Slum lords. I lived in an apartment complex that turned out to be completely infested with cockroaches. They promptly blamed my family and refused to do anything about it. Spent hundreds of dollars of my own money trying to get rid of the bugs before I finally broke lease. Very hostile "Better than you" attitude after you sign a lease. If you wouldnt sign a deal with the devil, don't sign one here. read more

I'm pretty sure I lived in the same property as "E.J." (2/21/13 edit: Apparently, "E.J." removed his/her review.) As soon as I moved in, the paint on the bathroom ceiling started peeling off. It's been nearly 9 months, and still nothing. My air conditioner knobs (yes, knobs... it's a window unit that doesn't even work well) were missing when I moved in - I've mentioned this about 8 times. Still no knobs. It took them nearly 4 months to install a deadbolt, with me requesting one every week. The heat is pathetic (radiators at my property) - and the windows are thin and super old. I had to buy a space heater (hello, fire hazard and soaring electricity bill). I still don't have working window levers to open my windows (I use a wrench to operate my windows and my air conditioner). The security doors are always ajar because they need to be re-set back on track. Loud neighbors. Occasional drama in the back parking lot. Occasional groups of drunks out in the front of the building for up to a couple of hours after the bars close (I live on the 5th floor and can still hear them from my apartment). Their record keeping is B.S. I always overpay my rent so that my last month should be paid for by the time I get to it - and I had to have them go back and actually add my credits up because they weren't listing them (and I'd checked on this and told them to correct it twice, randomly). The office staff seems decent, though Dana herself seems rude. I know other people that have rented duplexes and such and have had similar issues across the board. If you ever plan on renting an apartment, house, duplex, etc... make sure it's not a Dana Mann property. Whatever you pay, however low it may be, is simply not worth it. It's like talking to my little nephew. "You still need to do this. Yes, fix this. Do this. This is a problem. No, don't do that. Still need you to do this..." every other friggin' week. As the popularity of review sites grows, and as Omaha grows larger, there is no way that this company will survive another 10 years the way that they run things. read more

Very rude attitude and snobby through all forms of communication. Maintenance doesn't follow up and just walks right in when you aren't home or are asleep. Very unprofessional demeanor towards younger customers and just cares about the $$ read more

Dana Mann Properties is pretty decent, that is why I am continuing to rent from them; only a different property. I think a lot of the problems afroe mention have a lot to do with poor Leasing Agents and Apartment Managers. Britney at Royal Oaks in Bellevue is fantastic and always friendly. Work orders are always fixed within two days and the maintenance is always friendly as well. Dana Mann also worked with me throughout the past year when my bank account was hacked. In th end, business is business, I find that the best way to insure a refund of my deposit is to properly document in extreme detail the apartment check-in form they gave to me. I think Colleen is one of the newer ladies this year at the main office. She is uber nice and always gets back to me quickly to answer one of my many random questions. I find the prices to be pretty good considering the space and service. read more

I have nothing good to say about Dana Mann Property Management. This company is a joke; they keep poor records, apparently do not document anything properly, and their policies are incredibly inconsistent. Here is only a small list of complaints: 1. Soon after moving into my apartment, the paint on my bathroom ceiling began to crack and peel off. I called to have this fixed, but the problem was not taken care of until three months later, and after a few more reminder phone calls to the company. The apparent leak in the above piping was not properly fixed, however, and a couple months later, the new layer of paint began to crack and peel as well. 2. One night, an unknown incident occurred leaving my apartment covered in soot. The markings on the heaters indicated that the soot had been emitted from there. The maintenance person left the issue as most likely resultant from another tenant's cooking hazard. After moving out, I had $150 deducted from my security deposit for this soot damage. Not only did I have to undergo the never-ending process of cleaning each and every item in my apartment (some things ruined), I was now being charged for the incident. I contacted Dana Mann, and she claimed that the smoke could not have entered through the heaters and therefore the cause of the smoke had to be my own. This is completely implausible. At the present moment, I am still trying to obtain the remainder of my security deposit. 3. The above ordeal was not the only time I was falsely charged by Dana Mann Property Management. At one point in time, I had lost my mailbox key. When I called to have it replaced, I was told that if they had an extra key, they would have it copied free of charge. If not, I would be charged for the cost of the entire lock being replaced. I was soon given a new key, only to find my old key a day later. They were exact replicas of one another, and yet I later received a bill for a new lock. Only after several exasperating phone conversations, and the building manager verifying in person that I did, in fact, have copies of the same key, did the company finally retract the charge. But then I received a $5 bill for having the key copied. 4. I was told by Dana Mann Property Management that the parking spaces behind the apartment were given out based on seniority (otherwise you have to park across the street). My next door neighbor, who had been living at the apartments longer than I, happened to be a friend from school, and we had previously complained to one another about the parking situation (he had his car broken into). So after I received a parking space in the back lot, I assumed he had also recently received one because of the seniority policy. As it turned out, they had offered him the spot that was later given to me, but he had declined because they were going to charge him a monthly fee. I was given the space for free. 5. Also, the towel rack in this neighbor's bathroom would continually break, because the maintenance person continually failed to fix it correctly. Only after several ill-conceived efforts to salvage this towel rack was a new one finally installed. As aforementioned, this is only a smattering of problems with Dana Mann Property Management; I have heard many more from others who have or currently do live in these apartments. read more

Unprofessional, rude, and over-priced. I've know several people who have had bad experiences with Dana Mann property. I would think twice before renting from them, but I ultimately wouldn't let their reputation keep me from living somewhere I wanted; I'd just be cautious. read more

I have lived in Val Verde for 5 years and have been very satisfied. Never had any issues. When our air went out they brought a door unit in and left it with us until they got it fixed. Which was 2 days later. WE asked to have a fan in the master bedroom and that was installed the next day. The new resident manager, Mary, is amazing. She gets things done. She is very friendly and personable. I read the reviews everyone else has posted and think you must have a different property management company. Im going to be sad when my husband and I move into our house later this month. read more

Dana Mann herself is mean, rude, obnoxious and is only nice or returns calls when it benefits her meaning you leave a message about making a payment, or referring a tenant. Property is dirty, the hallway walls in the unit are always dirty, they need to be repainted. But I as a tennant shouldn't have to tell her that. The doors to enter the actual building are covered with stains and marks....its not a great impression for when you have visitors over. read more

I spent a few years living here, and had multiple bad experiences. I can say I was very patient with them, and sometimes complaints would take 6 or more months to get resolved, but I was understanding. My biggest complaint, however, is that they took essentially my entire security deposit. It was unbelievable and to some degree fraud in my mind. I treated that place well, and left it in better shape then when I got it after cleaning every square inch of the place. Dana Mann charged me to replace the carpet (the carpet was discolored from air quality next to the furnace and I had complained for months regarding the air quality and documented carpet discoloration). They charged me for broken blinds, although none were broken and I spent time cleaning all of them prior to leaving. Some of the fee was for light bulbs, and when asked about this, they stated that it was because they were different than the ones they use, even though I never changed them from when I moved in! When all was said and done, I cleaned that place better than they would have, and was left with nothing. I am a reasonable person, who expects honesty and integrity from businesses, and can say that they are the WORST BUSINESS THAT I HAVE EVER COME IN CONTACT WITH. In retrospect, I would have left the apartment without wasting hours cleaning, and it wouldn't have changed anything. read more

A bunch of liars and cheats! The management is extremely rude & will hang up on yon if you have a complaint. They don't vet there renters well, leading to a lot of crime. When you need something fixed you will have to call for weeks-months to have them fix something as simple as the toilet, garbage disposal or blinds. They don't keep the hallways clean or anything else for that matter. When they do fix something like replacing the hallway carpet (after weeks of the halls smelling of vomit) they don't clean up after. They left carpet staples and carpet fibers all over the place for months. Called and talked to management about the lease and they said they can change the terms at any time without notice. They changed something on my lease never notified me but said they told my girlfriend who is not on the lease and does not live there and said that was sufficient notification. They then proceeded to call me a liar. They will send you a notice that says one thing then when you call and talk to them about it they will say it said another. I asked them to send me a copy when they did it did not match the original they sent me. This tells me they knew they made a mistake and instead of admitting it they called me a liar, criticized me on a personal level and sent me a notice that was changed pretending that it was the original. They will violate your privacy, I think I will contact my attorney in hopes of taking them to court. They took pictures of me outside of my building because I have a dog. They don't like having animals there (I don't know why because they keep the building completely filthy) but she is a certified therapeutic dog. So they spied on me, then made up lies saying that I do not pick up after the dog (all lies). The dog baked once or twice for under 30 seconds during the day time and sent me a notice of violation. Then I was watering some plants on my balcony and some water dripped, they claimed that I was allowing the dog to use the bathroom on the balcony. I think they just did not like the fact that they have to allow for therapeutic animals due to NE laws and were trying to fabricate a reason to terminate my lease. read more
