We moved out of Crosstown at Chapel Hill in July 2025 and, over six months later, we still have not received our security deposit. This is completely unacceptable and reflects gross mismanagement. We were initially misled and told the delay was due to mail delivery and that it could take months to arrive. Only later did management admit the check had been sent to the wrong address. We were then told a replacement check was cut in early November and would take 30-45 days to receive. That timeframe has long passed, and we still have nothing. Communication has been abysmal. Multiple voicemails and messages have gone unanswered, and there has been zero accountability or follow-through from management. At this point, the lack of response feels intentional. Holding a former tenant's money for half a year with shifting explanations and no communication is not just unprofessional, it is outrageous. This is not how a legitimate property management company operates. Prospective tenants should think very carefully before trusting Crosstown at Chapel Hill with their money. I could also go on to speak about how our apartment wasn't turned over before we moved in (found a razor blade embedded in the carpet!!) which we were told we would receive discounted first month rent for (never happened), the ongoing bug problems, the pools being closed majority of the summers, the lack of response to maintenance requests, the dangerous rotting wood on the balcony, the disgusting and constant overflowing trash at the dumpsters, etc. Follow up in April on 2025: we have STILL not received our security deposit and we moved our EIGHT months ago read more

Crosstown was one of four apartment communities we looked at in Chapel Hill. Southern Village, Bell Meadowmont, and Blu on Farrington were the others. Every community had its pros and cons and everyone has different preferences when it comes to finding an apartment. My fiancee and I personally liked Crosstown the best. Of the four communities, it's the oldest, but it also felt the "homiest" to us and was the best value based on the quotes we received. We were initially interested in anywhere from a 1/1 (bedroom/bathroom) to a 2/2 with a preference on a 2/2 because I'd use the 2nd bedroom as my home office. At first, we were quoted $1,115 per month for a 1/1 (819 square feet), $1,070 per month for a 1/1 with a nook (885 square feet; yep, this larger 1/1 was cheaper for some reason), $1,180 per month for a 2/1 (981 square feet), and $1,255 for a 2/2 (1,100 square feet). What I think we may settle on is a 2/2 at $1,270 per month. There was also a 2/1 at $1,265 per month that we're considering. Prices dynamically change based on supply and demand, including apartment types. In addition to rent, there are monthly fees for utilities, water, trash, and pest control. We made an appointment with Community Assistant Manager Kevin Krantz. He has been absolutely fantastic. Out of all the apartment employees we met, we liked Kevin the most. He was honest and down-to-earth, not trying to upsell us on anything or use any sales tactics. We appreciated that. Since our in-person meeting with him, we've been in regular contact via email and he has done a great job keeping us in the loop on what apartments are available (including very helpful visuals), trying to get us the best deal, and making sure we're straight on next steps. Kevin gave us a useful sheet with floor plans and quotes. We did not receive any such documentation like this from the other communities. Bell Meadowmont came closest, but their floor plan sheet did not include any pricing. We liked Crosstown so much that we came back for a second, impromptu visit after checking out the other three properties. Luckily, Kevin was in his office and he was nice enough to show us another apartment. Crosstown was built in the early 90s (1991-93). Interior renovations are currently ongoing. We could definitely tell, inside and out, that these apartments were relatively old, but they weren't too bad. We're just used to newer construction (especially me). Kevin told us the property has 411 units spread out over 28 buildings. A washer and dryer is included with every unit. Some apartments come with a storage room. Parking is open and outside. You can reserve spots, but most residents don't. They also have private garages available for rent for $125 per month, but there aren't many and they're located far from most buildings. Currently, packages must be picked up inside the clubhouse during business hours. Kevin told us they're working on a solution for this such as perhaps implementing one of those package locker systems so packages can be conveniently retrieved 24/7. The clubhouse looks modernized and nice on the inside. It's got a gym, business center, game room, and lounge space (all small). The property also has two saltwater swimming pools, grills, hammocks, a fire pit, two tennis courts, pond and fountain. Everything looked to be in good condition. You can see the pond and fountain from the clubhouse, but most apartments do not have a view of it. Getting on the waitlist for an apartment here was free. The application fee was $75 per adult plus a $275 administration fee. Since my fiancee will be working for UNC, we'll get a $125 credit back. If you're apartment-hunting in the area, be sure to check for any discounts/fee waivers if you attend or are employed by UNC. My fiancee noticed Crosstown is a Greystar property. The last apartment she lived in (in Atlanta) turned into a Greystar property before she left. She was happy with the management there so that gives us more confidence in Crosstown as well. read more

Resident for 5 years and had planned on staying longer until this new company took over. The maintenance is nonresponsive, and it takes WEEKS, and daily phone calls to the office, to complete anything. My refrigerator was out for 3 days before they gave me a replacement from a recently open apartment. There has been no communication from the office about the change in management or policies and the females in the office are rude and act inconvenienced when called. The office is no longer accepting packages which is not only inconvenient but a liability for residents as now all packages are left at the door. USPS does not deliver to our apartments any longer. You must pick up all packages and their hub. read more

My partner and I along with our pug have been living at Crosstown for a couple of years now. Even experienced our first snow here. It has honestly been smooth sailing even from the start! Kevin, the Assistant Manager now I believe, is a complete gem to this place! We started from the 1/1 Apartment then decided to move to the 2/2 when we realized how much we loved this community. It was such an easy moving process. Don't get me wrong - it truly had some downs. From the countless milipedes that would enter our apartment, to the spider webs in front of our door but that's just nature. What impressed me is how quickly they respond to these! The maintenance guys are respectable and get their work done quickly and efficiently. Their website is easy to maneuver and you can literally request maintenance and pay bills with just a few clicks. The community itself is pretty quite and have a lot of amenities that anyone can enjoy. There's a gym, tennis courts, a couple of pools, a game room and multiple dog parks that my pug loves. The upkeep is pretty impressive. The apartments I've lived at have been extremely spacious and beautiful. Only issue I had, to be quite honest, is the parking since I live in back area. I would sometimes come home very late and would have to park extremely far away. But they do have the option of reserving your parking for just a few bucks a month which has come very handy for myself since I don't have to worry about walking alone at 3am in the morning. Crosstown at Chapel Hill has been home since moving from Florida. We have truly enjoyed our time and look forward to more years here and finally attending some of the events they hold at the office. The response time of the owners is very delayed. It takes a long time for any maintenance request to get done. The trash has been an issue for years now, which could have been solved by adding another receptacle. The storm drain concrete cracked 6 months ago, so naturally there has been a cone around it for caution instead of fixing it. I have continued to live here due to the location and two pools to choose from. The good does outweigh the bad, but that seems to be changing. read more

Crosstown has been great since the first day we moved in. My wife and I are halfway through our second year here and we have very few complaints, if any. Chris and Kevin in the leasing office are simply the best. They go above and beyond for just about anything we need. The same goes for the maintenance crew. They are so respectful, quick, and friendly. By far the best maintenance crew in all of my rental years. The leasing office is always organizing new and exciting events to create a nice sense of community in the complex. We love that Crosstown is so dog friendly. If you're thinking of renting at Crosstown, I strongly suggest that you come in and talk to the staff to see what I'm talking about. I moved into Crosstown at Chapel Hill almost 5 years ago now, and I was initially very pleased with the complex. The other tenants are awesome. However, since changing several property management companies and losing some key staff, things have gone *very* steeply downhill - perhaps this is why there haven't been any reviews since 3/2020. So I'm airing the dirty laundry. First, there are safety issues that are not addressed in a timely manner, if at all. I had maintenance come to my apartment while I was gone without my permission (because I had roof access, the issue was not in my apartment), and they left a mess (insulation everywhere on the floor, my clothes...). The first time I thought I must've accidentally left the closet door open and light on. The second time, I was terrified someone was breaking into my apartment and I did not feel safe there. When I called the front office, they could not verify that their maintenance staff had been in my apartment - it took them 48 hours to verify! Meanwhile, I stayed at a friend's house, and the apartment did not offer to clean up the mess or pay for a hotel room for me. I was very disappointed with how this was handled. Other saftey issues: a flooded sidewalk would freeze overnight in the winter, and multiple residents asked for this to be fixed. For months and months it went unfixed. Then an elderly resident fell and had to go to the hospital, and the issue was fixed *the very next week*. The dog park is an unmaintained wasteland that can't be used any time it rains because highlighter green, foamy puddles appear - a dog became very ill after drinking from a puddle in the park. There is a drain without a cover that hasn't been fixed (and used to have a cone to alert passerby, but the cone is now gone). Repairs to outside balconies have been going on for a few weeks, and there are now nails all over the lawn. There have been long-standing issues with garbage collection (which is brought to one of two bins/compactors by the residents themselves) where disposal sites are overflowing with garbage (which is blamed on the residents) that is then scavenged by animals. I can't tell you how many times my dog has found chicken bones around the apartment complex - if he eats them, they could splinter and pierce his gut. Speaking of dogs - I was bit by a dog at the complex, and the manager never followed up with me regarding their conversation with the owner. The bins for dog waste around the complex are infrequently emptied and often overflowing, with no clean bags available. Other issues: the leasing office staff are disorganized and very poor at communicating with the residents. For instance, we regularly get emails about inspections or maintenance being done *that day*, requiring pets to be secured. Often the emails give a range of time when the work will be done (several days to weeks), making the residents have to make prolonged plans to board their animals. Emails often have incorrect dates and times of events. A staff member actually yelled at me and a fellow resident when we made suggestions on how to better communicate with the community. The main pool was closed for over 1 year due to electrical issues, which turned into other issues, but the residents rarely received updates during the process. When we did get updates, it would say "opening soon!" and then we would be ghosted after that date passed and the pool remained closed. During the entire time the pool was closed, we didn't have access to the grills either. One resident has been asking for specific maintenance issues outside her apartment (including a sidewalk issue) for about 1 year, which hasn't been addressed yet. At one time we all had our bathtubs "recoated" (??), and mine and several others had to be done several times due to flaking of the sealer/paint/?? off the bottom of the tub. Mine continues to flake off, but I am not going to have this redone incorrectly a fourth time. The community at Crosstown at Chapel Hill is really lovely and is the only reason I stayed for as long as I did. Otherwise the management is ineffective and disorganized. I hope things improve in the future, but I won't be around to see if it does or not. My advice - talk to the residents about their honest opinion of the complex. I'm really disappointed in how large corporate property management companies have essentially ruined this complex for me. When I relayed these grievances to the corporate office, I was asked why I didn't move out sooner, why did I continue to renew my lease if there were so many issues with the complex. Best rent you'll find in Chapel Hill! My husband and I have enjoyed living at Crosstown for the past 3+ years. The maintenance is prompt in responding to requests and always does a great job helping our apartment be a great place to live!
