If your looking to find your next affordable place I would defiantly recommend giving them a call. Yes, its affordable housing but in no was was a made to feel like any less of a human because of the assistance I needed. Manager eric was excellent with communicating with corporate in a timely manner as promised and getting back to me and keeping me in the loop as to the progress of my apartment.

I left the unit clean and in good condition, with only minor marks on the walls consistent with normal use. A few weeks after move-out, I received an invoice totaling $1,565.85, which included: $421.16 for prorated paint costs (based on a 36-month depreciation formula) $214.30 for 16 hours of labor for painting Management provided move-out photos to justify the charges. However, the walls appear clean in the photos, and there's no visible damage or markings that would reasonably require a full repaint -- certainly not 10 gallons or 16 hours of labor. Under California Civil Code §1950.5, landlords cannot deduct from a security deposit for normal wear and tear. Based on the condition of the unit and the documentation I received, I believe these charges are excessive and unfair. I've shared a collage of the move-out photos and would be happy to provide more details if anyone else had a similar experience. We photographed everything at move-in, which is worth doing here since it seems like damage just gets passed from tenant to tenant rather than repaired. Move-out was worse. We returned our keys, then got a call about a week later asking us to return keys we had already turned in, which did not inspire confidence in their recordkeeping. We did not receive our move-out inspection report until more than 40 days after we left, well past the 21-day window California law requires for landlords to provide an itemized deposit statement. Despite repeated requests, we still have not received invoices to support the deductions taken from our deposit. One more thing: the property advertises a gated, secure entry. For most of our tenancy, that gate was broken or would not close. If security is a reason you are considering this property, know that the advertised gate was not reliably functioning. Overall, a poorly managed property that does not follow through on its legal obligations to tenants. We would not recommend it.
