You will never have the same manager for over a year. Today I received a call this morning saying that I have a package at the office and that they close at 6 pm, so I left work to make it at 5:57 parked in the front parking lot. I see a woman leaving locking the door and asked her if they were closed and she said yes, so I asked her if she could let me get a package and she said "well you can try tomorrow at 7 because we close at 6" I told her that it was not 6 yet and if there was a way she could just open the door and she said she could not reset the alarm and she could not do it at all and I told her, but it's not even 6 and she had the nerve to tell me In a snobby way with a neck roll "well I'm sorry that I closed two minutes early" and my blood started to boil and I said "excuse me!!!??? Who is your manager???" Maybe I would have been surprised with her response when I first moved in, but as trashy and unprofessional as the is place is getting it didn't when she replied that she herself was the manager. Management along with other things is what is definitely wrong with this place, like how hard is it to do something as easy and simple as HONORING YOUR HOURS and let's not forget the bad work maintenance does.... I had my thermostat changed out last year because it broke and this is how they left my wall!!!

It's Tx law to give a 48 hr notice to enter a unit but they had a company banging on our door multiple times to come in without notice to check for damage from the snow storm TWO WEEKS after if happened. Cops are there about three times a week. Two shootings in one year, loud music all the time, people revving engines all night. I am beyond happy to be out of there!

Our unit layout is very spacious, the appliances are newer models and they're just pretty apartments in a great location. We're minutes away from Walmart, HEB, lots of food establishments and quick access to IH-35 or the Toll. They take very good care of the property and I want to say that they cut the grass almost every Monday at 7am (will surely wake you up lol). The pool/main office area is beautiful and gives resort vibes. There are two gyms... one with treadmills, elliptical machines, weights, etc. And the other has cycling bikes, a large mirror with an interactive TV where you can select workouts to do. Like I said, we haven't had many issues but I would say that ants can sometimes be an issue but when requested pest control will stop by. We haven't had to call for maintenance often but when we have they promptly came by and resolved our issue. Our main issue are our upstairs neighbors who have no regard for others. We've reported the issue but we realize that's kind of outside their control and there's not a whole lot they can do. We love that they hold little events just about every month. On Mothers Day and Fathers Day they gave out small gifts, one afternoon there was a Pizza Social, they've given out breakfast (Chick-fil-A once) at the main gate a few times, they arrange for Food Trucks to come to the property every so often (I had a Lobster Roll one evening) and most recently they held a Summer Pool Party. We were very impressed with that gathering. It brought the community together for swimming, fellowship, music and food. They served Chicken, Burgers, Mexican Street Corn, Snow Cones and some amazing Drinks. Overall, we've enjoyed our time here so far!

1-Star for the renewal process…read more Lived at this property for 2+ years - Maintenance staff is generally great. Some amenities are occasionally out - Pool has had closures, grill outages, etc., but honestly nothing too terrible or unexpected from an Apartment complex. Working with the Leasing Agents has been my issue - Both times that my lease was up, I was offered a much higher rate than what similar units are being listed for. The first time I just accepted the high rate, but this latest time I did not. I was offered $2000+ for a three month option, and $1675 for a 12 month option, and was told rates are non-negotiable. I therefore placed my notice, and see it listed online instantly for $1723 (3 months) and the 12 month option for $1432 - Validating my thought that the rate they offered me was too high. I contacted the office saying I would be willing to pay the $1723, but they still said I could not match it. So they are offering the unit for $1723 to anyone but me, and $2000+ just for me. Same with the $1675 versus $1432. Doesn't really make sense - As they're likely going to offer a free rent promo to whichever tenant moves in versus keeping an existing one, but it is what it is.

I've been in the Austin area for 9 years staying at various complexes and this has become one of my favorites where you can find a lot of value for the price you pay with spacious apartments, a nice pool, gates to secure the property, and great customer service from Roxanna and Adriana. Glad to have stayed here and will miss it!

Please read so that you make an informed review prior to leasing at this complex…read more I was trying to give the new management a chance to adjust since we got a new company managing us and I know patience is key. However, a lot of the same safety and cleanliness issues repeat themselves regardless of who comes in and manages this property. (This is the third company managing the property in about a year and a half) Around this time last year, my neighbors apartment was broken into and a large number of valuables were stolen. I didn't know there had been a break in at the apartment next to me, until Pflugerville PD showed up asking if I had seen any suspicious activity. "Presidium" said nothing regarding the specific incident. The complex's failure to make residents aware of the incident brings me concern for our community especially since the door was KICKED in. Then, the night before last, someone attempted to break into my car along with other cars on the property. I was never made aware by the complex that this had occurred. I only found out that someone tried to break into my car, because Pflugerville PD showed up at my door at 10:00 at night the evening after, asking if I wanted to file charges against the individuals who attempted to break into my car. Luckily, for me the individuals were not successful in their attempted burglary. First off, I was completely shocked at the fact that this occurred, since "Presidium" said nothing to me. To be clear, "Presidium" can not act as if they were not aware this incident occurred, because the video evidence the police got was from the complex itself. Again, the complex did not bother to notify me. The only notice I received was a generic email sent to the entire complex, expressing that residents should take safety precautions and keep their valuables safe, because "crime can make its way into any neighborhood". Nothing else. In no way did Presidium make their residents aware there was an attempted burglary on the property and that this was the reason for their email. As someone who has a degree in criminal justice, I can confirm for you, "Presidium Pecan District", that crime typically tends to make its way into neighborhoods where there is a lack of deterrence. This includes the fact that the gates are kept open and some of the doors in the building don't lock or close properly. We can do our part as residents and lock our doors, but if "Presidium" doesn't secure the property as they should then we (as paying residents) are still being put at risk due to the complex's failure to secure the property out of negligence. This is probably why, a few weeks ago, on two separate occasions someone was able to make their way into our building and bang my neighbors door and my door multiple times in the middle of the night. The first time that this occurred the vase by my front door was only toppled over. No biggie, No one was harmed. The second time this occurred, my vase was taken and left by my neighbor's door. My neighbor advised me he was worried he could have been struck over the head with the vase by the woman banging on our doors, but luckily she had been scared off by his dog when he opened the door to ask her to leave since she must have shown up at the wrong apartment. Presidium's lease agreement talks a lot about how they can't be held responsible for certain issues revolving around safety even if they occur on the complex. Based on this, and my own experiences while living here for over a year, I'm left to wonder if the complex is okay with sweeping issues like the break in or attempted burglary under the rug in front of the community, so that their pristine "luxury living" image is left untarnished, despite the property's negligence. There are additional measures the complex themselves could take to better protect our safety. The community should have been made aware that there was an attempted theft on the property, especially when multiple individuals were targeted. The stairs and hallways also tend to stay dirty, (obviously management does not make the staircases dirty themselves) but for the amount of money we are charged in rent, I do feel it is the complex's responsibility to ensure the entire complex is maintained this includes staircases being cleaned (on a routine basis ..not just every so often). It's unpleasant to walk up and down staircases that smell like trash or are filled with liquid and food stains. Yet, there is a huge focus on what our balconies look like so that the complex looks presentable from the exterior. I've seen the staircases and hallways cleaned maybe once a month. Overall, I feel "Presidium" could do a better job of focusing on the safety of their residents and the cleanliness of the interior of their buildings. I have added this review as a means of informing others and I truly hope "Presidium Pecan District" takes this as an opportunity to go forward with better securing the property.

Apartments are very pretty. I feel as if they're a little pricey. My main complaint would be the invoice when we moved out. We paid 2 per deposits and it didn't go to the move out receipt!? Which is crazy because we were told they replace the carpet after EVERY tenant.. I would recommend but be careful and make sure you have money after your lease ends to pay them even more money.

Almost every night, smoke comes into my apartment through the vents from other units. I've submitted multiple complaints, but it never seemed like the issue was taken seriously or resolved. It's frustrating when your apartment regularly smells like someone else is smoking. What made it even more frustrating was that, during the same time, management seemed much more focused on enforcing things like trash can rules than addressing an issue that was directly affecting residents' quality of life. It felt like the priorities were a bit out of balance. The staff has generally been friendly, and the property itself is decent. However, the ongoing smoke issue has been enough for me to decide to move elsewhere when my lease is up. I hope management takes concerns like this more seriously in the future.

Once you move in, you get a direct line to talk to the office but before then a lot of phone/email communication is through AI. They have lockers for packages and mail rooms on both sides of the apartment complex. The grounds are very well kept and the trash valet is picked up very promptly. I have seen complaints on reviews about the sidewalks or the hallways being caked with stains and that's because residence do not put out the gray trash cans that they are given. They just put out their trash on the floor in the Texas heat and they leak and they get everywhere so that's on the residence. That's not on the staff just saying lol If you are handicap though, I do wanna let you know that they don't have any elevators so you'd wanna make sure that you're living on the ground floor. It also has a policy of 1 car per apt (I'm from California so I'm used to that) lol if you have a second car, you have to purchase a garage which honestly I think is very reasonable. You can also purchase a garage for storage if you'd like! Your guest can park on the street. It is safe and very well lit especially at night or just register their car so they don't get towed. It's very simple. It is family friendly and pet friendly! They have some small dog parks. There is a playground lots of barbecues. The pool is absolutely beautiful!! a very nice clubhouse and also a fabulous gym! We moved to Pflugerville because Austin is just getting way too expensive and you cannot beat the price. Also, it's in a nice area lots of shopping and dining around!! Me and my fiancé are thrilled so far and we're very excited to live here. Also, it was the best move-in ready experience we've ever had and we've been living in apartments for over a decade together! Thank you Abbey Haus staff!
