Communication with the owner was exceptional from start to finish. No long wait times, no back-and-forth delays--just clear, prompt, and professional responses that made coordination effortless. What impressed me most was their ability to perform under extremely challenging conditions. With 25-30 mph wind gusts and a three-story exterior to paint, I fully expected delays. Instead, they performed absolute magic. Their precision, attention to detail, and commitment to getting the job done safely and correctly were remarkable. This project was for one of our premier rentals in Alexandria, and the final result looks fantastic. I would absolutely use JZ Painting again for future projects and wouldn't hesitate to recommend them to others looking for a reliable, high-quality painting crew. A+ service, craftsmanship, and professionalism.

Here's a breakdown of the work: - Finished construction of an unfinished basement - Herbert guided me through the entire floor plan, explaining the electrical layout, wall placements, and ideal appliance orientation - Built a kitchen from scratch -- excellent craftsmanship and attention to detail - Painted the entire house, including ceilings, walls, floors, and even the garage They completed all of this in just over two weeks, working 7 days a week from 7 AM to 7 PM. The quality of the work was outstanding. Herbert was reliable, responsive, and extremely accommodating. I had multiple change requests during the job, and he handled all of them without hesitation. After getting several quotes, Herbert's pricing was the most competitive. All work was completed to code and with professionalism. If you're looking for a skilled, jack-of-all-trades contractor, Herbert is your guy. He brings in specialists for larger tasks (electrical, plumbing, landscaping, etc.) and manages the project seamlessly. I'll definitely be calling him for future work on my properties and strongly recommend him to others.

He was able to show me examples of his work and give me a quote on the spot. After he knew I was going with his firm, things turned a bit sour. I wanted to chat about a few things so he told me to call at 5 o'clock the next day. I called at 5 o'clock the next day and he seemed a bit irritated. So I asked him if it was a good time to talk. He said well if you want to talk with a toddler around. He was quite curt. He told ME to call him AT 5! The next day I reminded him he told me that I should call at that time and he was still complaining about talking with his child around. If you do not have a baby sitter do not ask clients to call you. I thought he would apologize for his rudeness, he didn't. Instead, I believed I was apologizing. Nuts. Then, I realized I had to remove two medicine cabinets that would leave holes in the walls that would need drywall patches. I told him about that and he said it would be $50 each extra just to do the drywall patches. Fine. Then a couple weeks later he said well are those the kind of cabinets that are hung on the wall or leave a hole when removed. I said there are holes. He proceeded to tell me then that that would probably be more than $50. So, if there are nail holes in the wall it's $50, but if there is a drywall hole it's more? I do not understand that. Mind you, I have emails where he actually wrote "confirmed" on items/clarifications to make sure they were included in the contract. I knew to do that because of the way his contract was written. Apparently, his contract only goes one way, his way. He states specifically that his contract is the entire contract: "Exclusions--Anything not mentioned in scope." I had in the contract to paint the outdoor shutters and white dry lock on the exposed cinderblock walls in the "downstairs laundry room." He's talking to me on the phone the day before, obviously not reading his own contract, and he says the shutters were not included, but he says that's okay. I reminded him they were in the contract. The next day when he goes to start work, he tells me the entire basement is not included. Mind you, he agreed to use dry lock in the "downstairs laundry room." There is no exposed cinderblock in the home except in the laundry room in the basement. He told me he didn't have the basement in any of his notes or video and he asked me if I remember going down there with him. I said I didn't remember. I reminded him of the cinderblock dry lock paint and he said well I assumed that was in the ground level - - so he didn't refer to his video that would clearly not show any exposed cinderblock above ground level ? Mind you, the contract states "Prep and paint all walls, ceilings, trim, and doors throughout the home." Well, he asked for an additional $2800 more. When I said no, it's just getting too expensive for me he dropped it to $2500 more (the contract was already ~$11,000). Mind you, he contracted with me to do the entire home. He reneged on his contract. What was I going to do? Take him to court? I need my home painted and I don't want someone to be forced to paint and do a bad job. Not saying that he would do a bad job, but I also needed it done as soon as possible. At a minimum, he should've owned up to the error. Instead, he tried to put the blame on me because I did not go in the basement with him. Seriously? If he had owned up to the mistake and given me a much better price, I probably would've gone with him. Mind you, his crew was already there and he had started putting paper down in a few rooms. He probably lost more money taking his crew away and losing a day of scheduled painting. I am just very disappointed. I think he probably would do a beautiful job, but I can't go with someone who changes the price while at the job. Is it my responsibility to walk into every room with him to make sure he has every room in his notes and video?

I called the roofing company that installed the roof 2 years earlier and they inspected the roof and dormer above the room, the paint job on the dormer was not only poor they removed "rotten" trim but replaced it with a piece 1/2 the depth and used bondo to "finish" the repair. Called the owner and he fought tooth and nail that it was a bad roof without going up to look. He finally caved when I presented a letter from my lawyer to repair or a suit would be filed the next day. When he saw it he caved and redid all the dormers but did not take care of the interior water damage. Overall they are mediocre and difficult to deal with.

We first used Let's Roll in 2013. Between 2013 and 2015, they did several small interior jobs for us and we were more than satisfied. Lester was very personable, the crews did good work, and prices seemed fair. We asked them out again this November to do drywall repair, paint our great room, as well as remove wallpaper and paint the kitchen. It was a very large job - about $3,000. The communication was fitful - we were asked to make our home available with about 24hrs notice after they had a cancelation. We wanted to be accommodating, so we did. Over the course of two days, the two person crew did a terrible job. The job was slopping. They gave up on removing the wallpaper very quickly and painted over it. Painting was stunningly uneven. Lines were crooked. You could see studs. There were drips everywhere - including on window treatments and hardwood floors. They skipped half the trim work. The drywall repair was so lackluster, you could spot it from the next room. There were literally dime sized spots not painted in the kitchen, bristles from brushes painted into the walls, and edging my 5yr old could have improved upon. The house was absurdly dusty and almost no effort was made to clean up after themselves. We complained and we sent them literally dozens of pictures. Concerned I was being unreasonable with my standards, I shared the photos with other painters and several local realtors. All were appalled. The realtors told me I'd have to repaint to put it on the market. Honestly, we could have done this quality of work ourselves over a weekend for the price of the paint. I really struggled to get Jennifer to understand just how frustrated we were and how unacceptable the quality was. Eventually Lester - the owner - had another crew come out to repair it. Lester walked through the house himself and literally told my husband that this quality of work would run him out of business. Some of it was addressed with the second crew, but the edging is still sloppy, you can still see uneven paint strokes, there's still paint on my window treatments, we had to clean paint off our own floors, half of the new outlet covers we gave them to install have cracked from being screwed into the walls too tightly, the wallpaper is already peaking back through, and the edging - particularly in the kitchen - is what you'd expect from a disinterested teenager forced to do a chore. Honestly, I could have kept hounding Let's Roll and Lester - demanding professional quality work for their professional prices (and the five days they spent in our house). But we'd already tried that once and just wanted to be done with the experience at that point. We paid our bill in full and on time, but will not be calling them again and will stop recommending them to friends. It's really inexcusable that they charged us full price for a job that took twice as long as they told us and left us with literally globs of paint on our counters, our blinds, and our hardwoods as well as streaky walls and visible brushstrokes. This large job was the first step in a planned refresh of our SFH. We even told Lester at the time that we wanted estimates for the remainder of the interior. We hoped to give Let's Roll a lot more work, but they made that impossible. It's three months later and half the time my husband walks into the kitchen, he starts cursing because he sees another place Let's Roll was sloppy and lazy.
