Let me start off by saying that this Escrow company is fantastic! They were on top of everything, worked expeditiously with my lender and the sellers to get everything lined up for an early close!!! To add a cherry on top, this is the week before Christmas and they, despite having hurdles and slowdown in the season, still got everything done timely. The messages we received were rude and condescending, even their emails were very rude. If there was a negative rating, thats what I would give them....Crossroads Escrow is the worst Escrow company I have ever come across. Crossroads Escrow (Debbie Allen) attached about 4 different junk fees in my closing statement- so through my agent, I called her on these bogus fees. First of all, their base escrow fee is higher than ANY I have ever worked with. If you are using them-It would save you money to call other escrow company and ask what their base fee is.....my guess is you'll find many escrow companies start with lower base fees. When I questioned the outrageous fees- I was told that because it was a short sale and the bank wouldn't refused to pay it- SHE JUST ATTACHED IT TO MY FEES - Obviously hoping I wouldn't catch it. There were other fees she added onto my statement as well. These EXTRA fees totaled almost $1,000.00 dollars. She did give me back about $140.00 but it was nowhere near the refund I should have received. I urge anyone thinking about using Crossroads to please call and check around for another company - You will definitely save yourself money and a headache by going elsewhere. Also, be aware that you as a Buyer have a say in which escrow company is used. NOWHERE is it written that Seller gets to pick Escrow Co. Or Title Co. There are so many other extremely capable escrow companies to choose from. In this case, it was a big mistake on my part NOT to check on them ahead of closing time and it cost me dearly. It took a lot for me to write this but I felt if I could save someone else from being taken advantage of, then it was worth it. read more
