As a tenant, it's refreshing to work with a management company that really cares about all parties involved and makes sure that everyone has a positive rental experience. We appreciate the care and attention to detail that Lauren and her team put into every step of the process. When we were looking for a new home, Elizabeth was extremely helpful with guiding us through the application process and helped us find the perfect new home. Stephanie has been amazing with keeping us up to date with anything requests from the owners. Danielle was easy to work with through the renewal inspection process and was helpful in answering any questions we had about the property. And Lauren's professionalism throughout has made this one of the most seamless rental processes I've experienced. We also really appreciate the fact that VPM lists quality homes at a reasonable rental rate which is so hard to come by in this area. Their portfolio speaks for itself! In a market that is saturated with overpriced rentals at exorbitant rates, it's a relief to work with a company that is authentic, transparent, and helpful to all parties involved. Thank you!

The tenants they've found for us have been very financially responsible, have taken good care of our property, and have stayed a long time. Lauren, Amber, Danielle, and their team, have always gone above and beyond helping us find local resources for necessary maintenance, repairs and service (like pool service). I am especially appreciative of how well they communicate and act as liaison between us and the tenants. They truly go above and beyond the call of duty.

    The below review is my opinion of this business. They talk…read morefor hours on end about how they are going to take actions on issues within our community. At the end nothing ever materializes. Whenever we make suggestions at the homeowner's meetings their favorite excuse is..."let us check into the matter". At the next meeting they'll tell us..."we're still looking in the matter". God forbid you contact them via the phone to mention an issue or concern and you call them again after nothing gets done about the issue or concern. Their response when you call back is always "I/we don't recall that conversation". For a management company they really don't have much management skills. Again, this is just my opinion. About a year ago they installed an online message board for our community. Residents have left messages and not once have they ever responded to the residents' questions. Why did they install the message board if you're not going to help residents with their concerns? Getting this company to do anything is like pulling teeth! I'm not sure exactly why the Board has not terminated our relationship with this company. In my opinion it's probably easier to keep them...than replace them.

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

    My Opinion: Horrible…read moreexperience with Good Life Property Management Company and Property Management Executive Mitchell Sanchez. I was recently told by email from a purported Good Life Field Inspector who I had never spoken with that someone from Good Life was going to show up at the property on a certain date and time to do a preventive maintenance walkthrough inspection. When I contacted my assigned agent that I was concerned that this could be a scam since I was previously informed to communicate directly with one agent, he wasn't even aware that an email or notice was sent out. I responded to the email that routine preventive maintenance inspections we're not allowed under the law citing Civil Code section 1954 and there was no maintenance or other issues that needed to be reviewed or addressed. Mind you this is less than 7 months into the tenancy. Mitchell Sanchez then emailed me saying that my email response was forwarded to him and insisted on going forward with the inspection and asked me for a better date and time to do so, effectively disregarding the fact that such an inspection is not allowed under the law I cited. He also admitted that the inspection was needed to determine whether to renew the lease after the one year term expires. This pretextual reason for the inspection further compounded the otherwise unlawful inspection into one based on a fraudulent representation and for a fraudulent purpose. In my opinion, I find Mitchell Sanchez is the worst to deal with. What I had previously hoped would be a long-term rental is getting harder and harder to imagine continuing to stay in the property beyond the existing lease term. Good Life and Mitchell are making things so bad that I'm considering leaving once the lease is up, which is unfortunate for the owner because I like the place and would otherwise stay longer if the management company wasn't a nightmare to deal with. I will never rent a place managed by Good Life Property Management Company again and will likely not rent a place that is managed by any property management company as it's been a a real pain dealing with them. I am also strongly considering potential complaints with the Department of Real Estate at https://eocs.dre.ca.gov/ against Good Life, Mitchell Sanchez and CEO Steve Welty based on this conduct and even pursuing a civil action in court against all three, if necessary. Mitchell Sanchez has multiple complaints on this page by name, so it's surprising he's even with Good Life. I suppose there's no pride and minimal employment standards at the company, in my opinion. 7/16/26 Update: Seems as though the business through "Mariah N' either copied and pasted a "canned" response or used AI to do so as the response isn't even related to my review/issues. Sad business model, but predictable. 7/16/26 Additional Update: Now it appears they removed what I believe to be their copy and paste or bot/AI-generated response. Show a further lack of professionalism and competence. Incompetently run management company and horribly incompetent staff. They don't even follow the law in my opinion. Sad, they're going to get the owner's sued.

Recently closed a house with Abby (Sellers agent) and the communication was bad all the way. Property had fell out of escrow and I stepped in with a 21-day close! Well with the Holidays (Veteran's Day and Thanksgiving) I was given the notice to release contingencies, again within the time frame, so no worries. I was able to release loan and repair contingencies, but appraisal took an extra day. Who buys a house not knowing if it will appraise, I didn't have extra money to come up with if it didn't appraise. So, that extra day cost me $2,500! My agent and broker kept trying to reach Abby to assure all was good , but needed the appraisal. The answer was to take back the $2,500. Again, legally they were good, but I'd rather deal with an agent who dealt with an issue with understanding and compassion. Oh and the Escrow Company (Fallbrook) also threw a curve with the traditional HOA time to review docs to having me sign a document releasing that requirement upon receipt. Again, covered legally, I'm just saying when doing business with a company I'd like them to have a little moral compass.
