AVOID. Terrible management company!!! They do NOT care about their residents. Last October, I was home one evening and my unit was shot at. A bullet penetrated my living room wall and landed on my kitchen floor. This is not an exaggeration or a figure of speech -- it is a documented, life-threatening incident that occurred on Hall Street Flats property. The response from management was appalling. Melissa, the Property Manager, demonstrated a complete lack of professionalism, urgency, or basic human concern. In the weeks following a firearm-related incident inside my home, management was largely unreachable. Calls and emails went unanswered for days at a time, and staff repeatedly claimed Melissa was "out of the office." When I was finally able to speak with her, Melissa was dismissive and made a point to repeatedly state that management was "not legally responsible" -- rather than addressing resident safety, next steps, or offering any meaningful support. Shockingly, over the course of approximately one month, she introduced herself to me multiple times, apparently unable to recognize or remember the resident whose apartment had been breached by gunfire. There was no clear communication, no transparency, and no accountability. I ultimately moved out, believing the ordeal was over. Three months later, I received a notice from a debt collection agency alleging I owe Hall Street Flats $159. I was never notified of any outstanding balance, never provided an explanation, and never given an opportunity to dispute the charge before it was escalated to collections. This raises serious concerns about their billing practices and recordkeeping. Between the dangerous location, grossly negligent management response to a violent incident, and questionable post-move-out financial practices, Hall Street Flats is a place I would strongly advise anyone to avoid. I just rented from them again, not realizing that they were the same company irented from in Cali. That was a 55+, 3 story community for people with money. They also had one for people without money. One day, the power went out. After 4 hours the backup failed. They had people on oxygen who would have to climb 3 stories to get back to their apts (it was a Sun.). I applied at Arabelle Apts and I knew I would need a cosigner which I have. Michelle the property manager was the rudest most condescending person I have ever dealt with!! She kept changing the documents we needed to submit. She would say one thing on the phone then another through email. These are older apts and she acts like you are buying a house!! My cosigner makes over $200,000 a year and perfect credit Michelle demanded they have $47,000 in savings!! On top of everything she demanded a $300 fee which I paid on top of $50.00 application fee. She kept all of it!!! No one will answer me, I have called corporate a 90 year old woman answers and says leave a email which I have 10 times now!! They are thieves!! Update: After moving out of Zerzura Apartments, we discovered 7 different molds present in our kitchen, master bathroom, and even outside our apartment. When I brought these serious health concerns to Cushman & Wakefield (the management company), instead of addressing the issue responsibly, they asked me to sign an NDA (non-disclosure agreement) just to be released from my lease. Please be extremely careful and fully aware of everything if you are considering signing a new lease here. Do your due diligence and protect yourself -- I would not want anyone else to go through the same experience. I wouldn't recommend living at Zerzura Apartments (managed by Cushman & Wakefield) to anyone. My experience with this property has been incredibly frustrating and disappointing. We had ongoing issues in our unit--particularly a strong chemical/paint-like odor that concerned us enough to call Southwest Gas. They confirmed the smell and traced it to the kitchen area, but thankfully didn't find an active gas leak. Still, the issue was never treated with the urgency it deserved. We also had contractors come out who found 100% moisture in the walls near the bathroom and visible damage, raising serious concerns about possible mold. Despite all of this, Cushman & Wakefield offered no real solutions and denied a reasonable request to waive the move-out fee and return our security deposit. To make matters worse, the front desk staff at Zerzura Apartments is unfriendly and unhelpful, treating every concern as if it's not urgent. We are now pursuing this through the Better Business Bureau and legal action because this level of negligence is unacceptable. Also, don't be fooled by the glowing 5-star reviews--they're clearly fake or incentivized. They do not reflect the reality of living here. If you're considering moving into Zerzura Apartments, please think twice. It may look fine on the surface, but when issues arise, don't expect support, urgency, or transparency from Cushman & Wakefield management. read more

This company is horrible. They wouldn't accept my rent payment and evicted me before the holidays. I am pregnant and have 2 kids. Can someone explain why a leasing office would not accept a rent paymen? They lied and said they never received the other portion of my rent and when I went to the rent portal they have received payment with check numbers and amounts that were paid. I am definitely pursuing legal action and suing because why would you put a eviction on me when I had a cashier check for payment, isn't that the purpose of court is to get a judgment for payment? This company has no clue as to who to hire for PROPERTY MANAGER. In the past 2.5 years, there have been 3 managers who cannot handle a property of this size. Yet, they continue to overcharge for old, outdated and and out of date POOL AMENITIES. THE 5 pools here are still not entirely in use because they can't stay current on required HEALTH CODES. I live in Sawgrass Creek and there are several active lawsuits for mold because they don't want to fix it they want to get you out then they will keep the deposit. They are the worst I have reached out multiple times now too. I don't know about anyone else but I have health problems because of the mold now. Another day here at Renaissance Villas and yet another water emergency that requires them to shut off the water for more than 7 hours ( it's usually at least 10 hours every time this happens, which is often) with less than 24 hours notice. This time they actually shut it off earlier than the 9am-4pm notice they only sent out yesterday afternoon. This having no water for at least 7-8 hours happens at least 6 times a years annually. You'd think they care enough to actually resolve this issue in the over 8 years that I've been a resident (convenient location to work is why why I put up with it) here, but no such luck. Just a terrible waste of time expecting this management company to do anything but keep apologizing for the same issues while jacking up the rent every year. read more

The Lakes at Indian Creek AND Woodside Village. Unfortunately, I have lived at Cushman and Wakefield properties for years and they are dehumanizing slumlords. From the rent theft and subsequent attempt at illegal eviction to cover it up at the Lakes to the black mold and nonexistent maintenance at Woodside, these people aren't even trying. I spent the entire summer without air conditioning at Woodside. I checked in every other day for 6 months and every time they promised help was coming "tomorrow". They never honor the office hours listed online or posted on the door. I am typing this from the stairs of the rental office where the doors are locked and no one has showed up for work! I'm disgusted. I give them a majority of my hard earned paycheck to come home to unbearable conditions and condescending responses from a constantly revolving team. read more

This company is demonic. Their main focus is swindling you into their leasing contracts. Then overcharging you tons of fees that they just pocket. Not only does my apartment have tons of structural issues since day 1 but they've had nothing but billing issues since day 1. They refuse to fix anything. Use CAM expenses for cosmetic purposes rather than making repairs. Charging a monthly cleaning fee but the cleaning lady only cleans the leasing office while the hallways, stairwells, and exterior are covered in dog feces is a straight up scam. I've reached out the management company regarding these issues and they've strung me along for months. All while having "billing issues". They recently asked us to overpay on our rent, because of their errors, and they would reimburse us next month. This company needs to be investigated. My 19-year-old daughter rented a two-bedroom, one-bathroom unit from them here in Las Vegas, at the Renaissance Villas. Her rent went from $1215/month to $1698/month. She was told that her rent would be charged month to month at $3126 if she did not agree to the outrageous increase even though the lease states that the existing lease would stay in place if not renewed. She was never served a 60-day notice. They only sent it to her roommate who moved out which they were notified of. It did not specify changing any terms. She was only there for 1 year. I am a licensed Realtor. I have never seen anything like this. I will continue to fight for fair housing in Nevada. She paid the $3126 and gave her a 30-day notice. Not everyone can call for help. I recently had a deeply troubling experience with Cushman & Wakefield and BluSky, which has left my family emotionally and financially devastated. On November 1st, 2024, I moved into a unit managed by Cushman & Wakefield. Almost immediately, on November 3rd, I reported a water leak in my unit as soon as I became aware. Unfortunately, I believe their response demonstrated gross negligence and a disregard for tenant safety. Key Issues: 1. Incomplete Remediation and Withholding Information: * Areas such as the laundry room were left untreated, despite extensive water damage stated in independent findings. * Workers were observed performing remediation without proper Personal Protective Equipment (PPE), a clear violation of safety standards. * Cushman & Wakefield withheld critical remediation results from my family, leaving us uninformed of the dangers in the unit. 2. Withheld Information: * On November 12th, I hired an independent company to inspect the unit. Their findings included molds that posed health risks, particularly to my infant child. * On November 20th, Cushman & Wakefield's legal team provided conflicting remediation results that differed significantly from the independent findings they tested on 11/15 according to their findings. 3. Forced Displacement and Financial Burden: * Their negligence forced my family to vacate the property, contaminating our belongings and causing unnecessary financial and emotional distress. * I requested corporate legal this request was denied, On December 4th, the local law firm declared "this matter is closed" while refusing to address unresolved issues such as renter's insurance coverage (included in my lease) or the ongoing health risks. * On December 6th, I was served with a 5-day incurable lease violation, despite having already disconnected utilities and prepared to vacate the unit. After I sought accountability and requested escalation to corporate, I perceived the 5-day lease violation as retaliatory after I sought accountability. 4. Unprofessional Handling of Lease Termination: * I complied with a civil stand-by through the Metropolitan Police to return the keys and garage opener. The Officer stated to remain in my vehicle with my family. However, Cushman & Wakefield's office staff, under instructions from their legal team, refused to accept the keys from the officer and instructed to leave them in the unit instead. My Recommendation Based on my experience, I cannot recommend doing business with either Cushman & Wakefield or BluSky. In my opinion, Cushman & Wakefield demonstrated negligence by failing to complete the remediation process and withholding key information. Under Nevada law, they have 30 days to comply with returning my security deposit and first month's rent. I'll keep you all posted on whether they follow through on this legal obligation. Let's see if they choose to comply or continue their alleged pattern of bad faith practices. While they may believe they can get away with harming my family, history has shown that accountability always catches up--just as it did with Capone. This isn't just about tenant negligence; it's about potential systemic issues that deserve thorough investigation. My hope is that no other family ever has to endure what mine has. I believe these actions warrant further investigation into their practices. read more

Anything we ask her she's aggravated and irritated and it makes it an environment where we get uneasy to ask. My granddaughter applied to lease an apartment at Union. She has a new job and does not have 3 months of pay stubs. I suggested she ask for a 3 month lease and pay cash up front for the lease. Then at the end of the 3 months renew her lease for a longer period after she has been on the job longer. The apartment complex said no. That was not their procedure. They said no to cash... payment in full. Doesn't make sense to me. read more

I live at Zerzura apartments. I am giving the 3 stars because, first they stated that the pool is heated year round. Which it isn't, they say that to get you in. There are actual people that like to swim during the cold months. It was said to me personally that it is too expensive, because of the chemical levels...they would have to drain it more often, whatever that means. Then there are so called homeless people bathing in our pool and Jacuzzi. So they closed our pool at 10pm, were should not have to pay for other people doings. They need to get security that actually walks through to at least regulate that situation. The gates have just more started working, after a year. Usually they fix then they work for 2i or 3 wil weeks if that. then say they Moore' motors went out. But the ones in the back always work. Rent is very expensive here. But I do have to say this, the new management is wonderful. She is very upfront and if she doesn't have the answer she make sure that her staff gets back to at least me. The only issue that I have is that my parking pass was left in a car rental , the rental company stated they couldn't find it. I asked could I prevente purchase another one, they stated that they only provide one per family. But if, it was misplaced any other complex allows to buy another. They write down the old pass number have you sign. Put that new number down have you sign again. Pay $75, the policy is the same only one per household. I should have to park in an unmarked parking space and I pay rent. Also what the other complex did was took the passes away and gave us stickers. read more

It's has been the worst company I have ever worked. it's has been more than a month and they haven't paid my commissions that I worked so hard. I have contacted HR and they took 2 weeks for them to call me back and they said they will contact me. it's been 2 weeks ago and have not heard anything. I also reached out to the property manager and she hasn't bother to reply to my text message. I have all paperwork of the Move-ins.. When I spoke to HR they said I had to wait until payday. Even though I don't work for them. I gave my 2 weeks and had to wait a week to get paid, just regular hours. I was aspecting my full check with commissions. but it didn't happen like that. After the switch no one answered phones and no one ever responded to emails. After moving out, there are numerous charges that are not true or correct and no one will fix it. When I asked the property management for the contact info for corporate, she literally told me to google it. That she doesn't have it and would have to google it herself. A group of people in Las Vegas received their paychecks today. Almost 50% of their checks were missing. People are in tears as most are paycheck to paycheck. The Office manager who is in charge of payroll hasn't been in since this mysterious shortage (2 days) not has she called. No call or visit from the district manager either. You would think if your employees were short money that they earned working hard for you that you would be concerned. Evidently not. They immediately called HR who for 2 days HR has shown very little urgency stating, " we have to do an investigation ", no one has reassured these people that they'll get paid and/or when they'll get paid. As well as the penalty pay of a full days work for everyday late. Double on the overtime. O have been in management for 40 years & have never seen such incompetence. These people work 7 days a week 10-11 hours per day sometimes & are called almost daily during lunch & after hours. I hope HR is aware gets this done quick. The number of people with the penalty is going to add up very quickly. And if someone gets really angry & calls the labor board &/or Labor Commissioner, this company will have numerous problems in the way of audits, fees & fines. This is a terrible company. We've had issues with neighbor kids throwing balls at our windows and apartment walls. After we complained to the office the neighbor came to my door and threatened me said I'm a stupid fat white bitch. I closed the door and locked it. The neighbor started kicking our door and had his kids throwing balls at our apartment. The neighbor threatened me and told me he was going to mess me up. The leasing office does nothing about it. We asked that our lease signatures be relinquished so later that day the property manager signed their portion of the lease so we can't get out of it. This company is shady and is by far one of the worst rental experiences I've ever had. They raised the rent almost 400 a month after our first year and the office staff are rude. read more

I applied at this apartment complex and after they approved me they began to charge me a laundry list of fees like a deposit upfront cleaning fee key fees. I decided that it was just too expensive and to cancel the application. I was charged $60 for the application fee and $300 for the "administration" fee. I request a refund for the fee and first they refused but when I ask for a Supervisor they agreed to refund the money. It has now been 10 business days and I have not received my refund by mail or returned to my card. With as difficult as it is for a single parent to make ends meet to hold $300 from them because your feelings are hurt and to say they have 30 days to hold is it not only unethical but down right immoral. I would like my $300 so I can find my family a place to live and use it towards another property because in less than 10 days I have move out of my current residence because my lease is over. I took my cashier check receipt to the office and they would not even look at it. They are scamming residents. They are criminal breaking the law!
