As both a renter and a landlord for almost 40 years, I have to say that I was deeply disappointed with my interaction with Vantage Property Management. While the initial month was positive when my daughter rented a property under their management, things quickly went downhill. This reached a nadir over the final two months of the lease. A number of charges were posted against the account. While I can appreciate that utilities need to be paid, I don't understand how it is possible that an entire year of charges accumulated on the management's end without any notification to the tenants. It is inconceivable to me that any company with cash flow controls would let this happen. Further, I never understood why some miscellaneous magically appeared on our bill. As an example, we were asked to pay a $100 charge for "stucco." There was no accident. There was no damage. This was suspicious. Another example of this company's bizarre management of funds is that our family received a legal eviction notice AFTER our daughter (and all her roommate) had moved out of the unit. HOW DOES THIS HAPPEN?!?!?! The final straw occurred three weeks after vacating the rental unit. There was a $1300 charge against the deposit for painting. This was after getting the "all clear" from the management during the move out inspection. How is it possible that routine expenses should be charged against our deposit. Watch out for this company and be very, very cautious if you either rent from them or engage them to manage your rental property. If the way they pay attention to their cash flow is any indication to the way that they pay attention to the properties, look out!!!!! I am posting this to clarify my experience regarding our rental and my interactions with Chris Helmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law. read more
