I will attempt to explain why I am so furious and frankly nauseated with Paul and this company. As I write this, my home is being consumed by termites, and I am now looking for contractors to repair significant termite damage... If you want to avoid finding your house leaking in the next storm because of termite damage, then AVOID DAB TERMITE at all costs!!! You have been warned!!!! This is a nightmare YOU DO NOT WANT! Please read on! I purchased a property 8/31/2021 that had been previously treated by DAB. The work was supposed to have a warranty, and I was supposedly covered as the new owner. I was noticing termite damage around the house, and I told Paul that I had seen some winged termites a few months prior, but they had died in a windowsill, and I was not sure what to make of it. Paul came by 2/2/2022 and he was quick to dismiss everything I showed him as old damage. When we encountered a dead swarming termite in the crawl space when showing him some damage I was worried about, he again dismissed it again as probably old. He did not perform an actual inspection, which seems like the natural course of action for a pest company that is coming onsite to investigate client reports of termites. If he had taken me seriously, and done such a professional inspection, I am sure he would have found the substantial activity that is and was clearly going on. Paul was vocal that he had had a bad experience with the prior owner, and during his visit he began to cast doubts about whether he would honor his warranty. He commented that the house had had some work done to it since he had been there last, and that if there are termites, they could have come from the new work after the treatment. He "couldn't be sure" what was new and what was old. This is understandable on some level, but as the current owner, I was not in a position to argue with him about what was added to the property when.... It is important to note also that Paul was so rude to me, that my girlfriend commented that she was shocked that I let him treat me the way he did, especially in our own home. I am from MA, and this is my first home in Southern CA, so I took a lot of what he said at face value, as I have never had to deal with winged termites before. Paul was condescending and made me feel like I was wasting his time, making comments such as, "That's it? That's all??" when I showed him some damage. He is the owner of this company, and this was how he treats clients -- or rather, the poor saps who end up buying properties that his company has supposedly treated. One more specific example of Paul's rudeness: when I showed Paul one spot where my deck had termite damage, he initially dismissed it as just wood rot, but he made the comments in such a way that he made me feel stupid for a moment. Then, I looked closer and pointed out some of the droppings, he acknowledged it was termite damage, but of course he dismissed as old. When I brought a second pest company by to look, they identified this spot as termite damage right away (I did not even bring it to their attention), which naturally made me stew about this first disrespectful interaction with Paul.... Maybe my experience is an outlier, and I am suffering the misdirected ill-will that existed between Paul and the former owner of this property... But the way he has treated me is extremely unprofessional, disrespectful on a human level, and very important: their results speak for themselves, they DID NOT WORK - I HAVE TERMITES AND THEY DON'T STAND BEHIND THEIR WARRANTY. I just had my house tented for termites and I used DAB Termite. What a great experience I have had with Paul Guzman all the 15 years I have known him, while doing my real estate. Any time anyone ask me for a referral he is at the top of list. He has handled many of my friends and clients. They have had apartments, condos and single family homes. His crew watered some of my plants to make sure they would not die since there were some plants very close to the house. He moved some patio furniture, they opened wooden furniture in my living room to make sure that was exposed to the gas and they even found the cover for my doggie door and closed it. BE AWARE OF DAB (Owner: Paul Guzman). They absolutely turned my home purchase experience into a nightmare. Paul is unprofessional and CANNOT be trusted. Make sure you do your due diligence if you are working with DAB. My new home was vacant as my family was moving back to L.A. I want to share my experience, hoping that no one will ever go through something like this again. 1) Constantly Changing Words & Lacks Communication -After escrow closing, I hired DAB to perform the necessary treatment. I was out of the country at the time and wanted to fix the problem before my family moved back. When I told Paul that the house was fumigated 5 years ago, he was very surprised (clearly didn't know about this when he could have found out easily). He told me he needed to go out to the property to check his initial assessment. He made it seem like this was something important to do, but when I asked a few days later, he told me that he didn't have to. Okay, I could live with that. However, at that time, I should have known about the way Paul operated. -Paul worked at his own convenience. I had to constantly initiate contact to find out what was going on. He didn't even tell me when the fumigation was completed. I found out several days later as there was no communication. DAB doesn't keep you well informed and you better be prepared to constantly find out what's going on. Paul even sent out his worker to fix the termite-damaged wood on rafter tails and sheathing without informing us. I was very alarmed to discover that DAB performed without permission on a vacant property. 2) Lack of Quality - The work DAB performed on rafter tails and sheathing was poorly done. The paint color was even different. I can understand that finding the exact paint can be difficult, but shouldn't they ask you what they should do in that case without just doing the work in whatever manner they prefer? - In addition, during fumigation, they broke over 130 tiles. My home is a single-story property. Everywhere I consulted told me that those were excessive. 3) Lack of Integrity and Principles - After fumigation, Paul offered to replace broken tiles at an additional cost of $3,000. He told me that there were about 50 tiles that had been broken or had cracks. He told me that he ordered 275 tiles (and 12 caps) to replace. - We were scheduled to do the work on 7/19. However, in the early morning of 18th, I got a notice via email from Paul saying that the workers are on their way to the property to perform the work. I called Paul and told him that I didn't appreciate having the schedule changed. Having had bad experience with the rafter tails and sheathing, I wanted my representatives on-site to check the work. - So, the tile replacement began on the 19th. I was informed that it would take a couple of days if not three. On 7/20, no one showed up to do the work. I emailed Paul to find out and learned that they would be back on the 25th or 26th to complete the work. Once again, there was no communication. I couldn't understand why the work was not being performed for consecutive days as scheduled to meet the promised date of 7/23. I complained to Paul, and he told me that he had an opportunity to start on the 20th, but I shut him down, delaying the work. - Then, on 7/21, I received an email stating that all the work had been "completed". - Not having my representative out there to see the work, I sent an email asking if there was anything I should be aware of regarding the roof condition and the tile replacement, but I didn't hear back. - Frustrated and feeling something was clearly wrong, I reached out to the Master Inspector to perform a full inspection of the roof. His team filmed the entire roof using drones and compared it to the film they recorded during their initial inspection of the house before the purchase. I was informed that only 30-50 tiles at max have been replaced. What's more shocking was that there were many broken tiles and even areas that had completely missing tiles. When I had licensed roofing companies come out afterward, they told me that the tiles were not even properly replaced, leaving debris under the tiles and etc. - I reached out to Paul asking for an explanation but didn't receive any apology. He was silent until very recently. He said all the tiles have been replaced. - I attached the pictures for your review. What do you think? Paul didn't come out to check on the fumigation or the tile replacement. There was no way that they could have sent me an email stating that all the work was completed had they simply come out and checked for themselves. I had to hire a licensed roofing company to re-do the work, costing approx. $7,000. ​ Now, I can't even trust that they did the fumigation properly. DAB is very unprofessional and unethical. When it comes to termites, you have to work with a company (real people) you can trust. I STRONGLY advise you to not waste your time. read more

I would give Paul 10 stars if I could. He is a TRUE Professional on so many customer service Levels. He was hired for an inspection and work on a house my mom was selling. Unfortunately my mom's relator turned out to be unethical , dishonest and unproferssional. Paul rose above this treatment of him and us by the relator. He puts the Client needs and wants first above and beyond. He has strong morale character, along with strong customer advocacy skill. It started with Paul responding to my call promptly and showing up for the inspection when he said he would. I knew we needed to be tented, so the inspection was quick. The guys did what they needed to do with both the tenting and removing the tent. I've never done this before, but they did their best at making a tough situation easy to deal with. I'm not sure where to begin to review this company....but would definitely NOT recommend them to friends; enemies, yes. They did an inspection, did some work, and exactly a year later, another inspection was done by another termite company that discovered still much more dry rot and other issues that should have been discovered and repaired by DAb the previous year. Dab was called back. They came out and said the newly discovered dry rot had occurred within the one year since their last inspection and repairs. "The newly discovered dry rot was due to damp night/morning conditions and occurred within the year since their last inspection and repairs." Bull----. That was a crock because the area has been dry. We all know there has been no rain to speak of . The newly discovered rot was in areas where they had already made some repairs. So that begs the question, why some repairs and not others, especially in the same areas where some repairs where already made? In discussing this with the Dab, both myself and another individual found the representative who did the inspection to be rude, defensive, and over-bearing, and constantly interrupting you as you spoke. He said they would make the new repairs but there would be an additional fee. To make a long story shorter, this company either did not do a thorough inspection to begin with; OR, they did not do all the repairs they were paid to do a year ago. Dry rot does not happen in a years time..... If you're looking for a termite company that will do a thorough inspection, try The Termite Guy. I am very unimpressed with this company. They came out about a year ago to exterminate bed bugs. (This was not my choice of company but it is my landlord's and we had to go with them since he was paying for it.) When Paul came out (he came way later than he said he would) I failed to do one of the things on the long list of preparation for bed bug extermination and he literally yelled at me and chewed me out for it to the point that I felt like crying. I understand that I messed up, but I'm still his customer, he should have at least been polite. He did later call me and apologize saying that he was having a bad day, but the fact that I still remember being treated that way a year later says something. Once he started the treatment process he literally HANDED me one of the cans and told me to spray with him. Seriously? That's not my job AND you just verbally attacked me, but sure whatever I'll do your job with you. Then he left one of the cans and told me to use it if I see any that are alive. If it was that professional of a product, shouldn't only a trained professional be able to use it? So I looked it up online and the stuff he was using is called Bedlam Plus which you can get for $30 on Amazon. He charged my landlord $600 to use a $30 product which apparently anyone can use since he gave it to me. My landlord doesn't believe he was being ripped off because he has used this company for years. That's his prerogative I guess. So fastforward to recent times. Now we have a roach problem (both of these problems came from our upstairs neighbors..so irritating) and of course our landlord is using the same company which I wasn't happy about but didn't have a lot of choice in the matter. They showed up late again, 2 hours this time. I came home after the treatment and there were dead roaches left all over my kitchen and they didn't put the fridge or stove back after they left. Really? I mean, it's not THAT big of a deal, but it just speaks to their unprofessionalism. Can they really not be bothered to clean up after themselves and put my stuff back after they move it? Just sloppy. They pride themselves on being cheap, and well, I'd have to agree, in every sense of the word. My real State got this company to do the termite inspection on a home I was buying, he did find termites and according with him did the treatment and repairs on pieces of wood around the home. But there is a big but, I think he did a 5 minutes inspection because after replacing windows and carpet on the home I found even more termites and more, I gave him a call to check the findings and all he did was spray the areas and assure me that my home was termite free, not happy with his solution I decided to get 2 more companies involved to check my home to my surprise I had a lot more areas infected with termites, I decided to pay out of my pocket a big company with years of experience to do the treatment, because clearly this company does not have the experience or the moral sense to do a good job. Little mom and dad shops like this shouldn't exist, sloppy, not worth the time, specially if your buying a house. Oh I filed a complaint with the state hopefully they revoked their license.
