Not sure if this place is still in business or not but, I have a big bone to pick with them…read more My wife and I got married and wanted to buy a house in 2002, but we knew nothing about the process. We applied at various banks but were denied credit because my wife had missed a couple car payments years before I met her. We should have given up then. We lived in a Broadview Heights apartment at the time and our rent was about to be raised. We decided that the amount of the rent ($809/mo) would be about the same as a mortgage payment. (Hindsight: our initial mortgage payment (excludes PMI and property tax) was $1176/mo) Since we were denied at three major banks, we decided to give Jamestown Mortgage a try. We gave them our SSNs and all the other pertinent info. To our surprise, they pre-approved us! We were told we were pre-approved for a mortgage of up to $135,000. Since we had already been house hunting, we had a couple places in mind that we were considering seriously. Eventually, we bid on a nice 'looking' colonial house in Parma. After some negotiation, we made an agreement with the home owners on a price that was well within our $135,000 limit. When we returned to Jamestown Mortgage to finalize everything, they DENIED us for the conventional 30-year mortgage that we were 'pre-approved' for. They cited my wife's credit history as the reason. Why the hell didn't they say this BEFORE they pre-approved us? The world may never know. The slimy loan officer then offered us an 'alternate' loan option which included a 15-year balloon mortgage with a $5,000 prepayment penalty, a 9.75% interest rate and PMI. After discussing it, my wife and I made the biggest financial mistake of our lives. We took that stupid, idiotic, greedy, predatory 'alternate' loan because we knew we didn't qualify for a conventional loan. We should have stormed out, saved up more money and waited for the negative credit marks to disappear. Boy do I regret that day. A year later, we tried to refinanc the loan with a conventional fixed rate, 30-year loan, but we still denied. But we did quailify for a 7-year ARM loan. The rate dropped to 6.75%, but we had to pay $5,000 for the prepayment penalty on the first loan plus the $4,000 closing costs on the refinance loan. So we rolled those costs into the new loan. We then owed $9,000 more on our house than we initially payed for it! Jamestown Mortgage had our home (ficticiously) appraised for $150,000 at the time, so it 'looked like' we had equity. According to www.zillow.com, the highest my house has ever been worth is $143,000. Since going through this dreadful process and regretting it for years, we have both built excellent credit and have learned to do our homework and to be more selective when it comes to financial decisions. We also missed out on any and all first-time home buyer incentives as we did not become aware of them until after we moved in. You would think parents, friends or family or anyone would have given some 'tough love' advice on this process, but it just didn't happen and we asked the wrong people for advice apparently. That was just the loan! The other issue is we bought the house 'as is' from the previous home owner's and we didn't get it inspected professionally. Instead, I had my dad, who's quite handy, look at it. He said the foundation was old and it needed to be waterproofed. He gave us the thumbs down overall. The previous owners declared that the house had some water leakage in the basement. To this day, this has not been a big issue for us. However, the roof leaked, which they did not disclose. A year after living in the house, water began dripping from my bedroom ceiling onto my TV WHILE I was watching it. It turns out that the previous home owner had placed a bucket under a leak with some towels around it in the attic and it had finally filled up and began to slowly spill over. When I found this bucket, I was appalled because the home owner told a bold-faced lie about the condition of the roof. I subsequently remodeled the attic and replaced the entire roof. We have since identified a lot of electrical issues and the basement does need to be waterproofed because of the moisture in the walls and the mold it creates. The house was built in 1915, so it needs a lot of TLC frequently. Basically, it's a money pit. It's been eight years since that huge mistake and we've just now gotten past the point of having negative equity. I really wish I could take it all back, but I just wanted to write this to say that Jamestown Mortgage was NOT looking out for our interests. Instead, they chose the shady, predatory path that many lenders unfortunately followed. I highly recommend going to a normal bank for mortgages - like Third Federal. Don't do what we did. We made every mistake possible. And don't buy a house that's more than 20 years old. I always learn things the hard, expensive way. Don't be stupid. Do your homework.
