The problem with that is the HOA doesnt want to answer the phone or emails except for when it's convenient for them or they can fine you in order to make more money. I have called over 20 or more times and they never answer or return phone my calls. I've left comments on their webpage and they still won't get back with me. A full year has gone by since we moved into this community and I can't wait to leave. Every week it's the same issues. They refuse to do anything about all the dog poop in the common areas. There has been many complaints to this HOUSTON HOA MANAGEMENT group. Just simply add a metal pole with a trash can on it and some poop bags. It's so simple but instead they decided to install the cheapest lamp posts that run on solar power and don't even light up 4feet in diameter around them when they work. They have the cheapest and worst mowing crew. So for the people who do pickup their dogs poop, you have to try and find it through the brush cuz nobody will mow and fish poop out of 9-10" of weeds that are always wet in the morning from dew. It's almost impossible but I still do it. I'm sure they are paying the landscaping crew to mow cuz they show up about once every 5-6 weeks but they mow at the fastest speed possible when they do mow so it leaves the grass and weeds maybe half way cut down. The cops have been called many times on my neighbors about 4-5 doors down probably for domestic abuse but I'm not sure. Just see the couple of different couples constantly fighting outside with one another. Very poorly managed community at best. The water has been shut off no less than a dozen times and maybe more for entire days, since we moved into this community June 2025. Of course they keep hiring the same plumbing company to come fix their previously fixed issues. It's PATHETIC. Go look at how many times I've told yall how PATHETIC this HOA is and you will see all the times yall have ignored me. My dog and myself got ate up by ants a few weeks ago because you can't even see the ant piles everywhere because the supposed common areas are so thick with brush my dog gets lost in the weeds. Oh did I say that already well maybe just do a simple drive through if you can get out of the office and off your social media.

I was not aware of the change in HOA companies (the new HOA was given the wrong email address for me). I had 2 months of payments that went through until I was notified by a letter in the mail from the new HOA company stating that I was behind on payments. I reached out to Houston HOA Management and have been trying to get this resolved but they are either not available when I call or do not respond to emails. On one occasion, I called to talk to Florence since I had been emailing back and forth with her and never heard back. While I was on hold waiting to speak with her, she sent me an email instead and would not talk to me on the phone. I was sent my statements which showed that I had a late fee since the HOA monthly dues increased. I had forgotten about this after the holidays since they sent the letter in December and dues increased in February. It would have been nice to send a letter or email reminding me instead of giving me a late fee without letting me know. I have called each day to get everything resolved so that I can get caught up on my outstanding balance with the new HOA management and no one will talk to me. I wanted to verify that the check was sent to the new HOA management company since they said they still haven't received it and to also discuss the late fee. It doesn't seem like a hard request but now I received another EMAIL saying that they are no longer my HOA company and that I need to discuss this with the new management company. My issues/ questions are with Houston HOA Management- not the new HOA company. I tried calling Houston HOA Management after I received that email and once again, no one was available to talk to me. I do not recommend this company and will be reporting them to the BBB.

The neighborhood itself is far from major roads and thus low crime and looks great from a distance…read more But look closer and you will see a board president who rates his own office staff as 5/5 on the Memorial Parkway Community Association Facebook page, another board member who runs the swimming team not allowing residents to use the pool during most of May, a tilted merry go round and squeaky swings at the brand new Cimarron recreation center playground, an $80,000 yearly street light budget and no plan to upgrade street lights to LED to kill that cost, and more. Worse, the board refuses to let residents vote on the HOA budget and loves sending violation notices such as "dirt on siding" on almost perfectly clean second floor roof siding that requires a $200+ pressure washing job to fix. There are also senior residents told to either move work/business trailers from their own driveways to public store parking lots because they look "like eyesores" and the current president as of this review regularly mocks residents saying they called the office to resolve issues as lazy and liars. As noted in another review, they also try and blame residents for debris on the street and other areas the residents do not even own. I would absolutely not recommend this neighborhood until it changes leadership.

The outdoors portion is unique and peaceful, even though the backdrop are just trees with neighborhood houses peaking through them. With a slight drizzle and cool breeze, it simply just set the right mood. Especially when it's during a late Houston Spring/ early summer. The temperature was just perfect! The indoors area had a backwoods country, wood cabin type of feel to it. It was very homey! For a small, intimate wedding... this place was ideal! I'd like to share our experience with the property management company responsible for the home we…read morerecently moved into. We were excited to find a new home to lease through our realtor and paid over $500 for early move-in before the 1st of the month. Unfortunately, our experience on move-in day was far from smooth. Upon arriving with the movers, I conducted a walkthrough and noticed several issues that prompted us to delay the move, especially considering my current health concerns. Here were the initial issues we encountered: * The air filters had not been replaced and were visibly dirty. * A large wooden desk was left behind in the master bedroom closet. * The home was not thoroughly cleaned: baseboards were dusty, the pantry and microwave were not wiped down as there was food in the microwave, cabinets and countertops were still dirty, and the refrigerator had visible mold. * The secondary bathroom toilet and tub was unclean. * Multiple light bulbs were out throughout the home. * Trash and construction debris were left inside and in the backyard. * The carpets were extremely dirty despite being listed as "cleaned by previous tenants." We ended up paying out of pocket for a proper cleaning. Additionally, the tile and wood floors were gritty. The items above are all very reasonable expectations to be resolved before new tenants move in. I reached out to the property manager, who assured us the issues would be addressed. However, upon re-entering the property, we found that most items had not been resolved. Rather than going back and forth, we decided to handle the cleaning too ourselves by hiring out, despite having communicated our concerns multiple times. From what I understand, the management company relies on the prior tenants to pay professional cleaners to clean the home and simply requires a receipt for proof--yet no follow-up inspection seemed to be done. We were also told that cleaners were sent back out to address the concerns, but it was evident that this was not done. We dropped off our refrigerator and freezer food items the day before our delayed move-in date to make the transition easier. By the time we returned the next day, everything had spoiled/ruined due to the refrigerator not cooling properly. While a work order was placed, the loss of food and the cost of a delayed move added to our frustrations. This did not seem to be very important to the property management company as a refrigerator repairman did not come out until 4 days later to tend to the repair. We requested a refund or credit of our early move in payment for the inconvenience of the delayed move in and lost of all our food in the refrigerator/freezer but have yet to receive a response or resolution as of date. Additionally, the request was not even acknowledged by the property manager as of date since Friday last week. The overall communication regarding matters since the lease was signed has been untimely and somewhat lacking. No one ever answers the office phone or return calls since we've been tenants. Timely responses are an essential part of effective communication, and this is an area that could use improvement. There were also concerns during the initial home tour, where the showing agent appeared unprofessional in communication with our realtor. While I'm not aware of all the details, the tone of the conversation with our agent was very unpleasant and unprofessional which we should have taken as a red flag and went a different direction. While the move-in process was stressful, we do like the home itself. I'll share more updates each quarter throughout our stay and hoping for a more positive experience with the property management company servicing the property. Feel free to reply with any questions and I'll be happy to share more. Update as of 6/11/2025 I wanted to provide an update regarding our request for reimbursement of the early move-in fee. Unfortunately, the property management company cited a clause in their lease agreement that essentially protects them from liability, even in cases where their obligations were not properly fulfilled timely. Additionally, they convinced themselves they took care of things within 48 hours of notice, however, when we went to check on things two days prior to our delayed move in date the repair men pulled up after us on this same day. I have a strong preference for honesty and transparency, which was not shown in this case. To provide context, we were forced to delay our move and had to reschedule for the next available date with our moving company, which was the following Friday. We understand that, technically, we did not take legal possession of the property, which the management company used as the basis for denying the reimbursement. As property investors ourselves, we would never treat a prospective tenant in this manner and hope this feedback is helpful for others working with this company. Just beware.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
