They raise our rent every year and do no improvements. We have no manager going on 7 months. We have had homeless people living in our park and the Sheriff has to come out and evic them. We have about 30 homeless cat's let people feed. If you care about your vehicle you should find cat prints all over your car in the morning. Great place NOT!!!

We stopped and spoke to a resident asking if any places were for sale as we saw no signs. There was one on Pelican a private sale. Wanting more information we drove up to the office. That was a mistake!!! I am only assuming the lady in the office was a resident. She was speaking to the lady at the front desk. We overheard part if a conversation about the park being overrun with rats! The lady who was behind the desk attacked verbally the lady asking about the rats. She was screamed at and told they were tired of hearing about rats and poor working AC's in the halls. That poor lady left in tears. When the office worker asked if she could help us we just walked out. We feel bad for the residence of this park. And we confirmed it is infested with rats by the way.

Our booked site was large, lots of shade, but we couldn't get the TV dish to pull in a signal through the trees. Scott, and his wife who manage the park, changed our site with no problem at all. We ended up with a great site in this little jewel of a park. The park is kept immaculately clean on a daily basis by Scott, who takes tremendous pride in his work and the park. There is no pool, but there is a clean laundry room with good machines, 2 club houses for some entertaining Karaoke events and a variety of games, bingo, darts etc. Situated 2 city blocks from downtown Zephyrhills, which offers great dinning, bars, and shopping Malls, along with much more. This park is a super place to relax with excellent prices, friendly staff and guests, best kept secret in the south.... Our stay was the month of Dec, with a 37 ft MO with a 12 ft trailer.

The flexibility here is amazing! The pool is wonderful for a dip to cool off on hot summer days. The game room has pool and other activities for the kids as well. That's where I get to this post. Allowing the stay of all ages is amazing. Gives a place for younger people with kids to go and call home while traveling. It's close to Zephyrhills and there is plenty to do here for a moderate stay or even an annual visit. The folks within the community here are ALL outstanding and easy going. The train is nice to hear at night, if you like trains. Other than that, I recommend this park highly! The price is reasonable compared to others within the area, the maintenance is on point when you need them, and the office is always more than accommodating. This park leaves a spot in my memory and my heart! We will return again.
