Having worked with Lauren and her team at Village Property Management almost 3 years now. Do I have any regrets or qualms about her service? ABSOLUTELY NONE!!!! We came upon Lauren on a chance encounter during a very difficult time in our lives. Since that time, she has made being a rental property owner relatively easy. She has taken charge in ensuring that we as her clients are protected at so many levels. Annual inspections are provided and done on a routine basis. Minor repairs are completed after a quick check-in with us to keep us informed and we don't have to give it another thought. She coordinates the services of such repairs with ease and finds suitable service providers to complete the work needed. Licensed, bonded, and good work is done with Lauren's oversight. When a tenant vacates, she coordinates the move out inspections, addresses any repairs, and deals with the tenants directly. When reviewing new/potential tenants, again, she values our time and provides us with a short list and a summary of what each potential tenant may bring forth. As for the comments on not allowing children, pets, etc. That's not a call that Lauren makes on her own. Property owners may have guidelines as well and those Lauren and her team do take into account and provide advice on whether such "criteria" is within the fair housing policies. Bottom line is that what we have found in having Lauren as our property manager is someone we can trust....COMPLETE TRUST. She has taken care of handling our properties with not only our best interest but also of those who are tenants for us. I wouldn't hesitate to recommend her services. Her knowledge of the properties and the developments they are in are quite refreshing in that she does all the research, is already familiar with HOAs that may be involved and what she doesn't readily know, she has never hesitated to get the information needed. I recall one situation where the tenant had a sprinkler break - something that wasn't urgent and Lauren was traveling. Was the tenant out of luck? Were we put out and have to deal with it on our own? Nope! The tenants contacted Lauren. Lauren quickly informed us of the needed repair and received our approval to proceed and the repair was done and all was happy. All this while she was on travel. Not once in the time we have known Lauren to be "unavailable". If you want a property manager who will treat your property as if it were her own, then Lauren and her team at VPM is who you want on your side. Friendly, professional, hard-working, honest, reliable, knowledgeable are just a few words to describe Lauren and her crew. I wanted to love this service, as I know someone who is professionally associated with them. Unfortunately, we found Lauren to be evasive about the features of a rental property we inquired about. We asked the questions a second time, and then she told us that one had already been rented out. She then tried to get us to look at a different property that didn't meet our needs. We didn't agree to do that and suspected that the first property wasn't actually rented out. Later, a mutual friend of ours and the property owner told us about the first place and urged us to call the owner directly rather than going through the rental company. So, I did. She said that nobody had even looked at the property, probably due to it being somewhat remote and having no laundry facilities. While I would have loved to have the owner as a landlord and worked directly with her as a renter, the rental didn't meet our needs. We appreciated the owner politely answering all our questions when asked and being honest with us. I don't know if that violated her contract with VPM, but she was talking to us as a favor to our mutual friend. She was also quite dismayed that Lauren had told me that her unit had been rented out. Wanting to believe the best, both the owner and I waited to see if Lauren produced a renter, but she did not. The owner finally rented it out on her own. So, Lauren bombed with both the owner and with potential renters. Lying is exploiting, and I won't use their services, but that's not the only reason. Lauren's frequent posts on social media include posts for rentals that appear to violate housing regulations, either in their policies or in their actual physical features. The glowing descriptions don't make up for the risks and inadequacies, especially at the asking rental rates. Though rent in Fallbrook is quite high, VPM rental rates are unusually high for what is offered. Some seem to substitute glossy appearance for basic features needed to live day-to-day. I suspect that owners who can't rent out their properties might engage this company when instead they should ask renters what they could do to make their properties more rentable. In Fallbrook, awkward properties at the lower end of the rent scale can be rented out, but the renter will likely only stay as long as they have to so they can by time to find a better deal. That may be why I often see VPM lower-rent properties up for rent after six months. Lauren might be smarter to advise owners to enhance their properties to better meet needs and adjust their rent a little down so they can be filled with good tenants who will stay. Perhaps some VPM rentals stay occupied by longterm tenants. I'm merely reflecting on what I've noticed for the smaller properties I'd inquired about or that I've noticed several times. To be fair, this may be an issue with all of VPM, but Lauren seems to be the voice of VPM on social media. Lauren has a lot of energy and drive and may rent your unit out if you are an owner, but she needs to up her professional standards to focusing on meeting the true needs of renters so they will stay long term. That will help her meet the true needs of the owners. read more

Things are vastly different these days and I see the opportunity to lose lots of money as the laws they continue to pass do not seem to be in the favor of Landlords! Lauren Davila is the smartest, most knowledgeable, and sharp, sharp, sharp in the property management field we have ever known. Lauren is very savvy and has the psychology needed to manage tenants. It does take a special person who is not a friend but friendly. We usually belonged to the Apartment Owners Association but these days it takes a hands-on Manager like Lauren and her team! Way too complicated to think one can call in an Attorney if they have a problem. I have learned so much from her that I decided she needs to manage our rentals in order to keep us out of trouble. The only other option I see would be selling. Recently we have lost a lot of money with a tenant who paid on time and was there for 4 years. I didn't see any problem but when it came time for them to move, we were being asked to pay for her move and she ended up staying without paying any money the last month. Even after all that we are putting a ton of money into the property before we can even think about selling it. Lauren has fast solutions for any problem I brought to her. I am so comforted to have her managing that I do not know what I was thinking trying to manage it myself. I would never think of operating on myself or doing my own taxes etc but somehow managing properties seems like it should be easy but instead I created a money pit!
