The project started well, and Freddie continually told us that his word was good as gold, but as the project continued we quickly learned that he just spouted things with little follow through. We had a plethora of issues, and I shudder to think how many more we would have had, if I had not been present daily and managed the project. He would occasionally show up, but his 'workers' tended to show up at odd times for short periods. It was as if he was hiring part time workers to fill in gaps. We had issues with the plumbers, electrical, and the installers. We ended up having to call in our own electrician after the job was 'complete' and he had to fix the 'ghetto job' that Freddie's guy had done, and he stated it would never have passed an inspection. The cabinet installer decided to cut the cabinets vs. installing them flush, as we discussed. This led to us needing to buy extra trim, which was never completely installed(as of today the job finished in July). The final work was sloppy and rushed! Freddie badgered me to pay him the last payment, before the job was finished, and I regret it! They punched holes in the wall between the garage and kitchen, and it was a fight getting them back to fix them! They also damaged a few other things! The house and garage was left in a huge mess, which took us days to clean. In writing Freddie agreed to pay us a sum for damage and send his guy to complete the job. Now months later he still has not paid and never finished. He has ghosted is not replying to a multitude of emails. During the job he was constantly 'going to Australia'(where you couldn't actually travel), 'going to Mexico', 'In the hospital', or replacing his phone which he supposedly destroyed in water twice, and it was always 'our job' that cut his personal time short or that was the reason things weren't done or no one showed. In conclusion, Freddie's word is useless. We ended up with extra damages and expenses, due to his lack of quality work. He never completed the job, which we paid him for, and he still owes us money!

I had no experience with remodelling, but I was hesitant to hand over control of my project and wallet to any of the contractors with whom I had met. I picked Ron from a google search. Ron came to my home and after discussing the project, he determined what materials could be used and at my request, suggested two contractors he's worked with in the past who would be willing to do just the framing. I went with one of them, Joey Susan with AYS. They came and discussed the work together. It worked out great, and I had AYS do other parts of my project. All parts of the inspection have passed. I would definitely recommed Ron to any homeowner who wants to manage their own renovation.

Ron gave me an hourly quote of $125/hr for a site visit. He arrived ten minutes late and within the next fifteen minutes had said he could not provide one of the checklist items ( foundation plan) I had no desire to hire more than one engineer for a small project , so knowing this I now knew I would not hire him. However he was there and already on the clock so I continued with the site visit to get his opinion on suggestions. We were there 1.5 hours. I received an invoice for $ 281.25 (2.25 hours). I emailed him to find out why there were added charges. He responded that he billed from his office to site and back. These were not charges that were explained up front and I feel he was not honest. I paid the full invoice but would not recommend him.

They did not provide the lease until after I paid the application fee and completed the approval process. When I finally received it, the lease terms were extreme compared to anything I've seen renting in Austin. Examples: - The lease required me to pay whatever amount they determine for move-out cleaning, using a cleaning company they choose. - It listed disposal issues and clogged drains as tenant responsibilities in a very broad way. I'm fine being responsible for clogs caused by tenant misuse (grease/foreign objects, etc.), but I expect the landlord to handle normal plumbing issues not caused by the tenant. - The lease said I must confirm that all utilities are available before signing, but they sent the lease on Saturday and set the signing deadline for Sunday, which makes that requirement unrealistic. - The lease also said I inspected and accepted the property "as-is," and included "sight unseen" language that shifts responsibility to the tenant to confirm the property's condition. We noticed issues during the tour (for example, a broken window/glass seal in the living room), so I asked that known issues (and any other known items) be specifically listed in writing. When I raised these concerns and asked for clarification, they dismissed my feedback and pushed me to sign the lease "as is." They also stopped responding to my emails and instead resent the lease with a next-day expiration (on a Sunday), which felt like pressure to sign without addressing reasonable questions. Even my real estate agent was surprised by the terms and said she had never seen a lease like this. The home has been listed for a long time, and this experience made me wonder whether the owner is aware of how these lease terms and the pressure tactics may be affecting potential tenants. I ended up walking away. Based on my experience, I would not recommend working with them.

As disruptive as a remodel can be it's a relief to have a little consistency. Another reason we've stuck with VanRossun is because unlike other contractors we've worked with or gotten bids from, Clint is a good open communicator about the budget. He's been great about sitting down with us and pricing things out, and then we can sort of trim from there to get what we really need out of our budget.
