I spent 3 nights here and had a guest parking spot. It was a completely furnished, spacious 2 bed 2 bath on the 2nd floor. I brought a book, pJs and toothbrush and I was all set with a comfy bed and pillow for a good nights sleep. I found the place very clean and comfortable. This is definitely one of the worst, if not the worst experiences I've had to date renting an apartment. They have gone out of their way to make me feel unwelcome. During the tour, I inquired about the typical duration of the application process. While no specific timeframe was provided, staff mentioned instances where applications had been processed within two days. I submitted my application on June 13, 2026, with the expectation of a move-in date of June 19, 2026. However, my application was not processed and completed until June 22, 2026, which is an unusually extended period for an applicant with an exceptional credit score (above 800), no rental references to verify (as I was a homeowner at the time of application), and a long-standing history with the same employer earning a six-figure salary.Upon moving in, I discovered numerous dead insects in my apartment. It was apparent that the unit had been exterminated prior to my move-in, but no cleaning efforts were made. Despite applying for the lease on June 13, 2026, and having ample time to clean (as my lease did not commence until June 23, 2026), the unit was never cleaned after the extermination. I documented the presence of dozens of deceased insects during my move-in inspection, but management did not take any action, offering no apology or acknowledgment of the units unsanitary condition.A week after moving in, my name was still not listed in the directory, the code I was provided for visitor access was ineffective, and the transponder for the gate was malfunctioning. Those issues were resolved. Recently, I discovered that the mail key I was given was also non-functional, and my email correspondence regarding this matter went unanswered. Additionally, four out of the five phone calls I made regarding the issue were not returned.Nearly one month after moving in, I still lack a functional mailbox key and have been unable to access my mail for more than a complete month. I did submit two work orders that were handled promptly by a very professional handyman, and that was definitely a plus, but overall, I am completely floored at how an apartment community that uses the labels like "luxury" and "exceptional customer service" can be so flippant and non responsive. I will not renew my lease at the end of the leasing term. read more

San Portales is a beautiful rental community in N. Scottsdale that rivals any resort in our area. The landscaping crews do a wonderful job, recently tree trimming beautiful resort palms that are planted at the main entrance, all around the pool area, and right now everything is in bloom making this a very special place. The management staff is so friendly and the follow up if you need any maintenance is excellant. The pool area is very large, plenty of lounge chairs and plenty of tables with comfortable chairs, and there is a beautiful indoor lounge/living room area to just sit and relax. Neighbors are friendly and all in all, this is a great location, close to a lovely library, Appaloosa, and not far from the Loop 101. We are very happy here and thankful that friends recommended SP to us. read more

Welcome to San Portales.. The worst apartment management we have ever seen anywhere. We are a few months new. Just getting settled. I travel for my job a lot and often. Our first monthly payment came due. I was out of the country. Henri would not connect. We had not set up Henri yet for auto payments so I was trying to pay one time. I returned on the 4th to find Henri locked us out and we could not make our payment. Management already had a notice on my door and late payments applied. No notice, No courtesy, No call, just boom.. late fees and instant eviction notice. WOW! I had to run to the bank because they would only accept a cashiers check. Management response.. that's just how it is! A dog ridden barking apartment complex, with overflowing dumpsters, a place that fights you when a repair is needed on horribly outdated and abused appliances, and a lazy management service that treats you like vagrant trash. Thank god our term will be short. 1-10 recommendation with 10 being the best... We rate it a 1 .. Renters beware.. read more

The struggle to find somewhere to live when moving form out of state is intensely stressful. I spent my day calling over a dozen complexes and either got an attitude on answer or sent in circles to voicemails . Was defeated by the time i called San Portales and was pleasantly surprised . I spoke to Jennifer the property manager and she was extremely kind and knowledgeable . She answered any and all my questions and walked me through the process of being able to tour virtually. As a resident of San Portales for the past 18 months, I'm a relatively new resident as many residents have been here for several years. I can only share what I've experienced in that time. With that being said, every apartment complex will have pros and cons. Pros for me are: San Portales is a quiet community. The landscaping and grounds are meticulously kept. Another perk is the small size, which makes it an easy walk to the pool, mailboxes, or fitness center. And being small allows you to get to know your neighbors, which is nice. The office staff is always friendly when you speak with them. Cons: I don't like that they force you to pay for Fetch monthly. But most of the cons I've experienced are maintenance issues, which I'll go into with further detail. In my experience, under the previous management repairs and maintenance were handled in a timely manner so as not to disrupt daily life. There was never an issue that was a long-term problem that inconvenienced my daily life. The same cannot be said now. Under the management of Jennifer Porter, there have been maintenance issues that take weeks if not months to correct, with the blame always being placed on the vendors. I understand things break or need repair, but my issue is that it takes too long while causing disruptions to residents' daily activities. If the maintenance vendor takes too long, find another vendor. Have a Plan B. The latest examples are the EV charging stations were down for several months. That's a huge inconvenience if you drive an electric vehicle. The 74th Street gate call box was not usable off and on for weeks at a time, which made having guests or getting deliveries in after office hours difficult to say the least. The air conditioning in the fitness center had ongoing maintenance issues off and on for 2 months and one unit was broken for several days during the heat of the summer before it was repaired, which is a huge inconvenience if you're a daily gym rat. Under previous management the fitness center thermostats were set in a range of 68-74 and in my time here, there were no noticeable maintenance problems. The fitness center was always comfortable and usable. I use the fitness center daily, and never had an issue. Under the management of Jennifer Porter (with no notice to residents), she locked the thermostats to 75 degrees, which in the middle of an Arizona summer, made the fitness center temperature unacceptably hot. In response to complaints, she compromised by lowering the temp to 72. These 3 degrees made a huge difference, but it still was not as comfortable before she mandated the temperature change. Plus, the humidity levels were 60-67% which made it uncomfortable, and this issue has not been resolved at this time. When the air conditioning quits after office hours or on holidays, there is no maintenance plan in place, since it's "just an amenity" I was told. I've talked to several managers of Mark Taylor apartment complexes, and there is no company policy on fitness center temperatures. From the resident's perspective, Jennifer just made this mandate arbitrarily. Jennifer and I have had numerous conversations about my complaint that as a resident I'm paying good money for the amenities, and I should be able to enjoy them. She informed me that as the complex is aging (it's 7 years old) that residents like me should expect the facilities and amenities to decline. I find that offensive as they increase rent. The facilities are not the only thing on the decline. Resident satisfaction is as well. I will not be renewing my lease and frankly, I regret renewing it the last time. I started with a 6-month lease and now wish I'd left then. read more

I moved into San Portales eight weeks ago, within that time I've been living with a bug issue-over 35 insects now, and counting. They are mostly silverfish, but also several beetles, a few unidentified (nasty looking) insects, one cockroach, a moth. These are just the insects that I have seen, not sure what comes out at night. After several pest control visits, requests for maintenance to seal the cracks, and have the neighbors sprayed, the issue is still occurring. I also asked management to spray the immediate grounds of the apartment - they never bothered responding to me. Yet when the pest control supervisor came to visit recently, she recommended the same thing. Perhaps management will respond to her?! At this point I've made a decision to move out - I don't need more bugs crawling on my couch, on my bed... causing me a chronic unsettled feeling, undue stress, an uncomfortable living environment, and general inconvenience with pest control, and having them come in at unpredictable times (they don't schedule a time). I also don't want to continuously be exposed to pesticide - though it's a contact spray, it's still an unnecessary risk that my pet and I should not have to tolerate. San Portales is contesting me on breaking my lease. They state there's a possibility the silverfish came in with my boxes when I moved in (silverfish eat cardboard), and they seem to ignore any explanation of the other insects. I realize anything is plausible, but I also realize this likelihood is very low - here's why: -When I moved in, the apartment floors were filthy, I used about 20 swifter pads and they were literally black with filth. The carpeting was clearly not cleaned properly - when I (still) run my hands over the carpeting there's a grimy film left on my palm. "Professionally cleaned" by my definition is steamed and/or shampooed... not neat lines in the carpet by a vacuum. The toilet seats in both bathrooms are stained as if they're 20 years old (this apartment is about 2 years old)... and there was built-up crud on one of the toilet flushers. All of this told me that the previous residents did not clean, and San Portales did not clean the apartment thoroughly before I moved in. Sure, upon first glance the counters were shiny and the appliances were polished... but I realized they focus only on the aesthetics that catch your eye - and ignore the things they think they can get away with. The floors are dark (vinyl) wood, and the carpeting is a speckled brownish tan... easy to hide dirt, grime, and even crawling insects. One of the management staff said they lift all the carpeting up and run a UV light to check for pet urine, prior to people moving in. I find this very hard to believe if basic steaming or shampooing isn't even done... The point to all of this, uncleanliness can lead to insects. -I moved here from San Francisco where silverfish are not prevalent (completely non-existent in my experience), it's cool and dry there. I also moved from a high-rise condo where I literally had zero insects. I used new moving boxes, didn't have anything in storage, no basement or attic (where I've learned silverfish are often found). I also moved via ABF - metal relocation containers held my boxes, nothing was in a local moving truck where bugs can be transported. -I watched a beetle crawl in and out of a crack in the wall... this spot has since been sealed after I requested maintenance to come in (I've been taking the initiative with ideas to solve the issue, there's been no proactive assistance from management besides adding me to the pest control "list", and having the pest control supervisor come by). -I watched a silverfish scurry into a crack along a baseboard - this occurred AFTER maintenance came in to seal the cracks. When they came in I pointed out areas I was particularly concerned with. They sealed some of those spots, but for most of the areas I pointed out the reply was "it's already sealed". Apparently not. -The continuous stream of insects hasn't stopped - they're coming out of the cracks and openings of this unit. Also, there's the fact that it's been a variety of insects, as mentioned above, not just silverfish. -Pest control told me there was another apartment with silverfish, and pointed towards another unit across the parking lot. I conveyed this conversation with the property manager- and the next time pest control came in, he seemed reluctant to discuss anything with me. I can't help but wonder if he was told to keep quiet... Common sense tells me the issue is not due to my boxes. San Portales does not want to take any responsibility, and they don't seem to care if a resident is living under these conditions. I've received no reply from the property manager since my last email exchange with her. Based on this experience, I would never recommend a Mark-Taylor property. Don't be fooled by the "luxury...upscale" marketing. It's all a façade. read more

I have lived in San Portales almost six months and LOVE LOVE it here. We moved from a 7,000sf home and I was definitely concerned about apartment living but that concern was wasted energy!! The apartments are beautifully appointed and the grounds are expertly maintained and beautiful. All of those things are wonderful but what makes this place "work" is the staff. I cannot express what an amazing manager Karen is. She deals with all concerns quickly. There are rules here which are necessary with this many apartments to maintain the quality of living. Karen makes sure they are inforced and not "suggestions". We have not doubted our decision to move to San Portales once!!! read more

I was looking for a resort style of living. I found it here at San Portales! The apartments are large and spacious. The amenities are great! Fun activities are offered all the time. Updates from the concierge staff are always forthcoming. The staff in the office with Karen the manager are so helpful and kind. Repairs are always made and we don't even need to be home! My Bedlington terrier, Lambchop and I have been living at San Portales since February, 2018. The property is brand new. I am the first person to live in my apartment. I have a large one bedroom apartment with tons of storage space and a magnificent view of the mountains and the city. The best feature is the elevator which makes my life so much easier. The office staff is fantastic and always available to help with any issue. The maintenance guys go above and beyond to satisfy my every need. Yes, the rent is quite high, but you get in life what you pay for. They have wonderful parties almost every month so that the residents can meet each other.There is security on site every evening and even valet trash pickup.I can not say enough good things about San Portales. I would highly recommend San Portales to anyone looking for an upscale apartment complex in north Scottsdale. read more

There are some great things about San Portales and some not so great things. First, the great things. The pool area is gorgeous. Truly resort-style. The mature palm trees and landscaping can't be beat. The lounge chairs are plentiful and comfortable. The water is heavenly. It's the best pool area of any apartment complex I've known and when you are there, you can't help feeling you're on vacation. Coming from a big Midwestern city, the pool area was one of the big draws for me. The workout room is great. I never had trouble using the machines or equipment. The facility is spacious, clean and overlooks the pool. With rare exception, my neighbors were great people and a pleasure to come across. My apartment had a refrigerator with a filter. I loved that. The apartments are bigger than any I've seen. I loved the high ceilings, my spacious bedroom, my big walk-in closet with a little window up high, and my bathroom with its walk-in shower. The little laundry room was great. Here are the not-so-good elements: I'd lived in two Mark Taylor managed apartment complexes before this. One they built and managed. One they managed, but didn't build. Both of the apartments I lived in had filthy floors. I was so certain that being the first tenant in my just-built apartment at San Portales, I'd finally have clean floors. But no. Just filthy. I don't get it. Did they keep the windows open after they installed the carpet? Did they keep the terrace sliding door open after putting in the living room flooring? Did they take dirty carpeting and flooring from another property and install it here? I lived in the smallest 1-BR that wasn't yet built when I signed the lease. I just knew it faced south. I advise anyone looking to rent here that they find a way to check the view before signing. I had a fabulous view of the Life Storage warehouse on Williams. If I stood on my terrace and leaned to the right, I could see the mountains. If I stood and leaned to the left, I'd see the neighbor's terrace perpendicular to mine. If I sat down on my lounge chair, I saw only the sky. I had enough of only-the-sky in high floor apartments and condos in Chicago high-rises. The space planning for the smallest 1-BR wasn't well-thought out. The walk-in area, kitchen and dining area take about 70% of the Kitchen-DR-LR space. The actual living area was so small, I could only fit in one couch so if anyone visited, we'd all have to sit side by side on the couch and face the wall. As for that wall which held my mounted TV screen, it was so close, it was reminiscent of sitting in the first row of a movie theater. I ended up spending all my time in the BR where I had an old fashioned TV on a stand by the bed. Loved my bedroom, but would've liked to enjoy the whole apartment. Some of the finishes were cheap. The shower floor and toilet stained easily and were difficult to clean. The clubhouse reeks of some kind of perfume. Who thinks that's pleasant? The owner's wife maybe? There was only hot water in the spigots in summer. Not lukewarm. Hot. The rent increase of 3% was not outrageous by any means, but since the rent here was already the highest I'd found for an apartment in Scottsdale and given I had no view and my living room area was unusable and my health insurance increased $300 and I knew some of the "Ladies Who Wine" were given no increase, I approached the manager to see if we could negotiate something and was met with...a lack of warmth shall we say. I was told if I didn't sign the lease, they were going to increase the rent on it $125. Additionally, when I brought up the fact that I had only hot water in the summer, not lukewarm, she brought a maintenance worker into the conversation. He raised his voice to me, caught himself and walked away quickly. I turned to her. She shrugged, smiled and said, "He's a little gruff." Like he's some lovable curmudgeon on a sitcom. No, not acceptable. I know Mark Taylor is in a for-profit business and they don't really care who you are, just that they get their money on time, but the staff could've at least make a pretense of appreciating the fact that this was the third Mark Taylor complex I'd lived in and said, when I told them I was leaving, something to the effect of "We sure appreciated your business and hope your return to one of our properties someday." Instead, it was like the end of The Nun's Story when Audrey Hepburn walks out acknowledged by no one after spending years in the convent. On Sunday morning at 9:30, Carmen from maintenance called and asked if she could come and take a look. By 11:00 AM, Sunday, she has repaired the washer and replaced the dryer. We moved my mom into San Portales about 3 weeks ago and have had a​ great experience from the minute we arrived to look at the property for the first time to moving in 4 months later. Karen and the entire front office staff have been amazing and helpful with each step of the process. The apartments are beautiful, brand new, very spacious, beautiful finishes, great storage throughout with amazing views. Maintenance requests have been handled quickly and efficiently​. We attended the monthly resident party with my mom last night to help get her introduced to others in the community​ and it was a lot of fun and we were amazed at the attendance. Looks nice and good location. Security staff is good. Office staff not nearly as consistent as they should be for a property at this price point. Build quality is suspect- probably 20 maintenance requests over several years (various roof noise issues, appliances, roof leaks among others). Too many dogs- including aggressive dogs that had to be held back while near me. Also loud barking, dogs not on leashes, and waste. Doors to the units noisely slam shut with no solution provided. If you are sensitive to noise or work from home- please be aware- this is the worst place for landscaping noise!!!!!! I have lived in similar complexes for 10 years and never had to voice 1 complaint before moving here. Management does not care at all about the nuisance this causes residents- one response I got (after a 630 am chainsaw wakeup call) was that the hours depend on the landscapers schedule! (paying residents don't matter I guess). Management is often not responsive to criticism or consideration of solutions. Amenities are decent (though usually too much chemicals in hot tub), but staff went overboard with COVID precautions and a decline of office services beyond what was mandated. Having not live in an apartment for all of our married lives, moving to San Portales was definitely a leap of faith. I will tell you, we have not been disappointed on any level. The staff are most considerate and always go out of their way to help with any questions or concerns you may have. Any maintenance issues, which are few, are solved and corrected within an extraordinary minimal amount of time. The social aspect of meeting people was a little daunting but the once monthly parties are both fabulous get togethers and also extremely helpful in meeting your neighbors.
