My wife and I have been residents for a little over 10months. We first moved in mid 2020 and ever since moving here we have loved everything about the complex. The grounds are ALWAYS prepped and clean (the photos posted by the owner on Yelp is genuinely what the grounds look like 24/7, don't listen to all the haters). The tennis court, pools and grills are all functional and the location is PERFECT for anyone considering the paradise valley area. Since living here Palisades has always been communicative with any re-pavements, site changes or temporary fixes and the management staff and upper management are VERY quick to respond via email. The maintenance staff is very professional and quick to address any issues. I would personally like to thank Ralph for always being kind and addressing any little issues we have had, clogged drain, ice machine maintenance, ect.. Having needing to move due to work situations, Nick and Danielle have made our move out process as smooth as possible and even accommodated to extend our move out date a week or so later so that my wife and I can have time to move into our new apartment come may. We have been VERY pleased with this complex and will miss it dearly. My only complains would be 1) they are overly cautious with their COVID-19 precautions, I have yet to step foot in the leasing office and the pool has been closed on random occasions, but that is to be expected, I guess. 2) Because they have landscapers out everyday the Bush trimmings, leaf blowers, etc. can be a little annoying, but that's as to be expected when you work from home and are right next to the tennis court and pool. 3) The in home washer and dryer units, and dishwashers are pretty cheap. To compensate we just hand wash everything, and usually have to run the dryer 1-2 times to completely dry our clothes (not that big of a deal but it's worth noting). Overall we would highly recommend this complex if you are looking for a great location, friendly staff, fair pricing and great amenities. I pay almost $2,000 a month to live here, and for that price, I definitely expected a much more peaceful living environment. It already under 600 square feet and no washer or dryers in a 2k apartment. on top of that The walls and ceilings are extremely thin. You can hear your neighbors through the walls, people above you walking around, things being dropped, and basically every little noise. For apartments that cost this much, you would imagine there would be better insulation or soundproofing between units. My biggest issue, though, is how noise complaints are handled. It feels like no matter how many times you complain, nothing actually gets resolved. I had an upstairs neighbor who would leave their dog locked outside on their patio while they were gone for hours during the day, and the dog would constantly bark. I complained about it multiple times, and nothing meaningful was done to stop the problem. It became extremely frustrating having to continuously deal with noise inside my own home while paying this much in rent. On top of neighbor noise, there is constantly some type of construction, landscaping, or loud maintenance happening throughout the week. I completely understand that an apartment complex needs to be maintained, and I actually really appreciate how clean and well-kept the property is. That is one of the things I genuinely like about living here. However, I don't understand why landscaping needs to be happening almost every single day, Monday through Friday. There is constantly the sound of leaf blowers, lawn equipment, bushes being trimmed, maintenance, or some other loud work going on. It makes it difficult to have a genuinely quiet day at home. I understand that some noise is just part of apartment living, and I don't expect complete silence. However, when you're paying almost $2,000 every month, I think it's reasonable to expect management to take repeated noise complaints seriously and make an effort to provide residents with a comfortable living environment. Between the thin walls, upstairs-neighbor noise, barking dogs, construction, maintenance, and constant landscaping, it can feel like there is always some type of noise happening.. there is much more to add and i will do so when i move out, but stay away much better apartments in the area for this price . read more

The water to our apartments was shut off--with a 5 minute notice. This has happened multiple times while I've lived here. They say they have to fix a water problem, but it seems as if there are ongoing problems with water access in this complex. Very disappointed with this place! I gave my proper 60 days notice! Paid my final rent on April 1, 2023 & move out April 22, 2023 to give me time to clean the apartment. I had a final walk thru April 24 @ 10am. I get a call from their office at 9am stated they couldn't do the walk thru to later in the evening. I was already in the area, I move 30 minutes away to be going back and forth. I turn in my keys to the office & I was told I would get a final statement . One thing for sure I recorded the whole unit before I turn the keys in for my documentation. This is the final statement I got from them. I left the place clean & no damage. Of course they have to clean the carpets but they weren't that dirty. Painting was not needed. Unfortunately my video I took is 8 minutes long to post. I definitely wouldn't recommend moving here after this. I called them & was given a number to call & have to wait 2 day to get a call back. Per their website they already rented my old unit out. That clear stats no work needed to be done & today is May 2. As of this moment they have over 22 vacant units per their website. Thank God my husband boss heard the situation & will be contacting his lawyer for us. Update: Here's there so called wall damage Im getting charged for. With all of these empty units there in need of money & over charging tenants when they move out. So sad. read more

Absolutely HORRIBLE place to live. My Fiancée and I lived here for 2.5 years and were furious how they treated us and how they handled our move out. [[HIGHLIGHT]]First off, the rude/snarky front desk staff go out of their way to fine/threaten to evict you within 10 days if you don't pay outrageously expensive charges, regardless of circumstances.[[ENDHIGHLIGHT]] My fiancée and I due to last minute issues with my mothers work schedule, had to look after a 5 month old 9lb maltipoo puppy she was trying to rehome after the death of a family friend left him ownerless. To meet their requirements for him to be in our apartment, I immediately scheduled him for vaccines and was waiting for the paperwork before submitting things to the palisades (I had time stamped emails/appointment records to prove it). I was then fined $763.03 (which I promptly paid) for not reporting him upfront, and threatened with immediate eviction. My Fiancée and I already had fully paid deposits and pet rent for our cat for the entire duration of our stay, and so adding on another pet wasn't a big deal to us. But despite this, the Palisades were cold, short, rude, and acted as if we were trying to deceive them over the situation. Over the next week, they threatened us with eviction and potential fines 2 more times as "friendly reminders" for having a grill being stored on my patio (that had never been used), and because they didn't like how I set out my trash for the valet waste they make us pay for. I was given no prior warning despite setting my trash out the same way for 2 years, and was furious because the only way they could have known what was on my patio was to spy on me from the third story of the adjacent building (see maximally zoomed in attached photo from specified location). There is no other way to see onto the patio from the entire complex. They also never asked for my pet vaccination records once they had my money. [[HIGHLIGHT]]Lastly, the front desk staff all tell you different things when it comes to move out expectations.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I was originally told the carpet would need to be replaced due to have pets and that it was past the 5 year life expectancy. They said they didn't want me wasting my money getting it cleaned, as they were replacing it anyways. I thought this was strange but wasn't going to argue with them about it. When I asked for it in writing, they told me they'd send me an email with all details/expectations later on. When I pressed them for the email just before my move out date, they played stupid and acted like they had no idea what I was talking about.[[ENDHIGHLIGHT]] Fast forward to the "move out inspection" which was a total joke. They made us wait over an hour past our "scheduled time" just to have the maintenance man say he was only responsible for "taking photos of everything" and that it was "up to the front desk to charge us accordingly." They would then have a private contractor come on a date we weren't allowed to be present for to make estimations for repairs and charge us afterwards. To be clear, I've lived at a handful of apartments between getting my doctorate degree and working full time, and have NEVER not received a full or near full security deposit reimbursement. I ended up having to pay additional money on top of the deposit despite making sure the apartment was incredibly clean upon my departure. If you think it won't happen to you after reading all these horrible reviews (I was that guy too), think again. Do yourself a favor and rent elsewhere where the management cares about their tenants and not how much they can screw you over. read more

Hi I've lived here 7 years. I'm new to Arizona & new to renting. Anytime I have a question or need something fixed it's just amazing how fast the job is completed. Also getting new carpet recently because I went over the 5 years, the carpet people were on time, the job was done neatly and efficiently in one hour and a half. I did have to move my own furniture which made sense. it's so nice & has a brand new feel again. [[HIGHLIGHT]]The staff has always been very helpful respectful.[[ENDHIGHLIGHT]] The common areas are always very nice & clean as well. i do however wish the windows were triple pane because of parking lot noise & dust getting inside ect. other than that, the neighborhood is very nice. At the end of June 2023, 10 months into my lease, I started noticing little bugs throughout my apartment, we went on vacation and came back beginning of July and saw they were everywhere, along with eggs. (Documented). We had our friends who own Bugsy pest control come look at our unit to let us know what kind of bugs they were and questioned why this far into our lease somehow there are bugs everywhere. They asked if someone new had moved in, and let us know that in cases of German cockroach infestations the whole building needs to be treated, not just our unit, and they were very right. We let Palisades know on July 19th, 2023 that there was a German cockroach infestation in our unit. We got the standard answer, that they would send pest control. After pest control sprayed, there were roaches everywhere. Hundreds of dead babies, a lot of bigger alive ones.(Documented.) After examining our unit even further, we found that there was no baseboard along the back of our kitchen wall, and tons of cockroaches were coming up through. We set one of our ring cameras up just to see if that was part of the issue. By the end of July and after one spray, they were everywhere. Mostly in the kitchen, but in the bedrooms, bathrooms, hiding in towels. It was inhabitable. They came and sprayed again. Again, dead roaches everywhere, particularly babies. They'd be mostly gone for about a week then come right back. The second time they came and sprayed, we waited to speak to them. Pest control told us there was German cockroach activity beneath us and also asked us if we had any new neighbors since our infestation started. Management completely denies any other units having issues, despite the pest control guy going to the units next door to spray on our ring camera and him confirming it himself. We dealt with roaches from late June to late August when we decided to move out a month early because it was so disgusting. My daughter wasn't even staying with us anymore because she was having severe asthma flare-ups due to the roaches. Even though we left early, there were roaches in the unit up until our lease ended in late September. We paid on an inhabitable unit for almost three months. We were continually told that this was only an issue in our unit, or that there wasn't an issue at all, despite documentation and the paper trail. Near the end of our lease, we went door to door talking to our neighbors. The unit behind us in particular, #2181 had been there for years and had had German cockroach issues. More recently, they had been struggling the past few months with roaches that they had just gotten rid of. We talked to our downstairs neighbors who confirmed the same thing about having issues with German cockroaches and Palisades taking months to take care of it or them just taking care of it themselves. Not only did they charge us EXTRA for pest control on a problem they KNEW they had, they lied continually about their being an issue in the building. It was the craziest gaslighting I'd ever experienced- sending them picture after picture and they continued to say there is no issue. This was unit 2183. DO NOT RENT IT. Or ANYWHERE near the building! We had roaches in our unit for 3 months and the issue was NOT eradicated. I'd recommend not renting here at all- management does NOT care and is extremely deceptive. read more

I would not recommend this apartment to anyone. The office staff is rude and snooty and they want to fine you for everything and when your lease is up they say they do not want to renew without good reason. Not to mention I paid over $2700 for a deposit and only got $470 back. The apt. was left in good condition when I left. I paid almost $6000 to move in. Absolute waste of time. Guess you do not like tenants who pay rent. So glad I left. Just want to warn anyone who is considering renting from here please think again. Lookks can be deceiving even tho the apts are nice the management company that runs these apartments smarr not. I spent the money anyways and paid over $450 to have the entire unit cleaned. Paid over $2000 to move in and left with $170 back for our refund. This place is a joke. [[HIGHLIGHT]]When telling them about my 60day notice and wanting to leave they asked me for a reason, I said "this community is horrible" they then said " we'll put looking to downsize"[[ENDHIGHLIGHT]] We were also told we'd have 2 move out inspections 1 for the counter tops, and then the move out inspection. We had 3 inspections, the maintenance guy came by and said I'm here for the countertops, great awesome get that done, another week goes by and I get a notice they will be entering my apartment with or without my permission to do the countertops again, I asked them why and they said the first one was never done/ another lady said it was a blinds person instead that was supposed to be coming, which is crazy to me because I let him in my unit. [[HIGHLIGHT]]I asked them if they could find out what time they will be coming back and they said the cannot give me a time frame because it's a third party company.[[ENDHIGHLIGHT]] So they scheduled randoms people to come into my unit when I wouldn't be home and said it would be a maintenance man and another guy. [[HIGHLIGHT]]I told them I don't feel comfortable with them in my home without me there so I'll take the day off work, I don't know who I was talking to in the office but she gave me a snarky attitude and said "that's not necessary" ma'am yes it is when I do not feel comfortable, it was a good thing I was there, 3 men without a maintenance person came to my door walked inside and messed with my dog while she was in her crate.[[ENDHIGHLIGHT]] Out of respect for anyone and animal terrified of strangers they were barking at her and laughing at her in the crate. I told them to finish what they came for and they need to leave. I'm an animal specialist, worked with animals for over 4 years now. We were hit with a random fine for dog poop, $100 to pay. I wasn't mad about it but I know the health risk about just leaving dog poop around and know I would never do it. I asked for proof that it was our dog and they sent me a photo of my boyfriend walking inside the apartment with dog poop in the dog park that was the size of a St. Bernard. Take it in mind there's 2 St. Bernard's on property who never pick up their animal waste which I have let them know plenty of times, I was told by the st.bernard owners they never have received a charge about poop. But yet the maintenance people watch them leave the poop and park. I went and paid the $100 and said they need to install cameras if they want to prove who actually is leaving poop in the park. I then go to get the cashiers check to pay the $100 that they told me, and I come back and they said "ohhh it's $105 blah blah due to tax" I said fine you're wasting my time and I need to go to work so I'll go and get the rest but you need to send out a form to everyone with the correct amount including the tax, she sent it out the same time I asked but it still said $100. They are misinformed, don't know what they're doing or who is scheduled for what. [[HIGHLIGHT]]Honestly save yourself the trouble, even when they reply to the reviews I have never seen that person on the property.[[ENDHIGHLIGHT]] Oh we also told them we do not want valet trash as we can do that ourselves, we move in never received a trash can for the valet trash, looked at our lease agreement and it says that in our last two months we've been paying for valet. I didn't care about the money, but upon move out I asked them why we got charged and we never received a trash can her reply was "you'll get charged $150 for not returning the trash can" did they not hear the words that came out of my mouth, we never got one and we're still charged the $150! Still haven't received any receipts on why I only received $170 back, when I gave them all my cleaning receipts, and provided them with everything they asked. Yet they can't? read more

If you are over 30 and care any at all about noise you will not move here. You can hear every noise your neighbor is making. Vibrating cellphones at 4am, closing drawers, sneezing, vacuuming at 2 am, these are all just a few to look forward to. Management has no care for your concerns, their response, "It's apartment living". Never have I ever lived in an apartment with such little insulation and regard for their residents, no exaggeration. Bugs crawl out of your drains, the pest control people are here every month to spray. It's an issue. I have never been more uncomfortable in an apartment than what I am here. In response to your reply re. our "unsuccessful legal action," you are being sadly dishonest. We acknowledged from the beginning owing the Palisades at P.V. the cost to replace the carpet due to our dying pet. However, management refused to provide receipts until the day of the small claims hearing. The final bill after the hearing not including court costs was $248.62 less than what was demanded by management. We question the legitimacy of the receipts but the bottom line is if you are a potential renter at this particular complex then also be prepared for ridiculous move out fees. read more
