    BEST Property Management Team I've Ever Worked With!…read more As a former HOA Board member and now, as just a resident for the last 2 years, I can say that the Compass Team is, BY FAR, the best management team I've ever worked with. This includes working with management teams in Texas and Michigan. I'm impressed with how they are wonderful stewards for saving costs, but not at the expense of providing less in services. Plus, their planning - both short and strategic - is exceptional. This planning and their skillful negotiations with various contractors has enabled HOA increases to be minimal. Finally, they are prompt in replying to both routine and emergent issues. They also installed a work order system that tracks work projects and costs. These figures are presented to the Board and the residents in great detail. I've worked with Management companies before and the Team at Compass has demonstrated exceptional responsiveness and genuine concern for being the best possible stewards for keeping costs reasonable while maintaining exceptional service. When questioned about this, Stacey's responses were unclear and lacked transparency regarding ongoing litigation and related expenses. Additionally, there has been no proper sharing of meeting minutes, and residents seeking transparency have faced dismissive and unprofessional treatment. The manner of communication and lack of openness are deeply concerning and not in keeping with the standards expected from a professional management company.

    Mutual Property Management managed my Roseville condo for me from 2015 until the end of 2019. I was…read morelucky to have a good renter in my place for the first three years. I had no issues with the company and got paid on time. The problems started once the renter would skip a month or wouldn't send in the full amount. He then ultimately stopped paying. Mutual did absolutely nothing to try to collect the rent. Letters which need to be sent out after a certain period of time of nonpayment were never sent out. Procedural eviction processes were never followed meanwhile they continued to take their monthly share so not only did I pay for my own mortgage to have a renter live in my house but I also paid them for the privilege of doing nothing. Phone calls went unanswered. Rules and legal contracts are ignored. It got so bad that I booked a flight from San Antonio to Detroit so I could go in person and get someone to talk to me. When I was finally able to sit down in front of someone (Melinda) I was assured that this was being handled and all proper procedures had been followed. If that was the case I would've rented the property out myself but I trusted living 1500 miles away that my property would be handled by a professional company. It all came to a head in November 2019. My renter decided to quit paying entirely and by Thanksgiving I submitted in writing that he had a month to find a new place to live. Thankfully he left before Christmas time with no issue other than non payment. I decided it wouldn't be worth my time or financially feasible for me to take him to court and chalked it up to a learning experience. Another thing that Mutual assured me they would take care of. They have a team of lawyers that actively go after nonpaying tenants. All of that is lies or at least in my case it was. Mutual did their standard post move out walk-through inspection upon his leaving and promptly submitted to me an estimate of the damages and how much it would cost to get it rentable again. I told them I would let a homeless person live in the house for free before I would ever let them manage my property again. I put the condo for sale January 1st 2020 and sold it just before the pandemic hit. My advice would be choose carefully before handing over your property to Mutual to manage. I didn't have any issues with them until I did and then it was pretty bad.

I had a couple minor repairs and needed a new appliance that were taken care of/replaced in a very timely fashion. They were even emailing me back on Sundays! This is a great place to live. I feel safe and I love my unit.
