an "amenity' - never mind one that is listed in my lease that I pay good money for. read more

This company is horrible. Jamie in particular is extremely rude to her "customers". We rented a property for our daughter attending BSU. After we had signed the lease, they demanded another $500 deposit because our daughter had no established credit even though we were co-signing as her parents and have a credit score of 835! When I called to inquire about recovering these funds at the end of the lease, I assumed all would be fine since we always paid before the due date and we were never late on payment. However, I was put through to a very angry Jamie who said those funds automatically become part of the security deposit - which was already a separate $1,125 deposit! In addition, two times maintenance requests were made and both times we were charged $100 for the visit! One repair was to fix a leak under the kitchen sink caused by a plumbing issue in the pipes well past the disposal - meaning the problem was an inherent plumbing issue not cause by the tenants! My husband and I had to find a short-term rental while our house was being built. I would never recommend getting into the lease with them. They do not follow the lease agreement. They failed to provide the deposit refund as written in the lease agreement to have returned 30 days from the date you surrender the property. I made several efforts to reach them to inquire about my refund after 30 days was ignored. It wasn't until I put a demand of refund request did I hear from them. They lied and said they sent it to the property I had rented from them by accident, and because they had no forwarding address on 8/30/19. They were not even billed from the cleaning company until 8/30/19. The USPS has this great service now that sends a photo copy of all mail being routed to your former address and to your new address. There is no such email that this attempt was done. They were given notice in writing 7/3/19 and in person 8/2/19 of the new forwarding address. They sent a letter saying do not disconnect the utilities and they will transfer back in their name the day after you vacate the property. I had surrendered the property on 8/2/19 and they kept the utilities in my name until 9/2/19. They did not even try to send the deposit as they claim until 9/11/19. They have have directed all communication with my roommate prior to ending my lease as agreed upon and have ignored me my entire rental history. They made false claims on the cleaning service provided. They lied to the BBB that the did not get my compliant until 9/13/19 and will review and respond to me 9/17/19. Again verifying that any effort to resolve this and my correspondence prior to my demand of deposit was ignored. I would never recommend them. I had put in my 30 days notice to terminate the lease as written on 7/31/19 and they ignored my 30 notice day notice and sent a letter I was into the lease until 8/3/19. It appears that their cleaning company Genesis Pro is also guilty of maximizing deposit money with CPM. The house was left in in MINT shape and some of the cleaning detail is absurd! read more
