A couple of days ago, we went to see a house just outside of Charlottesville. The location was great so we were very excited to tour it. The house itself, though was pretty dirty with a lot of spider webs around, broken drawers and shelves, and a whole on the floor in one of the bedrooms. Before we decide to move into a house, we lime to understand how things would be taken care of. We asked Linda, the real estate agent about it, but she knew nothing about it and was less than helpful. We asked her if the broken things would be fixed before we sign the lease, and she said, "I don't know". We saw there was a washer and dryer and asked Linda if they will be staying since the listing said washer and dryer hookups only, and she said "I don't know". We had other questions about the property in general and we were met with the same answers of "I don't know"! The whole time we tried to ask questions and learn more about the property, she kept turning around and leaving mid conversation! This is extremely unprofessional and rude to say the least! Linda kept saying over and over again that "this is a country living" and that she is not giving us, (and I quote) "a brand new house"! We have bought houses and we have rented house before and we understand how it is, but "Country living" Linda, is living in the country area, not living in a broken down house, and noone is asking you to build us a brand new house! We would be moving ours and our children's lives in this place and deserve to know what we will be getting into! I do not appreciate the sarcasm she had met all of our questions every time! We really like the area and the school district. We live in Charlottesville and wanted to look into living outside of town. This location was great, even though the house was way overpriced for the condition it was in, the location and its size, we thought about deep cleaning the whole house ourselves and even thinking about fixing everything that was broken. But we decided not to rent this property because Linda was extremely rude and unprofessional to say the least and we do not want to be associated with such people and the firm she works for! read more

I wish I had read these reviews before contracting with D.M. Rothwell to manage my property when I moved out of Virginia in 2015. In my 77 years, I have never had such an awful experience with a business as I did with this one, and I strongly advise everyone to avoid them. My tenants broke the lease early and Rothwell encouraged them to utilize the Servicemembers Civil Relief Act as justification for the early termination, even though they were civilians, and not in the military. They even wrote it into the final settlement papers. I had to hire an attorney to dispute it, which they ignored. Throughout the entire period of my contract with Rothwell, they acted as if my tenant was their client, not me. They were largely responsible for what became an adversarial relationship between my tenants and me. During and after the tenancy there were service technicians who needed to enter my house for repairs, cleaning, etc., when no one was there. I learned that they were simply given the code to the lock box by Rothwell and were unaccompanied when they entered my house. One of them even told me that she always knew the code for homes managed by Rothwell because they used the same code for all properties. I was 800+ miles away as this went on, unable to travel there every time someone was going to enter my home. After my tenants had vacated, I received a notice from Rothwell that a carpenter had been hired to repair the hole in my hardware floor and I would be getting a bill for $560. I responded that this was the first I had heard that there was any damage to the floor, and I asked to be informed how it happened, when, in what manner, and by whom. I also informed them that my realtor had been in the house a few days earlier and there was no damage to the floor at that time. I stated I would dispute the bill. They responded with a letter that if I did so, their lawyer would immediately file suit and place a lien on my house which would prevent me from selling it. My attorney suggested that I just pay the bill, as it would cost more in legal fees than the bill itself, so I did. I was never so happy to get rid of a contract with a business as I was when D.M. Rothwell was out of my house and my life. The locks were changed immediately. This is only a sample of my dealings with D.M. Rothwell over a 2year period. My email is still full of exchanges among D.M. Rothwell, my tenants, my realtor, myself. I considered filing a complaint with the Virginia Board of Realtors, but just couldn't gather the energy to do so, once they were finally out of my life. Do NOT do business with these people. You will regret it if you do. The word needs to be spread, and eventually they will be out of business. read more

Currently live at one of their apartments. The first week I moved in the apartment flooded and the landlord told me that "this never happened before in 30 years, buy some dehumidifiers to dry it out!". They did not send maintenance to help even though there was 2 inches of standing water in the bedroom. Then when I attempted to move out at the end of my lease they said my apartment was too dirty to tour and they will let me leave but will continue to charge me rent after my lease ends. Also theres bugs and the coin operated laundry machines they graciously allow us to use do not work most of the time. read more

TERRIBLE, UNPROFESSIONAL, STAY AWAY!!! The move in process warned me with what I would have to deal with in the future. After one short phone call with Bet Rothwell (Owner of DM Rothwell) she was more than willing to give me the lock box code to the house so that I could show myself around. If I were the owner of the house and new my property management company was giving out the code to anyone I would be very concerned about the security of my property. The next day, after viewing the house, I told Bet I was interested. She than e-mailed me lease paperwork and told me to mail her the deposit and first months rent. We had still not even met yet. I told her I would do this in person because I had some questions about the lease. After meeting her in her office I quickly could tell she had no customer service skill at all and treated me like I was a lower level citizen. She also tried to get me to sign paperwork that clearly stated the home owner was to sign first (This paperwork was in regards to possible lead paint in the home). After arguing with her that she must follow what the legal document states she then informed me, out of annoyance, that she could sign for the home owner and thus signed it. I questioned her on this issue but without being able to see the documents she claimed to have and the need to have the house I gave in and signed the document. I later received the document with the home owners signature on it. The day of the move in was a lot better as the representative that met up with me was not Bet. However I did express my concerns to the representative who nodded agreeing with me which confirmed my feelings about Bet. After one month of living in the house we did receive a phone call complaining that we hadn't mowed the lawn which was a whopping 4 inches tall. Either way this was the last time we heard from them until less then 60 days of the end of our lease (More than one year of never hearing from the property management). On April 3rd we received a letter that was mailed on March 31st explaining that we had until April 1st to respond to extend are lease. Now I looked beyond the fact that were to receive this notice 90 days before the end of the lease. The next day my wife called and spoke with Bet about the mistake. She informed my wife to change the date to the 15th of April and initial it. Now, if we had to go to court and this document came up that type of a change would not only be unacceptable but would also damage our reputation in the court battle and make us look like the bad guy. So my wife insisted that Bet make a new document and mail it to us. This argument went back and forth for a few minutes until Bet finally caved in and said she would do it and than rudely hung up on my wife. Just a little context of the conversation to show you how rude this was...my wife never yells or curses or gets aggressive in her tone of voice...EVER. Two days later we received the new document in the mail. Rather than just printing off a new document with the correct date and mailing it she printed off the original document with the incorrect date, penned in the correct date, and initialed it. Seriously!? As one of the previous reviews of this company I too am a home owner of a beautiful home in Colorado which I manage myself. Property management is not rocket science. Professionalism, manors, and customer service are not within this companies abilities. I also gave this company one star only because I had to to complete this review. I have never dealt with such an unprofessional company in my life and I am a businessman by trade. We have chosen to leave the house we are in ONLY because of the property management. ***UPDATE***4/28/2014 Today we are one month away from moving out of our home. Over the past month we have found very odd things happening in our home. One day I came home and found the door to the electrical box open. A week later I came home to find our front door wide open. Today as I was leaving for work my wife discovered a key on the ledge of the front window next to the door. She then tried it in the door and it worked. After all the other issues we have had with this company I immediately came to the conclusion that they are entering our home without letting us know 24 hours in advanced. I then decided I would confront the owner with the key face to face. I drove down to the office and spoke with Bet Rothwell about it. She explained to me that they never enter a home without giving 24 hour notice and then stated that they were about to send me an e-mail informing us they will be showing the house tomorrow at 3:30pm. I than told her that it is very odd that the day before they are showing the house a key shows up at our front door. Bet then became very upset. This has been a terrible company to do business with. Everything from picking up the key, paying rent, or even trying to speak to someone on the phone, is like pulling teeth. They've tried to charge late fees on checks that have already been cashed, or lost by the mail carrier. They're perpetually sending eviction threats without having the decency to attempt to contact tenants. I pay my bills on time and have excellent credit, but they treat me like a crook. Furthermore any complaints about the property are mine to correct. In the future I'll avoid at all costs. read more

I have really enjoyed DM Rothwell. They are firm with their lease as they should be. They expect you to lightly clean property before moving out. It is easy to avoid charges solely by being respectable to the property rented. read more

Bet Rothwell is downright rude. If you call her for customer service, please expect her attitude to be incredibly poor and also expect her to be grumpy as if she just woke up from a night of binge drinking. Any interaction with her is generally unpleasant. The keypad to my apartment building was not functioning and I called her emergency line so she could let me know how to get in to the building. I had to call the emergency line because it was a Saturday. She answered the phone rudely, and after I explained the situation she proceeded to lecture me about carrying my keys with me, letting me know that one of the three keys I had been given were for the door into the building. The issue with this is that no one let me or my roommate know this during move-in. Also, several other residents had the same issue and were similarly uninformed about the function of this mysterious third key. I understand that no one likes to be bothered on the weekend, but really, who is she helping by being so grumpy about everything? She's like oscar the grouch, living in a trashcan. read more

Worst unethical management company. The ceiling was literally hanging down in strips and coming apart and it was never repaired in over a year since it started happening. Black mold in the bathroom that was never remediated. Mice everywhere in the building constantly. Parking lot overgrown with weeds with huge piles of debris in the parking spaces and never cleaned up. They would ignore the girls calls when they ask for repairs so I tried calling once as a parent whose name and information was also taken to ensure I would pay the rent if the girls somehow didn't, and they rudely told me they didn't care what I had to say and they didn't have to talk to me because my name was not on the lease. After I hit every single online review Forum I will be contacting the Better Business Bureau as well. I would never rent from D.M. Rothwell again. When I was first introduced to D.M. Rothwell i was a single mother searching for a small apartment for my then one yr old son and I. Within the few years of us living in the home there were a few maintenance issues that came about such as faulty wiring, bulging and sinking floors, mold and mildew, etc. November 2020, I emailed D.M. Rothwell explaining that in the living room area there were two sockets on the same wall where I would have to unfortunately force whatever that being plugged in at the time into the socket and risk being electrocuted. I was told that someone would come out and look at the issue by Bet and till this day the apartment still has that problem. I notified Bet also about the front burner on the stove top and how when its turned on you could see the sparks coming from the burner. When I moved into the apartment I noticed there were small crack in the windows in the living room and bedrooms, where in the winter it would be unbearably cold in the home. Unfortunately, I renewed my lease while looking for a new home for my son and I, I asked Jennifer how could we go about the situation and was told to that I would have to fill out a re-renters application and send in the fee with the application. I sent the fee made payable to the company that I usually pay my rent through and was told that I would have to send an additional $400 payable to D.M. Rothwell. With the home being unsafe for my now four yr old son, I moved out of the home into a new safe home for my son and I. I would think as a landlord, they would do at least a six month to a year THOROUGH inspection making sure that the homes are safe for their residents, checking flooring, lighting, windows/ window units, baseboard heaters, electrical sockets, etc. They are very money hungry!!!! Sal, I am sorry you had a bad experience with our company. I am not sure what situation you are referring to or what property you lived at. Our job is to enforce a contract and sometimes this does put us in a position of not being able to please everyone. It is our goal to make the time we spend with clients and customers productive and informative for all involved. Maria, While I remember the situation you are discussing I am glad you decided to renew and stay with us again. Sometimes with roommate situations there is miscommunication. When we came to the house the key was in the location your roommate had been told it would be. Sorry you had a frustrating beginning. Houses are not perfect and the owner in this case did all the rent ready work himself. We inspected and determined it was reasonable. If I could give 0 stars I would. Bet Rothwell swore and hung up on me on the phone multiple times. Other people from the leasing office were rude and/or unresponsive through email. Basically, they take advantage of the fact that they're renting to college students who aren't legally savvy. Although the rent at many of their places is cheap, expect to be exploited, cheated out of money, and verbally abused. It is a joy to now be renting from a different company. read more

If at all possible stay away from renting through them. They are unprofessional and unhelpful. When things in the apartment didn't work they wouldn't authorise the maintenance to fix them because they said they didn't work when we moved in so they didn't have to. So glad my lease is up this month and I can move to a leading office who gives a dam about their residents. read more

I have rented three different locations from DM Rothwell and have never had any problems. They were quick to respond to my maintenance requests and I got my deposit back each time. I would totally recommend them to anyone. Funny how the experience depends on the person. read more
