He had all of our financial in January months before me home was listed. He gave out a blanket approval with a very high amount and then I sold my home contingent on us finding a home. He knew my fiancé retired and just started a new job after retirement few months prior and still gave us the green light. Long story short after making an offer on a home spending over 1000 on inspections etc he could not get the mortgage based on employment being "variable" which he knew. He was rude and unprofessional to us asking my fiancé what he did with all his money and why he didn't have it saved basically. HE did NOT do hid due diligence in area that he specializes in he should have known when he saw our financials that his income would be an issue before we wasted time and money. Handing our blanket pre approvals is very risky for the buyer and he should be more cautious when doing that. Buyer beware a my advice is do not use anyone who hands out pre approvals like that it will cost you big.
