After living in my home for less than a month and having family members in and out to see the…read moreplace, I can say with confidence that JW Home Inspection Services of West MI are HORRIBLE!! We've found several major issues not listed in our inspection report done by George McNees, including but not limited to a HOLE in the basement wall that goes all the way to the outside where a floor joist has completely rotted away, and a cross beam in the garage that the previous owners had Macgyver'd to stay up while part of it was also rotting away. The cross beam is so rickety that I fear for it breaking in half and crashing through the windshield of my car. On top of the major issues George didn't see, there have been several minor issues that are now my responsibility to deal with that, had I known, I would have pressured the seller to fix before purchasing. George was WAY too comfortable telling me as first time home buyer that these are just simple issues that aren't worth using as a bargaining chip in negotiations. I am livid with my experience. It was not worth the $473 I paid, now knowing I'll have to pay hundreds if not thousands of more dollars to fix things George McNees/JW didn't spot and/or lied to me about what should be my responsibility versus the seller's. Please, please, please stay away from this inspection company.

Absolute dumpster fire of a Company. Scott must have loved the movie Bird Box because he missed a…read moreGAS leak, a roof leak along with the low pitch of the section of my roof, leaking chimney, leaky ductwork my breaker did not have arc fault interrupters, s-trap style drains and so so much more. It was a complete waste of 500, and to top it all off I had flown in from out of state for the inspection. The only reason that an inspector would be this purposeful in missing so many critical and dangerous things is that they are working for the seller. When I reached out for an explanation or a refund I was ignored By Scott and his boss. Hammer Home inspections were WAY more thorough (I had to hire them after this willfully BOTCHED inspection) and that's how I learned about the issues. Scott was so slow with the report I missed the ability to back out of the home so my second inspection was just so my family didn't die after we flew in. ABI services takes advantage of first time homebuyers who don't know any better. I am a first time homebuyer, a woman, a POC and a Veteran and I was absolutely abused by this company. DO NOT HIRE THIS COMPANY

Awesome experience. Dave S was wonderful during our inspection. We were first time home-buyers and…read moretherefore ignorant about many things. But Dave was incredibly patient with us. We followed him around as he went through his check list and began giving us tips on how to care for, or maintain certain things. Anytime we had a question about something he would always answer "If this were my home..." and that was very comforting because it helped us feel that he cared about the house that we were buying. I did come in with questions prepared, and Dave was more than willing to walk me through and concerns or thoughts he had about certain parts of the house. His report that he wrote up helped us get some things paid for by the seller before the sale so that was a great plus! I would highly recommend ABI to anybody buying a house in West Michigan.

He came out an "fixed" it, but now it barely drags open and shut. The other project we had him do was replace the basement door that leads outside. We are in the woods and mice and chipmunks are always looking for a way into the house. I noticed I could see the daylight along the side of the door from inside the basement. Todd came out and put wood or something around the door. A few days later, I walked under our deck where this new door was installed to find all of the old stuff he removed was left behind. We are in our 70's. Did he expect us to haul it away? I'm glad that was all we used him for. He is a nice guy, but he overstates his skills.

In my younger years, I used to do these sorts of things for myself; now we have to rely on others, and in judging their performance I consider whether they've done the job as well as I probably would have. Maybe there are some issues with expectations here. I look upon a "handyman" as a resourceful, experienced, hired hand ... not as a licensed contractor ... a "Mr. Fixit", not an engineer or builder. We generally use a "handyman" to fix things are broken, replace things that are worn out, or correct mistakes made by prior occupants of our 125+ year old home. If we're ever thinking about doing a major remodel or addition, we'll be looking for a reputable licensed contractor, not a handyman ... someone we can hold to top quality building and code-compliant standards. About refuse removal ... if you're working with a handyman, that'll be your responsibility. Light accumulations can probably be combined with your weekly trash pickup for free. Anything more that that will probably cost $200 to $400 to have someone haul away (GotJunk, Bagster, dumpster, etc.). Settle this issue with your hired hand before the work begins and it won't come as an unhappy surprise later.
