Is there anyone else that has felt retaliated against by Crest Management Staff. I filed a complaint on Jan 6, 2026 regarding my HOA representative, and i received a fix it notice from Crest Mgmt. that was created on 2/9/2026. I have lived here for about 18 months with no issues or notices. I looked at the area in question and do not see the issue. There's nothing on my external property that wasn't here when we bought the house Sept 2024. I spoke to the previous owners and they are puzzled as to this. I left voicemails for Mr Higgins and Emily, with the following request: 1. Come show me what the issue is 2. Show me what i violated in the CCR's 3. Dealing with HOA letters and staff can be difficult. I want to express how different it has been for me dealing with Anna W. with Crest Management. After fighting insurance and different contractors and getting HOA letters it was so exhausting. Anna W. was always kind and helpful to help me while I was trying to get my insurance and the right contractor and improve my home and my neighborhood. She never made me feel to blame or was difficult to deal with. In fact, she was always willing to help any way that she could and truly had not only the community itself, but also me as a homeowner feel valued and went above and beyond. I am truly grateful! read more

My experience with Crest Management was extremely disappointing. This matter could have been resolved with a simple email or phone call before it ever reached the point of a lawsuit. The property is a rental, and my mailing address was different from the property address. When I purchased the home, I paid the HOA balance that was due and created an account, but I was never notified by email that another balance existed. I had numerous interactions with Crest over the years, yet at no point did anyone notify me electronically that my account was delinquent or that legal action was about to be taken. Instead, I was sued and incurred thousands of dollars in legal fees over an issue that I would have paid immediately had I been made aware of it. Good customer service should include making reasonable efforts to contact homeowners before initiating litigation- especially when email addresses and other contact information are already on file. A simple email or phone call could have prevented months of stress, unnecessary legal expenses, and court proceedings. I hope Crest reviews its communication practices so other homeowners do not have the same experience. read more

It's a shame that 0 stars can't be an option. This organization is unresponsive, irresponsible, inconsiderate, incompetent, and generally a joke as far as property management goes. Multiple years now passes to enter into subdivision amenities have not been delivered so no pool access or anything else. This is done even after the dues have been paid on time and in full. Phone system is basically a waste of money, no one ever answers not even the receptionist, and definitely not the assigned property manager, nor does anyone ever return phone calls. Based on other reviews this organization retaliates against negative reviews, but the truth is the truth. This organization is one that can definitely be classified as a necessary evil, take your money and provide 0 customer service. read more

They ve given me deed restrictions from 1993, policies that belong to an entirely different management company and acted as if they were current. When you ask for real answers, you're met with confusion, delays, or documents from over a decade ago that doesn't match Texas law. Even worse, they've added charges to my account that feel completely fraudulent, fees tied to violations where they themselves gave me extra time. How does that make sense? It feels like they make up the rules as they go and hope homeowners won't push back. Crest should be protecting homeowners, not misleading them or padding accounts with bogus fees. This company needs a serious overhaul. read more

Terrible Pool Staff & - (1/5) ***** Unwelcoming Management If you are looking for a community that treats its residents with respect and human decency, look elsewhere. The pool staff here is incredibly rigid, rude, and lacks any sense of customer service or empathy Today, I experienced a deeply embarrassing and upsetting situation. I am a resident, and I brought 3 mothers with their children to the pool. We had our pool tags, and each mother was fully present to supervise her own kids. Even though the pool was completely empty, the staff member strictly turned us away and completely ruined our day, putting me in a highly humiliating *position in front of my guests When I pleaded with her and pointed out that the facility was entirely vacant, she stubbornly replied with zero flexibility: "If I let you in, I'll have to let others in. "It felt incredibly personal, discriminatory, and targeted. They do not care about the happiness or comfort of the people paying rent to live here Having an empty pool locked up in the faces of paying residents and their kids is shameful. Avoid this place if you value being treated like a human being. The management needs to retrain or replace their pool staff immediately read more

I wanted to commend Jacob N. on the service I requested. I was very nervous about how late I was on my HOA fees because of unforeseen medical bills for my elderly folks and when my wife lost her job 2 years ago for medical reasons as well, but Jacob put my mind at ease and helped me with a payment plan that was very manageable. I believe it adds value to the company/organization when the staff is mindful, helpful and knowledgeable. We all need high quality representatives in our organizations and Jacob N. is one of those people. Although we are new to using an outside source, the experience has been satisfactory thus far. Our rep. Aquila was great. She answered her phone every time we called with a question and explained everything in detail. She was pleasant and courteous. She was patient during technical difficulties and very professional. The only thing I would change is to offer different times for the HOA Board website tutorials and webinars to be readily available any time or pre-recorded for people to use. read more

I know the HOA gets a bad rap. Even I would cringe when receiving one of their letters stating that my weeds had gotten out of hand. But the fact of the matter is that I have chosen to live here so, in some way, I have agreed to play by the rules. And to my delightful surprise, the folks at Crest Management Company are helping with that. They, in particular Zachary (Account Assistant) and Ronald (Community Assistant Manager) have been very cooperative, professional and responsive. For example, I needed some documentation of proof of having paid HOA maintenance fees. I received it next day. Despite the negative comments I come across (on Nextdoor, etc.) my experience with the HOA has been positive. They have a job to do and lucky for our community, Crest has some good people on their team helping give the HOA a new name. read more

Do not let this company into your HOA! I called the owner Bill Higgins and he assured me that they would run our Annual Meeting according to usual procedure and in the open meeting. When we arrived, Crest had set up a private area and employees were very rude when we questioned it. They locked the gate and conducted part of the open meeting in private. This company is hostile to homeowners, does a very poor job managing our community, and does not follow community guidelines or laws. The community manager Pam is rude and unresponsive to homeowners. Very unethical company that have caused a decline in our community esthetics and service. Stay away. read more

$1826.95 in fines that I was not aware off. Today I received a bill from crest management and I have been given 50 days to pay for it and if I dont pay for it other charges may apply. So I went around my neightboor questioning my neightboor how were they been treated by Crest Management and every single person is upset at the abuse and harassment received by fines. Some have sold their house to scape the harassment. In the letter they sent me it says that if I dont pay I will be blocked from using amenities. I have attached photos of the amenities that have been closed ever since I move here in 2015. Crest management is an HOA who only takes in and uses their skimmed laws to rob people of their money and joy. Truly and HOA from hell $1826.95 says is true. read more

I have never had a problem with Crest Management, When I received a notice of violation, I simply explained it was only a repair, and the notice was promptly removed. Also, they have always responded to any questions that I have had in the past. The fees have gone up a bit, but not as bad as some HOA's. read more
