I've lived at Cortland Desert Ridge for almost 2 years and while there are some positive aspects, the parking situation is a constant source of frustration. There simply isn't enough parking for residents, and it's become a daily struggle to find a spot anywhere near my building--especially late at night as a woman. It's especially disappointing when you're paying rent with the expectation of basic amenities like reliable parking. Guest parking is almost nonexistent, and many residents are forced to park far away or risk getting towed. Management needs to take this issue seriously and offer real solutions, whether it's assigning additional carport spots, lowering garage rates, or adding more spaces. Until then, I can't recommend this complex to anyone who owns multiple cars per unit. read more

I have lived in this community for over 3 years in both their 1 bedroom and 2 bedroom apartments. Maintenance is very responsive and the staff are very friendly and helpful. The community is always clean and taken care of! We did have one of our cars broken into recently, so we decided to rent a garage monthly for added security. read more

Gorgeous grounds. Gorgeous upgrades. Lovely staff. Amazing smelling as soon as I walked into the clubhouse. My oh my, this is gorgeous. Even though it's located on Union Hills & Tatum it does appear quiet & easy to get in & out of. It's definitely pricey but it does appear that you get what you pay for. It's definitely high on my list of places to live. Just gotta work on that pesky adulting budget thing. read more

Great complex! I enjoyed living at Cortland Desert Ridge, I am only leaving due to relocation. The office staff and maintenance crew were nice and helpful. When I first moved into the apartment and on several occasions there were plumbing issues, but the maintenance crew helped get the service requests completed. They had monthly community events such as live music and wine, giveaways, food trucks, etc. which were a great add. The fitness center was pretty good, I didn't check out the pool but people seemed to enjoy. They are currently remodeling apartments so there are always forklifts and equipment on the backside of the apartment which can be an eye sore, but nothing that can't be overlooked. The community would text you and/post on the portal if pools were closed for maintenance which was helpful. Overall great apartment complex, quiet, convenient to the 51 and 101 highway and great happy hour spots! read more

This place literally has zero parking for all the residence that live here. You get one spot and the community spots are usually taken. Now they've partnered up with Kwik Tow to run around at night towing everyone. Kwik tows yard is all the way across town so they can rack up more costs to you thecreInstead of coming up with a solution for the lack of parking, let's just have some tow company bully the residents. On top of the excessive amount of rent we pay now we have to pray that there is an open spot to park or risk getting towed by some sleazy company that has hundreds of 1 star review. It's not fair, on top of that, you can only use the clubhouse during office hours. That's why it looks so new in there. All of us work all day to pay this astronomical rent. I can't wait to move out of here. I would recommend that no one move here. read more

My roomate and I just moved into Cortland a few days ago but since our first interaction with the complex we have been more than satisfied. We scheduled a tour of the complex in July and Candace has been a delight since the start. She followed up to ensure we would be coming to visit (very rare for apartments in phoenix) and continued to communicate with us about questions and concerns. Candace even offered to help us with the problems we were having with the apartment we were living in. The apartment complex that we lived at prior to cortland was absolutely terrible from day one so it's extremely reassuring to have such an amazing experience since day one. The only issue that I am concerned with is parking. Each apartment comes with one spot but there are little to no other spots available for visitors or even if you just have two cars. Besides parking, Cortland Desert Ridge has been amazing and my friend and I are more than happy to be living here. read more

What a difference a year makes. Six months in, everything was great, a year in, not so much. I had to complain about the maintenance team blowing leaves and dirt all over my patio three times before they'd stop doing it. Then they'd changed policy to accept rent only on the app, which was fine, but... I was out of town on business and 9 months into my lease I'd simply forgotten to pay. I'm old, what can I tell you. But rather than alert me with a message in the app or even give me a courtesy call, they send me a five day eviction letter and posted it on my door. Needless to say, I'd paid the rent immediately along with their $200 late fee and a $29 fee for serving me the notice. Add to all of this, a monthly charge for pest removal, and I have bugs all over the place. Wasp nests, and what I can only refer to as beetles. It's a shame because this place was really amazing at beginning, and then tanked as time went on. I'm absolutely looking forward to the day I can move out of here. read more

Traumatizing experience. I would never recommend anyone living here. Staff gave key to my home to air conditioning company (didn't work for Cortland) with no call to let me know someone would be coming in, man walked in on me naked. Staff didn't offer any solution to this TRAUMATIC experience. Roommates car had a hit and run, my car got plates stolen, packages stolen, again, staff says there's nothing they can do. Walls are so thin I can hear my upstairs neighbors full conversations when trying to sleep. Have had probably 20 work orders and "apartment" checks, they walk in without consent or you being there. Horrible experience all together. Maintenance are cool people. Front office people... not so much. As you can see from their response below, they undermine your horrible experiences. Great community to live in; fantastic location near desert ridge, SR51 and 101. Office staff and team are always available and accessible. Quiet community, solid construction where you won't hear (or smell!) your neighbors. Beautifully remodeled units and lovely community amenities - pools, clubhouse w/ pool table and kitchen, updated fitness center, lots of doggy stations across the property, playground, courtyards, package concierge service, etc. read more

We've lived here two years and we love it. Maintenance is insanely quick, front office staff are nice, and the grounds are pretty. One thing that could use improvement is the pool area. They don't maintain the furniture so it's all falling apart. Otherwise, grill, workout area and actual pools are great! read more

I've literally been here 3 months I have had 3 inspections all different reasons and the worst part is if you have a dog you literally have to take off work because they will spect all the rooms living you no where to place your dog, 3 complaints do to the walls being so thin if you ask me this place is definitely not worth the money I am paying. stay away and make the effort of getting a house you wouldn't be paying that much difference comparing to this place and did I mentioned how small there units are..yeah stay away if you can but on the other hand the front desk are very nice. read more

The onsite people are a pleasure to work with. However, they are forcing me to vacate the unit I have lived in for 3 years and offering no loyalty based concession. Instead, I was condescendingly spoken to by their Director of Operations, Arnold Nevarez about how I could simply just pay as agreed. They suggested the only way that I could stay at this property was by paying an additional $700/month with upgrades that probably cost $700 in total. It's a terrible business practice to pay loyalty back with a knife in the back. Management should be ashamed of themselves. Please never rent from a Cortland property. I am providing you a service with this piece of advice. read more

CRIME CRIME CRIME!!! STAY AWAY. In my first 2 months of living at this complex, my car was broken into, and my motorcycle was stolen (totaling over $5000 in damages). The office has falsely advertised that they close their gates at night, because they have been wide open for the past month AND they shut their security cameras off. The office was unwilling to do anything to assist me and claims that they have no responsibility for the security and safety of their residents (as stated in the contract) and that the cameras and gates are for the benefit of the management, and not the residents (also in the contract). If you are thinking of living here, I would tell you to go find another place to live because the lack of ethics that this management company stands for. I will not be renewing my contract, and will most likely terminate my lease early because of how they have treated me in the first 2 months of my lease. read more

Unfortunately an extremely bad experience moving in! The hospitality and service of those in the management office was outstanding so it was an extreme disappointment to walk into my new home and find it in the condition it was. Especially for the price I'm paying! Upon my first visit I found Cortland to be very nice, clean and comfortable. I was offered a move in incentive of one month free rent. Unfortunately, the unit I was going to rent wasn't available to view. According to management, maintenance was still working on it - up to the day I was to move in. I was promised it would be exactly like the model just bigger and reassured that I would love it. I understand that the apartment has been lived in, but I really had hoped for a higher standard as a new resident and it was apparent the apartment was turned around WAY too quickly. I was extremely disappointed because I had researched Cortland and felt confident in the quality and condition of the apartment. Therefore rented it sight unseen. Specifically, after learning the company's motto and values they advertise and talking to their leasing staff. Upon entering for the first time I found: -It had been repainted so quickly there were splatters and smears of paint on the floors in the kitchen and bedrooms, refrigerator, microwave, stove and handles to the cupboards. -One of the burners on the stove wasn't even attached to its electrical compartment rendering it unusable. -Large patio blind attachment was broken leaving the blinds to hang and swing. -Wasp nests inside the storage unit. -Air duct cover filthy, bowed and poorly secured. -One bathroom had no toilet paper holder nor hand towel rod. There were visible patch marks showing where they were torn off at one time, wall patch but rods never reinstalled. There was a very large visibly puttied hole in the ceiling that was repaired but never repainted the same color as the ceiling. The putty around the shower head was cracked all the way around causing the shower head to be loose and unstable. -Garage floor had a large puddle of dark brown sticky substance that had spilled and oozed down. When I notified staff of my disappointment and concerns they were attentive and jumped right on it and promised to make things "perfect". When I was contacted and told things had been corrected I went back to check on it and found it to be much approved but still disappointing. However management reassured me that they would continue to work on getting my "new home" up to their standards. It took 11 days for maintenance to be completed and a second set of cleaners to do a thorough job. During that time I had to reschedule movers, extend my previous lease and was living out of boxes as well as having additional finances due to the fact that I had already transferred my electric bill and homeowners insurance. My move has been a horrendous experience that could have been completely avoided had Cortland chose to take the time to clean and fix the apartment, the first time, to the standards they boast. So I asked management to review my "free month" and consider exactly when I truly was able to move in and not be impacted by all these repairs and their cleaning crew. Unfortunately, I got very little compensation and didn't have the energy to make another move. To top it off, after moving in, I was unable to use my garage for over a week. I was told twice the remote would be returned and put back in my apartment, since I was never home during their business hours to pick it up myself. Come to find out maintenance's key to my apartment was bent and they were unable to enter until they got a copy of mine - yet I was never contacted to get it taken care of. Cortland's values and standards were definitely not front running in my case. In fear of losing money they turned the apartment over too quickly causing unnecessary financial burden as well as anxiety and stress to my son and I in a time that should have been a smooth and easy transition. Below pictures are what we are living with currently- My concern is how will the next 15 months be if this is what management believes is presentable and acceptable. Have lived in this apartment for about 2 years. This certainly has been one of the best community living experiences so far. Apartments are well maintained, closer to freeways and great shopping center is all plus point. But the most important reason why this gets 5 stars from my side is the leasing and maintenance team. Special call out to Candice, Jennifer, and Wonda... They are the best... Whenever we had any problems, we approached Candice and came back with a real solution. Never got disappointed. I wouldn't hesitate to rate this over 5. Would certainly recommend leasing here. read more

Cortland Desert Ridge, formally known as Pinnacle Union Hills, is a spacious property with many amenities to be enjoyed. The grounds are plentiful with trees and bushes. Maintenance does a very nice job of not only fixing anything that needs attention but also perusing the landscape to make sure it is clean and neat as possible. Management is very quick to resolve any issues pertaining to tenants that don't like to follow the rules. I would recommend this property to anybody that wants a nice cozy warm feeling in a rental situation. read more

I used to live at this community when it was Pinnicle at Union Hills, for 3 years and moved out 2 years ago. I was the happiest I have ever been living here and even more impressed with it now. I ordered some things to be shipped from China and after three weeks I realized I had never updated my shipping address and they were being delivered to my old apartment at Cortland. I stopped by the community and spoke to Candice. I informed her of my predicament and she rose to the occasion. She said she would notify the mailman and keep an eye out for my packages. She called me two days in a row after my visit to keep my updated that my packages had not arrived yet. I have NEVER in my 50 years had such excellent customer service. This company is lucky to have Candice as an employee and the residents are lucky to live there!! THANK you Candice from the bottom of my heart for caring so much!!! read more

This place is great. Although we didn't end up renting here (my husband decided to purchase a home) the staff was super friendly and knowledgeable. Candice was very helpful with all the questions I had. I would definitely recommend this place to anyone looking to rent an apartment, they always do fun family activities to get the residents in the community together, the day I went in they had pumpkin painting and treats for the kids which I thought was so nice! read more
