Make sure you calculate an additional $300 per month for mystery utility charges that they will do every thing they can to avoid providing any actual proof to support. Thanks to the 30 day satisfaction guarantee policy and the help from apartment management team, I was able to transfer to another quieter unit without taking any penalty for breaking the lease. I've lived here for 2.5 years and things used to be relatively great, but ever since Bonavista took over as management in October 2025 things have gone downhill and continue to get worse. For starters, one of the elevators was down for 3 weeks in August 2026 and this was the 3rd outage in the previous 2 months prior, with one of the other outages being 2 weeks long. The management only acknowledged these outages and sent building-wide notices after I sent them formal complaints advising them that they are in violation of the 10-day statutory timeline allowed for general repairs that is defined in the law. During the first of these three outages they stated in writing that "the issue has proven to be more extensive than initially anticipated" and that "taking the time to properly address the underlying issue will also help prevent recurring breakdowns and improve the long-term reliability of the elevator," yet the elevator continues to regularly break down. During the last outage, management stated that an "elevator service vendor is scheduled to arrive on Tuesday, August 4, at approximately 1:00 p.m. to assess the issue and complete any necessary service. We will share additional updates as more information becomes available," but 0 updates were shared throughout the entire outage. The broken elevator finally got restored again after I sent multiple emails directly to DeAna, the Regional Portfolio Manager overseeing all the Bonavista communities in the area, but they still provided 0 transparency as to what the exact issue was and why they failed to communicate properly with residents about it. There is an ongoing case with city inspections regarding the elevator here. Additionally, areas of the building have become very unclean and unsanitary. Trash is often left piling up in the trash rooms and the garbage bin in the garage at times can be seen overflowing. There are also many stains on the carpets in the residential hallways, which has already been alluded to in a previous recent review. Areas of the rooftop can also be found littered with cigarettes, suggesting that the no-smoking policy is not being adequately enforced. It doesn't help the situation at all that management considers their business hours to be "open daily, by appointment only." I once had medication delivered to me that got stuck in the package locker due to a technical issue and I had to call the emergency maintenance line to get someone to the building because there was no one present on site during a working day and no one else to contact, which is absolutely unacceptable. Previously this building had a property manager and an assistant consistently present on site Monday - Saturday and that's not the case anymore. It makes no sense to be living in an apartment building at this price range without even a front desk. Property crime rates in the area range from 50% to double the national average and we don't even any overnight security contracted. There have also been many instances of package theft. which becomes harder to deter when the lobby is unattended for long stretches. Residents are also now expected to pay a $150 security deposit to reserve the lounge, which is one of the only amenities in the building and something that used to be completely free. It's incredibly disappointing and frustrating to witness what's happened to this place. If you asked me a year ago I would have given Viva at least 4 stars but Bonavista has completely ruined my resident experience here. It's nothing but issue after issue and any notices of complaints, concerns, or frustrations sent to them are returned with corporate pacification emails using the same template of "I apologize for the inconvenience", "I understand this is frustrating", "I appreciate you for letting us know", and "thank you for your patience as we work through this" without any real action or accountability taken. Save yourself the trouble and live somewhere else. I'm looking forward to the day my lease is up.

Pros: clean/modern units with good (but not luxurious) finishes, great views (from some units and roof top), feels solidly built (concrete pillars visible, mostly good sound insulation), nice gym, really nice 360 degree roof top deck, good initial value with move-in specials (before inevitable rent increase) Cons: excessive rent escalation, weak security, extremely tightly packed parking garage. poor communication from maintenance crew, poorly responsive/disorganized and at the same time unreasonably inflexible management. When I first moved in l, I occupied a lower floor unit for a somewhat reasonable $1800/mo. Because of excessive noise from the trash compactor activating at night, I eventually moved to a higher floor with a pretty nice view of Elliot Bay for about $2100/mo. After 7 years my rent was $3400 (and rising) even though the advertised rent for an equivalent unit on a higher floor was $1000+ less (even before move-in concessions). At various points I tried to negotiate some compromise on price to make it more fair. I wasn't asking for a full price reduction. I then asked for waiving parking/storage unit fees (~$50/250) for even 6 months. No budging at all. During Covid when many people weren't paying rent, I tried again to make my rent at least somewhat closer to advertised rent again asking for minor concessions. No budging at all, even after being a good tenant on autopay for 4+ years, there was no recognition for my loyalty. I stayed for 3 more years because I hate moving, I could afford it, and was unsure of my future plans. At one point when I was pretty serious about buying a place I switched to month to month for $3800/mo at the end of my lease. This was around the time that interest rates suddenly jumped and it seemed like the housing market was going to crash. I quickly realized I wouldn't be ready to buy a place for at least a few months. Within literally a few days of signing the month to month, I asked to switch to a 6 month lease at the lower rate. I was then told that I would be locked in at the higher rate for 5 months. This was when I realized I either needed to move to a different apartment or buy a place on my own terms. At around the same time, two of the three elevators were out of service for the second time of several months (6 mo?) at a time as well as the garage door broken for the umpteenth time also for months at a time. There was no reduction in rent due to these major inconveniences. As a result of the garage door being open for several months, several times, both my car and my storage unit were broken into. Personal insurance only partially covered those losses. Again no concessions for these losses were offered. Maintenance teams overall were good at fixing things. Emergencies (plumbing leaks) were responded to quickly. There is even an on-site maintenance person who lives in the building. However when putting in a semi-urgent but non-emergent maintenance issue, no updates/communication was made for up to a week. Thus I would waste all day waiting for maintenance to show up. The garage is super tight getting in and out of, with not enough room for cars to pass through both ways at the same time. Some of the parking spaces are super tight. Others are very wide. For some reason, priority is not necessarily given to bigger cars. To sum up. Nice place to live but a lot of negatives to deal with. And expect to pay a lot more if you stay longer than a couple years.

Then slowly I began to notice how slow management is and how much improvement they could have done to make this place better. The trash chute is not functional more than half of the time. The parking spots are small for most cars. The elevators are really slow and sometimes I would need to wait over 5 minutes. The hallways are dirty sometimes and it would take a while for them to clean up. Overall it just seems like it is very well ran down for how much it costs to rent here. They have nothing nice compared to the apartments nearby. What was even more ridiculous was how much they would squeeze out your security deposit and even more. I was charged with "damage" on floor, wall marks, "scratches" and cleaning fee for over $600. All of it was from wear and tear and the wall marks were there when I moved in. Unfortunately I couldn't find any pictures of the move in condition so I had to swallow the charges on the "marks" that could have been cleaned with a magic eraser. I've lived in many apartments in Seattle and across the country and this is the first place that has charged exit cleaning fee and "marks" on wall and floor and appliances. They even charged me on a scratch on the door, like I can control if someone else scratched it, absolutely ridiculous. I've heard something very similar from my friend who lived here and comments 8 years ago so apparently nothing has changed, so if you decide to rent here for whatever reason please document everything on move in and read the lease carefully so you are not milked by the management like me.
