    Poor management and they don't fix nothing.All they want is money paid on time, If you don't they evict you right away and pay court cost.

    There are pros AND cons to living here. There is no apartment complex in all of Bucks County that…read moreis 100% perfect - you have to look at it with the 80/20 rule (at most you get 80% of what you need and like, the remaining 20% is stuff that IS annoying/bad). Arbor Lane in particular is more like 70/30 though. Let me explain: PROS: - Rent price is amazing for the area - ALL utilities are included, even basic cable - Spacious bedrooms - Close to everything - I-95, Route 1, the Turnpike, Philly, NJ, etc. Very commutable from here. - Great school district (Neshaminy) - Maintenance workers are quick to respond - Maintenance workers are great with snow removal in the parking lots in the winter. - MOST neighbors are fine and just live and let live. - Free pool access in the summer. - Pet-friendly. Though I'm not sure if you still need a doctor's note to have a dog. There is a pet fee and pet-rent, same as anywhere else. CONS: - The cable company included in the rent has poor service and often goes out when the wind blows too hard. Most people just get Xfinity/Comcast. Since all other utilities are included, it's not that bad anyway. - These buildings are very old, and some apartments have mold issues or leaking; I will say that maintenance is quick to respond and will try to fix the issues as best as they can. Only so much they can do with these super old buildings though. - Rent increases every year can be a bit much - but when you compare the rent prices for other complexes in the area, it's still cheaper here. And again, ALL utilities are included. Can't really complain, but people still will. - Because of the said rent prices and all utilities included, some bad folks do make this their home too - and will smoke, play loud music, stomp around, etc. There also are package thieves among us. YES, it's super annoying but the majority of folks here are great, and you will find riffraff pretty much anywhere you live. - The cameras in the lots and hallways don't work, they're just for show, although I believe there are working ones in the main hallways now (by the mailboxes). - Some people with dogs are lazy and do not clean up after them. Yuck. - The central air and heat run on the same lines - when the seasons change, they have to shut down the system to switch over from AC to heat and vice versa. Sometimes it can take a couple weeks for the switchover, and you will be stuck either freezing in your apartment or melting from heat. Sometimes during power outages or sometimes just because, the system can malfunction and will take some time to come back up. This has improved over the years, but it still happens from time to time. I'd say at least 1-2x a year, usually during a heat wave or freeze. Again, very old buildings and system. That's pretty much the gist of it. If UCH is reading this, some suggestions to make things better: - Get ALL cameras to work, especially in the parking lots. - Cameras at all entrances should be a given, please install asap. - Regarding the package thieves, please have an Amazon Locker installed on site. There is space by the swimming pool. This will resolve about 90% of the complaints of stuff going missing. - Figure out how to upgrade the central air lines to reduce the number of times the system goes out. Very early Spring when temps are between 50-60 degrees would be an ideal time to do it! Just saying! - When there are clear lease violations (smoking in the apartment, people not cleaning up after their animals, noise issues, etc.), ACTUALLY do something about it. Sending emails about the issues doesn't do anything because people know nothing will actually be done about it. Give them written warnings 1-2x and then * kick them out! * Thank you for your attention to these matters!

    The ARK no longer owns the property, this review reflects The Grand at Neshaminy…read more WARNING READ BEFORE YOU RENT! This place would be a joke if it wasn't actually dangerous to live here. The complex failed to notify its residents when a gun was pulled on someone inside the complex itself, or when a multi-million dollar drug bust was performed in the complex, or when someone drove their car into an apartment. The maintenance team will respond to you within a week or two of your concern provided you call them daily. When you have water leaking into the floors of your apartment due to a crack in the foundation you are told good luck. Thankfully we are now moved out but the issues DO NOT STOP THERE! We (My girlfriend and I) had lived in this complex for years, even moving from one apartment to another in the complex. I asked Amanda if my pet fee was transferable and was told it was but after we had moved from the Terrace section to the Summit section I was forced to pay the pet fee again. While that is crappy that I was lied to, the real kick in the teeth comes from the fact that after moving out they want $300 to fix the carpets of the apartment we were in. Apparently neither of my 2 $500 pet fees can be used to clean 3 small ink stains and one the size of my palm. So if you're looking for a place that will lie to your face, put your family in jeopardy, fail to repair minor things without making you call multiple times and jump through hoops, and in addition want to take $1000 of your money and refuse to use a cent of it to cover your repairs after you gain the sense of mind to leave this cesspool, feel free to look into living at the Grand. This place is a joke. DO NOT MOVE HERE, if you already live here PLEASE LEAVE.

    Was relocated for work for 18 months and stayed here. The place was nice, great neighborhood,…read moregreat area--there are a lot of stores and restaurants nearby. About 30 minutes north of Philly. Had a couple of maintenance issues while staying there but they were very helpful and quick to resolve them. It was a great experience overall and would recommend staying here to anyone. I will definitely miss the area.
