The property operates on a self-check-in system, which would be acceptable if the instructions were clear and the support was competent. We were traveling cross-country from Los Angeles to North Carolina in a 10-foot U-Haul and called ahead around 10:30 p.m. to ask about parking. The man who answered was distracted, dismissive, and clearly uninterested in helping. He quickly texted a generic message recommending street parking or a nearby lot. When the lot turned out to have low clearance for our truck, we called back for alternatives, and his response was, "I don't know, Google it." When we arrived, we encountered extremely confusing and conflicting signage inside the building. The elevator included a large sign stating "Elevator 1 ride every five minutes" and directing guests to take the stairs through a nearby door. There was also a prominent "No Vacancy Floor 3" sign inside of the elevator, which made it unclear what level we were on. After struggling to access the room, we called for assistance a third time. The man on the phone was again curt and unhelpful, repeating "you're already on the third floor" instead of actually assisting. After several minutes of this, I said calmly but firmly that I was out of patience. He responded by telling me to "calm down." I replied, admittedly using the word "fuck" and asked him not to patronize me and to simply explain how to access the room. We then hung up and figured it out ourselves. Within minutes, he began sending a series of increasingly accusatory text messages blaming us for "not reading the instructions" and demanding a $125 "refundable security deposit" via an unfamiliar link, something never disclosed on Booking.com or in any of the pre-arrival information. The language of the text ("your stay will be deactivated within 1 or 2 if not paid") was unprofessional and vaguely threatening. The timing of the message, immediately following our call, made it appear retaliatory. The listing claims the room "sleeps three," but it includes only a king bed, a narrow twin Murphy bed, and a small leather sofa. This worked out ok for us but would be unsuitable for most groups of three. Not the end of the world but worth noting. The bigger issue was that the bathroom door is fully transparent glass, offering no privacy whatsoever. We were two coworkers sharing the space, this was extremely uncomfortable. The entire experience suggested a complete lack of hospitality, professionalism, or basic guest care. Between the confusing self-check-in, dismissive communication, unsolicited payment demands, and intrusive follow-up messages, I cannot recommend this property to anyone seeking a comfortable, simple or respectful lodging experience.

The people who stay at Inn at 425 appreciate the beauty of the turn of the century decorations and they love Kansas City. Great conversation! Our stay at 425 was a special time of our trip which we valued as equal to any of the attractions of KC. It was to converse and get to know Stephan and Carl, the owners. Here are the details: - This is a fine location that is close to attractions of KC: WWI Museum, Truman Library and Steamboat Arabia exhibit were our favorites. - Taking Lyft to dinner is quick and easy. (We enjoyed Q29 BBQ.) - The details I appreciated: coddled eggs served in beautiful coddlers, quality cutlery being placed perfectly (knife side in!), tasteful placement of antiques that give the room warmth and character. - Clean! I mused the bathroom floor was clean enough to eat off of... but I did not. - Attentive service! I brought back a six pack of ale and put into the cooler. At that time, there were only wine glasses standing by, but in the morning, Weizen glasses appeared in the collection. - I can't say enough of the quality! The food was real! Thick slices of real ham, fresh fruit; and even the capers were high end. There is a lot to see and do in KC. Sofie and I look forward to returning to the Inn at 425 to see our new friends Stephen and Carl! Maybe we will take a day and just sit out in the garden at 425. It's that kind of place!

Ten of us recently rented out the whole Inn for a Junior High School reunion. Carl and Stephan worked hard to make sure everything was just right for us. Every detail was perfect - the ornately welcoming Victorian home was an elegant, but homey place for us to come together, each of the rooms was sparklingly clean and perfectly decorated and the breakfasts were amazing. The Inn At 425 was such a fabulous venue for our get together, I can hardly wait to bring my husband back for a romantic weekend. Carl and Stephan, you ROCK!!! With Love, Beth and the Girls

For a few months we were looking at hotels around the area and for this and that reason, we could not decide. It was coming down to a few weeks before the conference and we didnt have a place to stay. I desperately googled housing near ihop and Paul & Djany's website www.Housingnearihop.com popped up! At first I did a double take because I thought, what are the odds...a good/clean/affordable place?! It turned out to be better than any hotel/motel we could have booked. Their website is very easy to navigate. I just filled out the booking form and Paul promptly replied the next day. Even before we met, Paul encouraged us via the emails that we were going to encounter God and be blessed :) I felt so encouraged and became even more excited for the conference. When we arrived, we walked into their very warm and cozy home. Our clean/beautifully decorated master bedroom welcomed us with chocolates/candies on the bed. The master bedroom has a bathroom attached, so it was very convenient. You are welcomed to use the kitchen- store your food in the fridge/cabinets and cook your meals. The house is very close to IHOP's main sanctuary (8 min drive), as well as the Prayer Room (5 min drive). You can even walk to the prayer room from their home and IHOP has shuttles that take you straight to the main sanctuary. The hosts Paul & Djany were absolutely amazing! Very friendly and welcoming. Usually when I am away from home, I become home sick but I was at complete peace and was so blessed during our stay. They truly want to encourage & bless everyone that walks through their doors and oh how I felt the love of God through them. I'll never forget the wonderful time of prayer/praise/fellowship that we shared. I just knew God lead us to their home. Although their place is…read moreextremely close to IHOP (25 minute walk), they were incredibly generous about picking me up and giving me rides to the prayer room. I was given a quiet room upstairs for a great price. Considering there are no hotels in the immediate area that charge as little as they do, I highly recommend Djany and Paul's place for housing near the IHOP prayer room. And lastly, their hospitality displays their deep love for Jesus and conveys their uncompromising hungry which is contagious for all those that get an opportunity to be in their presence. I look forward to coming back and spending more time with them!

We were amazed at the beautiful house and how it was set up as a Bed & Breakfast! Mark and his wife, the owners, used to live in the house but decided to change it into a nice getaway for guests. The house in the front has the largest room, but expect to walk upstairs, as that is where the bedroom is. The guests from the other three private apartment rooms stay behind the large house; they all meet in the big house (no pun intended) to have Mark's hot, homemade breakfast. Oh, I almost forgot! The house is so clean, I didn't find any old dirt in the corners of the floor, against the walls anywhere. I am semi-OCD and will not go without house slippers. Well, I walked barefoot in the middle of the night to go to the bathroom. I'm sorry if that is TMI. I wanted you to understand my point. Do not hesitate to book; do not let the name keep you away. It is not set up like a jail on the inside. The house has history, and Mark will tell you about it during breakfast or upon check-in. Don't hesitate! Book today! You will not be disappointed.

Mark has been super accommodating to these circumstances. The room was spotless when we arrived and everything we could of needed was provided.
