The place is overpriced for what you get. The only good thing about this place is location. Its very convenient and walking distance to all the key attractions that Seattle has to offer. The location is surrounded by homeless and back alley/ the garage entrance and exit is very dirty and full of strangers/homeless and drug users. You dont feel safe specially to enter the garage as garage door takes too long to open. You will constantly have a smell of food or drugs from neighboring floors because of very poor ventilation system. OPEN DRUG USE IN BACK ALLEY. SHOOTINGS. We saw so many needles and people urinating all the time. Feces and bad smell. No community events even before covid management are very cheap. They only rely on vendors to provide the free events for this building. "The events" were laughable. They are so cheap that they cut all amenities just not to spend any effort to provide solution to residents who pay ridiculously high amounts to live here and get terrible experience. We paid $2675 a month for rent, $325 for parking and around $170-200 for utilities for small 1 bedroom which all added up to almost $3500 a month with TV and internet. NO APPRECIATION. NO SERVICE. RUDENESS. PERIOD. While other high end apartments in the area were offering 3 month free rent due to the pandemic Helios didn't even bother to cut building utilities cost from our rents while all amenities were closed at least for 6 months. Opposite the utilities were higher that usual. They all about money and they dont care about people problems. During the pandemic residents were left on their own. That concern was brought to management by many residents because many lost their jobs but they didn't even care and rent were not reduced nor they let you break lease earlier due to that. (Without paying high penalty). At least they could cut some rent because this place without amenities became just a regular apartment. People overpay to have gym, theatre, lounges so if they cant provide that rent should be 15-20% cheaper during the pandemic. DO NOT COUNT ON YOUR SECURITY DEPOSIT without a big fight. Remember to keep all the records as soon as you will submit your termination request your account will be deleted and there is no way to get full records of your payments even from property manager. I would recommend to check other offerings in the area there is much better competitor places. read more

What started out with regret ended up being so heartwarming and full of so much greatness. First and foremost, I do want to make it clear that having been apartment searching late December and signing a lease with Helios in January 2021 during the height of the pandemic, the rate we were offered and signed for was much lower than current market value. THE BAD: Our move in experience was the first red flag. After 20 hours on the road, we arrived at Helios around 2 AM on the day our lease started and our keys were not ready for us because it wasn't considered the next day yet (lease started on a Sunday and we thought that arriving after 12 AM would work). The concierge member was unknowledgeable and unable to help us find a temporary solution. She asked us to come back in the morning as if we had somewhere to stay. Eventually she was able to give us a temporary key so that we can at least get into our apartment, but the key could not access the parking garage which means we couldn't go down to our car to bring stuff up. Next, the elevators are always out of order. The elevators are super fast and efficient when they work, but they're down so frequently. There were many times that multiple elevators would be down and there's a line for the elevators running out the lobby. There were times we waited over half an hour for an elevator (no exaggeration!) and ended up walking the 25+ flights of stairs multiple times. By far the biggest nightmare. The elevators are serviced by KONE and if you look up KONE Elevators on Google, you'll see all the negative reviews people have left. Another downside (that actually has nothing to do with the building as a company but rather the community) is how poor of a job the residents do at cleaning after their pups. Multiple times have I walked past uncleaned pee or a trail of poop outside the elevators on the same floor as the dog run. The condition of the dog run also deteriorated over time - toilet stopped working, trash always overflowing, grass never sprayed down. I think everyone's attitudes slowly changed, thinking there's no point in cleaning up after yourself if no one else is going to do it either. The dog lounge was always well kept, so I don't think Helios was to blame. They can hire cleaners but cleaners aren't going to be there to clean after every little thing. The sense of security around the area declined significantly during our time there too. It seemed fine at first, but crime increased over time and intruders were caught with suspicious activity on random floors. Multiple cars and storage units were broken into over the holidays. I personally never felt so unsafe that it made me want to move, but I was always very cautious 24/7. THE GOOD: Apartments truly are incredible. The appliances are very nice (except the 2-in-1 microwave/oven - what is that?!), the cabinets and countertops are clearly high end, and the flooring is premium. Excluding all the newest apartment buildings (Rainier Square Tower, REN, etc.), Helios is definitely one of the nicest ones. Majority of buildings around Seattle use Fetch, a third party company that handles your packages. It's great for package security, but it comes with a monthly fee. Helios on the other hand has a fob-protected package room that only residents and employees have access to, which was never a problem for me. While it was overwhelming to search through a mailroom full of hundreds of packages, I never had a stolen package (anything that I thought was missing turned up). This is something I took for granted because it was security without an additional fee. Bonus: the package room has refrigerators for if you order perishables like meal kits. The maintenance team is great. I only filed a few tickets at the beginning of my residency, but all of them were responded to and resolved quickly. My experience at Helios was incredible and while I can't speak for the current market value, I do think it was well worth it. I miss Helios a lot and it will always hold a special place in my heart. read more

Helios is a beautiful building, but is lacking in many other areas. For one, safety is a huge concern. There have been break ins of cars and storage lockers (funnily enough, the thief put their own lock on the storage container to come back later and SPD wouldn't cut it due to it being someone else's property), and intruders have made their way into stairwells and various floors SEVERAL TIMES. Helios stopped having 24 hour security, and oftentimes the security guard is in the empty portion of the lobby on their phone. You do not feel safe or protected at Helios at all, which is common in my experience with Equity Residential Properties. Not the fault of Helios, but the proximity to 3rd Avenue is dangerous. There have been several shootings, even one where the whole block was barricaded by police as they couldn't find the shooter. There's also so many needles, crack users, etc. everywhere. There was someone who defecated on the entrance to the building (Helios didn't have anyone clean it for nearly a day). I thought I could deal with the issues of 3rd, but it's just plain unsafe. Maintenance isn't great, they're under staffed so issues take a while to be resolved. Our fridge has been broken for 10 months with three different service requests, and management has yet to offer a replacement. For a separate issue, a contractor came into our home and cut holes in our bathroom wall. They remained for MONTHS, as they didn't have enough staff to repair. Elevators are often down (once we had ONE working elevator for 40 stories), the hot water has been broken for weeks, the list goes on. Move in was a bad experience too. There was a discrepancy in accounting that I had to explain over and over again to leasing before it was resolved (it was as simple as noticing the sum of several numbers didn't equal the total). Our fridge was turned off when we moved in so the entire ice drawer melted on the ground, the fans and lights were broken as well. Using the alley to move in is nearly impossible and not for the faint of heart. Overall, there's a huge gap between cost and quality of life at Helios. Our rent was increased 30%, yet the property won't pay for 24 hour security for a building adjacent to 3rd Ave. You can get better service for your money elsewhere. Editing to add that management has deleted any negative posts on our private forum, not a good look at all! If you'd like to be able to freely express your concern at not having hot water, you'll want to look elsewhere. read more

Overall, Helios has been a great home for the last 8 months. Fantastic location, breathtaking views, and a good community. Covid-19 guidelines are enforced & followed-- each resident you see with a mask on. The link system is a block away, lots of coffee shops, restaurants, and shopping! The concierge staff is amazing! So kind and they really get to know you and call you by name. It is a warm friendly face when you enter the building! They do an excellent job with packages as well & sorting them. The 24/7 concierge is one of my favorite parts about Helios. Security is also great and have been helpful, especially in the move-in process. We had 1 episode during the summer our AC stopped working and another where the hot water went out. The service team was so quick and attentive, they came out the same day and did not stop until the problem was solved (which for the AC took many days). It was very appreciated. The amenities are fantastic, especially the gorgeous rooftop. However, we have not been able to enjoy the rooftop rooms (to rent out), theater room, or gym due to Covid-19. I absolutely understand the safety protocol from being a nurse myself, but primarily the rooftop rooms I felt like it was definitely possible to have a system to utilize these spaces even during the pandemic. If none of the amenities were open, which was the main attraction that drew us to Helios, I wish there was some sort of reimbursement or promotion for rent to balance it out. The primary reason we are moving when our lease is up is due to rent prices (too expensive for this point in my life) and wanting to move to Ballard. However, Helios, the beautiful view of the water, and the Ferris wheel changing lights each day will definitely be missed! read more

I've lived here for four months now. The building is new but full of hidden problems. The helios management and the regional equity apartments management is also extremely unhelpful. There was a leak on a pipe on my ceiling and the water damaged my unit, e.g. the drywalls and some of my furniture. You wouldn't expect a new building to have leak problems like this but anyway. What was worse was how management made my unit useless by removing parts of the walls and ceilings while not letting me terminate my unit. Living here has been a disaster and I'd recommend you to stay away. The building looks fine at the first glance but it's full of hidden problems and poor management. read more

Overall, this is a great building (but I wouldn't recommend a studio). Star rating is pre-COVID. Pros: - Extremely competent and humanistic building staff and management. Virtually everyone I met who works here is very skilled, brings a high professionalism bar, and acted with high integrity. - Move-out expenses were overall very reasonable (vs. horror stories I've heard in other large buildings). The $95 flat fee for studio cleaning was a great deal. - Apartments are well-designed to maximize utility of smaller spaces - Outstanding sound isolation between apartments in ceilings/walls. - Views are amazing. - Gorgeous and practical amenity spaces, which eased living in a smaller apartment (pre-COVID) - Regular resident parties were also fantastic and contributed to a sense of community (pre-COVID) Cons: - My primary issue with this building was that exterior apartment doors slam loudly when closed, by design -- unless you're lucky enough to have courteous neighbors who close the door by hand every single time. Unfortunately, I didn't. While Helios's walls have stellar sound isolation, the doors and door thresholds do not. Instead, they have a sizable air gap at the bottom. Living in a studio, I was jolted awake regularly by the noise from doors being slamming loudly and frequently during quiet hours. The slamming started as early as 6:45 AM, and didn't end until 11:00 PM or later. The noise was loud enough to shake my own apartment door every time my neighbors entered and exited. Even as a former Manhattan resident accustomed to loud urban noises and sleeping with a white noise generator, I found it difficult to sleep here consistently. The ongoing slamming noises also diminished my ability to enjoy being in the apartment during the day, with these loud, jolting slamming noises dozens of times in a single day (sometimes, just in a single morning). The building management made a sincere effort to help. Unfortunately, they could neither fix the underlying design faults with the apartment doors, nor alter my neighbors' behavior. For this reason, unless you're good with loud and frequent door-slamming noises -- I just can't recommend a studio apartment in this building. - Costly water/sewer/garbage. I paid around $150-$180/month as a single resident. This was lowered somewhat by swapping the luxurious "rain shower" head with a water-efficient one I purchased online (which their building staff helped me install - thanks!). I don't know how this compares to other large buildings. But my monthly bill for a 1-person studio was in the ballpark of the SPU bill I pay for a 5-person residential building a mile away. Just be sure to factor that into your total cost of renting. Cons during COVID: - Neighborhood has significant violent crime, including a fatal mass shooting right outside the building just in January. The upsides of living downtown (e.g. museums, public transit, walking to work, etc) have diminished during COVID. - The building could do more to apply their fantastic attention to resident detail towards creating a safe and pleasant home during COVID. The things that made this building fantastic pre-COVID probably aren't the ones that will keep it livable during COVID. At minimum, high-contact elements in the building could be updated to minimize transmission risk: interior doors that require opening by hand, security fobs that require physical contact, etc, could all be updated to minimize risk. - Face covering requirements appear to rely primarily on voluntary compliance, without visible enforcement. Compliance has improved, but could still improve further. As of July, I saw delivery workers regularly entering the building without masks, apparently unchallenged. And even as of August, residents and visitors (e.g. the postal worker spending significant time delivering for ~600 ppl each day in the mail room) weren't consistently wearing masks. Perhaps stationing a security guard to enforce the law for several weeks could improve compliance? If you are moving from out of town, be aware that the area surrounding the building also attracts a substantial non-mask wearing population, relative to other Seattle neighborhoods. - Indoor smoking has become unfortunately common, and enforcement hasn't kept up. The air gaps in our door thresholds mean that if your neighbor smokes, you'll likely be breathing their smoke, too. I even had several awkward instances in which my apartment started reeking of marijuana smoke while I was giving a major presentation at work. Ultimately, it took several months of marijuana smoke reports until the building was able to address my immediate neighbor. However, there are commercially available sensor systems on the market to automate and dramatically speed this detection and enforcement process for multifamily buildings. It would be great if Helios upped their game here. read more

I recently moved from SF up to Seattle and this is the building we decided on. Is it quite close to all the tourists during the summer? Yes, it is but that is the point. It's in close proximity to all you want from the Pike Market (Yes, my market is not a grocery chain but a world renowned farmer's market) to Sporting Events to Theater to Restaurants to Bars and course, pet shops given this city has more dogs per capita then humans with our household being no exception. The building itself has an extremely dedicated and competent staff who really go the extra mile and try to create a sense of community. At least once a month they put on some shindig or another that are well attended and well thought out. Other amenities are secure parking, brand new gym, rooftop balcony/club house and stellar views from most units in the building. I've found that most of the neighbors and people in the building are quite laid back. There has been some bonding and even some scheduled board game nights among other things! If you are thinking of moving to a world class building in a phenomenal city, do think of Helios before viewing others! read more

Helios has so much to love but is undercut by really poor service, especially in 2020. The good: The apartments are wonderful. They're large, well-appointed with new applicances, and many feature really good views. Insulation is great so I never heard any neighbors. Many of the amenities of the building are quite nice during years where we don't have a virus raging on. Some of the main conierge staff are really nice and helpful The bad: Their community service and leasing representatives go out of their way to be unhelpful. I have literally never been helped by any of them but we've definitely received a number of long-winded emails from these people congratulating themselves when they move on to other jobs! The community manager in 2020 often reached out to scold the entire building on their responsibilties as tennants. If they would get community and leasing people in who really understood customer service it would improve the quality of this place big time. read more

My husband and I lived at Helios for 2 years and were one of the first group of tenants in the building when it opened in 2017. Decent amenities, good floor plan, finishes were decent. A lot of pain points for us were other tenants who didn't seem to understand how to cut down boxes for disposal, use the trash/recycling chutes properly, or even clean up after themselves in the gym or common areas. Having the concierge was initially nice, but their duties slowly decreased and the last crew there when we left several months ago barely returned a "hello" or "good morning". The package delivery room was once secure but they changed it to allow tenants access to pick up their own deliveries. I felt this was a big security issue; anyone (and their guests) could take any package in that room. There were times I would walk by and the room would be wide open, no sign of concierge or leasing team member keeping an eye on things. The move-out charges were a little odd. While we paid rent through to the end of our lease, we turned in our keys two days early and for some reason we were charged for an early move out. Wasn't worth the hassle to follow-up. Tip: you are responsible for requesting air filter replacements for your HVAC. They didn't have a regular maintenance plan in place so be sure to check yours and have it replaced or you will have issues. There was a building-wide HVAC issue the Summer of 2019, and I wouldn't be surprised if it was somewhat related to the fact that tenants didn't know to request filter changes. Pros: - Location - close to everything, easy to catch transit - Nice rooftop with great views - Good gym, though the designated Yoga Room tended to be full of bikes, rowing machines, and free weight users - Nice common area spaces - Rarely hear your neighbors, unless they're in the hallway Cons: - Super slow elevators - when there are 4, people shouldn't have to wait for 5 minutes for one during non-commuter/off hours - Low quality flooring in apartment - Utilities billing (water/sewer) - keep an eye on your water bill. Our second year there, we received a "true-up" statement that made our bill double what it typically was. This never happened during our first year and our monthly bills were consistently the same range every month. Leaving my home state during a pandemic was incredibly scary and stressful, but the sweet folks at Helios have made a crazy transition a lot easier. From the beginning, they have been so attentive and responsive to any and all of our crazy requests (even arriving at 3 in the morning and dealing with crazy family members who made the journey to help move). It's been 3 months and we are quite happy. The concierges are always so nice and welcoming. The leasing team is responsive via email. And of course, the building is great! Yeah, living downtown comes with its own cons, but don't blame those issues on the building. Don't live in a downtown area if you don't want to deal with the issues that come with it! Also, the team at Helios has tried really hard to keep residents safe and I feel safe when I come home. Thank you to Cliff and the rest of the team. I've lived in several other spots in Seattle over the years, but stuck with Helios for so long because of their beautiful apartments and great location. I've known from neighbors in the building that they have had security concerns at times and issues reaching MGMT, but I never ran into these issues. They were easy to work with and understanding through the pandemic, and if I ever had a maintenance issue it was dealt with promptly. read more

I lived in unit #2004 for over 2 years in the middle of the pandemic (foolishly signed a lease remotely as I was moving to WA and recently moved out) - the unit's second bathroom smells of sewage, it's truly awful. This was reported to management repeatedly. They sent engineers after confirming the smell and could not figure out the cause. They ultimately gave up and then denied the smell existed and would not reduce my rent even though the bathroom was unbearable - multiple guests felt I'll and ended up using the primary's bathroom. Would not recommend this place to anyone especially given management's handling of tenant issues. Will be reporting to the City of Seattle so hopefully they actually fix the issue rather than pass it on to another tenant that will be overcharged. read more

This may be a good complex in the best of times, but it is a terrible complex in simply challenging times. The recycling shoot hasn't worked in weeks, and very lax enforcement of King County face mask requirements. Elevators say "facial covering required" but no effort to enforce and even their own staff ignores. Clearly Equity properties has no respect for resident safety. Beyond that, I pay $4000 a month and the windows haven't been washed in the year I've lived here. Trash overflows in the recycling area, and the concierges are hostile. Horrible building. read more

When my search for a new home began a few months ago, I mush admit Helios wasn't on my list of buildings to tour or a building that I really considered moving into, but a building I fell in love with as soon as I toured it for the first time this month. I move in next month, which I'm beyond excited about, but I wanted to write about my experience about the staff and how seamless the application process felt. Robert Brown made all of this possible for us. Robert was one of the main reasons we choose this place. From the first time we met him, it truly seemed he cared about finding us a home that would work best for us--a home where we felt comfortable in. He was very attentive to our needs and concerns, making us feel welcomed and warm. The whole application process felt so easy and seamless, which I really appreciated. The building speaks for itself, the view are incredible and breathtaking to say the least--some of the best views in the city I would argue. Upon touring the building we fell in love with the rooftop, which offered an unparalleled view of the sound that I found uber relaxing! The resident lounge on the 40th floor is outstanding, it offers a beautiful 360-degree view of the city, and the view reminded me of what a beautiful city we live in. I have been a guest of one of your residents of Helios for a long time. I have spent many nights there, experienced many get-togethers on the 40th floor with other residents and explored and enjoyed for the most part your amenities. But to be quite honest, I have not had the best experience interacting with a number of your residents at Helios. In fact, it seems to me that there appears to be a pretty severe drug problem at that building. Specifically with heroine, fentynal, and cocaine. I am not talking about the transients that do drugs in the alley either. No, I am speaking specifically of the residents. And honestly, if the leasing manager is totally fine with allowing their residents to do drugs openly in the building then I have no idea what kind of world we live in anymore. There were many times where I could recall the smell of heroine wafting thru the halls on a specific level, and I also saw a resident doing cocaine quite a few times at a party on the 40th floor.. But who's to say??! Maybe the leasing team are just as much of drug addicts as their residents are! Cheers! Don't live here unless you wanna be a part of the open air drug market!!! read more

This is my first review on Yelp, I'm Breaking the silence to post a well deserved review of Helios Apartments. I moved into Helios mid December and continue to find new reasons to Love it and call it my home every day. From the quality of the homes all the way to the friendliness of the exquisite staff; there's no reason to look anywhere else. Staff: Take it from me, I was halfway around the world on deployment with crappy internet and little to no voice communication, and desperate to find a home to move into the day I returned. I cast a wide net to every Apartment building downtown and kept hitting road blocks... until I emailed Helios. Within minutes of emailing Helios, I received an Email from Christie asking my needs, expectations, and budget. Christie was so attentive to my requests. I had been corresponding with a few apartment buildings downtown and she and her staff seemed to be the only leasing consultants that truly understood customer service. She was extremely helpful and her attention to detail to what the customer wanted was top notch. It's not only her, Brian, Danica, Christina, and Philip have been and continue to bend over backwards for me and the rest of the residents. They aren't concerned about filling units, they are concerned about your needs and how to surpass them. Truth. Units: The units come with hardwood floors, giant floor to ceiling windows, air conditioning, stainless steel appliances, and even a glass range. Regardless of which direction you decide face, your jaw will drop to the floor with the amazement caused by the view. I'm a music junkie and have yet to receive a single noise complaint. These walls are thick and well insulated. So party on Garth. Amenities: Helios is a place where people meet and create some pretty good friendships. The roof has the most spectacular view in the city. You can always count on there being events and people to share a beer or cocktail with as you enjoy the beauty of the ferries on the sound or the sunset going down over the Olympic mountains. You could go to the Nest, which is one of the best roof top bars in Seattle, or you could just go to the roof on Helios and look down onto the Nest, since we are almost 20 floors above them. So pour a glass of your favorite vino and enjoy the view with a few of your closest friends. Bottom line: I lived downtown before and find myself wishing I found Helios sooner. So if you're in the market for a wicked awesome home, with and outstanding staff, and even better residents look no further than Helios Apartments. CHEERS! read more

My experience with the staff at Helios has been great! I visited back in December to plan for an upcoming move in Spring and Brian and Philip were super helpful even though I wasn't ready to apply yet. Come April and I had 2 weeks to get up to Seattle. As soon as I heard, I called to see if my dream apartment was still available. Philip remembered which apartment I had been in love with and told me I wouldn't regret going for the 20th fl. Danica has also been super helpful with all the questions I've had along the way since moving from SF. Not being in Seattle to see the apartment again made it hard to plan and organize with movers and deliveries but she made it as stress free as possible. It's been 4 days since moving in and every morning I still can't believe I live here. The views are stunning and I couldn't be happier!!! read more

I have been here for about 5-6 months and have enjoyed living here. Yes, there's little minor issues that come along here and there but what place is perfect? This is a beautiful new building with awesome amenities. I loved my apartment, the gym, and the roof. Every single day that I looked outside, though, I saw open drug use on 2nd/Pine or 3rd/Pine. On cool summer nights I'd end up having to close my windows and run the A/C because there was so much fighting/yelling outside. There have been at least two shootings in the alley behind the building within the last year, most recently today. Live in Helios building if you don't want or need consistent air conditioning or elevator reliance. We live on a higher floor, and I've never lived in such a beautiful, new building with so many negative fundamental issues. Waking up repeatedly in the middle of the night due to hot air blowing through the vents in my bedroom and living room (when the unit is programmed at 65 degrees F) is beyond frustrating and ensures that my following day will be unproductive and useless. On-site staff does their best to accommodate, understand and correct significant problems. I wish their kindness was enough. If I knew in 2017 (before moving into our brand new unit with a fabulous Puget Sound water view) what I know now, I would've chosen to keep searching for an actual comfortable home. (More appropriate to everyday basic needs.) Living in Seattle is, by no means of the imagination, affordable, but living in a luxurious unit in a downtown building should not present so many challenges, disappointments or mechanical failures regarding baseline functional services. Bottom Line: Keep searching elsewhere for your home. Equity apartments [leasing company] in Seattle fails to provide or meet basic and reasonable expectations. read more

I am literally trapped in my apartment because the elevators never work. We have been waiting up to 20 minutes for an elevator. The first 3 months of the year the hot water kept going out, and now it's the elevator. They really need two people at the front desk because it always seems to be empty. The apartment and appliances are so nice, I don't understand why they can't get it together on the management side. read more

Helios is so unorganized. I applied on April 3rd for a 1 bedroom apartment. On April 5th I finally got a response that my application was accepted. The rate quoted to me was $35 over the rate I applied for. When I brought this up, they decided to "honor" the rate I applied for, not the rate for the apartment the day they processed my application. I stated I needed a reasonable accommodation and required service animals. I was told to fill out a form on April 4th. I applied to move in on the 15th. On the 10th I told the team I would have the paperwork for them in a few days. I was told on the 10th I can use this third party company to make things easier. The 14th rolled around and I was told It was mandatory to use this third party company. I was in shock since this company takes up to 5 days to approve service animals. I was also shocked when I was told I would have to pay for my service animals until I could prove they were needed, even after filling out the necessary paperwork requested by leasing. The paperwork required I put what the service animals are required for which is something to my knowledge they are not allowed to do. I spoke to the property manager after trying to apply on the site, stating while I was submitting my information to the company, it does not verify service animals for Helios. The property manager took care of this issue and I was able to move in. This however was after multiple calls and emails were made to the office with no response and only hours to my official move in date. When I moved in, I discovered two of the 4 elevators were down, one set of keys I received didn't work, and the parking/storage spaces I was given don't even exist in the building. This happened on April 17th. I notified the concierge team and the security team but they were unable to do anything about this. With no response to my email to leasing I went down to the office 2 days later and the property manager had to assist in getting new storage and parking. I paid for these from day one with no reimbursement for paying a premium to have a designated space and storage. I also stated my apartment was not cleaned, the walls were dirty and damaged, the AC was not working properly, and my fridge ice machine didn't work. I submitted the request for all these issues to be addressed on the 19th and the only issues fixed were the ice machine and AC which didn't get fixed until the 22nd. The walls and apartment mess were never addressed to this day. Twice, I have had someone park in my assigned space and sent emails with no response from the office. I even went down to the concierge and asked them to leave a letter on the vehicle and was told there is nothing they can do and to just park in another open parking spot. The upside of this building is the concierge/security team on the weekends. They are so friendly and help as much as possible. They make me happy living here but the leasing and maintenance team are not responsive and do not care about assisting residents. The property manager has had to fix the parking/storage issue and the keys for me. I appreciate that since his team wouldn't respond to my request to fix these items. The location is great and wish I would of had a better experience here. read more

I've been in Helios about a year and a half. Overall, I'd rate my time in Helios a 4.5/5 stars. Pros: - Since it opened in 2017, the entire building is really nice and new. The rooms are really modern and sleek, as is everything else - the lounges, the gym, the lobby, everything. The appliances are new and work well, and the bathroom and kitchen look especially modern. A small thing, but I really like that the shower turns hot really quickly. - Location. It's in a central location and close to everything. Some noteworthy things close by are - Westlake station, Pike Place, H Mart, and Target, all under 3 mins walk. The hotel next door has a nice lounge on the 16th floor. I also really like the coffee shop right across the street (Seattle Coffee Works). - I really like how quiet my apartment is. I can never hear anything - I can never hear street traffic at all. Also the walls seem really thick and insulated - I can never hear my neighbors. - The elevator situation is pretty good. There's 4 of them and they are extremely fast. You can usually get to your room from the 1st floor pretty quickly. Cons: - I think they probably need to hire more maintenance staff. Maintenance requests can take up to 2 weeks to process sometimes. Fortunately, things in my apartment generally work pretty well and I haven't needed to make maintenance requests that often. Also, one of either the trash or recycling chute in the trash room often seem to not be working. - The thermostat doesn't seem to be the best. It seems to do a better job cooling than heating. I can usually get it to be a cool enough temperature to be happy when it's hot, but sometimes it has trouble heating the apartment to the desired temperature when it's cold. Overall I would recommend Helios to any new resident - I think you pretty much get what you pay for here. read more

I've lived in the Helios for about 2 weeks now and I absolutely love it. First off, Christina Kinney, the leasing agent I worked with, has been wonderful to work with since the day I viewed the building months ago. And she's still my favorite go-to contact at the building. The immensely impressive rooftop and vast entertaining areas are major pluses and help me feel like I can host a big group virtually whenever I please, even though I only have a one bedroom myself. The gym is also phenomenal. Only a couple drawbacks that aren't even enough for me to knock the rating down a star, but worth mentioning for transparency and feedback for Helios and Equity stakeholders: - In the open 1 bed units you either have to sacrifice closet space for pantry space or vice versa - Expensive parking (even including 1-day guest passes which some concierges will fail to tell you is $15) - Small convection oven in my unit makes baking, roasting and broiling very difficult read more

I really enjoy living in this building. The location is really close to Pike Place and the business district where I work. The staff is very friendly and helpful across the board, particularly Rob, the head of maintenance (I believe). There are frequent events and parties hosted by the building which fosters a friendly, social atmosphere. The common areas, particularly the party rooms and deck on the 40th floor, are awesome! My one complaint is that the units (at least mine) don't have very much storage, particularly in the kitchen, and some of the appliances aren't the best--namely the dishwasher and microwave. Overall though I am pleased. read more

We recently moved from Los Angeles to Seattle which has been a bit of an adjustment. Luckily the adjustment has been made easier by choosing to live at Helios. Everyone and I mean everyone is friendly, competent & clearly cares about their job, the residents and the overall community. During the signing process, Philip did an amazing job of being in communication with us, answering our questions and even taking pictures and measurements of our new apartment while we were still packing up in LA. When we first moved in we were welcomed by Brian the Community Manager who is genuine & accommodating. The concierge team is awesome! Christina & Vanessa are multi-tasking geniuses. Rob who is the head of building maintenance is a rockstar. I cannot say enough positive things about Rob who clearly takes pride in helping people. The movers dinged up all of our walls and Rob has been extremely responsive in repairs. He helped hang pictures, our tv and is just a down to earth and friendly guy. Every time I pass him in the elevator he says hello and remembers my name. This is a big building and I'm sure he makes an effort to know everyone's name which is impressive! Helios is very dog friendly, has top of the line amenities in the gym, great outdoor space and incredible views. Sitting in our apartment with views of the Sound, mountains and sunsets have been idyllic. We have loved the balance between being in the city and also being so close to nature. In 5 minutes we can walk to a fantastic restaurant and within 20 minutes we can drive to a National Forest. You just can't beat that! Lots of buildings have amenities and incredible views. In my opinion it is the people and the created community at Helios that makes it such a great place to live! read more
